Merry Christmas & Happy Holidays! Well, the Holidays are upon us...Hallmark Channel’s been in high gear since their Christmas in July marathon this past summer, and are now back with feel-good holiday programming around the clock. Come on, you know the deal with these typically 90-minute movies, featuring B-level actors, who we almost always sit and ask ourselves, “How do I know that person?” It’s usually something like this...Handsome financial executive, Michael, leaves the big city for a more relaxed life in the country. Shortly after moving, he meets the cute school teacher, Kate, at the local coffee shop, where the owner introduces them over an awkward initial exchange. After several chance encounters at the quaint town’s dry cleaner and local market, Kate’s mother intervenes and asks Michael to dinner while filling his car with gas. Interested, Kate has been playing hard to get and is embarrassed by her mother’s forward invite without asking her first. After a series of misunderstandings, Kate is faced with having to meet for dinner at her mother’s house but already has plans to go to the church-sponsored barn dance with another man, which she forgot all about prior to accepting dinner at her mother’s. Close encounters ensue, with Kate’s mother insisting Michael go to the dance and find Kate instead of staying for dinner. After some mild unpleasantries, Michael finds Kate alone outside the dance only to offer his true feelings for her. They awkwardly kiss and make their way back to Kate’s mother’s to help plan Christmas dinner and a coat drive for the poor on Christmas eve.

What is an MBTA Community? An MBTA community is a city or town that has public transit or is adjacent to a community with public transit. Every city and town on the North Shore is a designated MBTA Community. This includes all of Essex County and Eastern Middlesex County.

There has been a lot of discussion about the Multi-Family Zoning Requirement for MBTA Communities, commonly referred to as 3A because the guidelines are in Section 3A of MGL c. 40A. 3A was enacted as part of the Economic Development bill of January 2021 and the final guidelines were released in August 2022. In its most basic form, 3A requires that every MBTA community shall have at least one zoning district that meets specific requirements on density and minimum multi-family unit capacity. The district(s) must be located within a proximity of 12 • December 2023

Where are we in the process? Most communities have until December 31, 2024, to have their zoning in place with some smaller communities having until 2025. After initial pushback, all North Shore Communities submitted an action plan to reach interim compliance. Expect to see even more conversation on this topic as communities conduct economic feasibility studies and work towards a zoning proposal in 2024. In those conversations remember that 3A has no building requirements, the law removes barriers to housing production and was adopted to address the critical need for housing in Massachusetts.

Jeanne Geiger raised over $90,000 that will go towards free, safe, and confidential programs throughout 16 local communities. The Center has a dedicated staff that use evidence-based approaches to meet the complex needs of adults and children in crisis due to domestic violence. No amount of financial success or popularity is as important as the time Adam spends with his wife Jessica, his two children, Hudson, 9, and Winneford, 7. The family of four spends most of their free time in the winter months skiing in New

Hampshire. And in the summer, you can find them out on the waters off Marblehead most every weekend. Making the best of a situation is Adam’s strong suit, and the COVID19 pandemic was no exception. “The pandemic has allowed more family time than I ever would have imagined, and memories I will never forget. We started daily walks together, family dinners every night, and even though work was busier than ever we were able to slow down and enjoy our time together”, Adam explained. “Life is about balance.” @realproducers

With its breathtaking beaches, rich history, and welcoming community, Gloucester has always held a special place in Katelyn Ciaramitaro’s heart. Born in Hamilton, she grew up visiting Gloucester frequently, where she created some of her most cherished memories. In a photograph still proudly displayed in her parents’ home, Katelyn and her sister, at ages 10 and 12, play in the waves on the Back Shore. The photo, taken by her father in the aftermath of the 1991 Perfect Storm, is a testament to her enduring connection with the city she now calls home. “I remember saying in high school that I want to live on the Back Shore, I’m going to get married on the Back Shore - and so far, I’ve checked both of those boxes,” Katelyn said, smiling. Now, Katelyn is helping others discover the magic of Gloucester as a Realtor and Discover Gloucester Board Member. Changing Tides

In the summer, you will most likely spot Katelyn on her boat, cruising down the Annisquam River with her family and friends. Gloucester’s unique charm never ceases to captivate her. “It’s eclectic. It’s vibrant. I mean, who doesn’t love the beach and the ocean? There’s something special about Gloucester,” she said. Her husband, Joe, is steeped in Gloucester culture as a third-generation co-owner of his family’s lobster company. “If you’re eating a lobster tonight, it could have come from my husband’s dock,” she said, beaming. While Katelyn has always had an affinity for the city she calls home, she spent over a decade

traveling extensively to the Caribbean, Mexico and other resort destinations as a Business Development Manager in the travel industry. After earning a sports medicine degree, she initially aspired to become a physical therapist. But when faced with the prospect of dissecting a cadaver, she sought a different path. Her life took a remarkable turn when a woman walked into the gym where she worked as a personal trainer, setting in motion a series of events that would lead her to the Caribbean. “In our first conversation, she told me about her job with beach resorts in the Caribbean, and I was intrigued,” Katelyn recalled. A position opened up, she sent in her resume, and despite never having flown alone or owning a passport, Katelyn got the job. Before she knew it, she was on a plane to St. Lucia. After several years of jet-setting and late nights, it was time for a change. Katelyn transitioned back to the fitness industry and became Director of Sales for the Manchester Athletic Club while nurturing a side hustle as a travel agent, helping friends and family plan destination weddings, honeymoons and vacations. Her love for travel endured, and she found her way back into business development in the travel industry and once again became a frequent flyer to the Caribbean. As the Regional Director of Business Development for AIC Hotels, more commonly known as Hard Rock Hotels, Katelyn met celebrities like Bret Michaels and Ja Rule. In that role, she focused on building relationships with agencies and tour operators across New England. “Then, Covid hit, and everything changed,” Katelyn said. Business ground to a halt as travel restrictions and shelter-in-place orders took effect across the world.

During the downturn, Katelyn found inspiration from a colleague in New Jersey who pursued a real estate license. Rick Nazzaro’s journey is a tapestry of a life filled with meaningful connections. For over 38 years, he’s navigated the ever-shifting real estate industry, from the days of MLS books to the world of Zillow and TikTok. And while so much has changed, Rick’s passion for people has continued to be the driving force of his career and life since he got licensed at 18. “The expression ‘it’s just business’ may sound good, but it’s hard for me to feel that way,” he said. “I tend to take things very personally.” As a result, Rick has always strived to treat people in such a way that they would leave him with a good feeling. “People often forget what you did, but they remember how you made them feel.” Rick has an extraordinary knack for forging deep connections, both in his professional and personal life. He’s cherished the same group of friends, his “besties,” for an astonishing 50 years. “We’ve said the same jokes for 50 years, and we still roll over in hysteria,” he said. He brings a quick wit and deep care for people to every interaction. His clients are more than business contacts – they are cherished friends who invite him over for coffee, share lunch, and never forget to send a Christmas card. “It’s all about the relationships we make along the way!”

His passion and drive are firmly rooted in his profound love for people. “I always try and impress upon my kids that a small, thoughtful gesture is often more appreciated than words can measure,” he said. “A handwritten note of thanks, a kind compliment, or a phone call to a loved one to check in - all anyone really wants is to be thought of.” Rooted in Real Estate

Rick discovered his affinity for sales working the floor of Thom McAn Shoes at just 15 years old at the old Redstone Plaza in Stoneham. He earned a 1% commission on shoes, which most customers came in for, and 5-10% on extras like socks, purses, and weatherproofing supplies. Rarely did one of Rick’s customers leave without a few extras. His coworkers joked that he could sell size six pumps to a man who came in looking for size 12 basketball sneakers.

as a manager for a hotel/restaurant, after having worked as a bartender during college at the same hotel, thinking he would enjoy the stability. Within two years, he was bored, overworked and missing his tip money, as he had earned more before the management promotion. “When I worked in the restaurant industry, I felt I was not getting paid enough given the hours I was working,” he recalled. “I was okay with working hard and long, but I wanted to be compensated.” “So, I thought maybe it was time to put my real estate license to the test.” Real estate is what you make it, and Rick was ready for the challenge. Growing up, he watched his parents utilize real estate to help make their financial goals a reality. Rick is the youngest of four siblings, each five years apart. “Because of that, of course, my mother was busy, but she did find some time to work a bit in real estate.”

Rick jokes that his father was the world’s first flipper. “He and my mother would buy an inexpensive little house or condo, and my dad would do all the improvements himself. He was not that talented,” Rick laughed. “But his creative changes would bring a certain appeal to a new buyer.” His dad worked full-time for General Electric, making handyman repairs and improvements to the investment properties on nights and weekends. He always hoped for a significant return but was thrilled with each flip’s modest profits. “If they made $1,000 to $2,000, they considered themselves way ahead of the game.” At 18, Rick earned his real estate license, mainly to keep in his back pocket. After a stint in the restaurant industry, he put those marketing skills to work in real estate. After just a few years in the business, he opened Colonial Manor Realty with Bobbie Botticelli in 1989 at the suggestion of other Realtors in the area. When the beautiful building that continues to house their business came to market, Rick and Bobbie knew it was calling them to bring a boutique real estate office to Reading. “We derived our company name and logo from inspiration drawn from the stunning antique building, with a prominent and historically significant front door fanning,” he explained. Throughout his 20s and early 30s, he poured his all into building a firm foundation for his business and was there for his family when they needed him most.

Family First & Forever

A few years before Rick began his career in real estate, he also stepped up to be an important male figure to his three young nieces and infant nephew after his brother-in-law tragically passed away at just 35 years old. “What we thought to be a sinus infection turned out to be a brain tumor,” he recalled. “It changed our family forever.” Along with their parents and other family members, as well as a MOST supportive community, Rick was there for his sister Diane and her four young kids. He brought them to the beach, went with them to pick out a Christmas tree each year and hid eggs throughout the yard for them to find on Easter morning. “I tried to make their life as normal as possible, if there is such a thing, without their dad,” he said, wiping his eyes. “I didn’t want them to miss out on anything.” They’re now all successful adults with families of their own, but they still send Rick a card on Father’s Day and invite his family to their homes for holidays, birthday celebrations, or just on a whim to get together for a few laughs.

“While my family has endured the most difficult situation, I would never trade this experience, as I remain close to them all. We share a special bond, and I feel I am a better father to my own kids for having lived it.” After years of focusing on his bustling career, Rick reconnected with his high school friend Martha in the mid-90s. In 2002, he proposed by asking if she and her son Alex would marry him and Raven, his beloved black lab. Now, the newly empty nesters are starting a new and exciting chapter. Their son, Jonathan, has gone off to The College of the Holy Cross, and they eagerly anticipate the return of their other son, Alex, and his wife, Vicki, from Austin, Texas, where his career brought them five years ago. “Although there is a large age difference between the brothers, with each passing year, the gap seems to get smaller and smaller,” Rick said, beaming. “Martha and I have such joy knowing that our boys, as they’d say, are tight!”

Rick and Martha enjoy traveling and are sure to check out properties wherever they go. “She’s an interior designer, so together, we have fun talking about a property and all the ways we’d change it.” For Rick, the formula for a happy life is a simple one: family, friends, and their spot in Rockport. “It’s our escape,” he said of the second home they purchased when Jonathan was only a few months old. “It’s only 40 minutes up the road, but it feels a world away.” It may be a new chapter for the Nazzaro’s, but there’s no sign of Rick slowing down. Voted Best Real Estate Agent in Reading by Readings Magazine, for many years, and having achieved Number 1 status for Reading sales for years, both Rick and the brokerage have maintained their success for decades. Rick is quick to point to his support team. “They make me look good every day,” he said. “My home stager, Robin, photographer, Julie, all around muscle Tom and Tommy, Office Assistant Alyssa, and Realtor Associate, Theo - they make it happen.”

Whether in the office, at Thursday Night “Suppa Club” with his lifelong friends, on a weekend in Rockport or at a cookout with his family, you’re sure to find Rick laughing or telling a great story. No matter how much the real estate industry or life itself may evolve - some things never change. “In my high school yearbook, under my photo, it says known for his quick wit,” Rick said. “Others may not agree, but I think my wit is my best asset. FREQUENTLY ASKED QUESTIONS I often get a lot of compliments about North Shore Real Producers content, our quality of photography, professional design appearance, and overall, the positive nature and influence that our publication has brought to the real estate community here in Essex County and the North Shore. But like anything, not everyone agrees. I also get notes and calls about why we decided to feature some of the people who we've featured. How did they get in the magazine, and oftentimes, how can I be included in your pages? These are fair questions which warrant some discussion, so let me offer explanation into some of the frequently asked questions. Who receives North Shore Real Producers?

The top 300 agents/teams in Essex County, and I also include Reading, North Reading and Wakefield, based on MLS total sales volume from January 1, 2021-December 31, 2021, will receive the magazine FREE of charge for the remainder of this year. The list then resets at the end of this year. I'm hopeful that as we grow, I'm able to expand our footprint and distribute our publication to the top 500 agents/ teams and include more towns outside of Essex County. Stay tuned. What is the process for being featured in the magazine?

been nominated by peers. You can nominate other REALTORS, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don't know everyone's story.

I spent a lot of time getting to know the North Shore and Essex County REALTOR® community during my ramp-up period from April 2020 through January 2021. I was able to then catalog a lot of information on a lot of top-performing REALTORS®, many of whom were more than worthy of a presence in

our publication at a future date. In some of those instances, I selected the REALTORS® to be featured based on my conversations. At the end of the day, based on nomination information, or those who I've met on my own, I select who I think would best represent our publication each month.
