A Homeworks cabinet line with wood doors finished with white lacquer and solid surface countertops for easy maintenance and durability were chosen for the kitchen. Flooring in main living areas is American Oak hardwood laminate. Finish selections were made from samples at the Homeworks Construction Showroom.

Homeworks typically handles all phases of design and construction for its projects, including demolition. Homeworks CEO and Building Industry Association of Hawaii president Jim Byxbee says, “Doing our own demolition means we are totally familiar with the characteristics of the site and consequently able to construct the most suitable foundation for the home.”

A New Palolo Home Built from the Ground Up T

here are a variety of reasons why a homeowner chooses to demolish an existing residence and build a new one of the same size on the same property rather than remodel. If the integrity of the existing house has been compromised by termites, rot or settling, it usually makes more sense to build a new home, which, in most cases, will be a more valuable asset than an old home that has been extensively remodeled or expanded with add-ons. In some cases building new can actually be less costly than major remodeling. A Palolo homeowner chose to demolish an existing 85year-old home that had developed major structural problems beyond what could be corrected in a cost-effective way. However, the owner was satisfied with the size and basic layout of the old home on the 6,789-square-foot lot. It could have been a simple matter of demolition and construction of a new house on the site, but not in this part of Palolo, where the soil is unstable. After Homeworks CEO Jim

Byxbee demolished the old house and cleared the site, boulders were removed and structural fill added to ensure the new home would not shift. Byxbee noted that the movement of the previous structure had been sufficient to prevent doors and windows from closing properly. The owner worked out a design and floor plan with the Homeworks design/build team, and the result was a 1,552square-foot Island-style home with two bedrooms and one bath — that perfectly suited the lifestyle of the occupants. The kitchen in the previous home had been small and closed up. The new kitchen opens to the main living areas and includes a walk-in pantry as well as abundant cabinet space. Various conveniences were specified, such as an entrance to the kitchen from the garage where the washer and dryer are located. Natural cross-ventilation was created by window placement and enhanced by ceiling fans in the living room, kitchen, and both bedrooms.

For more information on this home and other Homeworks projects, visit the Homeworks Construction booths 514C and 516 at the BIA Home Building & Remodeling Show today at

the Blaisdell. Building and remodeling on a budget will be the subject of the next Homeworks Construction free seminar, scheduled for Tuesday, Feb. 1, from 6

to 8 p.m. at the Homeworks showroom at 2111 S. Beretania St. For information, reservations and directions, call Homeworks at 955-2777.

Homeworks designed and built this Palolo home on a modest budget, but a few “upscale design features” were included, one being the double-door main entry from the front porch. JAN. 30, 2011 | HAWAII RENOVATION | 3

hat if there was a window screen or screen door that was so incredibly strong that it would be nearly impossible to be kicked in, cut through or pried open? And it could also protect your home from wind and projectiles while also letting fresh air in? Also, this screen could actually improve a window’s ability to block heat transfer up to 52 percent? Well such an item actually exists. Introducing RMA Sales’ latest addition to its portfolio of quality home products — the Crimsafe stainless steel security mesh and frame system. This system is compatible with sliding windows, double-hung windows, and jalousie louvers. here in Hawaii. From a distance, Crimsafe looks just like a regular insect screen. But Crimsafe is unlike any other insect screen you’ve ever seen. It makes your home virtually impenetrable to thieves. Its patented system deters break-ins like no other security screen. This system utilizes a patented Screw Clamp™ that hooks into the aluminum frame and, with a lever action, creates a

“single frame member” effect. This means impacts are absorbed by spreading the load around the entire aluminum frame. Special teeth within the Screw Clamp™ and frame “bite down” on the profile of the mesh providing a secure vise-like grip. This results in Crimsafe’s enormous strength and performance. Crimsafe products have been tested to withstand winds up to 200 mph and missile impact up to 150 mph. Unlike storm panels, these attractive doors and screens

become a permanent fixture to a home or building. Therefore, you are protected and pro-actively ready for a storm and won’t need to climb ladders to hammer boards into place at the last minute. Visibility and ventilation are not compromised with Crimsafe screens. This is a very important benefit for our Tradewind-cooled Hawaiian homes. When a Crimsafe security screen is apSEE PAGE 9

HAWAIIRENOVATION hen Ohana Building Supply was chosen to do the cabinetry and granite in this fully renovated home on the island of Kauai, the opportunity presented itself to showcase the practicality as well as elegance of the cabinets and countertops that you will find at Ohana Building Supply. The homeowner chose to go with the popular and contemporary “Espresso Oak,” which is made from 1/2-inch plywood boxes and 3/4-inch solid wood face frames and MDF slab doors. This is one of the standard cabinets that Ohana Building Supply has in stock. From ready-made cabinets to custommade pieces, they are built with endurance and beauty in mind. Along with Espresso Oak, Ohana carries Shaker Style cabinets that come in Dark Cherry, Light Cherry and Maple. For a more modern-style cabinet, Ohana Building Supply also stocks a 3/4-inch frameless style cabinet in Dark Cherry, with a choice of either a raised panel or a slab door. The Espresso Oak choice of cabinets really complements the White Galaxy granite that the homeowners chose for their countertops. This natural stone really brightens the area, making the openness of the kitchen

stand out even more. At Ohana Building Supply, you will find more than 20 styles of granite — all with a unique look to each piece. These prefabricated panels vary in price and are stocked locally. Continuing the stylish look of the cabinets, the homeowners extended their vision into the bathrooms as well. Storage is no problem with their long and multi-functional vanities. They gained extra counter and storage space by utilizing kitchen-sized cabinets in the bathrooms. These, too, are capped with granite, giving the whole house a very warm, elegant and open feeling. For homeowners, this was the right choice of products for them to maintain the beauty of their newly renovated home throughout the years to come. To peruse the various products that are available locally, stop by Ohana Building Supply’s showroom located at 2815 Kaihikapu St. in Mapunapuna. Open Monday through Fridays from 8 a.m. to 5 p.m., and Saturdays from 9 a.m. to 4 p.m., the company’s friendly sales staff will be more than willing to assist you. Vinyl siding has been in Hawaii since the 1960s and the results are in. There are thousands of homes protected with vinyl siding right now, and Tropical Wholesale has worked

Vinyl siding is proven over the years to not chip, crack, peel or stain while protecting your home from our harsh salt-air conditions. Vinyl will retain its color with only a 1 percent fade factor and also can serve as the added insulation you need to reduce your home’s temperature. The Best Roofing Materials Available

acific Islands Construction understands that choosing the right roofing materials for your home or business can be a challenging endeavor, especially when you’re unsure of what is available on the market. Many times the choice is to replace existing materials with similar materials. In some cases a material is chosen because it looks good on a friend’s or neighbor’s home. Here’s some information about various roofing materials available in Hawaii that may help you in your

selection of a roofing solution or replacement. Asphalt roof shingles are a very common choice of materials because of their low cost and proven performance. If you have a sloped roof, asphalt roof shingles will provide at least a 20-year performance and at a reasonable price. There are various grades of asphalt shingles, each with a longer term warranty and are more heavily constructed. The one downside of asphalt shingles is that they transfer heat into the home

through the roof deck. There are new asphalt shingles available that provide a cooler alternative, but they are more expensive. Metal roofing materials have become a popular choice mainly because of performance and the variety of appearances that are available. Many metal roofing materials are made to simulate other materials such as wood shake, tile, or slate materials. These materials are attractive, cost more than asphalt shingles, last for many years, and

have very good wind uplift ratings. Standing seam metal roofing also is another popular choice in metal roofing. Metal roofing can become fairly hot, reaching temperatures of up to 150 degrees. New advances in metal paints allow even dark color materials to get no hotter than 110 degrees, thus making these new roofing materials an excellent choice. Tile roofing materials have been installed on many homes in Hawaii. Clay or ceramic tile materials can upgrade your existing concrete tile if you are looking for a longer lasting material and are prepared to pay more. A note of caution, if your existing home was not constructed with tile, which is quite heavy, you might want to have a structural engineer look at your home to see if it can support the additional weight. Wood shake materials are available as a replacement to an existing wood

shake roof. If you like the appearance but are looking for a longer lasting option, metal shake-looking material is one of your options. Wood shakes help keep the heat out the home. But if not cared for, they have a short-life expectancy. Roofs that are basically flat require a different type of material than sloped roofs. Most people will choose a modified bitumen cap sheet roofing that is rolled roofing with a granulated surface. These roofs are usually torched-welded or are a peel-and-stick type material. A newer solution

to flat roofing is rubbertype, single-ply roofing that is usually white in appearance. These roofs have the advantage in that they reflect the heat off your home thus making the interior of your home cooler. Since the color is all the way through the material, they do not need to recoat to keep their reflectivity as they age. Pacific Islands construction can provide you with a solution to your roofing needs. The company is located at 1732 Kalani St. Call 841-7756 for more information.

HAWAIIRENOVATION Venting skylights rid the home of heat and humidity while providing privacy and natural light.

t’s probably safe to say that no potential buyer ever passed on a house because the bathroom was just too lovely and luxurious. And few of us would pre-

fer to come home at the end of the day to decompress in an outdated bathroom with a shabby shower and cabinets that have seen better days. A beautiful bathroom

‘luxury’ bathroom upgrades

can help potential buyers overlook other flaws in a home. And the bath is one room where homeowners can be confident their renovation dollars will yield not only improved home value, but enhanced enjoyment as well. Fortunately, you don’t have to spend lavishly to elevate the luxury quotient of your home’s bathroom. Here are five “luxury” upgrades that can be done on a moderate — or even an extremely modest — budget:

that won’t cost a bundle 1.. Lighten n up p with h a skylight When it comes to creating a comfortable, energy-efficient ambiance in a room, it’s hard to beat Mother Nature. Natural light helps reduce dependency on artificial light sources and the electricity they consume, and can have a positive effect on mood and overall health. You may hesitate to add a large, clear window to a bathroom, but skylights are a great way to add the luxuriousness of natural light without compromising on privacy. Choose a venting style that can also be a cost-effective way to help vent humidity, steam and odors from a bathroom. New models, like Velux America’s No Leak Skylight,

eliminate leak worries; when properly installed, Velux skylights are no more prone to leaks than any other quality window. Visit www.veluxusa .com to learn more. 2.. Showerr yourself with h luxury Ripping out that old ceramic tile and replacing it with the trendiest stone may not be in your budget, or your shower’s future, but swapping out a standard showerhead with something more luxurious probably is. It’s easy to find a variety of showerheads — from

rainfall and massaging, to hand-held or dual-head and multi-jet — that will elevate your daily washing routine to a spa-quality experience. What’s more, a new showerhead is one of the easiest bathroom renovations to do yourself, even if you have no previous DIY experience. 3.. Accessorize,, acce essorize Who doesn’t love warm, plush bath towels? Or foot-soothing rugs that protect tootsies from cold floors? It SEE PAGE 11

Hawaii’s wood homes have with-stood the test of time with an over 100+yr track record of success.

makes sense not to skimp when it comes to choosing towels, area rugs and other accessories for your bath. Even top-quality accessories cost less than major renova-

tions, and they can go a long way toward making your bathroom feel polished, put-together and posh. From good bath linens to a towelwarmer that can make them feel extra cozy, accessories are an eco-

nomical, effective way to add luxurious touches to your bathroom. 4.. Upscale e downstairs Think your downstairs powder room or first-floor master bath can’t soak up some sun? Think again. To bring natural light and warmth into a first-floor bathroom, simply add a sun tunnel. This variation on the traditional skylight uses reflective tubing connected to a low profile acrylic dome that sits on your roof to deliver diffused, natural sunlight to interior spaces, allowing you to enjoy the luxury of natural sunlight in your first-floor, windowless bath. Add a light kit, and you’ve got a 24-hour light source. 5.. Heatt thingss up If you’ve ever stepped out of a relaxing warm shower only to find yourself shivering in a cold bathroom, adding a touch of warmth to the room may seem like the ultimate luxury. You can find an array of heaters that work well in a bathroom setting, from wall units that will put warm air at body level, to overhead lamps that warm from above. Finding Strength in Hardwood Flooring H

awaii Hardwood Flooring has brought the beauty and elegance of hardwood flooring to the residents and businesses of Hawaii for more than 20 years. Hardwood flooring not only adds strength and durability to homes or businesses, it also increases property values because of its sustainability and ability to be sanded and refinished several times. What that means is that solid and engineered hardwood flooring should last anywhere from 30 to 60 years — depending, of course, on the sanding surface. Hardwood flooring is also taking off in popularity because of health concerns and environmental consciousness. No longer are the days of wall-to-wall carpeting necessary, or the use of vinyls made up of materials that are not good for our environ-

ment required. Plus, solid hardwood flooring lasts longer than carpeted or vinyl floors. With the lifestyles that people live these days, being on the go and hurrying from work to school to home and back again, hardwood flooring provides Hawaii residents with ease of care and maintenance. “Sometimes when people look at what lies under their existing carpet, they come across a hardwood floor just waiting to be refinished,” says company president Chris Brenna. “Some of the older homes of Hawaii have floors made of solid koa wood that people have no idea is there. Nowadays with the dustless sanding technology, we can make any old floor look brand new. “So before you go wood shopping, look under those carpets and see what treasures you may find.”
