Fires at home this winter

Winter is synonymous with many things, but few people would rank home fires atop their list of things that remind them of winter.

ADDRESS FROZEN PIPES CORRECTLY. Water pipes in a home can freeze depending on how cold the home gets. It might be tempting to thaw such pipes with an open flame, but such an approach is highly dangerous, as the pipe may begin to conduct the heat and ignite the wall structure inside the space. When addressing pipes you suspect are frozen, thaw them with hot water or even a laboratory-tested handheld dryer rather than an open flame.

However, according to the United States Fire Administration, more than $2 billion in property loss occurs in winter home fires each year, and more than 900 people per year lose their lives to winter home fires. Perhaps the most troubling thing about those statistics is that winter home fires are entirely preventable. By taking certain precautions, men, women and children can greatly reduce the risk of home fires. HAVE THE FURNACE INSPECTED: Ideally, furnaces should be inspected and any problems addressed before the arrival of winter. But many homeowners forget this routine maintenance until that first cold day when it’s time to turn the heat back on. If you have not yet had your furnace inspected, schedule an inspection with a local HVAC professional, who can make sure all controls and emergency shutoffs are fully functioning. If you discover an issue during a selfinspection, call a professional to make the repairs. Unless you have experience in HVAC repair, it’s best to let the pros handle any repairs because the stakes are so high. Home fires often result from faulty equipment, so only trained professionals should be inspecting and repairing your home furnace.

TREAT YOUR FIREPLACE WITH KID GLOVES: Fireplaces make great gathering spots for families in the winter, but only when they are operated safely. Have the fireplace and chimney inspected and cleaned to reduce the risk of fire. Do not use flammable liquids to start or accelerate the fire and make sure you have installed a screen in front of the fireplace to prevent embers or sparks from jumping out of the fire and possibly igniting any nearby items or materials.

BE ESPECIALLY CAREFUL WHEN USING PORTABLE HEATERS: Portable heaters can warm up those areas of the house that always seem to be too cold in winter, and such devices also provide a backup plan in case of a broken heating system. When using portable heating equipment, such as space heaters, radiators and portable fireplaces, do not place such devices anywhere close to items that can burn. Upholstered furniture, bedding, mattresses and clothing can ignite in seconds, so keep portable heating devices away from such items. And always turn portable heating devices off when leaving the room where they are in operation.

INSPECT SMOKE ALARMS: Properly functioning smoke alarms can save both your home and your life. When functioning properly, smoke alarms can alert you to a fire early on, giving you time to extinguish a small fire before it spreads or to escape a larger fire before it threatens your life. Inspect your smoke alarms periodically regardless of the season and make sure you have at least one functioning alarm on each level of your home.

5 Tips You own your home, but plan to buy another. Should you sell your existing home first before signing a purchase contract on another home, or vice versa?

while your existing home is selling. If your new purchase will be financed, your first step should be to visit your lending institution to make sure you will be approved for your new purchase while still owning your present home. Once that property is sold, most financial institutions will allow you to make a principal payment with the equity you derive from your sale, and re-amortize your new purchase at no cost, to bring monthly payments down.

Option #2: If you determine that carrying two mortgages at once is not feasible for you, renting or leasing your existing home for a while until you get settled into your new purchase is worth exploring. If your financial institution tells you that you will not qualify for a new purchase while you still own your current home, ask them to explore this approach. If you show a written lease that will at least partially offset your mortgage and the expenses of carrying the existing property, your lender may be able to qualify you.

Option #3: Selling your current home first, and moving into a rental, or a relative’s property until you find your new home is another approach worth considering. But finding a decent rental, especially if you own pets, is easier said than done in Fairbanks’ tight rental market. If you take this course of action, be prepared to be patient while waiting for the right property to come along.

There are many solutions to this question and the proper answer depends on your own particular circumstances. In this article I will give you several scenarios to help guide you to Option #4: Another solution is to locate and the right solution for you. purchase the new home contingent to the sale

Option #1: Many owners feel they should locate their next home first. If you sell your existing home, you might not have a home to move into. Purchasing your new home first is the best case scenario and probably the least stressful if you are able to own two homes at once; ie: carry two mortgages for a few months

of your existing home. This means that if the existing home does not sell, you would not be obligated to complete the new purchase. That may sound like a good solution – until you turn the situation around. If you were the seller of that home, would you want to obligate yourself to a buyer who cannot complete the purchase without selling their existing home? In today’s Fairbanks’ real estate market, making an offer

to purchase a home with the contingency of selling your existing home is usually viewed less favorably by Sellers.

Option #5: Offer your property for sale and have the buyer under firm contract to complete the purchase. Once you have that buyer under contract, you can begin to locate your next home, and at that point you will know how much money you will receive and when. There is still some risk to you here, since a sale is never a “done deal” until the day it records. Making the offer for your new purchase with a contingency of the sale of your existing home closing and recording by a certain date gives you a margin of safety, and if you can produce proof that you have a solid contract in place for your existing home, sellers are bound to take your offer more seriously, and will often accept a contingency under these circumstances. But, realize that if you are purchasing a “hot” property and competing with other buyers, you will be at a big disadvantage if there are any contingencies whatsoever in your offer. When you go to see your financial institution to get pre-approved for your new purchase, ask the loan officer to give you a letter of underwriter preapproval. The only conditions the loan officer should put in the letter are the appraisal for the new purchase, and clear title. The financial institution will want a completed loan application, your last two or three years income taxes, your last paystub, your certificate of eligibility if you are a Veteran, and a copy of your bank statements. Families have their own unique traditions, whether it’s gathering at Grandma’s to enjoy a holidy meal or singing carols around the neighborhood with friends who live nearby. One tradition that seems to have made it into many families’ holiday celebrations is induolging in delicious baked goods. Desserts are a big part of the holiday season, when many people relax restrictions on their diets to enjoy some of their favorite cookies and Give the gift of indulgence this holidy season Whether a friend or family member is a fully devoted foodie or simply a person who loves a decadent dessert, giving homecooked baked goods is a great way to show your loved ones just how much you appreciate them.

Sticky Chocolate Gingerbread Makes an 8-inch cake 2 1⁄3 cups dark molasses 6 ounces dark chocolate (60 to 70 percent cocoa solids), grated 1 3⁄4 cups all-purpose flour 2 teaspoons ground ginger 5 ounces whole pieces preserved stem ginger, drained and roughly chopped 1 stick (8 tablespoons) unsalted butter, softened 1⁄2 cup plus 2 tablespoons dark brown sugar, sifted (to remove lumps) 2 medium eggs, beaten 1⁄2 teaspoon baking soda 2 tablespoons milk, warmed 22

A pinch of salt Extra-large crystallized ginger pieces, to scatter (optional) A deep 8-inch square cake pan or 8 x 6 x 3-inch oval cake pan Preheat the oven to 325 F. Grease and line the base and sides of the cake pan with nonstick parchment paper. Put the molasses in a pan and heat gently until hot, but do not allow it to boil. Remove the pan from the heat and add the chocolate. Stir until melted. Sift the flour, ground ginger and salt together in a bowl. Add the stem ginger and toss it around in the flour until every piece is coated. Using an electric mixer, cream the butter and sugar in a large bowl. Beat in the eggs, then the molasses and chocolate mixture and finally the flour mixture. Dissolve the baking soda in the milk and gradually beat this into the batter. Pour into the prepared cake pan, scatter with the crystallized ginger, if using, and bake for 45 minutes. Reduce the oven temperature to 300 F and bake for another 30 minutes. (If using the oval pan, cook for about 45 minutes at the

higher temperature, then about 1 hour at the lower temperature, as it will be deeper.) A metal skewer inserted into the center should come out clean. Let cool for 5 minutes in the pan, then turn out onto a wire rack and let cool completely. When cold, store in an airtight container for at least a couple of days to mature and become sticky. Don’t worry if it sinks a bit in the middle — this is normal. Gingerbread has been around for a long time, but the recipes used to make it have changed considerably over the year. Initially gingerbread was made from breadcrumbs, ginger, and a sweetener, like honey. People discovered that ginger has preservative properties and used it accordingly.


No Holiday Celebration Is Complete Until Eggnog Has Been Served

The holiday season is rife with tradition, from Christmas trees to lighting displays to visitis with Santa Claus at the local mall. Families reunite come the holiday season to exhange gifts, enjoy meals togehter and do a little catching up along the way.

1. Separate the egg yolks from the egg whites, setting the whites aside for a moment. 2. In a large mixing bowl, beat the yolks with a hand mixer until completely combined. Add the sugar and beat until it reaches a creamy consistency. 3. Add the brandy, rum and bourbon, and then the milk, beating well. 4. In a medium-size mixing bowl, beat the egg whites with a hand mixer until soft peaks form (be sure before beating the whites that you have cleaned and thoroughly dried the beaters).

5. Fold the egg whites into the yolksugar-alcohol mixture. Refrigerate the mix until well chilled (at least 3 hours) 6. Stir to recombine as needed. Serve the eggnog in mugs, topping each serving with some nutmeg.

As this is a season of celebrating, it’s good to remember that no holiday party is truly complete until eggnog has been served. Enjoyed almost exclusively during the holiday season, eggnog is as much a staple of holiday celebrations as stockings, hung by the chimney with care. This year, impress your holiday guests with the following receipe for “Excellent Eggnog” from A.J. Rathbun’s “Good Spirits” (Harvard Common Press).

Shoppers can find great deals on vintage signs at estate and garage sales. Bargains also can be found at store closings and liquidations. You may even be able to purchase the actual sign from the shuttered store. Online auctions are another place to search for vintage signs. Buyers can bid on signs offered at auction and have many options to choose from. Keep in mind that you may pay more for the convenience of online auctions, and other shoppers can quickly drive up auction prices. Antique shops are another venue for antique signs and coordinating pieces. Some sellers specialize in vintage signage. Antique stores are popular in many tourist towns and major cities, where more artistic neighborhoods tend to include one or more antique shops. If a particular antique store does not have what you are looking for, they may be able to secure certain pieces you desire from other vendors.

Alaska Antiquing. Interior Alaska has a number of locally owned and operated antique and resale shops. Winter may put a damper on garage sale opportunities, but check local papers for community fundraising rummage sales.

Shoppers looking for antique signs also can purchase reproductions. There are many retailers that produce very good likenesses that may be considerably more affordable than the originals. You also can commission an artist to reproduce signage that fits with your design plans. Some research online or a query of artists in your community may yield prospects who can produce the sign you covet. Decorating with vintage signs and other artwork becomes much easier when you know where to start your search for materials. Scouring sales, antique stores and even online auctions can generally produce a bevy of options.
