ABOUT NUEVO CHAPARRAL Welcome to Nuevo Chaparral, a jewel nestling in the hills between Malaga and Marbella with stunning views across the beautiful Mediterranian sea. Nuevo Chaparral is surrounded by El Chaparral golf, which covers an area of approximately 500 acres of wonderful rolling hills and Andalusian pine forest. With an average yearly temperature of 18 ºC and over 8 hours of sunshine each day, these hills support some of Andalucía’s most beautiful flora and fauna. The area also encompasses El Chaparral de la Condesa, a development of secluded traditional premium properties set within landscaped private grounds and, in addition, two other zones of land as yet undeveloped, the majority of which is owned by the same developers as Nuevo Chaparral. The golf course was originally constructed in 1991 by a British Spanish consortium, who had the foresight to engage the services of the renowned golf architect Pepe Gancedo who, with his unique hands on approach, carved out of the surrounding pine forest a beautiful yet challenging 18 hole golf course. This course winds itself majestically through the development and the surrounding countryside. In 2003 the golf course was purchased by Antonio Rubio, who brought back Pepe Gancedo to regenerate and upgrade the course. Whilst maintaining all of its previous charm and character, he managed to give it just that something extra special which is why today El Chaparral enjoys its status as one of the top golfing venues in the area and is known for its spectacular beauty, lush greens and beautiful rolling fairways. The golf course, and the previous low density developments within Golf El Chaparral, have inevitably influenced the developers of Nuevo Chaparral who continue in the same vein, pursuing a planning strategy that limits the number of properties to only 240 in 80 acres of outstanding natural countryside. Nuevo Chaparral will consist of either individual luxury villas or executive linked detached properties within secure gated communities. This new area constitutes the lowest density urban area in Mijas Costa and represents a unique opportunity to buy within beautiful countryside but only a stone’s throw from the cosmopolitan amenities of both Malaga and Marbella.

BUILDING QUALITIES Structure The foundation and structure of the house will be in reinforced concrete HA - 25.

Facade Cavity walls with a minimum 10cm insulated chamber Cement coating with damp course and finished with plastic paint.

Roof Formed with a waffle slab slab with two layers of asphalt and sprayed on polyurethane insulation. The flat areas will have a tiled finish and the slopes will be finished with Andalucian style roof tiles.

Interior walls Interior brick walls finished either with plaster or ceramic tiles.

PURCHASING A PROPERTY IN SPAIN Having decided that you wish to proceed with the purchase of a property in Spain, there are certain legal requirements and criteria that need to be adhered to enabling a smooth and trouble free experience. 1- Selecting legal representation Spanish law, as in most countries, can be complicated and, as such, we advise all of our clients to obtain proper legal representation. We have connections with various top quality legal consultants who will offer you a full FREE consultation to advise you of the complete purchase process. Of course, you may still wish to instruct lawyers of your own choice .

2- Exchange of private contract Upon acceptance of an offer by the owner, the next step is for your legal advisors to do due diligence checks and agree the content of the private or option contract with the sellers and yourselves.

3- Completion at the Notary The sale is formally completed in Spain when the public title deeds of purchase are signed in the presence of a public Notary. At the signing, the final payment is made and possession is transferred to the purchaser.

PURCHASING A PROPERTY IN SPAIN 4- Registration Once the title deeds have been signed, they will need to be registered in the local land Registry. Before registration, the title deed will be presented to the tax office for payment of any tax or stamp duty that may be due payable. This work will be carried out by your lawyer.

5- Taxes IVA(vat) If you are purchasing land or a property from a company, IVA is payable . The current rate for land is 21%. And for either off plan property or a completed property, the rate is 10% Stamp duty Stamp duty is payable by the purchaser at 1,5% on both land and property

6- Other fees for the purchaser Lawyers charges should be between 1% and 1.5% of the purchase price depending on the work to be done. Notary and Registry fees combined account for approximately 1% of the purchase price.
