In my view… Jade Carter Head of Lettings Savills Tunbridge Wells
HILL HOUSE GRACIOUS LANE, SEVENOAKS
£1,725,000
It has been a busy start to 2016 for the Residential Lettings team at Savills Tunbridge Wells. We are continuing to see a high demand for rental accommodation in the area and for our core market in Tunbridge Wells itself, demand is far greater than supply. Properties with an average rent of between £1200pcm and £2000pcm are frequently let very quickly, and we are always looking for properties to replenish our stock. While interest remains high in the town centre, especially in The Pantiles, the surrounding villages are also suitable for families looking for good schools and close proximity to good transport networks. The villages of Frant, Wadhurst and Mayfield are particularly popular among our current applicants. We always see increased activity in the market at the beginning of March, as families look to secure accommodation ahead of the next school year. Good sized family houses with an average rent of between £2500pcm and £4000pcm are highly sought after, particularly those within walking distance of the town centre and mainline station. While large family homes tend to be more seasonal, young professionals who are registering for smaller properties are now renting for the long term, so are in need of good quality houses or apartments that can be easily maintained during their tenancy. Any potential landlords thinking of letting in the spring should act now to take advantage of a busy market. Not only family houses, but it’s worth noting we also let an increasing number of apartments and houses from buy to let investors. Make sure any remedial works are complete in the next few weeks and ensure your property is de-cluttered and in a presentable condition. In addition, those considering a move abroad in 2016 who wish to rent their property for the duration, would be advised to contact Savills Residential Lettings as we have a broad experience in property management with an excellent understanding of the current market. Throughout the process we are able to tailor our services to meet the requirements of each of our clients.
