Flooring in main living areas is American Oak hardwood laminate. Finish selections were made from samples at the Homeworks Construction Showroom.

Homeworks typically handles all phases of design and construction for its projects, including demolition. Homeworks CEO and Building Industry Association of Hawaii president Jim Byxbee says, “Doing our own demolition means we are totally familiar with the characteristics of the site and consequently able to construct the most suitable foundation for the home.”

A New Palolo Home Built from the Ground Up T

here are a variety of reasons why a homeowner chooses to demolish an existing residence and build a new one of the same size on the same property rather than remodel. If the integrity of the existing house has been compromised by termites, rot or settling, it usually makes more sense to build a new home, which, in most cases, will be a more valuable asset than an old home that has been extensively remodeled or expanded with add-ons. In some cases building new can actually be less costly than major remodeling. A Palolo homeowner chose to demolish an existing 85year-old home that had developed major structural problems beyond what could be corrected in a cost-effective way. However, the owner was satisfied with the size and basic layout of the old home on the 6,789-square-foot lot. It could have been a simple matter of demolition and construction of a new house on the site, but not in this part of Palolo, where the soil is unstable. After Homeworks CEO Jim

Byxbee demolished the old house and cleared the site, boulders were removed and structural fill added to ensure the new home would not shift. Byxbee noted that the movement of the previous structure had been sufficient to prevent doors and windows from closing properly. The owner worked out a design and floor plan with the Homeworks design/build team, and the result was a 1,552square-foot Island-style home with two bedrooms and one bath — that perfectly suited the lifestyle of the occupants. The kitchen in the previous home had been small and closed up. The new kitchen opens to the main living areas and includes a walk-in pantry as well as abundant cabinet space. Various conveniences were specified, such as an entrance to the kitchen from the garage where the washer and dryer are located. Natural cross-ventilation was created by window placement and enhanced by ceiling fans in the living room, kitchen, and both bedrooms.

Many times the choice is to replace existing materials with similar materials. In some cases a material is chosen because it looks good on a friend’s or neighbor’s home. Here’s some information about various roofing materials available in Hawaii that may help you in your

selection of a roofing solution or replacement. Asphalt roof shingles are a very common choice of materials because of their low cost and proven performance. If you have a sloped roof, asphalt roof shingles will provide at least a 20-year performance and at a reasonable price. There are various grades of asphalt shingles, each with a longer term warranty and are more heavily constructed. The one downside of asphalt shingles is that they transfer heat into the home

through the roof deck. There are new asphalt shingles available that provide a cooler alternative, but they are more expensive. Metal roofing materials have become a popular choice mainly because of performance and the variety of appearances that are available. Many metal roofing materials are made to simulate other materials such as wood shake, tile, or slate materials. These materials are attractive, cost more than asphalt shingles, last for many years, and

have very good wind uplift ratings. Standing seam metal roofing also is another popular choice in metal roofing. Metal roofing can become fairly hot, reaching temperatures of up to 150 degrees. New advances in metal paints allow even dark color materials to get no hotter than 110 degrees, thus making these new roofing materials an excellent choice. Tile roofing materials have been installed on many homes in Hawaii. Clay or ceramic tile materials can upgrade your existing concrete tile if you are looking for a longer lasting material and are prepared to pay more. A note of caution, if your existing home was not constructed with tile, which is quite heavy, you might want to have a structural engineer look at your home to see if it can support the additional weight. Wood shake materials are available as a replacement to an existing wood

shake roof. If you like the appearance but are looking for a longer lasting option, metal shake-looking material is one of your options. Wood shakes help keep the heat out the home. But if not cared for, they have a short-life expectancy. Roofs that are basically flat require a different type of material than sloped roofs. Most people will choose a modified bitumen cap sheet roofing that is rolled roofing with a granulated surface. These roofs are usually torched-welded or are a peel-and-stick type material. A newer solution

to flat roofing is rubbertype, single-ply roofing that is usually white in appearance. These roofs have the advantage in that they reflect the heat off your home thus making the interior of your home cooler. Since the color is all the way through the material, they do not need to recoat to keep their reflectivity as they age.
