renewable 411 energy tax credits The

T

he renewable energy tax credits offered by both the federal and state taxing authorities are the cornerstone of the solar industry and its marketing programs. This tax incentive can subsidize up to 65 percent of the cost of both solar water heating and photovoltaic (PV) systems, making the decision to go green a virtual nobrainer for most consumers. It is imperative that taxpayers get a clear understanding of exactly how these tax credits work to avoid getting any surprises or disappointment after their returns are filed and the actual refunds don’t quite measure up to their expectations. These are the basic premises: • To utilize the tax credits, the taxpayer must incur income tax liability • Federal — an unlimited 30 percent of cost; unused credits in that tax year are carried forward to future tax years • State of Hawaii — 35 percent of cost, but limited to a $5,000 cap per qualified PV system; $2,250 cap per solar water heater; unused credits carry forward to future tax years • If a taxpayer has little or no tax liability on the Hawaii tax return (income consists of non-taxable pensions), a 24.5 percent tax rebate can be elected in lieu of the 35 percent tax credit In calculating the applicable tax credit, the following assumptions are made: 1) A 30-panel PV system, qualify-

and your family. Here’s a checklist for home holiday safety: • Ask a friend or neighbor to watch your house and take in your newspaper and mail if you plan to spend the holidays away from home. Put lights throughout the house on timers to turn them on and off in your normal living pattern. • If you display a live Christmas tree or live greenery, select the freshest possible. A moist tree is less likely to catch fire. Look for a trunk sticky with cords and the parade of sap and for green needles BY KAREN NAKAMURA people going in and out of that bend and are secure on lanning for the holi- your home call for more the branches. • When using a live days is a busy and joy- safety precautions to help ful time. P

Place it in a container with water and always keep the water level above the cut. • Place trees a safe distance from stoves, radiators, vents, fireplaces and any other heat source that may dry the tree. Inspect the tree for dryness daily. • Inspect all holiday light wiring. Defective, worn or frayed electrical wiring should be thrown away. Check for the UL label on lights. Also, be sure to use fixtures specifically designed for outdoor use if you decorate your house, trees or yard. • Use no more than three light sets on any one extension cord. Also, don’t run

electrical cords under rugs. Be sure all lights are turned off before you go to bed or leave the house. • Place candles and other open flames away from decorations. Never leave burning candles unattended and always supervise children when burning candles. • Keep a fire extinguisher near your Christmas tree. Make sure your family has a fire emergency escape plan. In case of fire, leave your home and call for help from a neighbor’s home. • When buying artificial decorations, check for “flameproof” or “fire retardant” qualities. • Never burn wrapping paper in a fireplace or wood stove. Certain ink pigments react with heat and create airborne particulates that are dangerous

to inhale. Also don’t burn evergreens, they could flare out of control and send flames and smoke into your house. • Cooking is a leading cause of home fires and home fire injuries. When you cook, be sure to wear clothes that fit close to the body so they won’t be ignited by hot burners. Do not leave items cooking on the stove and be sure that pot handles are turned in. • The decorations around your house, lights, gifts, music and the presence of loved ones make the holiday season festive and fun, and with the proper precautions, safe. Lighthouse guides solar energy home LIGHTHOUSE SOLAR CONTACT: 783-0357 • www.lighthousesolar.com BY SARAH PACHECO

L

ighthouse Solar has made great strides toward being “part of the solution” since its inception in 2006. In a span of only five years, the company has become one of the largest solar and photovoltaic-energy installers in the nation, with 14 locations coast-tocoast as well as its own brand of cuttingedge solar energy panels. Impressed with Lighthouse Solar’s high business standards and environmentally friendly practices, Mark Kelley decided to open a franchise of his own in October 2009 as a way to help Hawaii homeowners save some of their hard-earned money. “Living in the state with the highest energy costs in the country, I felt that helping people save money on energy costs, as well as reducing our dependency on imported oil, was the perfect rea-

son to open up a local franchise,” explained Kelley, franchise owner/operator. “With rising energy costs and the cost of electricity here in the state of Hawaii, there’s large financial savings available to both residential and commercial customers.” Besides helping reduce customers’ electric bills, Lighthouse Solar saves customers the headache that often comes with home improvement projects by operating under a vertically integrated business model. “We focus on all aspects of (the) solar industry, from design and manufactur-

ing to technical sales, system design and system installation,” said Kelley. That means no middlemen. Instead, every customer receives individualized service from start to finish, thanks to a staff of highly trained Technical Sales Engineers, who are all certified by NABCEP (the North American Board of Certified Energy Practitioners), the “gold standard” for PV and solar thermal installation certification. “We collectively have more than 40 years’ experience in the solar energy industry,” noted Kelley, “and we are fully bonded and insured.” In addition to its outstanding customer service, Lighthouse Solar remains an innovator in solar electric systems thanks to its own brand of solar energy panels called Lumos (www.lumos.com), which are much more durable, energyefficient, cost-effective and modern in design than traditional panels. “Our panels rate among the highest

quality in the world and are warranted for 25 years,” Kelley said. “And because we manufacture our own solar panels, we are able to pass our savings on materials to our customers. “In this competitive solar marketplace, Lighthouse Solar has the advantage of being able to save customers a great amount of money because of our panels,” he adds. “Customers are always surprised at the large savings available.” As if that wasn’t enough, every Lighthouse Solar system includes a Limited Lifetime Workmanship Warranty and the revolutionary Lightgauge data-monitoring system (allowing customers to monitor their solar/PV system’s energy production and household energy consumption in real-time), free of cost. Lighthouse Solar is located at 1040 Sand Island Parkway, Suite 100, and it services residential and commercial homes as well as businesses on Oahu and all Neighbor Islands. To learn more about the company or to get a free proposal, call the office at 783-0357 or visit the Lighthouse Solar website at www.lighthousesolar.com.

t’s the holiday season and Akamai Pest Solutions wants to wish everyone a Merry Christmas and a Happy New Year. We also would like to thank everyone who has chosen the safer and less intrusive method of treating their homes and businesses with XT-2000 orange oil. We also would like to thank our customers for referring their friends, neighbors and ohana. Without you, our customer, we could not continue to grow. We are completing our eighth year doing the orange oil treatments and we expect 2012 to be our best year yet. With the holidays upon

us it’s so humbug to have to move out, bag food and take care of so many other inconveniences. We can treat your home and business without interfering with your holiday plans. Unfortunately, termites don’t take holidays. As part of our continuing commitment to excellence, Akamai Pest Solutions is incorporating as much new technology as possible into our efforts to locate and destroy the drywood termites in any structure. Just to let our current and future customers know, Akamai Pest Solutions does offer subterranean termite treatments for your home or business.

This process requires a regular termiticide product which can leave a long residual for long-term protection. Please contact us for more information or to arrange an inspection. Remember that subterranean termites can do serious damage in a relatively short period of time. So when you see swarming termites remember that drywood and subterranean termites both swarm. f you’re looking for a holiday gift the whole family will appreciate, how about a new air conditioning system to provide your home with clean, cool air and warmth as well during the cool winter months? A new ductless split system is a gift that keeps on giving. “Now is the best time to buy a new air conditioning system to ensure that it will be in place by the holidays,” said Aire Conditioner Shoppe owner Neil Wiedemann. “This is also a good time to schedule servicing for your existing ductless split system so it will be operating with maximum efficiency when entertaining guests.” The latest ductless split systems provide zoned comfort and are engineered to install quickly and easily. These revolutionary new systems available from the Aire Conditioner Shoppe, which specializes in Fujitsu and Mitsubishi, provide both heating and cooling with a push of a button on the remote control. Investment purposes A PV system is one of the best investments a homeowner can make. After tax credits, the payback on a PV system is approximately six to eight years, and maybe even sooner as the cost of electricity rises. After the system pays for itself, a homeowner can enjoy 17 to 19 years of virtually maintenancefree electric production. A PV system also increases the value of a home. It increases equity and it’s a hot seller, according to some Realtors. Alternative Electric designs, installs and maintains solar PV systems. “We take care of all phases of PV installations, so homeowners get the

best quality materials, design and workmanship,” says Matsumoto. “We are also a full-service electrical contractor offering residential and commercial electrical services as well as photovoltaics.” Hawaii’s year-round sunshine makes it one of the most efficient solar energy sites in the world. level or at least above the heart and in a manner that makes them “smile” (ends facing up). Any decorations with ends that hang down may create a depressed or subconscious negative energy.

Light from all angles Avoid lighting that casts unnatural colors into the room. Use a combination of overhead and other lighting. Using only overhead lighting can create an energetic drain, causing discomfort and restlessness. As a complement to overhead lights, use holiday candles, side lamps and decorative table lighting to add the feeling of coziness.

Minimize red Although red is a traditional Christmas color, it represents the fire element in feng shui, and too much of it can work against you. While having fire energy is positive and uplifting, an overload of fire can create overexcited energy and lead to emotional outbursts, burnout and fatigue. The low energy that many people feel after the holidays is often created by an unbalanced fire element in their Christmas decorations.

energy consumption,” said Eric Carlson, RevoluSun principal. “After that, if the home has enough roof space, a homeowner can add a FIT system, which actually makes them money while at the same time it creates clean energy. It’s a win-win for both the homeowner and Hawaii!” Chang’s net metered system is a 4.1 kW system, and the FIT system is a 16.7 kW system. Driving by, you will see 88 SunPower panels on his roof, pumping out green energy every day.

• The cold hard facts of what it costs to rent a home and why you can’t afford to keep paying your landlord’s mortgage

A Typical Hard Money Loan A couple in Waipahu wants to build a convalescent home as an addition to their house. They have a lot of equity in the home but the banks are unable to loan for one reason or another. Even with three or four contracts for new tenants in this care home, operators still have trouble convincing the banks to loan them construction funds at times. Once contracts are in place for

new clients, operators oftentimes need to get these additional rooms and bathrooms built as soon as possible. After the addition is complete and the tenants have moved in, the value of the property will be such that the banks will be happy to loan or refinance the property. Hard Money is one answer to this problem. While expensive,

it is short term and has few requirements with the money being based on a real estate asset.

BACKPAGECOVERSTORY

Roofing Expert

The

H

aving your roof replaced is a big undertaking. Not only does it affect your schedule and your home, it also has the potential to disturb your neighbors. While this is not so much a factor if your home is large and on an acre of land, for homes that are in town, the disturbance can be much more palpable. If you have never had your roof replaced and are considering having it done, here are some of the things you can expect to have happen during the replacement:

contractor who keeps pushing off your job, even when the rains have been non-existent. Do not be afraid to ask them when the work will be completed and call them if you feel you are being put off.

The Job Depending on the size of your roof and what needs to be done, the job may take anywhere from a day to a week. Larger roofs with a variety of heights and angles will take more time than smaller, less

complicated roofs. On the first day of the job, most roofing contractors will hire a dumpster that will be placed in your yard, driveway or the street area in front of your home. Contractors may also cover your shrubs and plants with drop cloths to prevent them from damage should old roofing material fall on them. It is a good idea to ask them if they will be covering your plants, so that you can do this ahead of time should it not be part of their prep work. You should also park your cars away

from the dumpster and work area. On the first day, the roofers will pull up shingles and toss them into the dumpster. There may be the sounds of power tools depending on the type of roof you currently have and how it is attached to your rafters. Murakami Roofing Service is based out of Kaneohe, and specializes in residential and light commercial roofing — both full and partial re-roof. The company also specializes in rooftop coating to help cool down your house, and it has the ability to replace and repair dry rot and termite-eaten roofs prior to installing the roof top. For free estimates, call Clinton at 348-8270 or e-mail murakamiroofing@gmail.com.

Consultation The first thing that you can expect with a roof replacement is a consultation with a few different roofing contractors. You will need to get a few written estimates so that you can compare prices, time frames and the work that will be done. It is very important to take this step seriously and solicit as many consultations as you need until you find someone who is not only knowledgeable and experienced, but who also makes you feel comfortable with his work. Once you accept a contract, you will be given dates for when the replacement will occur. This is usually a ballpark figure, as opposed to dates set in stone, because rain delays invariably happen. However, be wary of the 16 | HAWAII RENOVATION | DEC. 18, 2011
