estled in the hills of Boerne, Texas you’ll find the beautiful master-planned community of Miralomas. Since I was on my way to meet Todd Booth, 2nd generation owner and operator of Prestige Homes, founded by Lloyd Booth, I didn’t get an opportunity to visit what I’ve heard is the amazing community center and spring fed lake, but my time with Todd and his Director of Sales and Marketing, Kelly Emmons was well spent. The developers have given this community a huge advantage over other developments by building a world class pool and community center, not waiting to make the investment until the development is built out, like many developers do. We met at the 2018 Parade of Homes model at 40 Mariposa Parkway in Boerne. I immediately fell in love with the atmosphere, miles away from the ordinary but only minutes away from convenience. The stained-stamped concrete porches and garage added to my “back to nature” perception. Inside I felt like a kid in a candy store as we took a tour. My head turned this way and that way as I tried to take in all the various detailed features of this 3269 sq. ft. home, located on an half acre lot. Just a few of the features include an interior rock

wall, barn door style sliding doors, touches of mesquite cabinetry, a remote and temperature controlled electric and propane fireplace, pivoting 10’ tall glass doors that open to the covered patio and an outdoor kitchen, complete with dishwasher. More thought per square foot is a Prestige tradition. And did I mention the views, WOW! The great room, dining, kitchen and breakfast area with the 12’ ceilings and wall of glass, are all situated to take full advantage of the amazing hill country views. This spacious open floor plan is an entertainers dream, from the wine grotto with designer leather tile in the gallery, to the beautiful and durable metroquartz countertops in the kitchen. The master bedroom features beautiful wood floors, a sitting area and the amazing views allow for a light and bright setting. The master bath is a visual delight you’ll want to see for yourself. For the workaholic in the family, the study opens out to a Zen garden. I’m not an expert on these things, but I’ve heard it can be good stress reduction therapy.

You dog lovers will be woofing to all your friends about the dog washing station, but the large utility/craft room was a favorite of mine. Getting back to the outdoor kitchen, the 12’ x 10’ pivot patio glass door system opening from inside to out, fascinated me. I love the way the doors pivot open, no more sticking track systems. Butting up to the stained-stamped concrete patio is a deck that extends the outdoor living space and enhances the views. Best of all, is the man, Todd Booth, behind Prestige Homes, the

oldest locally-owned and operated home builder in San Antonio since 1959, and Vice President, John Brown. Together, with their decades of combined experience, they continue to grow the legacy of Prestige Homes. Booth is proud of their customer service and their quality control resulting from long time relationships with their vendors and craftsmen. “I value our trades people, I appreciate their talent. We build homes, not houses.” Booth said. “We personalize and specialize for your lifestyle. We want to know your habits and needs.

You can age in place in our homes.” Booth is proud to have his son, Cody, the third generation, also in the business with him. After spending time in this luxurious parade home, I couldn’t help but appreciate Booth’s humility when he said, “I don’t think I’m the best, but I surround myself with the best and we make each other better.” If you’re considering hill country living with city conveniences and country views, I strongly encourage you to visit Miralomas. It’s on Highway 46 just 5 minutes from Boerne Main Street, and 25

miles from downtown San Antonio. The amenities include a fully developed community center with a pool and multiple recreational areas, dedicated kids playground areas, approximately 200 acres of green space and a 40-acre spring fed lake. ■

atrina Kendrick eats, sleeps and breathes designing. She never gets tired of it because it’s always something new and ever changing. Each day is a new challenge and an exciting adventure in which she joyfully immerses herself. Designing for each client is a very personal task. Most of Catrina's clients become dear lifelong friends. For most of her life she has spent her days in either a furniture store, a client’s business or home, or at a market somewhere as a buyer. In the past Catrina has managed and been a buyer for several large stores. Since 2000 she has been buying or custom designing and manufacturing cabinets and furniture for her own stores. Catrina has long established relationships with many custom factories that take her detailed drawings of furniture and make people’s dreams come true. The favorite slogan that was printed on Catrina’s brochures for years was “If You Can Dream It, We Can Build It”. She pretty much can live up to that promise. Being in the design business for over forty years Catrina has a go to guy for everything! It is fun to watch her in action as she picks up the phone and gets things done. She says she has a magic wand and most of us believe it! Catrina has a wonderful staff that helps keep her design business together. Judy French, her assistant has owned two tile and flooring stores and along with her husband had a custom home building business. Judy and Catrina have worked together so long that they read each other’s minds. Tina Trotter previously owned her own design business and is one of Carina’s clients. She has become so attached that she now works for Catrina full time. Having moved here from Colorado, Tina had a new empty house that now looks like a Catrina’s Interiors showroom! Alex Rodriguez is not only in real estate but is the full time bookkeeper and keeps all of the files and accounts up to date. Hillary Swindell is that sweet voice you hear on the phone and sets up design calls and customer deliveries. The main anchor at the business is Catrina’s husband Rob Kendrick. Rob builds and maintains the web sites and does everything else that keeps the business

running smoothly. It's truly a great team and that’s what it takes to run a successful business. Catrina’s Interiors is not focused on any one style. Respecting the client’s style and vision, Catrina leads her clients with suggestions. Catrina loves to design all styles from old world, hacienda and Texas Tuscan to very contemporary designs. The last two year’s Parade of Homes have been contemporary homes. Prestige Homes is the oldest home building company in San Antonio and it has been a joy for Catrina to work with them. The 2018 home in Miralomas Parade of Homes is a Hill Country contemporary masterpiece. The open floorplan flows beautifully and the rear views overlooking the trees and hills spectacular. Catrina designed every piece of furniture specifically for the home with great partners like Eleanor Rigby Leather, Catrina’s Wood Factory and Lili Alessandra Bedding. The selections of tile and interior products are a collaboration of Catrina, Judy French and Linda Illgner from Prestige Homes. Bringing it all together, the three created a warm clean lined interior with special finishes in each room and bath. ■

OODn't it be nice to know your flooring options and design your kitchen from the floor up, an innovative topic of a recent Virtuoso Builders Seminar at O'Krent's Floors. "Wood is the most popular floor, but it's doesn't work for everyone," according to Sam O'Krent. "Today there are many options that look like wood. In addition, wood look tile, 3D technology has brought the cost down substantially, and once installed you can't tell the difference. There are also several new luxury products on the market. Our goal is to make sure the consumer is making the right choice for their lifestyle." Selling Your Home Over the Holidays CALL A REALTOR

// BY: LORENA PEÑA, SABOR CHAIRMAN OF THE BOARD

T

he holiday season is still a great time to sell a home, however you have to employ a few unique strategies to entice buyers during this busy time. September’s home sales, which the San Antonio Board of REALTORS® report in mid-October, the start of the holiday-filled quarter, were down two percent year-over-year in San Antonio. That said, the average and median prices in September showed increases, according to the Multiple Listing Service Report. The average increased seven percent to $245,126 while the median rose five percent to $224,600. With only 3.6 months of inventory on the market, it is still a seller’s market, but as you can imagine, the holidays offer unique challenges with buyers’ time split between seasonal obligations and the home search. Here are a few tips to help your home move over the holiday season.

Deck the Halls Your home looks its best when decorated for the holidays, but don’t go overboard. Keep your decorations simple and don’t overcrowd the space. Additionally, try not to offend buyers and stay with more generic fall or holiday decorations instead of a religious theme. Clear the Clutter Since you will have holiday décor, be mindful of any extra clutter. With a tree and its intricate decorations, it is easy for things to look cramped and cluttered. Clear away any small collections and store any furniture pieces that overcrowd the space. Curb Appeal Fall and winter are not when your lawn looks its best. When

46

/ NHOME HOLIDAY 2018

the trees lose their leaves, be sure to rake them up. The bare trees also expose any cosmetic issues with your home. It’s important for you to touch up any exterior paint, clear gutters of leaves and sweep debris off sidewalks. Warm It Up Make your home nice, cozy and warm. You want potential buyers to spend time in your home, so crank up the heat, turn on the fireplace and offer, or at least have the smell of, holiday treats. Allow buyers to picture themselves spending the next holiday season in your home. Price it Right Your REALTOR® will help you determine the best price for your home. Buyers this time of year are motivated and not as interested in going back and forth on price. When you work with your REALTOR® to set a price that works best for your home and neighborhood, you will likely attract the perfect buyer. If you don’t sell your home over the holidays, there is always next year. It’s only a few weeks away! ■

For more information on buying, selling or leasing your home visit SABOR.com and use a San Antonio area REALTOR®.

Work with a REALTOR® More than ever, if you are trying to sell your home during the busy holiday season, you want a REALTOR® working for you. Buyers looking for homes this time of year are motivated and usually on a deadline due to new jobs, military moves or investors looking for tax credit before the end of the year. Your REALTOR® knows how to market to these niche groups. You also want to ensure your REALTOR® is available during the holidays when buyers may be visiting family. A REALTOR® will help eliminate stress and allow you to enjoy the season with your friends and family.

Repurpose Decor for the Holidays // BY: RITA ZENZEN HECK

C

ounting the days 'til Christmas...Valentine's Day...even Easter? Wondering how you can handle all of the expense and time usually needed for changing to holiday décor? It's not all that difficult. Just take a look around and see what you already have in place that you can repurpose. Pillow covers, plants, vases, shelves. Midwest Living with a list of fifty nifty ideas as diversified as your imagination with some of them following. Christmas Past Every holiday season, the San Antonio Conservation Society repurposes its collection of antique furnishings by adding a little color and glitter from the past for its annual Steve's Home holiday tour. Several Christmas trees reflect times the past with yester-year ornaments and flair. Decorative planters include colorful poinsettias among the all-year plants. Normally unused spaces, like under the staircase, become the background for an antique toy display and antique marble tables are topped with touches of Christmas past. FOR THE STEVE’S HOME HOLIDAY TOUR, CONSERVATION SOCIETY VOLUNTEERS TRANSFORMED THE NORMALLY UNUSED SPACE UNDER THE STAIRCASE TO A DELIGHTFUL ANTIQUE TOY DISPLAY.

Pillows Everyone has decorative pillows somewhere, especially in the living/ family rooms. Right now they may be nondescript, but you can be a quick-change artist by googling holiday pillow covers and you'll discover a whole new pillow world. Christmas/winter motifs, Valentine's Day beauties and some that suggest the holidays with color, like red or green or silver. Available in sizes to fit most existing pillows, the covers zip on and immediately change the mood. Some come in sets of four, others sell individually, but all are washable and so easy to store. Vases Most cut garden flowers have disappeared until spring, so pretty vases can keep busy in the meantime holding twigs, grasses, pine and berry limbs or ornaments. Like magic, they add a holiday touch with practically no effort. Empty fruit jars also make great display spots for glittery ornaments or pine cones. Baskets Maybe they normally hold magazines or knitting, but in December they can showcase pine limbs, ornaments or just be decorated with bright ribbons and silver strands. They are also tempting as home for apples, oranges and other holiday healthy goodies.

Shelves Whether you have one or two or a whole wall of them, whatever they hold now can be transferred into a holiday happening. Wrap a book or two with bright ribbons tied into oversized bows turning them into gifts. Knickknacks can be topped with a sprig of pine or berries. A bit of tinsel will add some holiday glitz. Add a Christmas ornament, pine cones or a few angels and the holiday spirit will pop up. Serving Trays Instead of holding breakfast, give trays a new job...becoming a holiday centerpiece. Pile them with ornaments, add a small plant or holiday figure in the middle and surround with pine limbs and cones and, maybe a few of your favorite holiday treats. The options are endless. Use your imagination and watch your family and friends' reaction to your cleverness. Candlesticks Use candlesticks for their intended purpose, only expand it to holiday color and glitter candles that shriek holidays. OR, repurpose them to hold an ornament or pine cone at the top and wrap a ribbon around the base. Singly or in groups, they make a holiday statement. Battery operated candles are an option and you won't have to worry about fires. (Just a thought).

his past month on November 15th we had the opportunity to host our 3rd Annual CKC Gives Back Day at the Hill Country Daily Bread Ministries. We had about 30 family, friends, business partners, & colleagues come together to volunteer with us at the food bank. It was an amazing day! We loved working side by side our friends to help make our community a little better. This community has really welcomed and helped our business grow over the past 16 years and we really want to seize any chance we can to give back to it. Thank you you from the bottom of my heart to each person who showed up to volunteer with us! â– CKCCustomHomes.com

The Two Became One INTERIOR DESIGN MEETS FASHION // BY: NICHELLE N. HOSLEY // PHOTOGRAPHY: ART HOSLEY JR., STEVEN ARIAS, LADONA FULLER-DAVIS

N

ovember 16th marked the 3rd Annual Interior Design Meets Fashion Show (IDMF) held at the Brick at Blue Star Art Complex in Downtown San Antonio. This concept of merging two worlds came out of a desire to celebrate an evening of Interior Design and Fashion all while giving back to our community. In previous years, IDMF has raised nearly $8,000.00 for charitable organizations. Proceeds from this year’s show will go toward The Women’s Educational & Healing Retreats, Inc. whose mission is “Teaching People to Get Well.” The IDMF fashion show featured local and national brands such as HerStory Boutique, Tudis Africa, Tuxedo Jones, Inzzo’s Shed, St. John Outlet, and Forever 21. Others featured were students from the Art Institute-Austin, Kara Sanders, Austin Hosley, and Jenn Hill. A recent graduate of the University of the Incarnate Word, Tasha Alexander rocked the runway with her senior collection. Our IDMF also featured some of the most beautiful showrooms such as Summer Classics, Interior Trade Cartel, and Joyeux Home Décor. These showrooms provided beautiful vignettes of furniture and accessories that decked the venue. The 3rd consecutive IDMF show was created and produced by Nichelle Hosley, an Interior Designer by trade. IDMF 2018 would also not been possible with the IDMF Team: Dr. Jae Giddens, Rhonda Watson, Art Hosley Jr, and many more Interior Design and Fashion became one and the result beauty, art, color, and creativity! ■

Winter Energy Savings KEEPING COSTS DOWN DURING THE HOLIDAY’S SPECIAL TO NHOME

62

/ NHOME HOLIDAY 2018

making simple adjustments, and making a few inexpensive purchases or repairs. Before the temperature drops any lower, get your home’s heating system inspected by a licensed professional to make sure it is running efficiently. You don’t want to be in the middle of a holiday gathering or winter chill and realize your system isn’t working properly. Cutting down on energy costs is easier when you can control your indoor temperature. Investing in a programmable thermostat allows you to keep a certain temperature when your family is home, and turn it off or down when they’re away. You can save up to $150 when you purchase a qualified programmable thermostat, and enroll from November 23, 2018 through January 31, 2019

There are also several easy, no-cost actions you can do to help keep you warm. • Switch the direction of ceiling fans to clockwise to force warm air down during the winter. • Cover your windows to avoid cold drafts. • Bundle up! Add an extra blanket to your bed. • Let the sun shine in to help both illuminate and warm your home. • Close the curtains at night to keep the warmth in. Keeping up with these simple tasks can help keep you warm and cozy while cutting down on your energy usage (and energy costs) without having to sacrifice comfort. Visit cpsenergy.com for more energy savings tips! ■

W

inter and the holidays, the “most wonderful time of the year,” are almost here and lower temperatures are right around the corner. The season brings holiday cheer but it’s also the time of year when homeowners use the most energy. Between bumping up the heat to warm up the house, using the oven to whip up holiday meals and plugging in holiday decorations, many start to see an increase on their energy bill. Fortunately in our region, the winter months are not severe, but there are days when it does get very cold. You’ll need to be mindful of your energy use during this time to avoid the winter blues. We’ll give you some fairly easy and inexpensive tips for saving energy - some that can reduce your costs immediately by purely

in My Thermostat Rewards at cpsenergy.com/mythermostatrewards. You will also earn a $30 annual CPS Energy bill credit each year, one per household. Managing your energy use with a programmable thermostat has the most potential for significant savings. Learn more about this special offer, by visiting cpsenergy.com/mythermostatrewards. Another way to save energy is to invest in energy efficient lighting. Though slightly more expensive than conventional bulbs, the additional cost is offset by the energy savings they produce plus they last longer than traditional incandescent bulbs. You can start small by replacing your home's five most frequently used lights with bulbs that have earned the ENERGY STAR certification. Additionally, making regular and basic improvements to your home, like improving insulation, reducing air leaks, adding caulk around window frames and weather-stripping around door frames can help keep money in your pocket. Spending a few dollars on replacing air filters monthly, at minimum, can help add to the savings. Dirty filters impede airflow, making your system work harder.

The 2004 CCMA Entertainer of the Year, Clifton Jansky opened the program with several of his hit songs. For information on Broadway in San Antonio, please visit www.BroadwayInSanAntonio.com. From the Tony Award®-winning creators of the Broadway classic Ragtime and inspired by the beloved films, ANASTASIA is the new Broadway musical that’s “one of the most gorgeous shows in years!” (New York Observer). This dazzling show transports us from the twilight of the Russian Empire to the euphoria of Paris in the 1920s, as a brave young woman sets out to discover the mys-

tery of her past. Pursued by a ruthless Soviet officer determined to silence her, Anya enlists the aid of a dashing conman and a lovable ex-aristocrat. Together, they embark on an epic adventure to help her find home, love, and family. ANASTASIA features a book by celebrated playwright Terrence McNally, a lush, new score by Stephen Flaherty (music) and Lynn Ahrens (lyrics) and direction by Tony Award-winning director Darko Tresnjak. NASTASIA, currently celebrating an open-ended run on Broadway, began performances on March 23, 2017 at the Broadhurst Theatre (235 West 44th Street) with critics exclaiming “Ahrens and Flaherty have chosen the right moments to musicalize, and their score here sounds complete and full — one of the season’s

strongest! (NBC)” and “Smartly adapted by Terrence McNally, Anastasia is a sweeping adventure, romance and historical epic whose fine craftsmanship will satisfy musical-theater fans (Time Out)”. The new musical has played to sold out crowds on Broadway since officially opening in April 2017, in addition to garnering multiple Tony, Drama Desk and Outer Critics Circle awards and nominations. The original Broadway cast recording is available at BroadwayRecords.com, Amazon.com and iTunes. The 75-minute album includes the Academy Award-nominated favorite “Journey to the Past” alongside new numbers from the show such as Christy Altomare’s haunting “In My Dreams,” Ramin Karimloo’s passionate “Still,” and Derek Klena’s heart-racing “My Petersburg.” ■

A

brand new production of THE SOUND OF MUSIC, produced by NETworks Presentations, is making a return engagement in San Antonio for four performances March 8-10 at the Majestic Theatre, as part of the North American tour. THE SOUND OF MUSIC features music by Richard Rodgers, lyrics by Oscar Hammerstein II, book by Howard Lindsay and Russel Crouse, suggested by The Trapp Family Singers by Maria Augusta Trapp. The beloved musical story of Maria and the von Trapp Family will once again thrill audiences with its Tony®, Grammy® and Academy Award®–winning Best Score, including “My Favorite Things,” “Edelweiss” and the title song. In the words of Ted Chapin, President of Rodgers & Hammerstein, “I waited for a moment when we could rediscover THE SOUND OF MUSIC as it was originally created. Because of the enormous success of the film, few were aware that it started life as a hit Broadway show—and a very big hit at that! The artists behind this production embraced what the authors wrote, looked at it all through modern eyes and, in so doing, found depth and resonance that has been recognized by critics and audiences across the country. It’s like visiting an old friend but finding yourself surprised as well. It’s also a reminder of why this show is such an evergreen.” The creative team for this new production includes direction by Matt Lenz, based on the national tour’s original direction by three-time Tony Award® winner Jack O’Brien (Hairspray, The Full Monty, Dirty Rotten Scoundrels, The Coast of Utopia). Original choreography by

Danny Mefford (Dear Evan Hansen, Fun Home, The Bridges of Madison County, Bloody Bloody Andrew Jackson) has been recreated by Jonathan Warren, with music supervision by Andy Einhorn (Hello, Dolly!, Bullets Over Broadway, Rodgers + Hammerstein’s Cinderella, The Light in the Piazza). The design and production team is comprised of Tony Award® nominee Douglas W. Schmidt, set design (The Front Page, 42nd Street, Into the Woods); Tony Award® winner Jane Greenwood, costume design (The Little Foxes, 2014 Special Tony Award® for Lifetime Achievement in the Theatre), six-time Tony Award® winner Natasha Katz, lighting design (Long Day’s Journey Into Night, An American in Paris, Once, Aida, The Coast of Utopia, The Glass Menagerie) and Shannon Slaton, sound design (Present Laughter, The Humans). Casting is by Stewart/Whitley.
