Don’t close the garage door on maintenance ou use it almost every day, sometimes several times. It is the largest moving part in your home, and responsible for some 20,000 emergency-room visits every year, according to the U.S. Consumer Product Safety Commission. Your garage door requires regular maintenance, just like any other part of your home. Parts can wear, and potential safety hazards arise. If you schedule regular maintenance, you can avoid these dangers — and save money in the long run. A well-maintained garage door could last several decades. To star t, the exper ts at Servco Raynor Overhead Doors recommend an annual preventative maintenance. Take a good look at the entire system. Lubricate all moving par ts, such as hinges, chain drive, rollers and springs, and tighten all bolts and screws. Inspect limit switches, the gear drive, cables, track alignment, spring tension and operator and safety eyes (sensors

located near the bottom of the door track). Look for signs of wear, and repair broken parts immediately. If you are handy, you may be able to handle most of the minor repairs. For more complicated tasks, consider hiring a qualified

garage-door service technician. A garage door can weigh anywhere from 105 to 350 pounds, and usually comes loaded with hightension springs. If handled improperly, these parts can cause extremely severe injuries. Another important part of the checklist: Clean doors regularly. Hawaii’s salty air increases chances for corrosion, especially on hardware, so do this at least four times per year. Use a mild detergent with a soft brush, and avoid abrasive cleaners. You should also keep an eye on the area where the door meets the ground. If there is something there, sweep it away. Even the smallest items, such as leaves or twigs, might prevent the door from creating a solid seal with the ground. This could affect the alignment of the garage door in the long run by throwing off the weight distribution. Remember, your garage door often serves as your main access point to your home. With proper maintenance it shouldn’t pose safety hazards, and it can last for many years to come.

Learn how to cool down your home while extending the life of your roof

Cool Roof Store

his Saturday, Aug. 18 from noon to 4 p.m. at the Cool Roof Store’s One Day Sale and demonstration, the public will have a chance to learn about two of the biggest revolutions in home improvement today: silicone- and ceramic-based roof coatings, as well as solar panels that will dramatically reduce your electric bill with little or no money down. First, Jim Wilkinson of GacoRoof will lead a hands-on demonstration of the secrets on how to best roll out your silicone roof. Undeniably, the biggest trend in roofing today is to save money by not replacing your old roof, but simply preserving it with a thick waterproof coating. This is very cost-effective. Until recently, most of these coatings were water-based acrylic coatings that have performed very well in Hawaii’s climate, but not perfectly. On flat roofs with heavy ponding water, there are cases when the coating will eventually wrinkle up in those areas. Silicones have proven themselves in even the heaviest ponding water conditions — even on roofs that never dry at all. Silicone does not absorb moisture because it isn’t water-based. Hawaiian SunGuard and APOC Ceramic coatings will also be demonstrated — and on sale — that day only.

Next, Guy Tanioka of OneRoof Energy will demonstrate how solar panels work and how much they can reduce your electric bill. Hawaii residents pay two to three times more for their electricity than people in any other state. Many folks in Hawaii have resisted going solar because the panels are so expensive. Guy will introduce a new financing program, however, that will allow residents to go solar with little or zero down. This new lease program has been extremely popular

Design with a firm footing in mind Choosing the right flooring for your home can be an overwhelming decision. Not only is it a major investment, but the type you choose impacts your home’s style and long-term value. omeowners should take time to consider several important factors before finalizing their decision on the appropriate type of flooring. Flooring expert Tom Wood, president and CEO of Floor Coverings International — the world’s largest and oldest shop-at-home floor covering franchise — takes the worry out of floor shopping by answering our most pressing questions:

: What different types of flooring match different lifestyles? : Different types of flooring require different types of care. Someone who leads a busy lifestyle may want to go with a low-maintenance flooring option such as laminate, which closely mimics the look of hardwood, but is easy to clean. Carpet is also a low-maintenance option, but once it gets dirty it may require professional cleanings. Families with children may want to consider stain-resistant carpet because it’s softer than wood or laminate, but still relatively easy to clean. If you have pets, wood flooring makes it easy to clean up after “accidents,” but pets’ nails can scratch the surface.Take time to weigh your options and figure out the best choice to fit your lifestyle.

: What are the most important factors to consider before purchasing flooring? : Purchasing new flooring can be daunting for some. Consider your lifestyle, budget, the purpose of the flooring and space, your décor and comfort before making a decision.

Photo courtesy of Floor Coverings International

:What are the most popular types of flooring on the market today? : Patterned and textured carpets are very popular right now to add color and texture to bedrooms and living areas. We are seeing more hand-scraped and distressed hardwood as well as wide plank wood as well. Consumers are also getting

creative, using tile and stone styles mixed together with different sizes and pieces.

:What options are most popular for kitchens right now? : There are so many flooring options for the kitchen, but hardwood, stone and tile typically are the most popular choices.

Five reasons to replace your windows this year I WINDOWS HAWAII

s it time to replace your worn-out windows with new Anlin windows? Here are five things to consider:

1. Security. Jalousie windows are the easiest type of window to break into. It only takes minutes for a thief to remove the glass and break into your home. Anlin windows have passed the stringent California Forced Entry (CFE) requirements. They come with a tamper-proof cam-lock system and are the most secure windows on the market.

2. Comfort. Anlin windows are dualpane with infinite- energy barriers. They will keep heat and harmful ultraviolet light reflected away from your home, resulting in a cooler space. If you have air conditioning, you can save up to 35 percent of your

energy bill each month. They also filter out 95 percent of ultraviolet light, which fades your furniture, carpet and artwork.

Why your photovoltaic system requires an annual inspection T

he photovoltaic (PV) system that you have or are considering purchasing should have an inspection every year as well as maintenance performed on the system. Consumers are led to believe that their PV systems are maintenance-free and that if there is ever a problem, the warranty will cover it. Unfortunately, not all of these costs are covered and the costs can be quite expensive. Pacific Islands Construction has found that when older systems are inspected, deficiencies found in the PV system could have been prevented if there had been an annual maintenance program. After adding up the repair costs and the loss of energy production that is not covered by the manufacturer’s system warranty, consumers promised savings are eliminated. The following information will help consumers understand why Pacific Islands Construction provides five years of free maintenance with every system purchased: Cleaning the surface

Solar modules need to be cleaned of surface dirt or debris that will lower their energy production and could cause their structural elements to deteriorate. Dust, salt, bird droppings, chemicals, etc. that find their way onto your modules’ surface will block the amount of sunlight reaching the modules’ cells, thus reducing your energy production. A loss of energy production means less savings. Airborne chemicals that sit on the modules

can deteriorate metal components as well, especially where the anodized metal has been cut to fabricate the module. Checking roof penetrations

Roof penetrations securing the PV system need to be inspected and maintained so that water does not enter the home through the roof and cause damage to the ceiling and contents underneath. Many systems are installed with poor flashing details around the roof penetration that secures a PV system to the roof. As a result, the materials used to waterproof these penetrations weaken over time and openings in the waterproofing develop, causing leakage. The resulting damage in your home was preventable and other issues like mold could have been avoided as

Cleaning inverters

well. Unfortunately, many PV installers have not used roofing industry-approved flashings, which could have prevented these leaks, and they also have voided the warranty from the roofing manufacturer.

Inverters work better when they are clear of dirt and dust that tend to make them operate at higher temperatures. Once cleaned, inverters will be more efficient and they will last longer because they are operating at a cooler temperature.

Inspect the racking system

Racking system components need to be inspected to ensure that everything is secure, so that the system will hold the modules in place during high winds. During the inspection, any defects in the components holding the modules in place that have become loose or are missing can be rectified. The PV system and structure of the building are constantly moving because the heat of the day causes expansion. Metal expands at a greater rate than other building components and the

Peace of mind

Knowing that your system is being maintained and that potential problems are being avoided will give you peace of mind. A PV system that gets a healthy checkup and is performing optimally will provide greater savings and last longer.

stress that occurs between the various components can loosen or cause changes to the construction.

The cabling that resides on the underside of the modules and connects to the microinverters, or runs from the roof to the stringinverters, needs to be secured so that it is not on the roof or prone to brushing against the roof with the wind. Damage to these cables can be prevented during the inspection by re-securing them. Any arcing in the connectors or electrical problems may be detected during that time as well, before they become a major problem.

Affordable decorating tips to take your home from ho-hum to high style eeling uninspired in your space? Updating the decor in your home is an easy way to add more color, style and personality to rejuvenate your residence. Whether you’re making a few updates, like new artwork or wall colors, or renovating an entire room with a completely new look, decorating should be fun, not stressful. With a few simple tips, you can up the design ante in your home without breaking the bank.

smaller area — but before you get started, be sure to lay out your design on the floor first. This way, you’ll achieve your desired look, without extra nail holes on the wall from hanging as you go.

Decorative painting for design Painting can consist of much more than simple strokes of one color. Take things to the next level with decorative painting. Create different patterns on your walls with textured rollers to achieve an artistic design. Sponge and fabric paint rollers provide unique patterns to give your walls a one-of-akind look. Low in price and high in design, using textured rollers is a great option for redecorating on a budget. Painting stripes in your room is a refreshing way to update your current color scheme. A sequence of wide and narrow stripes in complementing colors is a stylish option. To achieve crisp, clean lines between each stripe, FrogTape brand painter’s tape will get the job done. The patented PaintBlock Technology applied to the edges of FrogTape prevents paint bleed, leaving precise lines and keeping the transition between your colors looking sharp.

Perk-up rooms with rugs If you have a space you want to update, but a full room makeover isn’t in your budget, consider an area rug to spruce things up. If the color in your room is dull, the rug can add visual interest and a pop of color, serving as an aesthetically pleasing addition. Area rugs also help to break up the space of a larger room and can add grandeur to a small space. A new rug will also protect your preexisting carpet, vinyl and hardwood floors, keeping them looking newer, longer.

Taking a new turn in life When you’re ready to move past a difficult period, start by ridding your environment of the old energy found in your home’s furnishings

Alice Inoue verything in our lives happens for a reason — a bigger picture, an underlaying pattern, an overlaying order. Yet when a longtime relationship comes to an end, this knowledge makes life no easier. When we are over the denial, shock and grief, and have accepted our new circumstance, it behooves us to create a supportive environment for “moving on.” If you are going through a transition in your life or feel stuck in the past in some way, use feng shui to let go of the old emotional and mental energy so that you can more easily transition into the new. Trusting that you will eventually have a new and happier future may be difficult, but you can do certain things in your home that will help you heal emotionally, mentally and spiritually.

Fear of the future In the midst of change, we may have an unconscious fear of the future, clinging to the old and familiar for stability. But what we should be doing is consciously creating a new beginning by taking affirmative steps to clear out the past. Everything in your home has an energy or a “vibe,” so keeping items associated with your past brings that energy into the present, making it harder to move on. How do I move on? Avelina, a woman I consulted with recently, had gone through a divorce about three years ago and purchased a condominium soon after. Her main complaint was that although her ex-husband had since remarried, she couldn’t get herself into the “present,” let alone on a path to create a new life for herself. How could she move on? Holding on to the past When I walked through her home with her, I noted the following: • The condo came with a dedicated dining

furniture in your home and the most intimately connected to your personal energy. So after a divorce, a new bed makes perfect sense for a fresh start. • Return or get rid of her ex-husband’s things. The boxes containing her husband’s things kept his energy in the space. The sooner she got them out of her space, the lighter her space would feel. • Commit to her home by painting it. By painting a new home, you commit to it and it better supports and nurtures you. Colors found in nature work best. • Hang artwork and display current photos. Hang artwork and photos that support the vision of what you want to create in your life. DEPOSITPHOTOS/LUISAVENTUROLI

area, yet half of her living room was taken up by a formal dining set from her old life. • Her ornate four-poster bed was the same bed she and her ex-husband shared for 20 years. • The boxes stacked in the guest room were filled with her ex-husband’s things that she “accidentally” brought with her. • She placed a chair in every clear corner or wall space. • The only things hanging on her walls were a few photos of her and her daughters taken when they were younger.

She did what people commonly do when they move into a smaller space — kept as much of the furniture as possible, whether or not it was useful or matched in style or size. In her case, it was all a constant reminder of her old married life. • Save her money to purchase a new bed. The bed is the most important piece of

Discover the right paint sheen level for your home

hen it comes to selecting an interior paint for your home, there’s more to consider than quality and color. Most paints come in a variety of sheen levels — as many as six, depending upon the brand — and some are better suited for certain rooms than for others, according to Debbie Zimmer, paint and color expert at the Paint Quality Institute, which educates people on the advantages of using quality interior and exterior paints and coatings. just about any ceiling, and for rooms and spaces that aren’t exposed to water, high humidity or heavy soiling ... such as bedrooms, home offices and living rooms,” said Zimmer. At the other end of the sheen spectrum are paints with gloss or high-gloss sheen. Being very reflective, gloss paints tend to highlight imperfections in walls and woodwork. But they are especially tough, durable and stain-

Paints with flat sheen are most common. They offer several advantages: being non-reflective, they tend to conceal imperfections in walls and other surfaces; they help to make uneven surfaces like poorly taped drywall look smoother and more uniform; and many hide the under-color well, since they typically contain a lot of pigment. “Flat paints are a good choice for

resistant — and, they are much easier to clean than paints with less gloss. Zimmer advised that high-gloss finishes are ideal for use on windows and trim, children’s rooms and playrooms. And since they have better resistance to mildew, they also are a great choice for bathrooms, kitchens and laundry rooms. Paints with semi-gloss sheen are a smart compromise between the two

sheen extremes, providing some of the benefits of each. Since they are not as highly reflective as gloss paints, they won’t show surface imperfections quite as much; yet they still offer good stain resistance and are easy to clean. “Semi-gloss paints are extremely versatile, working well on windows and doors, trim, even cabinets,” said Zimmer. “They can even be used on the walls of kitchens and baths, and various surfaces in children’s rooms and playrooms.” Most lines of paint have at least a couple more sheen levels from which to choose. The descriptions vary, with eggshell, satin and low luster sheen being the most common. Again, the best way to think of these sheen levels is in terms of their performance: Being less “shiny” than either gloss or semigloss paints, they won’t highlight nicks and surface imperfections quite as much, but since they have at least a little gloss, they’ll be easier to clean than flat paints. Where should you use eggshell, satin and low luster paints? According to Zimmer, paints in these sheen levels pretty much have the run of the house, working well just about anywhere you need the blend of performance attributes they offer.

Solving problems with interior paint primers

M At first blush, it may seem confusing having to choose from so many sheen levels, but once you understand what each has to offer, you’ll appreciate the luxury of being able to “calibrate” the exact combination of paint attributes you want in every part of your home. For more information on interior paints and sheen levels, visit the Paint Quality Institute blog at blog.paintquality.com or the Institute’s website at www.paintquality.com.

any people think that primers are useful only when doing exterior painting, but that’s a mistaken notion. Like exterior primers, interior primers make surfaces more uniform and help paint adhere better. But they can do a lot more, according to Debbie Zimmer, paint and color expert at the Paint Quality Institute. Here’s a quick sampling of common types of interior primers:

• Latex enamel under-coaters. These primers are excellent for use under semi-gloss or gloss paint to ensure that the paint will develop its maximum gloss. After applying a latex enamel under-coater and letting it dry, Zimmer says it’s important to lightly sand off any visible brush marks before applying the glossy paint.

Vapor barrier • primers. These interior

primers are typically used in bathrooms, kitchens and laundry rooms to help prevent moisture from passing through the walls. • Kitchen and bath primers. Specially formulated with biocides and stain blockers, they help control the growth of mildew and mold in rooms that tend to be damp or humid. • Drywall primers. These coatings are applied over drywall and joint compound to help conceal the differences in their appearance and impar t a more uniform look to the paint job.

Sensible advice that leads to a speedy sale Following these three tips will set your home apart from the rest — and get it sold before the summer ends

s any Realtor will tell you, summer is the best time to get your home sold. Of course, that doesn’t leave us with much time! People are traveling to Hawaii and falling in love with the Islands, and some will be looking for a home here. Hawaii residents are also viewing the current low interest rates as a chance to upgrade or move to a new neighborhood. If your home is languishing on the market, here are some tips to set it apart from the competition and get it sold … fast!

Tip No. 1: Do a drive-by of your house. Look at your home with a fresh set of eyes, just as a potential buyer would. What would they see? Does the driveway need cleaning? Does the trim around the door need a fresh coat of paint? Does the window screen need to be changed? Could the front yard use a couple of plants? So, drive by your house, then walk up to the front door. This is especially important in Hawaii because a lot of us don’t usually walk into our front door — we use the side door or the garage door. It’s important to actually walk the path that the potential homebuyer is going to walk. First impressions are key. Even if they’ve already looked at pictures of your house online, many potential homebuyers won’t even come into your open house if they’re not sold on your curb appeal. Then take your fresh set of eyes and walk through the rest of the house.

Tip No. 2: Set your home apart. This tip is mainly geared to people living in condos or planned communities, where all the homes or units look the same. Chances are that whoever is looking at your home is also looking at homes in the same complex or community — all with the same or similar layout and finishes. What’s going to make your home stand out? An easy tip is to look at the bathroom. All the bathrooms will use the same materials. Set yours apart by prying that mirror off the wall and finding an affordable mirror at a discount or home store. Make sure it has an interesting, unique frame that can serve as an accent. Another simple thing you can do is change out the hardware. If your bathroom came with plain chrome knobs, why not replace them with satin nickel or oilrubbed bronze, something to make the cabinets pop? The same approach can go for any room. In the kitchen, 14 • AUGUST 12, 2012

Advanced tip:If you have the time and the budget, think about adding curbside appeal with a remodel. By enclosing the garage of this home in Diamond Head, the author added huge curbside appeal, not to mention tremendous value.

it’s not that hard to change out the faucet or put in a hotwater dispenser. In the living room or bedrooms, you can change out the lights or ceiling fans for choices with more style. You’ll be amazed at how a few simple updates can set your home apart from your neighbors’ homes — and isn’t that the point? Tip No. 3: Less is always more. It goes without saying that your house has to be clean and tidy. But when it comes to putting a home on the market, you’re almost always going to need to edit some things out. And I’m not just talking tchotchkes and those framed photos of every member of your family from the last three generations! Whether your rooms are large or small, they should be

spaces a homebuyer wants. Let the space shine through by getting rid of one or two bigger furniture pieces that aren’t really adding to it. You could keep a sofa, accent chair and coffee table, but you don’t need two sofas, two accent tables, a coffee table and the elliptical trainer collecting dust in the corner. That can go into the garage!

Next week, I’ll give you the two most important tips that I live by to help get your home sold.

Creating a bathroom that maximizes safety without sacrificing style A

ging in place, in the comfort of your home, is a priority for countless people. That often means making adjustments to your home, but some alterations can contribute to making your space feel more institutional and less “you.” A balance between style and safety is the key — and finding it is easier than you might think. One of the most hazardous rooms in the home is the bathroom. Its slippery surfaces and tendency to be crowded with products and objects makes it a hazard for slipping, tripping and other mishaps. As you consider making alterations to your home that enhance security and safety, it’s the logical place to start:

• Clear away clutter. Bottles and jars and grooming tools frequently crowd counters, closets and the corners of tubs and showers. Make use of hangers, shelves and wall-mounted baskets to keep things neatly tucked away, providing a cleaner environment that’s also better looking and less likely to cause trips or spills.

• Bathe in safety. With limited mobility, moving in and out of the tub can be difficult, if not downright dangerous. One renovation solution to that problem is installing a walk-in tub. Premier Care in Bathing, the leader in walkin bathtubs, offers a variety of tubs that homeowners can simply walk into, close the water-tight door, and fill for a comfortable, relaxing bathing experience.

still look harmonious with the rest of your bathroom decor.

• Choose rugs carefully. Bath mats and rugs are both functional and decorative. They can add a splash of color while also effectively collecting water that might otherwise pool on the floor and lead to slipping. However, rugs that don’t stay in place can present a problem of their own and lead you to trip. Opt for mats and rugs that have non-skid backing, but which

• Bring things up to the right height. Your bathroom routine can be an active one, which can present problems if your health limits your ability to move or bend easily. Having a commode and a sink at a higher level that prevents you from overexertion dur-

ing your daily routine will add to the comfort and safety of your bathroom. And with options like Premier Care in Bathing’s easy-access sink, you can integrate these new fixtures into your room while maintaining your existing decorative theme. Putting a new finish on an old favorite W

hen a homeowner and his wife recently scouted out their current apar tment, they were immediately drawn to the oversized bathtub — a real soaker from an era when bathing was savored and the word “showers” only described rain. But their elation quickly ebbed once they eyed the rusty gully along the tub’s bottom, the work of a persistent leak that had eroded the white porcelain and exposed its cast-iron shell. The landlord promised to fix it, and that’s exactly what he did, by slapping on some latex

paint that flaked off every time they settled in for a warm bath. The landlord’s method was questionable, but he was essentially on the right track in trying to save the tub by recoating it. “People often rip out old bathtubs because they’re slightly blemished,” said Al

Fernandez, owner of Al’s Bathtub Refinishing. “But it’s not easy to find an affordable bathtub with the look and size of the period.” Each year, Al rescues hundreds of tired old tubs and sinks by spraying on an acrylic urethane resin coating. When done correctly, refinishing is an effective and inexpensive solution for porcelain that is chipped, worn, rough or a color that has simply gone out of style. For an average cost of $375 — a fraction of the $1,500 to $7,000 expense of a new cast-iron or steel tub — Al’s Bathtub can make an antique fixture look brand-new. The company can

be a cost-efficient solution for that retro look. Al’s Bathtub Refinishing can take your existing porcelain tub, fiberglass tub or acrylic tub and resurface it with a brandnew finish that is nothing short of gorgeous and very easy to clean. You won’t have to scrub to get your tub clean any longer. The durability of new products today is incredible and they will easily last you 10 to 15 years before you need to refinish them. Call Al of Al’s Bathtub Refinishing at 679-8297 or email alsbathtubrefinish ing@gmail.com.

Beautiful, durable and timeless, these species — and others grown locally and internationally — are now available as engineered hardwood from Hawaii Hardwood Flooring in Honolulu. “Our new lines of flooring are factorydirect, with a four-millimeter wear layer on top of an engineered core,” said company president Chris Brenna. “They’re dried and manufactured for Hawaii’s unique climate.”

The line of exotics also includes acacia, Santos ma-hogany, tigerwood and Burma teak. The Hawaiian line features woods that have been grown and milled on the Big Island, like koa, ohia, mango, Norfolk pine, alder, monkeypod, macadamia nut and Silver-oak. With more than 30 years of experience, the company’s three hardwood installation crews and three sanding and finishing teams can make the flooring process just about effortless, and mostly dust-free, for their customers. “We’ve invested quite a lot on equipment and filters to help keep the dust and mess down,” said Brenna. “We also offer unfinished lines in most of these products, for those who want to do it ‘old-school.’ ” The Hawaiian and exotic lines are 60-year floors, which means they can be sanded and refinished three times over the expected life of the floor. Each refinishing will last about 20 years under normal conditions. The flooring market can be competitive, especially in Honolulu, but Brenna says Hawaii Hardwood Flooring has several advantages over other local companies. “We offer 2-year guarantees on our labor, and a 25-year guarantee on

Know when to change your floor covering I

f you’ve had wall-to-wall carpeting in your home for decades, you are not alone. Many Hawaii homeowners have kept their old carpeting well beyond its aesthetic life and even its practical life. This floor covering method, made popular during the post-war building boom of the 1950s, has had amazing longevity and is definitely a permanent part of the flooring landscape. Shirley Pai Hilton of Pacific Imports International has found, however, that many homeowners are discovering there are some definite disadvantages to carpeting. Even with frequent shampooing and fastidious maintenance, stains and matting are inevitable as the years go by, and many carpets (and their pads) will even start to disintegrate with age, giving off toxic dust particles. So when it’s time to usher this old guest out of your home, what are the choices available? As Hilton explained, there are literally dozens of forms that flooring alternatives can take, and then hundreds of products among those. “I like to sit down with my customers and carefully go over the various alternatives. Flooring is a big investment for every homeowner and you definitely want to research your choices and invest your money wisely.” That is why Pacific Imports offers a monthly seminar entitled Wood and Stone Flooring 101. During the 90-minute session, Hilton will give you a fantastic education on wood, laminate, luxury vinyl tile, porcelain, ceramic and natural

stone. She gives you tips on what to look for as you shop around, how your choices affect your budget and even some inside information on what to look for as you peer over your installer’s shoulder. For example, during the seminar, Hilton discusses one of the primary hard surfaces that homeowners are opting for — wood flooring. Hilton said that there are many choices to consider, starting with the form that the wood takes: Will it be unfinished (sanded and coated in the home after tack down), or will it be one that has been prefinished in the factory? Will it be a solid (whole pieces of wood), or should it be an engineered wood floor (top layer of species of choice that has been glued onto a

special plywood)? Will it be nailed, glued or floated over the subfloor? Ceramic, porcelain and natural stone are also very important topics as most homeowners will definitely select one of these for their bathrooms and laundry areas. Luxury vinyl tiles, or LVTs, are very hot, according to Hilton. Offering a variety of looks in a format that is moisture-resistant and quick to install, this can be a budget-friendly alternative. And in spite of its shortcomings, carpeting is still a cozy comfort for many bedrooms or a mandate for certain condominium dwellers. Hilton offers a private special discount only to those who attend this seminar. The next session will be held Saturday, Aug. 18 at 10 a.m. at the showroom located at 926 Kohou St. in Kalihi. Seating is limited. Call 847-7711 for reservations.

This can be a challenging process, but with a clear plan and the right help, the reward of an improved home can be well worth it. A home renovation can be a large investment, so having the right lender is just as important as having the right contractor or architect. With many different financing options available, finding the lender that will work hard to suit your personal needs and save you the most money is so important. Hawaii Central Federal Credit Union’s (HCFCU) home loan experts will sit down with you to set a personalized plan to make your home renovation project affordable. Before you collect quotes from contractors, you should have an understanding of how much you can afford given your cur-

rent financial situation. This will give you a clear picture to help keep renovation costs within your budget, rather than stretching your budget to fit these costs. Depending on your situation and the amount you are looking to borrow, here are some popular financing options to consider:

Home Equity Line of Credit A Home Equity Line of Credit is the most flexible financing option that allows you to borrow funds as you need them. Rates and monthly payments tend to be lower and may offer tax benefits. Cash-out refinance This allows you to take advantage of the equity you have built up in your home by refinancing your current mortgage balance with the cash amount you need for your renovation.

HAWAII CENTRAL FEDERAL CREDIT UNION contact // 529-4599 address // 681 S. King St. web // www.hccu.info

With this refinance option, you maintain just one monthly payment. Owner/Builder Construction Loan This specialized and innovative loan is one of the best options for homeowners looking to

knock down their current home and rebuild a new one. With a construction loan, portions of the loan are given out as each phase of the construction process is completed, and it allows the option of interest-only payments during construction.

While there are many other things to consider when choosing the right financing program, the lowest interest rate may not entirely mean that it’s the most cost-effective option for you. HCFCU home loan experts are available for free consultations to help assess your personal and financial situations to get your budget started, see what type of monthly payment you can afford and help you discover which financing options would best fit your needs. Call 529-4599 to speak to any of the experienced home loan experts. Home loans are provided by CU Network

Services, which is a wholly owned subsidiary of Hawaii Central Federal Credit Union.

Adding drama, efficiency to your space with skylights W hile drama may be unattractive in other aspects of your life, a dash of it can be just what your home’s decor needs to spice things up. Fortunately, you don’t have to choose between drama and cents. At least one popular design element can deliver positive impact on your decor and your wallet: skylights. Advances in skylight design make them a cost-effective, green design element. Less dependence on artificial light sources or powered ventilation can mean lower electric bills. In fact, EnergyStar.gov says that installing Energy Star-qualified skylights, windows and doors can shrink your home’s energy bill — and carbon footprint — by 7 to 15 percent over non-qualified products. “Skylights convey drama, yet they’re a surprisingly cost-effective home improvement,” said Ross Vandermark, national product manager of Velux, manufacturers of the No-Leak Skylight.

ral light to hallways, closets and other smaller or confined spaces. Overall, skylights are less limiting to a room’s design than a traditional window — all while admitting much more natural light. Practical value Venting skylights can also offer a low-cost way to address indoor air quality by removing humidity, fumes and volatile organic compounds (VOCs) from your home through their natural chimney effect. Accessorizing with manual or solar-powered, remote-operated blinds that qualify for tax breaks allows you to further incorporate skylights into a design theme. Plus, the blinds enhance the efficiency of skylights by allowing you to control the amount of light or heat that enters or leaves a room.

Aesthetic benefits Skylights add a touch of drama to your interior design and are an appealing solution for rooms where a traditional window might be problematic. For example, in a bath, a venting skylight makes it possible to enjoy natural light and fresh air without sacrificing privacy.Venting models are also popular in kitchens and laundry rooms to remove cooking odors and excess heat. In other areas of the home, affordable tubular skylights like Velux’s Sun Tunnel products make it possible to introduce natu-

Instantly transform your back yard into a garden oasis

Have you ever dreamed of turning your outdoor living area into a beautiful and tranquil escape? It’s easier than you think with stone products from Big Rock Hawaii

rom waterfalls and ponds to stepping stones and benches, Big Rock’s locally manufactured stone products are less expensive and easier to install than natural stone — and they look completely real! “We can help you create almost anything you can imagine,” said co-owner Bonnie Cooper. “If you want to do it yourself, we have all the materials you need and we will work with you every step of the way — from design to construction. If you want a professional to do the job, we can help with that too.” Visit Big Rock’s showroom in Mapunapuna, where a large Koi pond is displayed in a garden setting, and you can see samples of many of the products including boulders, Japanese-Hawaiian stone bowls, lanterns, Moss Rock pavers, ponds, waterfalls, fountains, benches, Buddhas and more. All of Big Rock’s garden products have

a 20 year warranty, weigh much less than real stone and are easy to place. “One of the most popular items we sell is our many sizes of Moss Rock stepping stones. Another would be our instant waterfalls,” said Cooper. “You can literally build a waterfall in a few hours or a pond with a waterfall in a day or two with our cast stone veneer and waterfall boulders.” Big Rock cast stone isn’t just for the

garden. The company’s man-made lightweight stone veneer is easily installed on all surfaces and has a 50-year product warranty. It can instantly transform walls or columns into a maintenance-free stone wall surface that will beautify your home and increase your property value. Since opening its doors in 1983, Big Rock has provided hundreds of thousands of square feet of rock to builders

throughout the Islands. Recently, Big Rock supplied all of the rock for the walls at Disney’s Aulani Resort, and you can also view it at Ala Moana Center, where Big Rock’s stone veneer is on all the planters, ponds, the grand staircase, at the food court and at Sears. Big Rock is the oldest and largest manufacturer of lightweight Hawaiian cast stone products and the only cast-stone manufacturer in the world to specialize in the duplication of Hawaiian stone. Only Big Rock Hawaiian stone veneer is 100 percent made in the US. “Thirty years ago, we started off just making Moss Rock veneer,” said co-owner Brian Joy. “Now we manufacture Coral, Lava, Ulupalakua, Blue Rock and Cut Plantation Stone, as well as all our unique garden stone items.” Big Rock is manufactured on Oahu, but it ships weekly to all the islands. It also ships to the South Pacific, Japan, Canada and the Mainland.

The benefits of going solar hotovoltaics is creating quite a buzz among Hawaii homeowners. Also known as PV, photovoltaics is a form of solar energy. “But instead of heating your water, it actually produces electricity,” explained Chad Matsumoto, who co-owns Alternative Electric with Bronson Apana.

Although the up-front costs may be high, there are many benefits that make PV a wise overall investment, and Matsumoto offers these examples: Lower monthly electric bill This may be the most recognizable benefit. Alternative Electric offers free

consultations and estimates on how many PV panels are needed. A company representative visits a home and looks at its roof design, electrical set up, electrical consumption and a homeowner’s budget before recommending a suitable system. Tax credits Although the initial cost for PV is high, many people may overlook the tax credits. State and federal solar energy income tax credits can reimburse up to 65 percent of the cost of a solar system. Preserves natural environment and improves air quality Hawaii’s electricity is mainly generated from fossil fuels. By producing electricity with a PV system, Hawaii can decrease oil demand and green house gas emissions. Investment purposes A PV system is one of the best investments a homeowner can make. After tax credits, the payback on a PV system is approximately six to eight years, and maybe even sooner as the cost of electricity rises. After the system pays for itself, a homeowner can enjoy 17-19 years of virtually maintenance-free electric production. A PV system also increases the value of a home. It increases equity and it’s a hot seller, according to some Realtors. Alternative Electric designs, installs and maintains solar photovoltaic systems. “We take care of all phases of PV installations, so homeowners get the best quality materials, design and workmanship,” said Matsumoto. “We are also a full-service electrical contractor offering residential and commercial electrical services as well as photovoltaics.” Hawaii’s year-round sunshine makes it one of the most efficient solar energy sites in the world.
