Finding the Right Home With all the choices in today’s market, how do you go about finding the right home?

It seems the more research you do, the more alternatives you discover. It’s important to visualize your needs and plan ahead. Know what you want in a home, both what’s important to you and what you can live without. Many of us start out with a champagne taste and a beer pocketbook, so it’s important to be realistic. Where and what you buy will affect you for as long as you live in the house. Get your priorities in order before you start looking or talk to a licensed real estate professional.

or first-time home buyers this is a new experience, so it’s especially important to do your homework. If you currently own a home, you know exactly what’s lacking. You may need another bedroom or bathroom, or a good school nearby. First, decide where you want to live. A big part of the answer hinges on where and how you earn a living. How close do you want to be to work? Where do you spend your leisure time? Do you want neighbors close by or do you prefer some privacy and space? Take time to think it through. People with children have other major considerations: school and safety. If you plan to send your children to private school, you can live where you want assuming you can easily arrange transportation. On the other hand, a good public school system offers many choices as well. Check them out. Obviously, lifestyle is an important consideration. a limited variety, but in Fairbanks, you have many choices. In addition to the traditional single-family home, you can buy a cabin, log home, townhouse or condominium to name a few. Regardless of what you purchase, make sure the rules and regulations, neighborhood covenants and by-laws match your lifestyle. Do you want to have horses or chickens? Do you not want those things close by? Do you have a home business, etc.? If you’re interested in a condominium you’ll want to check the documents and financial soundness of the homeowner ’s association. Also, you’ll want to determine if the monthly fees are worth the services and additional amenities such as heat and water, lawn care, snow removal, etc. Affordability can be a factor not only in the type of housing, but whether it’s new or an existing home. Old houses often have fine woodwork or interesting nooks and crannies not normally found in new homes. They generally sit on landscaped lots with mature trees

and grown bushes. New homes may cost more, but you can make many more decisions on amenities, colors, carpeti ng and fixtures. Make sure you’re dealing with a reputable builder. We have many in our area. Selecting a real estate professional is an important first step in beginning your search. Ask for personal recommendations to find a realtor who is experienced, knowledgeable, responsive, will represent your interests and has access to the local Multiple Listing Service. Make sure you feel confident about his or her knowledge and skills and that you understand the business relationship that you have established between you. It will make finding that right home a whole lot easier! Grilled Alaskan Salmon with fresh lime and brown sugar INGREDIENTS: - Fresh Salmon – 3 # or amount desired - Oil and Pan release - Brown Sugar

*Lime Butter - 1 # butter - 3 limes (squeezed) - 1 tsp salt - 1 tbsp of lemon pepper

INSTRUCTIONS:

• In a mixer whip butter until soft • Add – limes (freshly juiced) salt and lemon pepper • Blend until all is incorporated. • Remove and roll on wax paper (Keep refrigerated) PREPARATION:

• Fillet and skin salmon. • Preheat grill until hot • Cut salmon into 8 oz. or the size you choose

• Brush with pan release or oil • Place on grill cook about 4 min. per side (depending on thickness of the fish) • Put lime butter* (silver dollar slices) on salmon 2 min. after you flip it • As the butter melts sprinkle brown sugar on top as it melts – it creates a glaze and seals the flavor in.

Chef Jeffrey B’s Tips: Look for firm fish, soggy and discoloration is not good. You’re looking for full color not translucent or broken. When freezing your fresh catch, sealing it correctly is key. If sealed correctly it should keep for several months. Thawing frozen seafood: Slowly thaw in the refrigerator for up to a day and half. Plan ahead for best results. When buying Shrimp: Make sure the shell is completely connected to shrimp. With shrimp you’re looking for translucent. If it’s white looking and has loose shells, leave it alone.

INSTRUCTIONS:

• Mix dry ingredients well and add melted butter • Add shrimp and let sit 1 hour • Heat grill and depending on the size of your grill you might need to cover it with foil so your shrimp won’t fall through the grates • Cook until shrimp tails curl well

eciding whether to file a claim on your homeowner’s policy can be a tedious and stressful situation. All insurance companies are not created equal and what one company forgives another may keep in your records. Because any claim could impact your rates, having a good relationship with your insurance agent and understanding your policy is the first step you need to take to protect yourself and your wallet. Knowledge is power and if you understand your policy and it has been explained to you long before you need it, you will have more confidence in the decision whether to file the claim or to pay out of pocket for the damages. Some agents are obligated to report your claim to the company even if you discuss a potential claim and choose not to file. For this reason, knowing your coverage before you need it will benefit you greatly. I have heard this statement more times than I can count “I’ve been insured with company X for 30 years and have paid $120K in premium and you are not going to cover my claim?” Every claim is based on individual circumstances so even though you have paid your premiums on time for years, your insurance company may decline coverage. A good rule of thumb is to only file a claim in the event of sudden and accidental catastrophic loss. So a broken window or a few shingles blowing off your roof will be better handled by taking on the expense yourself; however, if the entire roof of your home caves in, filing a claim makes more sense. Another important thing to remember is if you file a claim and the damages are not covered, a claim may still go against your policy. This is because of the associated costs of filing a claim. When a claim is filed an investigation takes place, an adjuster has to come out to your home, paperwork needs to be filled out and pictures taken, etc. Know all of your options before filing. On average a homeowner may file one claim every 17 years so minimizing the number of claims is the key to protecting your insurance rates from a substantial increase. When you pay your insurance premiums regularly and on time, it may seem like you should be able to file as many legitimate claims as you want. Unfortunately, the industry doesn’t work this way. Filing too many claims or certain kinds of claims can have an adverse effect on your insurance rates or even get your policy canceled altogether after the claim has been paid. To avoid unfair rate hikes and unpleasant financial surprises, do your homework and learn about your particular insurer’s policies and industry practices long before you ever need to file a claim.

Myth #1: The premium goes up every time a claim is filed. Fact: A single claim may not result in a premium increase. However, filing multiple claims may increase your premium. Always estimate costs of repairs before filing a claim. If the cost isn’t much higher than your deductible, then it is more reasonable to pay for it yourself, rather than filing a claim. Myth #2: The insurance company will find a contractor for you. Fact: The insurance company’s job is to write the check for the damages in a covered loss. Under most circumstances it’s the homeowner’s responsibility to find and monitor their own contractor.

Myth#3: Dwelling coverage amount is based on the purchase price of your home. Fact: Your dwelling coverage should be based on the replacement cost of your home not the market value. Replacement cost is usually calculated by multiplying the square footage of the home by current local construction costs. Myth#4: Flood damage is covered by standard homeowners insurance. Fact: Home insurance doesn’t cover flood damage. A separate flood insurance policy must be purchased in addition to your standard policy in order to be covered that includes ground water.

Myth#5: Home insurance covers mold. Fact: Home insurance does not cover mold or other damages caused by poor maintenance. You are responsible for the maintenance of your home. That is one way to prevent major repairs and to keep your home safe for all. Myth #6: You cannot buy a home without buying home insurance. Fact: If you have a mortgage, most lenders will require you to purchase home insurance. Being forced-insured by a lender is not uncommon, but it is usually up to the homeowner to get proper insurance. Myth #7: My home insurance will cover my automobile if it catches fire in my garage. Fact: Your homeowner’s policy will not cover your automobile. It’s designed to protect the dwelling and its contents. Your automobile has to have its own comprehensive coverage for it be covered. Myth #8: Earthquake insurance is automatically included in my policy. Fact: Earthquake insurance is a separate coverage and normally carries a deductible of 10 -20 percent of the dwelling coverage. Myth #9: My home insurance covers all of my possessions. Fact: There are certain limits of coverage for jewelry, cash, silverware and firearms that typically have caps on coverage. For instance, your policy may cover up to $5,000 for firearms. Remember that your deductible may come into play with that situation. Myth #10: My friend’s policy covered him so I should be covered… Fact: Every claim is based on individual circumstances. People are under the misconception that all insurance policies are the same. Even if you have the same company as a friend who was covered under a specific circumstance, it still does not guarantee you will be covered.

About Real Estate in Fairbanks

I’ve been in real estate for a little over a decade, which is less time than some, and more than others, but during my time practicing real estate in Fairbanks, there are several misconceptions about the process that pop up over and over again. These are things people have heard, assumptions they make about how the home-buying or selling process works, or what it’s like to work with a licensed real estate professional.

“I’m not signing anything, I just want to go inside the house!” Since 2004, we’re required by law to disclose in writing our relationship to the buyer and/or seller with initials and signature to prove that it’s been read, the consumer pamphlet states who were representing, what our duties are, and who pays our commission. Despite the fact that it has the state seal in the corner, and in huge letters at the bottom THIS DISCLOSURE PAMPHLET IS NOT A CONTRACT there are people that assume they are being trapped into a contract, or if they sign it they have to buy the house. I was just at the dentist yesterday, and there I had to sign and fill out about 8 pages of dis-

closures and questionnaires, but for some reason when it comes to buying a home, even with a pamphlet that’s required by law, people don’t want to sign it. Many real estate professionals, including me, won’t unlock the door until it’s signed. I even got into my truck and started it before the buyer ran up to me and said “alright, I’ll sign it!” It’s simply a disclosure statement meant to protect you as a buyer and it’s in your best interest to sign it.

“How much down payment do you guys require?” There are a lot of singleperson brokerages in Fairbanks, but operating out of a well-know company like RE/MAX, people often assume we are a lender as well. In Fairbanks, there’s no Real Estate office that is also a lender, although this may be different in other parts of the country or the world.

The Infamous VA inspector. Have you ever had anyone reference the VA (Veterans Affairs) inspection and its strict guidelines? The truth is, there is no VA inspection, or inspector. There are VA certified appraisers, who do appraisal inspections to determine value. Are they stricter than an appraisal for some other loan type? In reality the level of strictness will vary more based on who your appraiser is than on the fact that it’s a VA inspection.
