Biking and casual strolls around the village are wonderful ways to get around. You’ll find a slower pace here, allowing you to wind down and truly relax. Exceptional fishing, boating and kayaking surround the island. Ocracoke’s thirteen miles of unspoiled, pristine beaches are some of the most beautiful in the country for swimming, surfing or just relaxing in the sun. We were selected as America’s most beautiful beach in 2007. You’ll also want to try our fresh, local seafood; pick it up from the Ocracoke Seafood Company and grill it at home or enjoy one of the many village restaurants. Take time to stroll along the harbor and the Back Road and visit many of our unique shops or enjoy our talented local musicians who play regularly at various venues around the island. Ocracoke has so much to offer, it’s hard to experience it all in one trip. That’s why families return year after year and often again in the spring and fall….our “secret season”. Then the pace is really slower. Because Ocracoke is our home, it is important to us to be active in our community and volunteer in activities and non-profit organizations. We take great pride in providing financial contributions to organizations that support and enrich the lives of our community. We continue to match donations made by our guests to the Ocracoke Volunteer Fire Department, Ocracoke Child Care Center and Ocracoke Youth Center. This year we have become a founding sponsor of the new community radio station, WOVV, and continue our annual sponsorship of several community events, including the Ocrafolk Festival and the Fireman’s Ball and Auction. We do have challenges. Repairs and replacements may take longer than on the mainland, but we’ll always do our best to accommodate your needs as quickly as possible. We must insist that you not exceed the occupancy limits advertised for each property and please respect no smoking and no pet restrictions in our rental homes. Due to limited parking at most properties and our narrow village streets, please consider “going greener” and bring fewer vehicles to the island. Please drop off your Vacation Club flyer prior to your departure to secure your reservation. All properties will be opened for anyone to book starting at 9:00am on the Tuesday following your departure. To pre-reserve your home all that is needed is a $30 NON-REFUNDABLE pre-reservation fee (which includes tax). Pre-reservations are only tentative and will be based on the home’s availability in the Ocracoke Island Realty rental program for the following year. However, should the property become unavailable, we will make every effort to place you in a comparable home. A Vacation Rental Agreement will be mailed to you late fall. If you do not receive your agreement please contact us immediately, and we will be happy to fax or email it to you. The Vacation Rental Agreement will reflect advance rent payment amount due and the due date. Please return your signed Rental Agreement and payment by the due date or call the office to make payment arrangements. Our agreements with our homeowners do not allow us to hold properties without payment and a signed rental agreement longer than 10 days.

Weekly Rentals…Most of our rental properties rent weekly from Saturday to Saturday or Sunday to Sunday. We hope you can stay with us a week or more! The rates listed in this brochure reflect the accommodations total. The only additional fees will be state and county taxes and the trip insurance, which is highly recommended, but is optional.

Choosing Your Accommodations… Property Features…Read each description carefully as

Each property has a range, refrigerator, coffee maker, cookware, dishes, silverware and toaster unless otherwise noted. Pillows, blankets, and bedspreads are provided. You will need to bring your own sheets and towels, unless otherwise noted, or you can rent them from Beach Outfitters (see back cover).

Mini Vacations…A limited number of properties are available for “Mini Vacations”. Many families cannot always vacation for a full week and would like to be able to plan months ahead for their trip. For these specific properties, you can book a stay with any arrival and departure date, subject to the three night minimum, months in advance. For rates and more information on mini-vacations please call our office at 1-877-646-2822 and speak with one of our vacation specialists. While mini-vacations are limited to a three night minimum, you may also book more than three nights if you like with any arrival and departure date.

* If the property has a phone, you have free local calling on Ocracoke Island only. Please do not attempt to charge any calls to the cottage. Should you do so, you will be billed a collection fee of $20 plus the cost of the calls.

Although this water is safe for bathing and washing clothes it does at times have a sulfur smell and may cause discoloration of clothing, tubs, and toilets. If water quality is an issue for you, please be sure to select one of our many properties that are serviced by the Ocracoke Sanitary District water plant. Ocracoke Island Realty cannot be responsible for water quality and no refunds will be given regarding this issue. Please refer to www.OcracokeIslandRealty.com for updates on the description of your vacation property. Owners are always making changes so the website is the best place to get the latest information.

Please use your phone card for all long distance calls. If you plan to use your cell phone, please check that your provider services this area as many do not. Our two main local cell phone providers are Verizon and US Cellular. * Remember that all the rental properties are individually owned, furnished and decorated to reflect the individual tastes of the homeowner. Ocracoke Island Realty will make every effort to repair or replace any advertised item, if something should go wrong during your stay, but “Island Life” is at a slower pace and repairmen are limited. * If you rent a “non-smoking” property, please respect this policy!! If you do choose to smoke in one of our non-smoking houses, you will be held financially responsible for the full cost of remediation. * Pet properties are limited to two domestic housebroken dogs or cats unless otherwise noted. Exceptions cannot be made in non-pet homes due to allergies, etc. Please be aware that leash laws are in effect in all areas. Also, please be sure to clean up any mess that your pet may leave around your cottage. The only kennel on the island is Sandy Paws Bed and Biscuit Inn. If you bring a pet you must select a pet friendly cottage or make arrangements with the kennel. Any pet found in or around a non-pet cottage is grounds for expedited eviction, forfeiture of all monies paid and/or a non-declared pet fee of $150 (plus taxes) at the sole discretion of Ocracoke Island Realty. Under no circumstances are pets allowed in pools or hot tubs. Breach of this rule is considered a serious violation of your lease and may result in expedited eviction. The Security Deposit Waiver program does not cover damage by pets. Tenants will be liable for any damages caused by pets. Please don’t jeopardize your vacation: be honest and up-front with us when you make your reservation.

Miscellaneous : Construction…Homes and property on

Ocracoke Island are privately owned. An owner’s decision to build or remodel a property in close proximity to the home you have rented is outside the control of Ocracoke Island Realty. While we always hope that your vacation is not disrupted in any way, we are not able to control construction on private property. We will attempt to contact the contractor concerning noise, start times, etc., if necessary. No refunds or moves can be made in this event.

Motor Homes…May not be plugged into electrical outlets at cottages, connected to septic systems or used for accommodation. Covenants of certain subdivisions prohibit motor homes on the property. Residential Parking…Parking anywhere other than the driveway

Occupancy Limits...We ask for strict adherence to the

Jet Skis and Personal Watercraft...The National Park Service prohibits the launching or operation of jet skis or personal watercraft within 150 yards of the Park Service shoreline. Only licensed vehicles are allowed on the beach. No ATV’s, dune buggies etc. Please check with the local Park Service Rangers for regulations pertaining to beach use, etc.

Grills...Are generally charcoal grills unless indicated otherwise. Charcoal is not provided and grilling is not permitted on decks, on porches, or beneath the houses. All Fireworks...Including sparklers, are banned on Ocracoke Island by local ordinance!! A $250 fine plus damages will be enforced!

Water...Most rental properties have water provided by the local Sanitary District. Some properties, as noted in their description, DO NOT HAVE CITY WATER. Some of the cottages get their water from private wells or cisterns. The quality of this water may vary and will probably not be like the water you are used to, even with filtration systems in place. In these homes we do not recommend that you drink or cook with this water. Some of these homes do supply bottled spring water, but not all, so please check the website or speak with one of our vacation specialists to determine the specific set up at your property.

The Balance of Your Reservation Total...Is due no later

than 30 days prior to arrival. Reservations made within 30 days of arrival require payment in full by Visa or Mastercard, certified check or money order. No personal checks can be accepted within 30 days of arrival. State and county taxes are subject to change without notice. A $25 service fee may be charged for any returned checks.

All Funds Are Placed... in an interest bearing account at East Carolina Bank, Ocracoke and Nags Head, NC, on which interest shall accrue to the benefit of Silverwater Traders dba Ocracoke Island Realty.

Frequently Asked Questions about Travel Protection: How do I obtain coverage? Your Vacation Rental Agreement shows a fee for this coverage. Simply pay the amount indicated with your initial deposit.

Taxes…Current tax rates are 10.75% and apply to all rental cottages. This is comprised of the current 7.75% North Carolina Sales tax plus a 3% Hyde County occupancy tax. These rates also apply to any services provided or rental items ordered. All taxes are subject to change based on state law.

When is my coverage effective? Trip cancellation coverage begins 12:01am the day after Ocracoke Island Realty receives your payment and signed Vacation Rental Agreement. Trip Interruption and trip delay coverage will take effect at 12:01 am local time at your location on the Scheduled Departure Date of the Trip. All coverage shall terminate on the earlier of the following dates: (a) your return to the origination point as specified in the travel tickets: (b) 11:59pm local time at your location on the date your trip is completed. Who do I call with questions to make a claim? Feel free to call Travel Insured International directly at 1-866-890-6499. To file a claim contact: Travel Insured International, Inc. PO Box 280568 East Hartford, CT 06128-0568 and refer to product # T-4140. Travel Insurance is underwritten by: Arch Insurance Company.

Cancellation Policy…If you must cancel your reservation after

Trip Cancellation Insurance is Highly Recommended… This insurance is available to cover hurricane evacuations. According to NC law, if trip insurance is offered and you decline it, you waive your right to a refund in the event of an evacuation. The insurance also covers an illness or a death in the family that would keep you from vacationing. Trip Insurance is currently 6.9% of your reservation total. The charge for trip insurance is automatically added to your reservation. Once it is paid with your first payment, it is non-refundable, as it has been paid to the insurance carrier and your protection is in place. If you do not want trip insurance, you must sign to decline it.

making payments, we will do our best to re-rent your vacation period to another party. If re-rented at the full rental rate, your rental monies will be refunded by Ocracoke Island Realty, less the trip insurance premium paid if applicable. You may be subject to a $50 cancellation fee. If the property is not re-rented, all monies paid will be forfeited. If re-rented at a lower rate, you will be responsible for the difference. In any case, trip cancellation insurance is non-refundable as it is paid to the carrier immediately upon receipt.

Check Your Paperwork Carefully…note the arrival date and check your calendar. We have had folks arrive on Sunday only to realize their property was a Saturday to Saturday and they have already missed a day!

Travel Protection Insurance: www.trippreserver.com Ocracoke Island Realty has partnered with Red Sky Travel Insurance to provide you with Trip Preserver vacation rental insurance for important insurance coverage, travel services and emergency assistance to take care of you while on your trip. Your vacation rental agreement will include this optional plan, which is 6.9% of your total reservation cost. If you do not wish to purchase this coverage, you must sign to decline this coverage on your Vacation Renal Agreement. We highly recommend the purchase of this coverage for your financial protection. Illness…medical emergencies…Hurricanes and other severe weather…delayed flights…lost luggage. Troubles can occur when you least anticipate them, forcing you to cancel or interrupt your trip, lose your vacation investment, and incur unplanned expenses. Any Reservation May Be Subject To A Security Deposit…At the discretion of Ocracoke Island Realty (security

deposits vary from $300 to $500 or more).

Ocracoke Island Realty Welcomes…All vacationing families and responsible groups, but our contractual agreements with our homeowners do not allow high school or college groups. No sororities, fraternities, or other unrelated groups will be allowed. Should a group misrepresent themselves, they will be required to vacate the premises immediately, without refund. Likewise, our vacation rental agreement requires the leaseholder to be at least 25 years of age.

Refunds…The Vacation Rental Agreement is a legally binding agreement between the renter and the cottage owner. Both parties have specific rights and duties as outlined in the NC Vacation Rental Act (see our web site for a complete copy of this legislation.) Your reservation and signed Vacation Rental Agreement binds you to a specific home and period of time. There should be no expectation of refunds or relocation because you are disappointed with the property you have rented or something associated with the property is not working to your satisfaction. Unlike a hotel, we cannot relocate you without specific authorization from the cottage owner. We will make every effort to correct any problem that arises during your stay in as timely a manner as possible. However, there will be no refund for mechanical failure of nonessential items such as air conditioning, TV, dishwasher, washer, dryer or other luxury items. Ocracoke Island Realty provides certain back up electronics in the event you encounter a problem with an item. These items are subject to availability. However, cottages with multiple TVs, VCRs, and DVDs players may not be provided with a loaner. When You Arrive…Ocracoke Island Realty’s check-in office

is located on your right as you first enter the village from the Hatteras ferry - five doors from Howard’s Pub. If you need directions and/or want to check the ferry schedules, go to www. OcracokeIslandRealty.com; www.ncferry.org. To make ferry reservations, which are highly recommended, call 1-800-BYFERRY (1-800-293-3779).

On your arrival day...plan for a 5pm check in, although we will

do our best to get you in earlier. We have cleaning and laundry to do, maintenance to perform, pools & hot tubs to clean…there is a lot going on between 10 am & 5pm. If your house is ready prior to 5pm, we’re happy to check you in early but we can’t guarantee it. Traffic is always an issue on Saturdays and Sundays. If you want to arrive early and will be comfortable hanging out on the beach all day, biking, shopping or visiting the sights, then arriving early may make your first day more fun. However, if you have infants, elderly family members, pets, or anyone requiring special needs, you need to plan for a later arrival.

If you are planning to arrive after 5pm…on your check-

in day, please notify our office in advance so that we can make arrangements for your after hours arrival. If you arrive after the rental office has closed, your check-in package will be in the late check-in box on the front porch near the rental door. The packages are left in alphabetical order by leaseholder last name and will also show the house name and number and street address of the property. Inside the package you will find some local information and your keys. Flip the package over for a map with highlighted directions to the house. If you have rented linens or other items from Beach Outfitters they will have been delivered to the house. If you check out before our office opens in the morning, simply drop your keys and check-in envelope in the box. Any items delivered to the house will also be picked up after check out.

During Your Vacation…please walk through the property immediately when you check-in and report any problems or issues you may find. The property will have been cleaned and inspected prior to your occupancy. If you would like to have cleaning services or linens during your stay, these are available for a nominal fee. Contact our office for this information.

please feel free to consult the staff at our office for recommendations of things to do and places to go. Ocracoke Island is known for its beautiful beaches, water activities and historical attractions. You might enjoy a day trip to Roanoke Island or visiting the Hatteras Lighthouse. or fax assistance. The fax services are available to our guests at a nominal fee of $1 per page. The fax number is 252-928-1065.

Time to Leave…all too soon, vacation is over and it’s time to go home. We will take care of your departure cleaning. All we ask is that you wash all your dishes, take out your trash (must be bagged and in a trash can at the road) and basically leave the property as you found it. Check carefully for all your belongings. Return all keys...to the office by 10 am. Please know that it is a challenge to prepare all our cottages between 10:00am and 5:00pm for the next guests, so10:00am is a firm check-out time. Remember, we have a lot to do between 10am and 5pm! If you choose to leave prior to office hours, simply put the keys in the key drop box outside the office door. Please complete...the guest survey in your check-in

package. We value your business and appreciate any comments or suggestions. If you forget to turn it in, simply fold and mail when you get home. It’s postage free!

Did you leave something behind?...Call the office immediately. We cannot guarantee your forgotten items will be found, but we will do our best to locate them and return them to you. After 30 days, all lost and found is donated to a local charity. Did you pre-reserve for next year?...If you would like

the same property for the same week next year, all you need to do is complete the Vacation Club flyer in your check-in package and return it with your keys at check-out (or prior to departure). This will give you first option for that week the following year. There is a $30 non-refundable reservation fee (which includes tax). If you want to change houses or weeks, then you will need to call us on the Tuesday following the departure date for which you wish to check availability.
