Learn to caulk like a pro by following these simple steps you like the size of the bead. If it’s too small, cut again until it’s just right. After cutting, break the seal by driving a nail or wire into the nozzle hole. Your gun may also come equipped with a builtin puncture wire. • Fourth and finally, practice making lines before applying the caulk to the area. Angle the nozzle at 45 degrees and aim for slow, smooth and continuous lines. When you’re done, smooth the joint. Use a wet finger and apply firm pressure. Then, remove the tape by pulling it away from the joint at an angle.

aulk reappears throughout the inside and outside of your home. It provides a wonderful solution to sealing both joints and seams around the home, and is relatively inexpensive to replace. Recaulking may seem daunting, but it is easier than you might think. Here’s what you need to know in order to do the job correctly:

• First, buy the caulk specific to the job. If you purchase the cartridge, you’ll need a caulking gun. If you opt for the squeeze tube, you won’t need the gun. Just keep in mind that many professionals usually opt for the cartridge-and-gun combo because it helps to distribute the caulk more evenly than a squeeze tube.

• Second, prep the area. Remove the old caulk with a retractable razorblade scraper and vacuum up any debris. Clean and dry the surface.

Then, mask off the two sides of the joint using either painter’s tape or caulking tape. Use long strips and make sure to keep them straight. • Third, get ready to caulk. Cut the tip of the tube at a 45-degree angle with a utility knife or, if you have a caulking gun, you may be able to use the builtin cutter. Oftentimes these guns will have a hole at the top for this purpose. Insert the nozzle in the hole and pull the trigger to cut. Start at the top and cut just a little bit. Test it to see if

Once you are done, you can save the leftover caulk for future use. Cover the end with a caulk lid, which is sold separately at your local hardware store, or with a nail or screw.

A contractor who’s up to the challenge

own & Country Builders is a licensed general contracting design build firm that has been serving Oahu residents for the past 32 years. The company specializes in new and custom homes, remodels, second-story additions, designer kitchens, bathrooms, Americans with Disability Act (ADA) modifications/ improvements as well as multi generational homes, and it offers full construction services including planning and permitting. On a recent project, homeowners in Hawaii Kai contacted Town & Country Builders about the possibility of constructing a second-story master bathroom and walk-in-closet addition adjacent to their existing master bedroom. They wanted to do this because they had four members in the household sharing one bathroom and shower on the second-floor level. They wanted an additional full bathroom with double lavatories, a toilet, tub-shower combination and a walk-in closet for additional wardrobe space.

Here’s the Challenge The contractor scheduled a site visit to view the situation and discuss the project with the owners. After analyzing the conditions in the area, two options seemed possible:

Option One Because of the proposed location of the new bathroom, tying in the waste connection needed to be addressed. The connection to the sewer lateral was a distance of 85 feet and was at the front-left side of the proper ty. Completing the connection would entail excavating a trench, saw cutting, breaking and repouring a concrete patch across the existing driveway. Beautiful landscape would also have to be torn up. This would be an expensive endeavor that could destroy the lawn and create an unsightly patch in the driveway. This led the contractor to explore another possibility.

Option Two The existing second-floor bathroom was 16 lineal feet from the proposed master bathroom addition. To tie in the waste connection would involve removing the master bedroom carpet and reinstalling it along with a portion of the plywood subfloor. It also would involve removing and

replacing the existing bathroom ceramic tile floor covering. This presented an issue that needed special consideration because the bathroom was tiled with the same color tile throughout the floor, walls and shower. By removing the floor tile, it would be difficult to re-match it without removing all the tile. This would be an added expense to the owner. Additionally, a section of the gypsumboard wall and ceiling on the first floor would need to be removed, replaced, textured, primed and painted in order to expose interior drain pipes for connection. An interior connecting door from the existing bathroom and bedroom would require infilling and the existing bathroom

wall paper would need to be primed and painted. Here’s the Solution The homeowners decided to go with option two, even though other building contractors who had conducted a site excluded it as a possibility. Yes, the homeowners were inconvenienced and their lifestyle was disrupted, but for substantial savings in the cost of the project and the beauty of their landscape and driveway. The owners also located marble for the bathroom floor that complemented the existing ceramic tile and looked wonderful.

Quite often it is wise to be cautious and explore several options before making a final decision about construction on your home. It is also very important to engage the services of a seasoned and knowledgeable architect. Tips for avoiding dishonest contractors BY KAREN NAKAMURA This is part two of a two-part series

t’s an unfortunate fact of life that after a natural or man-made disaster, there are people who will try to profit from a community’s misfortune. Floods, hurricanes, earthquakes, wildfires, windstorms and other disasters can destroy lives and property without warning. Sadly, in the wake of the tragedy, unscrupulous contractors often flock to an area to take advantage of distressed homeowners who are trying to repair damage or rebuild their homes. But a fly-by-night contractor is one disaster you can prevent if you pay attention to some common warning signs. In fact, it makes sense to look for these signs when

you are evaluating any potential contractor, whether it’s for post-disaster repairs or for a planned renovation. Here are some common warning signs regarding price and payment: • You’re told you have to sign the contract today to get the quoted price and that if you sign later, the price will be higher. • You’re asked to pay the full cost in advance, before work begins. Paying a deposit of anywhere from 20 to 50 percent is common, however. Here are some common warning signs regarding references: • The contractor doesn’t have a verifiable mailing address for his business.

• The contractor won’t provide references for past work, or the references can’t be reached.

• You’re expected to make final payment before the job is completely finished and you are fully satisfied with it.

oday is Grandparents Day, the perfect day to answer your question and a reminder to appreciate the seniors in our lives. Your question is especially timely as more and more families face caring for aging parents or grandparents in their homes. Diminished strength, impaired hearing or vision and memory lapses are all natural symptoms of aging that you can accommodate in your home to make life easier for everyone. Taking in aging parents should be an act of love, not a sacrifice, so first look at the situation as an opportunity to give back, then make some sensible changes.

Clutter and things … First of all, I know everyone is probably tired of hearing about clutter, but I have to address this, at least briefly. When parents move in, they often bring a lot of their belongings with them. Prepare yourself and your parents by getting rid of anything you no longer need or use. If not, the increased clutter will bring challenges. While I understand it seems wasteful to get rid of things or “perfectly good furniture,” it may be necessary. Whenever you open your home to seniors, you create the opportunity to experience irritation, frustration and more because personal and physical space diminishes. Turn this into an opportunity to do something positive for people you love by purging the clutter from your home.

Why is it important to clear out? Clutter ties you to the past physically, emotionally, mentally and spiritually,

reminding everyone of how things “were,” not how to accept things as they are. Remember, everyone’s lifestyle is about to change, so take action now to get ahead of the game. Clutter around the home can contribute to confusion, respiratory problems because of dust accumulation, accidents and a negative mental attitude. Energywise, having too much clutter can be compared to living in the middle of a hurricane or being buried in a landfill. Increase lighting and reduce glare You may not have thought much about lighting and glare before, but when people age, their vision diminishes, and adequate lighting for you is likely not enough for them. What can you do? • Create consistent and brighter lighting throughout the home. Inconsistent lighting levels can produce scary shadows and confusion. Increase wattage in lamps, and add nightlights in hallways, corners and near stairs. • Diminish glare. Glare can create feelings of discomfort for seniors, so put place mats on glass tables, and area rugs on shiny floors (make sure they are secured to avoid a tripping hazard.) • Bring in as much natural daylight as possible. Daylight stimulates the circadian and

Keeping it cool while saving money, energy W hen the mercury rises, it is hard to remain comfortable inside your home without running up a huge bill. Fortunately, the solution is much more affordable than investing in a new air conditioner or central air system. According to the American Lighting Association (ALA), installing a ceiling fan in each living space will help family members feel cooler while saving energy. And if you have not upgraded your ceiling fans in the past eight years or so, you are missing out on saving even more money as many of today’s models are more efficient than ever. “A ceiling fan can save homeowners as much as 40 percent on their air conditioning bills by creating a breeze that makes the ambient temperature feel seven or eight degrees cooler than it actually is,” explained John Moody of ceiling fan manufacturer Fanimation. “You can set your thermostat at 80 degrees and it will feel like it is set at 72 degrees.” How exactly does that work? “A ceiling fan cools the room by creating a ‘wind chill effect.’ It does not lower the room temperature,” Moody stated. “This wind chill effect makes you feel cooler by accelerating the evaporation of perspiration on your skin. It’s the same feeling you get when you open the window in a moving car. If you have a ceiling fan in a room with a temperature of 80 degrees, running the fan can make it feel as if it is 72 degrees inside. When used in conjunction with an air conditioner, a ceiling fan can lower energy costs because you can now set the thermostat of your air conditioner at a higher temperature.” Joe Rey-Barreau, education consultant for the ALA agreed. “Ceiling fans have become popular in almost every room where people sit or stand for extended periods of time,” he noted. For large homes, installing ceiling fans in laundry rooms and closets is becoming more common, according to Bethany Pirtle of Emerson Ceiling Fans. “While those may seem like unusual locations, having air circulation in those environments helps prevent staleness,” she said. “Master bathrooms are also a perfect place for smaller ceiling fans because hair dr yers and steam showers can make a bathroom hot and 14 • SEPTEMBER 9, 2012

sticky. A small-span fan can quickly and efficiently add comfort.” Another factor in determining where to install a ceiling fan is the fan’s UL listing. There are three basic UL-listed ratings for indoor, damp and wet locations. Fans that are rated only for indoors should not be used outside — even if

the area is mostly covered. “Moisture and humidity can affect both the performance of the motor and the stability of the blades,” ReyBarreau explained. “Fans that are rated for damp locations can be used either indoors or outside in a setting where they are in a protected environment such as a porch.” Wet-rated fans can be installed outdoors in situations where they will be in direct contact with water, such as in gazebos or mounted above a patio on the underside of a deck. “The popularity of outdoor living environments has meant bringing along all of

the amenities that make the inside so comfor table,” Pir tle said. She suggests selecting a wet location-rated ceiling fan with a light kit to provide nice mood lighting when enjoying the outdoor area after dusk. Besides greater efficiency, the second most improved aspect of modern day ceiling fans is the wide variety. “Fan design has come a long way since the 1970s,” explained Tom Frampton of Fanimation. “You can now select a contemporary model with clean understated lines meant to blend into your décor for a ‘less is more’ approach or step out and select a model that serves as a focal point.” Rey-Barreau concurred, adding, “The range of ceiling fan styles available today is without boundaries. They have become as much a decorative element in a space as a decorative lighting fixture,” he said. “The broad range allows ceiling fans to be selected so that they suppor t and enhance the design style of the furniture.” Pir tle said that the sky (or better yet the ceiling) is the limit when it comes to aesthetics. “Every style you can imagine is available in a ceiling fan,” she explained. “Over the last 20 years, there has really been a shift from viewing the ceiling fan as an appliance to more of a home décor item. People care about how their furniture and lighting define their space and now — more than ever

Observe your true reflection When looking to bring any room together, choose a mirror that accurately matches your sense of style and grandeur. Then, make sure you place it in the right spot

’m sure you’re already aware that mirrors often make a room feel larger, but did you know they can do so much more? A single mirror can add style and pizzazz because it often serves as the focal point of a room. So if you’re shopping for the right mirror, I have a few tips to help you locate the one that truly reflects your sense of style.

I

Find your style. First, take inventory of what’s already in the room. What style do your pieces reflect? What style will your mirror need to enhance? Urban and edgy? Contemporary? Island? Let’s say you’re looking for a mirror to place above a dresser, console table or vanity. You can find one with elements that match the piece. But wouldn’t it be more interesting if it were juxtaposed with a completely different style, color or finish?

Mix styles. If you’re like me and you definitely want to go for a bit more interest and contrast, then opt for a completely different style of mirror — but remember to look for an element that will still tie it in with the furniture piece underneath. If the mirror’s finish of, say, bronze or silver coincides with the hardware on your table, that’s great! I personally love the effect of mixing styles, as shown in the photo at far right. The console table is a carved Asian piece, so the safe route would have been to go with a more traditional mirror, with perhaps a gold frame. Instead, I opted for a super-contemporary mirror with clean lines and no frame. What makes the grouping work is that the contemporary feel of the mirror is repeated in the silver tray on the table, while the table’s Asian style is picked up in both the reflected silver Buddha head and the orchid arrangement. If you want to put a wood-frame mirror over a wooden table, give the pairing more visual interest by searching for a mirror 16 • SEPTEMBER 9, 2012

with a completely different look from the style of the table. A mirror can be a fantastic focal piece, as the other photo on this page shows. This mirror, with a frame of studded lime green, would work fabulously in a fun and funky room — much like a teenager’s bedroom (imagine the fun she’d have looking at herself!), or an office that wants a splash of life and interest. I would pair it with a very simple table or vanity to allow the color and style of the mirror to be the star.

of having a lot of little things. So when it comes to mirrors and artwork, I prefer to go bigger. However, what I have done — especially when dealing with smaller spaces — is to put several smaller mirrors of varying styles together to create a larger grouping. That can be a fun and interesting look! How big? Consider the layout of your room and the other pieces of furniture in it. If you have a large bookcase, entertainment center or window, you may want a large mirror for balance.

Size matters! Now let’s talk about size. A good rule of thumb is to not go topheavy with mirrors. Generally speaking, the piece of furniture beneath your mirror should be several inches longer on either side, giving the mirror room to breathe. Small can be beautiful. I’m not a big fan

Think of the view. And finally, where do you place this mirror? I’m not the feng shui expert around these parts (see feng shui consultant Alice Inoue on page 13), but a simple question is, what is that mirror reflecting? As a simple rule, you want it to reflect something beautiful or appealing —

not the TV or a closet door. Finally, keep placement in mind. The mirror’s height should rest comfortably at eye level.

Doing your solar energy homework T

here are many aspects about photovoltaic (PV) systems that you need to know prior to purchasing. Basic knowledge will help in assuring that your purchase is an informed decision. Pacific Islands Construction believes that with information, consumers will make the right decision for themselves. Almost all manufacturers of solar modules are losing money and going bankrupt, or just leaving the industry. It was reported by local media that Sharp, the latest manufacturer to close its solar operation, would be selling its business in order to help satisfy its $16 billion debt. Weekly earning reports reveal that losses are mounting with almost every manufacturer. Choose a module produced by a manufacturer that is financially solid like Kyocera, which is financially strong and has been in the industry for a long time. Solar equipment needs to be maintained and this includes cleaning the modules and getting the racking system inspected. Also, inspecting/repairing the roof penetrations, all electrical components and cleaning the inverters is recommended. Pacific Islands Construction has a five year maintenance program with every system installed to ensure that it will not develop problems. If you would like to have your system inspected, even if the company did not install it, Pacific Islands Construction maintains systems installed by others on a yearly contract. Not all PV modules are the same, and quality does make a difference. In the last few years, power losses of installed solar modules have been observed when the modules are exposed to high negative-voltage bias. The industry has found this leakage of current flow between cells and is calling it Potential Induced Degradation, or PID. In another recent report, a phenomena called “snail trails” has been found in more than 25 manufacturers’ modules. Discoloration of the contact grids has been observed in these modules and owners claim that they are under-performing. Speculation for reasons why these problems are occurring center around the thickness of the cells, thickness of glass, cell fractures and frame construction. PV systems are installed on your roof, so it is important that they are installed with racking systems and flashings that meet the IBC (International Building Code). The modules must be installed so that they do not fly off the roof during high winds, and to ensure they do not, many roof penetrations are made to secure the racking system that holds the modules. Also, each attachment needs to be flashed properly so that the roof does not leak. Unfortunately, consumers are assured that their systems have been installed properly when, in many cases, this is not true. To know what you’re getting, ask for documentation on the flashings and racking system.
