hen it’s time to fix up that older home, you need to trust an experienced and local contractor, who supports Hawaii. Tropical Wholesale has been fixing residents’ homes for more than 30 years. During that period, the company has worked on thousands of homes with a firm commitment to quality workmanship and using the best materials. Here are key reasons to trust your home to Tropical Wholesale: The company is locally owned and operated, serves Hawaii’s homeowners and provides the best home improvement products that money can buy. Tropical Wholesale is not limited to one product, but is a general

contractor with multiple licenses and products. Tropical Wholesale is a distributor of windows, siding, roofing, patio, bathroom and photovoltaic solar products. This means it gets factory container load prices. Tropical Wholesale also has been trained to install these products at the factories, and is a certified installer. Tropical Wholesale has had to adapt, modify and improve the way products are installed because Hawaii is a very unique place. Where else have you seen a girth board, water table or roof deck made of canec? Most people don’t

even know what it looks like and haven’t worked with it before. So if you renovate your home, be sure to choose a local contractor like Tropical Wholesale, the experts on Hawaii’s homes. Tropical Wholesale is fully licensed, bonded and insured to exceed what is required by the licensing board in Hawaii. The company has had thousands of customers. Some are most likely friends or relatives of yours. Plus, Tropical Wholesale is a Sam’s Club contractor. So if you’re a member, call Tropical Wholesale or visit Sam’s nation-

the salt-air conditions. Too many people buy a product, then later need help, only to find out that the company is out of business and the salesman had falsely told them that the items had warranties. Rest assured that all Tropical Wholesale products have manufacture warranties for Hawaii. Your business with Tropical Wholesale also supports local charities. Last year alone, Tropical Wholesale donated to many charities, including Kamp Hawaii, La Pietra, The Kalima and the Salvation Army. In fact, Tropical Wholesale rebuilt the Robert Lewis Stevenson building for the Salvation Army headquarters in Manoa in 2010 and 2011, to restore the longmissed Hawaii landmark. So when making those final decisions, think local to benefit Hawaii. When the time comes to trust your old home to a contractor, go with Tropical Wholesale. We can do almost any job at a reasonable price, with the best materials available. Remember, vinyl is final. After 37 years of fixing Hawaii’s homes, Tropical Wholesale can prove it. Call Matthew Houar, owner/contractor of Tropical Wholesale. Or, call Mike Houar at 2631252, or Matt Houar at 2922942.

All products are warranted by the manufacturers, Tropical Wholesale and Sam’s Club. Tropical Wholesale only uses fully warranted products. This means you get the best warranties. Our windows are Simonton Win-dows, which are rated No. 1 by J.D. Power. They have a lifetime warranty on frame, hardware and workmanship. The company’s siding is Norandex, the thickest vinyl siding available. Tropical Wholesale even has one that looks like HardiBoard, but is lifetime warranted. The company has horizontal, vertical and shake styles. It can get any type of siding you want, and its roofing is Gerard, the only nonprorated roof warranted 100 percent for 50 years. Tropical Wholesale is a fully licensed electrical contractor. Call Tropical Wholesale to save big. You do not have to pay $60, $70 or $100,000 for a photovoltaic system. Most importantly, every time you buy any home improvement product in Hawaii, check to see if the Mainland manufacturer has a Hawaii warranty. The reason is that most manufacturer standards avoid warranties for products shipped to Hawaii because of

New home ‘centered’ by surrounding ocean, childhood memories This is the second in a three-part series. lan Nelson and his wife, Cyndi Keller, are in the process of watching Graham Builders bring their dreams for Alan’s childhood home on Spinnaker Isle in Hawaii Kai to fruition. Like so many homeowners in Hawaii, they love the idea of bringing Hawaii’s temperate climate, beautiful water and outdoor living “into” their home. “We asked Graham Builders to design a home reminiscent of my childhood on the water in Hawaii Kai,” said Alan. “I grew up on the water and I work as a marine biologist. I have spent a lifetime enjoying all the gifts that the ocean has to offer, including surfing and just being in it! We wanted to incorporate the open, airy, wonderful fresh feel of our tropical Hawaiian waters into our home.” In his book, “The Hawaiian

GRAHAM BUILDERS ADDRESS: 1144 YOUNG ST. CONTACT: 593-2808 • grahambuilders.com Canoe,” the late Tommy Holmes described Hawaii as “a land of the most geographically isolated culture on earth, discovered and settled thousands of years before Captain Cook was born.” Were it not for the water, none of us would have ever found Hawaii. Alan and Cyndi asked Graham Builders to “build that age-old tradition” into their new home. Simple but impressive touches, like corner windows, exceptionally high ceilings and a large window at the corner of the bathtub in the upstairs master bath, will offer more than just rooms with a view. There is not only the close proximity to the water, but the perception that the home is a part of it. For example, soaking

in the master bathtub will give one the sense of sitting in the middle of the water located just steps away outside. The master bedroom will feature a lanai that seems to “float” over the water below. It is clearly set back from the water, but the views makai and down below make it seem to extend much farther over the water’s edge. “We really wanted the NelsonKeller family to feel their surroundings in a big way,” said Evan Fujimoto, Graham Builders’ president. “We designed as much see-through view as we

could, without sacrificing privacy, and giving them the feeling that they really do live in the middle of the Pacific Ocean.” “Everything about our Graham Builders home- building experience has been positive,” said Cyndi. “It’s exciting to see all the discussions and drawings as they finally become three-dimensional. We feel like this has been a group effort and that Graham Builders is just as excited about the project as we are.” This story is part two of three that follows the Nelson-Kellers in their design+build journey with Graham Builders. The completed

project will be unveiled in late summer. Stay tuned as you won’t want to miss the finished product! BUILDNEWORREDO? fter attending a Homeworks Construction Build New Or ReDo seminar, a couple with two young children decided that Homeworks was the right contractor for their project. They had recently purchased a 65-yearold home in Kailua with the intention of remodeling. When Homeworks project coordinator Sarah VanDeVanter was contacted by the couple requesting a consultation, she agreed to meet with them at the home. “Initially, we looked into the possibilities of remodeling, but after a close inspection of the home, inside and out, it became evident that the scales would tip in favor of a complete rebuild,” VanDeVanter said. “When I first proposed looking at building a new house, they were excited about the prospect of owning a brand new custom home, but worried about cost. “Even with a significant budget of approximately $150,000 to $175,000 for the remodel, it would not be possible to turn this house around. The rooms were small and cramped, and the kitchen was completely closed off from the rest of the house with no natural light or ventilation. Also, the house had been poorly maintained and suffered from significant ter-

mite damage ... then we discovered several illegal additions. When we reviewed the problems with the owners and explained what it would take to fix them, it didn’t take them very long to agree that rebuilding was the right decision.” As a design/build firm, Homeworks was able to handle every phase of the project “in house” — from demolition, to plans and permits, to interior finishes. The owner, a professional chef, had specific criteria for his all-new “dream kitchen.” The entire creative process was a collaborative effort with the Homeworks team, including architect Mario Tadeo, kitchen

Ensuring that your roof is solar-panel ready s more and more Hawaii homes and businesses are looking into solar installation to help fight rising energy costs, the number of homes and businesses switching to solar panels is on the rise for both residential and commercial properties statewide. Before installing a solar panel array, it is important to assess the condition of the existing roof. By ensuring the integrity of the existing roofing system, you will avoid future problems such as leakage, repair or the need to remove panels to re-roof. Certain types of roofs, such as tile and shingle roofs, can present challenges to the solar contractor like cracked tiles or loose shingles. By having your roof inspected and getting the necessary

repairs prior to solar installation, you ensure that your roof is in proper condition for solar installation and is less likely to cause you problems in the future. Your existing roof’s warranty is another important factor to consider. Knowing the warranty of an existing roof is vital when deciding to go solar. If the warranty will expire soon or a homeowner has experienced persistent leakage, it is a good idea to install a new roof before making the investment for solar. Removing solar equipment to make repairs to a damaged roof can be quite costly. Therefore, it is important to know how much longer you have until your warranty expires, so you can make the best decision. An inexpensive way to enhance

the integrity of the substrate (roofing surface) on your flat or lowpitch roof is through the installation of a coating system. This watertight system ranges in price from roughly $3 to $5 per foot and holds material warranties ranging from five years to the lifetime of the structure. It is advantageous to coat your roof prior to solar installation because this creates a watertight membrane that will not allow water to penetrate and cause leakage in the future. For steeper roofing surfaces, asphalt shingles are a great option. They also are cost-effective and have many great warranty options from 20 years to the lifetime of the structure. Pricing for this roofing system ranges from $3.50 to $5.50 per foot. Here at Surface Shield Roofing, we work on a daily basis with many local solar companies to ensure that the integrity of the roof isn’t compromised and remains sound before and after solar installation. We will assist you with an assessment of the existing roof, and help you determine the most cost-effective and efficient way to go solar without needless costs long-term. Whether it be a watertight coating system for flat and lowpitch roofs, a new metal roof or a new asphalt shingle roof, we will help you from start to finish and ensure your roof is in perfect condition for solar installation. Call us today and make an appointment. Let us help you reduce your energy costs!

something neutral, negative or of no interest (such as the nosy neighbor’s front door), place something like a piece of artwork that you love in the mirror’s path to draw in more favorable energy.

I am so confused as to what color to paint the rooms in my house. Every book says something different. Is there a simple way to choose the “right” color? When in doubt, choose colors you see in nature: the browns of the earth, the greens of the trees, the vibrancy of the flowers, the peacefulness of the blue sky and the warm golden glow of the sun. How does that make you feel? When your interior colors reflect those of nature, you bring nature’s life force into your home. Avoid colors that are “artificial” or that you wouldn’t find in nature. You will never go wrong using earth tones as your base color and vibrant floral shades as accents.

Water I know water fountains are good feng shui, but I also heard that placing them in certain areas is inadvisable. How do I know where to put the fountain to enhance my home’s energy? Placing fountains around the entrance is excellent. Fountains with a directed water flow should face into the home to mirror your movement as you enter. It also is acceptable to place

What are some good feng shui gifts to give? Can you give me some ideas that would be appropriate for most occasions? Plants are universally feng shuipositive items. In your home, these small pieces of nature create fresh air and fill the space with healthy energy. Look for plants that are full, lush and vibrant. Books represent wisdom and knowledge. Giving the gift of a book is a wonderful way to open someone’s mind to something new and exciting. Fruit or sweets, such as fruit baskets, chocolates and the like symbolize wishes for a full, sweet and abundant life. For couples, anything in pairs symbolizes a strengthening of the union, so give two of something: pictures, lamps, candles, figurines, etc. The key to giving a feng shui-positive gift is the intention and the symbolism. Try not to get so caught up in picking the right color, shape and size that choosing a gift becomes difficult. Go with overall meaning.

Make sure that you have just a few items that represent the relationship energy you want to create. Creating the physical space for a partner helps to align the energy for that person to enter your life. Likewise, make sure to remove from plain view any items associated with past relationships. They could energetically be holding you in the past.

fountains anywhere along the left wall of a home or room, or in the far left corner (as you are standing at the door facing in). Avoid large fountains in the bedroom. Too much water there can disrupt emotions.

I am looking for a partner to share my life with. What is the

best way to attract someone using feng shui? Different areas of the home correlate to various areas of your life. Your bedroom and the far right corner of your home (as you stand at your front door facing in) relate to relationships. The number two represents relationships, so pairs of things are favorable in those areas, but do not go overboard.

It does not make sense to invest in beautiful furniture, rugs, paintings and accessories if they are in the dark. The perfect light fixture not only illuminates a space — it also is a beautiful, decorative design element. “When looking for a light fixture, think of yourself as a curator looking for a perfect piece of art, said interior designer Laurie Smith, known for her role as a featured designer on the hit television show Trading Spaces (2000-2008). Smith said, “Like art, a fabulous fixture can make a strong design statement, as well as provide illumination for your space. Often consumers do not realize the difference updated lighting can make in their homes. Smith suggests finding one special piece and building a room around it. “In design school, we learned that lighting is the most exciting and mysterious medium in design. Lighting is sculptural; it’s textural, it’s exciting, she said. “There are so many varying styles and designs in lighting today that the possibilities are endless. Different

HUA XIA By Kyle Galdeira ua Xia Construction is in the business of making dreams come true — from renovations to new homes, the family business is ready to help customers make dreams a reality. Xiang Feng Cao got his start in the construction industry while working as a carpenter in China. He eventually opened his own business and workshop there before deciding to move to Hawaii in 2000. The skillful craftsman worked for various local companies until deciding to build his own construction team. Cao, with the help of his son, Andy, formed Hua Xia Construction in August 2008. The duo, along with a team of experienced workers, has been assisting local home and business owners with

their building and remodeling needs ever since. “In China and Japan, we can see many historic construction (projects) that were built a thousand years ago, but are still solid and workable,” said Cao. “Our company would like to help our customers build or remodel their homes like that. We always provide high-quality works, friendly cooperation and reasonable cost to our costumers.” As Andy explained, Hua Xia receives a great deal of business via positive referrals and by prospective customers noticing other finished projects. “Most clients will see a house we’ve built or remodeled in the past as an example of our workmanship,” said Andy. “We feel confident working as a family to make our clients happy.”

HAWAIIRENOVATION can find a plethora of floral options online at websites like MuralsYourWay.com.

Daring creativity blooms in this season’s floral decor little black dress, a great pair of jeans and a leather jacket — some styles never go out of fashion. Some elements of home decor share that same sense of timelessness, and none more so than a simple floral theme. “Flowers are always fashionable, stylish and ontrend,” says Dani Nichols, a trend-watcher for home decor website Murals YourWay.com. “Whether you’re looking for just the right touch of elegance and

life for patterned upholstery, or modern floral murals to make an accent wall pop, flowers are always appropriate.” Nichols points to hot trends in floral decor this spring and summer:

Floral walls “Flowers have always inspired paint makers to create colors that pay homage to both the boldness and the delicacy of floral inspirations,” Nichols said. This year, paint manufac-

turers are offering a diverse palette of floralinspired colors, from dusty roses and iris blues, buttercup yellow and daisy white, to frothy lilac and popping peony. Floral wallpaper and floral murals also are great ways to incorporate flowers into a room’s decor. A subtle pattern of small, delicate flowers can create a gentle, peaceful feeling in a room. Or, go bold with an accent mural that depicts a single, showy bloom. You

One of the most enjoyable ways to decorate with florals — cut flowers — is also one of the most fleeting. Few beautiful things are as short-lived as cut flowers. This season, look for cut flower designs to trend toward sustainability, as everyone looks for ways to get more enjoyment from their flowers for longer. While adding the packet of plant food will help keep a florist’s bouquet alive as long as possible, there’s more everyone can do to make their displays more eco-friendly. Look for florists who use biodegradable packing products, compost their leftovers and choose seasonal blooms that don’t require long-distance shipping.

paired with background neutrals. This year, however, florals are going daring, mixing in metallic accents and deep, saturated purples and blues that almost appear black. A touch of silver or gold matched with pure white creates an upscale, classic effect. A dash of bronze or copper married with vibrant yellows or blues is an unexpected and delightful decorating twist. While bright or light colors are as intrinsic to floral decor as the background greenery, dark blooms impart an almost mystical aura, whether the hue is natural or dyed. You’ll see these daring pairings pop

up everywhere this year, from throw pillows to centerpieces.

Nichols also predicts designers will continue to experiment with combinations of floral patterns. “Long gone is the conventional wisdom that if you had one bold floral pattern in a room, you couldn’t do more,” she said. “It’s perfectly all right to experiment with one floral pattern on the drapes and a complementary — or even competing — one on accent pillows. “Few decorating themes afford the timelessness and flexibility of florals,” she added.

Daring pairings When you think of floral design, you probably envision bright, rich hues

‘COOL’ AID he best way to ensure that your home or workplace will remain cool and comfortable is to be ready with a new, efficient, split-ductless air conditioning system. Systems sold and installed by the Aire Conditioner Shoppe are available in a variety of styles and price ranges. You can choose a system that cools only or one that also heats. “This is also a good time to schedule servicing for your existing ductless split system, so it will continue operating with high efficiency when the hottest weather hits, said Aire Conditioner Shoppe owner Neil Wiedemann. The latest ductless split systems provide zoned comfort and are engineered to install quickly and easily. These revolutionary new systems available from the Aire Conditioner Shoppe, which specializes in Fujitsu and Mitsubishi, provide both heating and cooling with a push of a but-

They also provide individual temperature control throughout your home or business so each room, zone or floor will be the temperature you set. Concerned about air quality? These systems have the capability to filter out dust, mold spores and microorganisms. The Dry Mode helps to control humidity levels, even when cooling isn’t needed. Other standard features include Sleep Timer Auto Changeover, 24-Hour Timer Cold Prevention, Auto Restart /Reset Low Ambient and Auto Louver: Up/Down, Left/ Right. Concerned about appearance? Wiedemann said. “Old or malfunctioning air conditioning systems are energy hogs that don’t do the job effectively and run up your electricity bills. The air conditioning systems available at the Aire Conditioner Shoppe are the newest models that incorporate the latest technological advances. He pointed out that split-ductless systems can be just as efficient as central air conditioning, or more efficient in terms of energy savings, depending on the lifestyle of the homeowner. Wiedemann, who has been in the air conditioning business

are slim and stylish. Indoor units have a clean, aesthetic design and are powerful, though small and shorter in length than competing units. The variable-speed compressor helps systems adapt to shifts in heat load caused by the afternoon sun. Concerned about noise? If sound coming from your current system interferes with TV, conversation or even falling asleep, treat yourself and your family to a new system. These units are so quiet you won’t even know they’re on. How about cost? “The operative word is ‘efficient,’’

He also sells less expensive window units that are often the choice for apartments, condos and houses. “Even the window air conditioning units, which are generally what you see in older apartment buildings or townhomes, have been extensively improved both in efficiency and appearance. However, the tenant and/or owner needs to obtain permission from the management company and/or apartment owners association to install any type of air conditioning, he added. Both ductless split systems and window air conditioners are on display at the Aire Conditioner Shoppe showroom in Waipio and also shown and described on the website, www.aireconditioner shoppe.com. The company installs, repairs and services what it sells. Wiedemann guarantees the lowest prices for any product he sells with installation of the same equipment. IT’S A COLORFUL LIFE LIVEN UP YOUR HOME WITH BRIGHT HUES s you look around, you might start to feel like your home is a little, well, blah. If so, just adding a little pop of color into your home can help. Once you have an idea of the color direction you are heading in for your home, the fun begins. Start by thinking about the colors you want to add, where color can make the most impact, and just how much you need to give your home a fresh look. Here are a few tips to get you started on your adventure in color:

Explore color More than likely, you already have a favorite color in mind and would be OK seeing more of it in your home. Or, maybe a little inspiration from

the season’s hottest hues would help. Either way, the first step is to explore color. Take a visit to your favorite clothing boutique, stop in at a paint store or flip through home design magazines. Choose the looks you are most drawn to or the colors that evoke a feeling of happiness or calm. These colors reflect your personal style and will make you feel most comfortable in your home.

Start small After picking a color palette, don’t go out and paint your whole house with it, start small. Just changing your accent pillows, throws, lampshades or accessories can make a big impact when you are first incor-

porating a new color. Remember to make sure the color flows well throughout the entire space, especially if your home has an open floor plan with rooms easily visible from one to the other.

Accent with artwork Another easy way to bring color to your home is by updating artwork and wall decor. Simply moving artwork from one room to another can give your home a refreshing look, and adding some newly purchased pieces to other spaces can breathe new life into your home.

Be brave If you’re ready to go all out with color, it’s OK to make a dramatic change. The kitchen is a

L SETHA E DEAL inter season was rough this year, with lots of water. In general, our roads and asphalt are wearing down. Since it’s that time of year again, spring, better weather means starting the garden and maintaining your asphalt. Don’t let your investment get oxidized and crumble away. Repair the potholes, fill the cracks, sealcoat the surface and restripe with nice, vibrant paint. Walker-Moody Construction just finished its repair of King Shops at Waikoloa on the Big Island — on time and on budget. The company completed 6,300 square feet of asphalt repairs, crackfilled all cracks larger than 1/4- inch with CrackMaster PL hot crack filler, squeegee-applied one 20 | HAWAII RENOVATION | MAY 20, 2012

BY MAINTAINING YOUR PAVEMENT SURFACES coat of OptiPave Plus sealcoat over 110,000 square feet, spray-applied one coat of MasterSeal Ready-To-Use sealer over 110,000 square feet and striped all traffic lines to match the existing ones. Walker-Moody Construction finished the project in three phases, which only took three weeks. The heart of an effective pavement maintenance program includes periodic sealcoating with an asphaltbased emulsion pavement sealer. Asphalt-based emulsions are not toxic like coal tar, and are water-based, leaving an easier cleanup. If left untreated, asphalt pavement will deteriorate rapidly. This is because it is made of asphalt binder and rock, so immediately after paving, the asphalt binder combines with oxygen and

becomes brittle or oxidized. This leads to cracking and weathering soon after installation because moisture penetrates the asphalt, which causes further damage and deterioration to the pavement. Sealcoating protects against oxidation. An unsealed pavement allows water to penetrate the pavement structure, leading to base erosion and, ultimately, pavement failure. Sealcoating provides a protective barrier to stop water penetration. Also, if left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline. Once the sealcoat begins to wear off and the rock is exposed, it’s time to apply another coat. Walker-Moody Construction has the

latest technology and training to provide asphalt maintenance services. Call 839-2781 to talk to the company’s trained professionals. They will come out and review your property, measure the asphalt for accuracy, provide recommendations in a formal proposal and deliver on-time and on-budget projects. If you are an association or board, they also will talk with directors or attend board meetings to answer questions. Whether you want a quick fix or a long-term solution, give the professionals at WalkerMoody a call because they fix it all. Asphalt maintenance work for the company is now approaching 9 million square feet. Again, call Walker-Moody Construction to receive your free estimate.
