The Case-Shiller price index was up 4% in Denver this June over last June - #4 in the nation. If the index doesn’t mean much to you, and you are more of a raw numbers person, then the CoreLogic figures may make more sense. CoreLogic posted a 7.2% percent gain in Denver average sales prices over the same time period. CoreLogic still takes into account many variables, so if you want to know the absolute raw Metrolist data, here it is; for all types of property (Residential, Condo, Income, and Land), June 2011 against June 2012, the average price across Denver Metro has risen 6.9% to $271,788. If you consider only residential properties and condos, prices have risen 13.5% to $302,501. If you only look at residential property, prices have risen 11.0% to $324,497.
Speaking of where people want to live, the demand for property in Northwest Denver, commonly referred to as “The Highlands”, is extremely high. Year to date, average residential prices are up 13.4% over the previous year to $312,524, and August 2012 is up 14.5% over August 2011 to $328,344. At an average of 43 days in market before contract, it takes about 2 weeks less to sell a house right now than it did a year ago. The Case-Shiller price index was up 4% in Denver this June over last June - #4 in the nation. If the index doesn’t mean much to you, and you are more of a raw numbers person, then the CoreLogic figures may make more sense. CoreLogic posted a 7.2% percent gain in Denver average sales prices over the same time period. CoreLogic still takes into account many variables, so if you want to know the absolute raw Metrolist data, here it is; for all types of property (Residential, Condo, Income, and Land), June 2011 against June 2012, the average price across Denver Metro has risen 6.9% to $271,788. If you consider only residential properties and condos, prices have risen 13.5% to $302,501. If you only look at residential property, prices have risen 11.0% to $324,497.
Speaking of where people want to live, the demand for property in Northwest Denver, commonly referred to as “The Highlands”, is extremely high. Year to date, average residential prices are up 13.4% over the previous year to $312,524, and August 2012 is up 14.5% over August 2011 to $328,344. At an average of 43 days in market before contract, it takes about 2 weeks less to sell a house right now than it did a year ago. With three vibrant pedestrian-friendly retail sectors, endless eateries – many of them world class, three beautiful lakes, abundant parks and easy auto and pedestrian access to downtown, it’s easy to see why people choose to live in The Highlands. Prices aren’t going down anytime in the foreseeable future, nor are interest rates, so now is still the best possible time to jump aboard the real estate band-wagon.
