Tradesmen Contracts and consents – the essentials When building a home or renovating an existing home, one of the major factors in customer confidence is peace of mind For those larger jobs, true peace of mind comes from having an easy-to understand, comprehensive contract. A contract puts down in writing exactly what to expect and what must be delivered, removing the chance of misunderstandings, communication breakdowns and acrimonious disputes. Rather than being seen as ‘unnecessary paperwork’, a good contract should be viewed by both parties as an agreement to facilitate the best result possible. A good example of such a contract comes from Certified Builders, who offer the option of a HomeFirst builders’ guarantee with ten years of coverage. This comprehensive document covers not only the quality and fitness of workmanship, but also makes provision

of completion of the job should your first choice of builder be unable to continue (due to injury or illness, for example). Standards NZ have also produced a versatile and robust building contract which may be used for most building work. Finally, it’s always your option as a customer to draw up your own individual contract, after taking appropriate legal advice. The other hugely important document in the building process is the application for resource consent submitted very early in the process. The biggest change to this part of the building procedure also centres on the new building law – consent documents now require you to provide the details of the correctly licensed builder who will oversee construction. Needless to say, consents are unlikely to be handed down for projects without the a properly accredited professional in charge!
