pipeline may recall the sloppy construction by builders from the lower 48 who didn’t know proper foundation and insulation techniques. We were left with many substandard homes which are still on the market today. As an example, a builder from the lower 48 constructed a number of houses with aluminum frame windows. The frames iced up in winter, causing annual water damage to the wall when the ice melted. The windows had to be replaced by subsequent owners of the homes at their own expense. IN ALASKA. With the downturn of the late 1980s, many homes were left vacant or repossessed. The builders who weren’t dedicated to living and building in Alaska were gone, leaving homes that were poorly constructed with resources that could not withstand the climate or keep their inhabitants warm in an affordable way. The economy and the residents of the Interior suffered. The Interior Alaska Building Association (IABA) recognized the importance of providing homes to Alaskans that actually fit the climate from Ketchikan to Barrow. The IABA gathered Alaskan builders to promote a bill to require builder education- what is now called the Residential Endorsement (RE).

Contractors were required to have a license, take a course in cold climate building techniques, and pass a 4-hour exam on building code and construction. Professionals were also required to take continuing education in an effort to keep builders informed of changes in construction. ENERGY NOW. Meanwhile, these builders were also on a panel to develop Building Energy Efficiency Standards (BEES). Cooperation between the state and Alaskan home builders became so dynamic that a code standard and an energy efficiency standard were adopted statewide by Alaska Housing Finance Corporation (AHFC), the public financing corporation with a mission of providing affordable loans

The Cold Climate Housing Research Center (CCHRC) was formed by Alaskan homebuilders in 1999 to look at building innovations from around the world and scrutinize what works and what doesn’t work in our extreme climates. I cannot recall how many times I’ve been asked, “What do I need to do to sell my home fast and for top dollar?”, but it’s been a lot. My response is usually comprised of focusing on Price, Condition and Marketing. Any weaknesses in one of these three areas may result in longer market time and a lower final sales price. While all three are equally important, today I would like to focus on price. When attempting to determine a reasonable asking price, sellers contemplate many things. All of these points are valid to consider but generally speaking, sellers are more concerned about underpricing their home than overpricing it. While these are national statistics, evidence also exists in our local market to corroborate this finding. This week, I calculated the Fairbanks market trends report and for homes that were sold in the past 6 months they had an average DOM of 78 days, while homes that were currently for sale were at 127 days.[5] This trend has stayed fairly consistent throughout the seasonality of the year, but the correlation between price and DOM doesn’t stop there. Take the past year in our market. If you sold within the first two weeks of listing your home, you averaged 100.37% of your asking price. That’s the average! On the contrary, if you were to have been on the market for 180+ days, you were averaging 6.38% less for your home.[6] Nationally, the National Association of Realtors reports that in 2014, sellers who sold within the first two weeks of listing averaged 99 percent of asking price while those on the market 17 weeks or more experienced 93 percent.[7] All these statistics reinforce what you’ll hear just about any competent real estate professional tell you: Overpricing your home is one of the most common mistakes and pricing your home correctly, could save you thousands by selling faster and for more money.

million homes listed for sale and found that 47 percent of sellers end up cutting their list price in order to sell and on average, sellers overprice their homes by about 6.9 percent. [1] However, a small percentage of homes are so dramatically overpriced that sellers have to reduce the price by as much as 15 percent to attract a buyer. The majority of homes with price cuts, 57.4 percent, only needed one reduction to achieve a sale.[2] For the remainder of the sellers who stick to their price and don’t reduce, or reduce after it’s too late, see their homes sell for less than its estimated market value. According to national Zillow data, sellers who price their homes at the real, fair market value tend not only to sell faster, but also to sell for 2 percent more than their home is worth.[3] This is huge!

Time = Money Overpricing can also delay a sale and time is money. Every day you own the home not only is it costing you (mortgage principle, interest, insurance, taxes, utilities, etc..), but it’ll also affect your final sale price. That being said, pricing your home correctly, could mean more money and less time on the market, a win-win. Zillow reports that in 2013, homes that were correctly priced and needed no price cut spent an average of 107 days on the market (DOM), while homes that needed a 10 percent price cut spent an average of 220 DOM.[4] That’s almost twice as long and a difference of almost four months!

Custards and Ice Cream are popular no matter the season. Many people fear attempting these creamy delights but with a little planning and measuring carefully, these desserts can be as easy as pie, well maybe easier.

Enjoy a sweet ending to a traditional meal

Leche Frita (Crisp Custard Squares) Serves 6

A tasty dessert is the perfect way to cap a meal. But with so many sweet possibilities, many may find it difficult to choose their favorite decadent delicacy. Custards and puddings often make a great ending to dinner because they are flavorful and can be customized depending on individual tastes. Puddings also are not very filling, meaning there will always be room for a little bit of a treat. The following recipe for “Leche Frita” from M. Teresa Segura’s “Spain” (Fall River Press) is popular throughout northern Spain. It combines a meltingly creamy center with a crunchy coating. The squares can be enjoyed hot or cold. 26

18 fluid ounces creamy milk 3 strips lemon zest 1/2 cinnamon stick 4 ounces superfine sugar, plus extra for dusting 4 tablespoons corn starch 2 tablespoons flour 3 large egg yolks Sun-flower oil for frying 2 eggs, to coat 6 tablespoons bread crumbs Ground cinnamon for dusting Bring the milk, lemon zest, cinnamon stick, and sugar to a boil in a saucepan, stirring gently. Cover and leave off the heat to infuse for 20 minutes. Put the cornstarch and flour in a bowl and beat in the egg yolks with a wooden spoon. Start adding some of the milk until the batter is smooth. Strain in the rest of the hot milk, then pour back into the pan. Cook over a low heat, stirring continuously. It will not curdle, but does thicken unevenly if you let it. Cook for a couple of minutes until it becomes a thick custard that separates from the side of the

pan. Beat it hard with the spoon to keep it smooth. Pour into a small baking tray, smoothing to a square, about 8 x 8 inches and 1/2 inch deep. Cool and then chill. Pour oil into a shallow skillet to a depth of about 1/2 inch and heat until very hot. Cut the custard into 12 squares. Beat the eggs on a plate and lift half the squares into the egg with a metal spatula. Coat, then lift them onto a tray of crumbs (big, stale crumbs are best, but dried will do), and coat all around. Lift them with a clean palette knife into the oil and fry for a couple of minutes, spooning the oil over the top, until golden. Reserve on paper towel while you fry the second batch. Dust with sugar and cinnamon before serving. They can be served hot as well, but are excellent when chilled.

Ice cream is a welcome treat regardless of the season. Those who want to experiment with homemade ice cream may want to consider the following recipe for “Dulce de Leche Ice Cream” from Lou Seibert Pappas’ “Ice Creams and Sorbets” (Chronicle Books).

Dulce de Leche Ice Cream Makes about 1 quart 2 cups half-and-half or milk 4 l arge egg yolks 1/2 cup sugar 12 ounces butterscotch chips, divided 1 c up heavy whipping cream 1 t easpoon vanilla extract Prepare a large bowl or pan of ice water. In the top of a double boiler, heat the half-and-half over simmering water until steaming. In a bowl, whisk the egg yolks until blended, then whisk in the sugar. Whisk in about half of the hot half-and-half and pour the yolk mixture into the pan of halfand-half. Stir with a silicone spatula or spoon and cook over simmering water for about 8 minutes. Stir in 1 cup of the chips and continue stirring until blended in and the custard coats the back of the spatula, about 2 minutes more.
