NEW YEAR’S EVE WITH THE BEATLES An important update on the latest announcement from the Federal Government on the new mortgage qualifier “Stress Test” As of January 1st, 2018, all mortgage applications will be subject to some form of “Stress Test” qualifier; • All new insured mortgage applications will continue to be qualified at the Bank of Canada Benchmark rate (4.99% as of October 30, 2017, subject to change without notice), and a 25-year amortization;

• All new uninsured mortgage applications will be qualified at the greater of a) the mortgage contract rate + 2%, and b) the Bank of Canada Benchmark rate in effect at time of application. What does this mean for you? For those homeowners with substantial credit-card or other highinterest-rate debt, the urgency is real. One can expect that all refinance options will be severely limited by this “Plus 2% Stress Test”. If you are planning to apply for a mortgage after January 1st, 2018, for the purpose of buying a home, or refinancing your current home, I strongly encourage you to consult with me now, to determine how this “Plus 2% Stress Test” qualification may affect your future borrowing ability. If you have above-average debt-ratios, you will definitely be affected. More importantly, if you expect your household income to substantially decrease in the coming years, due to retirement or some other change in your employment, then it may be advisable to set up any new mortgage and/or home equity line of credit now - before your income level drops.
