We all know that as things age, they often need replacing but sometimes homeowners neglect to take care of their home's electrical wiring and that can set them up for potential danger. Electrical consumption since the middle of the last century has increased in most homes on average about 400 percent. If you're tripping your main safety circuit box that could be a sign that you're overloading the electrical outlets and an indication that an electrical contractor should examine your wiring. Oftentimes, homes are renovated several times without any electrical wiring updated. Yet, this is a part of the house that can cause huge problems if it isn't kept up-to-date.

Outdated circuit boxes. When a home hits the 40-year mark the biggest area of electrical concern is the circuit breaker box. Zack Israel, owner of Mike Electric, says that when the circuit box becomes outdated, "it doesn't do what it's supposed to do." He says that as the house ages, the brand of the circuit box becomes obsolete "and today, a new generation of improved boxes is being installed." Israel cautions homeowners about the danger of not replacing an old and out-

dated circuit box. "If the breaker doesn't trip then the wire might melt and cause a fire," says Israel. Kitchen wiring upgrades. An area of an older home that typically needs upgraded wiring is the kitchen. "The kitchen is an area that always needs to be upgraded after 40 years. Several decades ago we didn't have microwaves and all the appliances that we have today," says Israel. He says that what can happen if the kitchen wiring isn't upgraded is that when

The electrical code requires two circuits of 20-amps, 120 volts for GFCI (Ground Fault Circuit Interrupter) receptacles for the kitchen/eating area. However, more might be necessary depending on appliances being used. Heavy-duty appliances need dedicated outlet. A common problem for homeowners occurs when there isn't

proper distribution of the electrical circuits. Israel says homeowners often don't understand this. "Let's say for example that [depending on the weather] a homeowner tries to use a portable air conditioning system or heater and plugs it into just any plug—and boom! there's no power—it trips the circuit. This is common. People don't know that they need a dedicated circuit for that kind of appliance," says Israel.

Wire insulation cracks. Another big problem for older homes is that electrical wiring insulation cracks. "Especially in the ceiling lights, the heat from the light rises into the box and causes the wiring insulation to crack," says Israel. When homeowners consider tackling the task of rewiring their home they're often overwhelmed by it— feeling like it will be too expensive and too much trouble. While it is true rewiring can be a major

renovation that, in some cases, even means the homeowner must leave the home for a period of time—due to electricity needing to be turned off or just the inconvenience of living with workers in your home -the end result of peace of mind from knowing your electrical system is working properly and no longer at risk of causing a fire–(a major concern of home insurers)—is well worth the expense and any temporary hassles.

(MCT) Q: We moved into a new house a few months ago and the lighting in here is just terrible. I’d like to get someone to do some remodeling and make our rooms brighter, but don’t know where to begin. Any suggestions for us? A: When it comes to planning lighting for your home, there are basically two important points to keep in mind: one is that light needs to be matched to its needs, and the second is that more light isn’t necessarily better than less light. I do hundreds of home inspections every year and one of the most frequent complaints I hear from people is that their home is too dark indoors. This often leads them to buying more table lamps, putting in bigger-wattage light bulbs, and leaving the lights on all the time, even during the day when the blinds are open and the daylight is pouring in. The first thing you need to realize is that

your need for light really dictates the fixtures and bulbs you use. If you just want some brightness in a room — ambient lighting that fills a room — then soft light from overhead bulbs in clear glass globes can make a room bright. During the day, use the basic principles of daylighting to cut out the need for electric bulbs — open blinds and drapes if the heat isn’t too bad (or use light-colored, loose-weave curtains to allow daylight in while stopping some of the heat), don’t block the light from skylights, and use controls like dimmers and 3-way bulbs to give off just the light you need. This is a very different strategy from how you efficiently use task lighting. This is the kind of lighting that serves a purpose like making it easy to read a book, do some sewing, or other close-up activity. An overhead light probably won’t be bright enough in many cases to give you the light you need for these tasks, and it frankly isn’t designed to do this. Specific lights — like a table

lamp on the desk when you’re writing — are best for illuminating the area where you need it. The bottom line is that the quality of lighting you home is just as important as the quantity of it. I write about CFLs a lot because they can provide this quality of light, just as incandescents have for many years, but at a lower operating cost and by putting out far less heat (it can get awfully uncomfortable having a table lamp with an incandescent bulb close to you while you’re reading because so much of the energy that is powering that lamp is producing heat rather than light). What can you do to improve the light quality in your home (and save energy, too)? Keep the bulbs clean — dust and dirt can cut down dra-

matically on the amount of light it produces. If a bulb is on a dimmer switch or has 3-way operation, use just the amount of light you need. Paint the walls in your rooms light colors to reflect light rather than absorb it, greatly affecting the brightness in the room. Even washing walls on a regular basis will get rid of dirt that is cutting down on how much light is being reflected off the walls. Focus light where

One other benefit of proper lighting is that it helps reduce glare. (MCT) We’re taking questions today that continue the topic “Getting your house ready for winter.” Question: A couple of years ago, I had nofreeze faucets installed on my foundation. I know they’re not supposed to freeze, but is there a chance that they might? Answer: If properly installed, these no-freeze faucets should do what they were designed to do. Proper installation means having the faucet incline downward slightly so any little drip will drain and dry. The only time I’ve ever seen or heard of any problem with these faucets was when the homeowner left a hose attached to one of them. This will trap water during freezing weather, causing the faucet to freeze and burst. You should disconnect all hoses during cold weather and allow them to drain completely. Then you can hang them in the garage or basement for winter storage and have them ready to use when spring comes. ——— Q: I have lots of shrub-

bery growing up against the house. The intention was to make the house look more attractive, but now the shrubs seem to be growing wildly, taking over and looking sort of ugly. My spouse likes the wild, overgrown look, so I need a cogent argument to get him off the couch for a few hours and tackle that trimming job. A: In football season, only dynamite would blast him off the couch, and then the reconstruction of the TV room — and your husband, of course — would be a problem. If you have plants growing against the foundation of your house, you might want to cut them back. When you have an opportunity to move them — check to see whether you can transplant them in the fall — do so, because root systems too close to the foundation can dig into the masonry and direct water into the basement. Lots of mildew can build up on the exterior of the house in the shade of such shrubbery, so once you cut the plants back, clean the surface thoroughly and repaint it with primer and a finish coat containing a mildewcide.
