The surge in demand for specialist contracting has lead to the creation of our Capital Works Division, to deliver fit-outs, refurbishments, minor construction and maintenance works for existing and new clientele. By establishing this division, we hope to offer confidence for our clients who wish to engage an established business on projects that would often only be completed by smaller head contractors.

Our Capital Works Division provides the experiences and resources of a largescale head contractor, with the dedication and focus of smaller scale projects. These projects are often complex in nature, have tight time-frames, and are required to be delivered in live environments. Newpol has compiled a specialised team who excels in delivering these scopes. Every build will be overseen by one of our directors, as well as our Capital Works Manager, ensuring clients always have direct access to our leadership team over the full project cycle.

SCOPE
After completing the five-storey commercial office development at 26-28 Hall Street, Newpol completed a $600K fit-out of the level two tenancy, to create our new head office. Initial works required base build reconfigurations to occupy greater tenancy space, this included relocating fire walls and reconfiguring mechanical, electrical, and plumbing layouts. The 850m2 fit-out was conducted over a 5-week period, and encompassed two boardrooms, seven leadership offices, and an open-plan workspace to accommodate up to 35-office based staff. This space also features a commercial kitchen, gymnasium, as well as a tiered seating area for team meetings and training sessions.

SCOPE
The GOTAFE satellite La Trobe Campus is a purpose built, digitally connected contemporary learning facility, designed to meet the growing needs of the Wallan community. This fit out was an extension of the greater development that houses several tenancies. The fit out was managed as a separate contract, with all works being completed simultaneously to achieve program requirements. The fit out includes colourful quiet pods for collaboration or focused study.
SCOPE
The floor of the 1950’s double-storey building was stripped back to reveal its original concrete, which was later polished to achieve the final look. A new reception and retail space, along with wash and cutting stations were installed on the ground floor, featuring hand-coloured oak joinery and mosaic tiles. Upstairs, the unique configuration creates a light and spacious ambience. The salon’s kitchen, bathrooms and a client workstation can also be found on this level. DESIGNER
SCOPE
This fit-out was conducted under a tight budget and time constraints. Newpol was engaged under a Design & Construct contract, so that we could develop the structural elements of the project. The design brief determined that the outlet needed to be built demountable, allowing for the transportation to alternate locations. This was challenging to accommodate, all whilst ensuring the design met the safety standards of the centre’s design managers. The base contractor (Grocon) was still completing their works, adding further complexity by creating extensive live environment considerations.

Promoted by the Melbourne Lord Mayor to reactivate the corner of Spencer and Bourke street in the Melbourne city, this project involved the fitout of the iconic Melbourne venue, which had been shut for nearly 25 years. The project was completed over a 10-week program and faced the challenge of re-newing the premises within what was initially tight budgetary constraints.
SCOPE
This heritage restoration involved returning the former Melbourne icon, built in 1857, to it’s former glory. Exposed to years of water damage, the existing ornate lathern plaster ceiling had collapsed, requiring restoration. After repairing the cause of water ingress, Newpol had to structurally reinforce what remained of the ceiling. Resin casts were taken of all the cornice, moulds and ornaments, to allow for replication and fabrication.
SCOPE
Newpol completed a 360m2 fit-out of the Winning Appliances tenancy at Chadstone Shopping Centre. This involved the management of more than ten individual manufacturers who installed their own display stations, all within a tight ten-week program. Various design elements were featured throughout, including X Bond Polished Render Stone for the floor and walls, Copper Cladding to the front facade, Fabricated Steel Mesh sliding doors at the Entrance, a Green Wall with irrigation, and a Fabricated Aluminum Ceiling Grid.
SCOPE
Newpol built the state-wide roll out of stores in Chadstone, Highpoint, Eastland and Northland Shopping Centres, as well as Werribee Plaza and Melbourne Emporium. Each project was delivered within three weeks, to meet the tight time parameters of shopping centres openings. Therefore, this required extremely high levels of coordination and programming. All joinery was prefabricated to ensure that it was ready for install soon after site possession.

This project involved the design and construct replacement of existing combustible cladding (EPS and ACP) with Hebel Power Panel and Solid 3mm Aluminium. Including the design phase, the $706K cladding replacement took five months to complete.

Newpol’s $1.65M cladding replacement in Hughesdale was completed in November 2021. The design phase and replacement of the existing EPS and ACP Cladding with Hebel Power Panel and Solid 3mm Aluminium took nine months to complete.

Newpol completed an additional design and construct cladding replacement for Owners Corporation, valued at $810K. Replacing the combustible EPS Cladding with Hebel Power Panel required six months to complete, which included the design phase.

This $98K project saw architectural additions to the building’s existing façade, a refurbishment of the lobbies, and the installation of fire rated doors and statutory signage. Works were completed within four weeks of commencement.

Newpol was engaged to rectify the existing roof at the Moorabbin Holmesglen Tafe Campus, which was experiencing extensive leaks and presented various non-conforming roofing details. The $180K rectification was required prior to the tenant commencing operations, and was completed within four weeks.

In the beginning of 2019, Newpol completed the administration refurbishment at Craigieburn South Primary School. This project involved the demolition of the school’s existing internal conditions prior to the construction of the new administration offices and associated facilities. The $367K works required two months to complete. At the end of 2019, Newpol returned to construct a new entrance for the school building, and completed associated hard and soft landscaping works; valued at $289K. Partial demotion of the existing façade and landscaping was required prior to construction.

After constructing two new school buildings and a new car park for Heritage College at the beginning of 2021, Newpol has returned to complete an office refurbishment. The $126K works involved alterations to the existing office layout and finishes upgrades.

This project, which is Newpol’s second stage of works for Penfold Mazda, involves the replacement of the existing roof in the live operating service workshop. This $810K stage of works took two months to complete, having reached practical completion in November 2021.

City Hall — Storage Room, Springvale
SCOPE
Newpol was appointed the contract to construct the City Hall Storage Facility in Springvale. The $184K project further included associated hard and soft landscaping, and was completed within two and a half months.

Newpol was engaged by a private client to rectify the suspended slab of a two–storey residential building which was experiencing extensive deflection. Hydraulic rams were used to temporarily lift the subject slab, whilst pad footings and a steel portal structure were installed to provide permanent support. The $45K works were completed within four weeks. SUPERINTENDENT
Newpol was engaged to refurbish the Menzies Passive Recreation Space for the Greater Dandenong City Council. The $300K refurbishment included the construction of a new kitchenette, bathroom facilities, entry and egress points, a lobby, and storage facilities. All works were complete within five weeks.
