SHOWSTOPPERS Covid may have stopped us in our tracks twelve months ago but it hasn’t slowed the pace of spectacular homes bursting onto roads and avenues across Nappy Valley. Gillian Upton rounds up the cream of the crop

Large thin-framed sliding doors open onto a flush sunken patio at lower ground floor level in this Lambeth home by Proctor & Shaw. The roof is cantilevered over the glass and the overhang is detailed in a single oversized lintel. There is a semisubmerged courtyard that captures the southerly light while maintaining privacy. Simply Beautiful

A complete refurbishment of an Abbeville home by dRAW Architecture resulted in a rear extension and side return with two sets of Crittall sliding doors splitting the front and middle rooms from the remaining ground floor family space, a sunken seating area created for watching TV and a walnut-panelled wall which hides a bespoke bar and cupboards and acts as a backdrop to the dining space. This 1970s house has been given a Scandi makeover by TG Studio to suit the owners’ brief for a minimalist, calm, relaxing, open and neutral space. A new staircase was installed with solid pine steps, glass risers and balustrade and a white painted wood stringer. Photography: Philip Vile.

Upsher Harrison created an expansive basement for this house in SW11 following an overall design by Quartet Architecture. It included lowering and extending the existing basement, renewing the ground floor and the general refurbishment of the upper floors. The high spec refurbishment included electronic controlled lighting, a spiral wine cellar with retractable door giving access to over 2,000 bottles of wine, large skylights and minimal-framed, full-width, floor-to-ceiling sliding doors to flood light into the basement and provide an attractive outlook onto a secluded splitlevel garden with an imposing living wall.

The owners of this London apartment wanted their artwork and furniture to take centre stage. Helped by the double height space, which floods the home with natural daylight, Kelly Hoppen Interiors incorporated Italian marble runners on the walls and a contrasting specialist plaster finish to enhance and showcase the volume of the living spaces. Oak herringbone graces the floors, while Crittall doors optimise the openness.

This apartment showcases Kelly Hoppen’s signature East meets West style interior, blending Eastern opulence with Western simplicity using her signature neutral colour palette. The style fuses classic and retro with clean lines and luxurious materials and textures, such as marble wall accents and flooring, plush velvet and linens, and statement wooden features.

Granit Architecture & Interiors were appointed to upgrade an apartment in a converted Victorian school building to enhance the space, improve the storage and to introduce a more luxurious feel and design-led finish. The spiral staircase that broke up the ground floor was repositioned, extra storage was added in the bedrooms and a utility area created at the mezzanine landing level. A contemporary three-storey rear extension and complete reconfiguration of the ground, first and second floor levels of this Wandsworth home, was undertaken by Ade Architecture. GAME CHANGERS Anna White, property writer for The Telegraph, sums up the housing market in the super-suburbs of Nappy Valley after an unprecedented 12 months Historically low interest rates, the amassing of savings during lockdown and the collective easing of anxiety are expected to drive sales and renovation projects in south-west London in 2021. The leafy boroughs of Wandsworth and Lambeth have risen in popularity over the course of the pandemic as wealthy families

relocated from inner London to the supersuburbs for more space. Despite the lingering economic impact of the coronavirus crisis, local property experts believe that the market is in the process of stabilising, as a result of the speedy vaccination roll-out and arrival of spring after a frantic and unpredictable 12 months.

WHY THE PANDEMIC PUSHED UP HOUSE PRICES The Covid-19 pandemic cranked up uncertainty in the housing market to new levels. Never before in the history of modern recessions has national GDP (a country’s

income) fallen while house prices have gone up – to the surprise of politicians, property experts and homeowners alike. In the capital, house prices grew 6.2 per cent since the property market was shut on 23 March 2020 to December – the fastest rise since 2016 according to one estate agent. But why? Firstly, this disaster is economically different to the debt-fuelled global financial crisis when householders,

saddled with debt, hurriedly flogged their homes at a discount, causing prices to tumble. Secondly, Covid came after a prolonged period of pent-up demand to move house, which was then extended by the lockdown. “Life went on during the build-up to Brexit. People still got married, born, divorced and down-sized, so they needed to move. But they weren’t inclined to do so due to the ongoing political uncertainty,” explains Patrick Rampton, founder of estate agent Rampton Baseley. Upon the Conservative party election victory in December 2019, the floodgates opened and then shut when society, and the property sector, was locked down in March. Rampton describes the lockdown as “the dramatic combination of the twin frustrations of the Brexit-effect and a sixweek long Boxing Day” when householders peruse property online and make a plan to move on.

The result was a swell of business in south-west London, particularly in the borough of Wandsworth. “A veritable tsunami of activity overwhelmed our patch. In the six months from when we were let out (mid-May until mid-November) as many properties changed hands as they had done in the previous 12 months,” he says.

A THREE-DIMENSIONAL MARKET PLACE One of the trends of the pandemic was the relocation of some families from urban to rural settings in the pursuit of more space and the prospect of more workingfrom-home. In fact, an estimated 73,950 homes were bought outside the capital by people moving out of London in 2020, according to one national agent. This marks the highest total in four years. On average these buyers

moved 41 miles with south-west London leavers, in the main, heading for Sussex and Surrey. But the headlines did not depict the complexity of market and simultaneous movement by different tribes. As second and third steppers moved out in search of more space they freed up two- and three-bedroom family housing stock with small gardens for first- and second-time buyers. It was a dynamic witnessed by Vatche Cherchian, Regional Director of Portico. “The much sought-after large family homes between the Commons don’t come on the market frequently and owners hold out for the right price; what we witnessed was a boost in sales particularly of first-time buyers helped by relatively cheap lending, the stamp duty holiday and 5% mortgages.” At the same time, wealthy families from the exclusive residential enclaves of central London relocated to the super-suburbs of Clapham, Balham, Wandsworth Common,

Wimbledon and Putney wanting much larger plots, while other existing residents of Nappy Valley upsized within their area. The number of homes sold in the supersuburbs between July and October was up 31 per cent compared to sales growth of just 12 per cent in zone one. “There was a strong sentiment amongst sellers for moving out further afield with the backdrop of being able to work-from-

home and the desire to get more space and larger gardens in a rural setting. We are also seeing homeowners switch cities to get more for their money. However, there was no shortage of buyers looking to move in and buy properties in south-west London,” says Thomas Crabtree, regional sales director at Marsh & Parsons. “We are seeing a lot of first-time buyers who are currently living back at their family homes in the Home Counties purchasing one- and two-bedroom flats with gardens and taking advantage of the stamp duty holiday,” he adds. While the large period homes in premium areas such as the Nightingale Triangle or

A miserable Christmas followed by the January lockdown and the Beast from the East II curtailed the unexpected 2020 property boom. Although, according to Rampton, new instructions, viewings, offers and deals were above February 2020 and even February 2019 levels. “I sense a change in the air,” he says.

Wimbledon Parkside always have a waiting list of buyers, first-time buyers looking for a garden flat headed to pockets such as Tooting Bec, Southfields and Earlsfield. “Previously these buyers may have bought smaller properties with no outside space. Homes that have extra room to work-from-home are definitely popular too,” Crabtree says. The resilience of the boroughs of Wandsworth and Lambeth - with their broad appeal from first-time buyers to families and even downsizers - is clear from last year’s house price rises. Property values in Wandsworth increased by 2.33 per cent to an average of £618,513, according to the latest data from the Land Registry. Whereas prices in Lambeth rose 5.39 per cent to £548,660.

Portico agrees. “We’re in for a really good Q3 and Q4” says Cherchian. “I think things will revert to pre-Covid times.” Austin Thorogood of John Thorogood is also optimistic for the rest of 2021.

There are other fiscal factors too that will define the 2021 market. As the stamp duty incentive draws to a close in September it will be replaced at the bottom end of the market by the government’s reinvention of the Help to Buy guarantee scheme. In the March Budget, the Chancellor Rishi Sunak announced statebacked mortgages with deposits of just five per cent. The government will guarantee the loans, enabling lenders to offer mortgages of 95 per cent of the purchase price on properties worth up to £600,000. This will help first-time buyers clamber onto the ladder after a year when high loan-to-value mortgage products were scarce.

While moving house has been the focus of the media, many people – wedded to London – have renovated instead. Viki Lander, creative director for architectural and design practice Ensoul says activity has been driven by two types. Those moving into Nappy Valley and wanting to fully renovate, and those who have been living in their property for five or more years spending more time at home was the push they needed to wholly upgrade. Rory Gordon, founder of Good London Builders agrees that the renovations sector is now in the midst of the post-lockdown boom. “Being at home 24/7 has made people sit up and think about how their house works for them.” Both Lander and Gordon agree that people have not been on holiday and are adding that spend to their renovations budget.

“Unlike the last recession, the economic system is not fundamentally broken and a large proportion of the homebuying population have not lost their jobs. According to the banks, the employment and wage-earning future for that tranche of society looks bright and mortgage lending is at its highest since 2007,” he says. Although one of the lending traits of the coronavirus crisis is that lending to the self-employed is constrained.

INSIDE THE MIND OF THE LUXURY HOMEBUYER Five pillars of thinking are at play in the luxury homebuying market according to some 30 million households in the top 1-5% bracket across 17 countries: • 62% of luxury buyers wish to work, live and play at home • 61% of buyers want freedom of movement and are likely to buy international property and 76% are interested in having dual citizenship • 65% want to become more self-reliant and the must-have list includes live-in help and games rooms, while 79% want to increase personal security • 84% want to embrace spontaneity and do more fun things, be it physical activity or broader entertainment options • 82% are financially confident and are willing to spend money on luxury categories The study, entitled State of Luxury Real Estate, was undertaken by Luxury Portfolio International.

The obvious trends are the creation of more separated stations or rooms to workfrom-home, often for both members of a couple, Lander points out, garden projects and play space for the children. She has fitted soft playrooms with climbing walls and plunge pools. But, homeowners are looking long term too at life beyond lockdown, she says. Below-garden basements are back as the best way to add serious size to the home and considerably increase value. Gordon seconds this. “The demand to do basements never really went away but the number of conversations we are having with clients on putting gyms, home offices and family rooms in them is very noticeable,” he says. Homeowners are dreaming of entertaining with cellars, wine displays and bars on the rise too, says Lander. Kate Strong of Run Projects says the ability to entertain at home continues to be of huge importance to people. “Clients are requesting large format dining tables and garden rooms,” she says. “Cinema rooms

and projectors are being invested in too to make the home more experiential. We are even working on a project to build a room to accommodate a golf simulator.” Gordon says the outlook is positive for renovations: “There is a light at the end of

the tunnel and we have projects scheduled until 2023.” Back to sales and Rampton Baseley’s Patrick Rampton agrees. “The biggest improving factor is sentiment and people are starting to feel happier,” he concludes.

Your project may be your biggest investment of recent years, so understanding costs and controlling risks is paramount. For successful and happy projects, expectations and available funds have to match

Finally getting the green light to build your dream home is a tantalising prospect; there will be no need to move or to envy other people’s homes. Your future build will have everything you ever wanted all under one roof. However, there are two key aspects you should consider when contemplating a project budget.

• The cost of works is likely to be discussed exclusive of VAT, as this is charged through your builder’s invoices and added to the architect/contract administrator’s valuations and certificates • Consultant fees and costs are likely to be quoted ex-VAT too; when assessing the components of your overall project budget check VAT status in statutory and other fees. BUILDING COST • This is what you pay someone to do the work, and it should be under the terms of a proper building contract. Within your budget allocations there might however be items that are client sourced and supplied direct into the works, such as kitchen fittings, sanitary ware, ironmongery and electrical items

Whether you are project managing, contracting the works yourself or employing an architect and/or project manager, the same rule applies: you must keep a tight handle on the money. The first key consideration regarding managing a project budget is the objective. The best advice is fourfold:

Take your time choosing the right builder, one that seems to understand your priorities and budget, rather than simply one with an impressive portfolio. HOME WORK Covid has overturned our lives in many ways, none more so than in having to find an appropriate place to work from home. Gillian Upton offers some solutions

The world of work has changed dramatically over the last year as many of us eschewed the daily commute for a more productive home-work environment to mitigate the risk of Covid transmission. Finding an appropriate space at home has been challenging for some, for either a temporary or permanent place to leave our laptop and files. In many cases a spare bedroom has been appropriated, a tiny corner of the living room, the kitchen table even, or for those with sufficient outside space, converting a shed or building into a purpose-built cabin that will really offer complete separation from home. According to various studies, our lockdown experience has forced a changed mindset about our work/life balance and according to one, the Roundel 2021 study, a full-time return to the office once Covid has subsided is unlikely. Some 91% of employers are now offering or experimenting with more flexibility, following the likes of those such as Deloitte, Unilever, Etsy and KPMG who have long offered a four-day working week. It means that achieving the known benefits of a shorter working week increased productivity, happier and more

motivated employees, and greater interest in the company from top talent - are within our grasp, if only we can reorganise our homes. Where to start? “Work space can be created from even the smallest of nooks and crannies,” advises Kate Strong from Run Projects. “A seemingly dead space, underneath a staircase or an alcove beside a fireplace, can easily accommodate a desk surface and provide storage too.

Interior designer Emma Green, of Emma Green Design, has been inundated with requests for home-working spaces over the last year. “I’m finding many of my clients are re-purposing existing rooms, for example, guest bedrooms or using some space in that ever under-utilised area of the rear living room. Or perhaps in an underused dining room.” She believes that guest bedrooms are an obvious choice and one client has recently repurposed a dressing table to double up as a home office desk, having removed the mirror. Fortunately, the piece of furniture benefitted from having two drawers perfect for office clutter. Loft bedrooms are also ideal says Emma. “The angles in a loft bedroom provide the perfect space to build bespoke storage to utilise an otherwise defunct space. The centre of the room can be given over to desks or soft seating.” Viki Lander of Ensoul has experienced the same demand. “In some cases we’re creating two offices, one for him and one for her,” she says. “The trend is definitely for a separate space and somewhere quieter where you can shut the door.”

That ever under-utilised rear living room or dining room is another obvious choice for a home office space, particularly in classic Victorian homes, which make up the bulk of south-west London housing stock. living room, complete with storage, seating and desk space. “Working in this area means that you are not totally shut away from your family, and this room often has console tables you can re-purpose.” James Munro, architect at Granit Architecture & Interiors, has transformed the interiors of many typical Victorian homes, often opening up the entire ground floor for open-plan living where the kitchen, dining and family living become the main focus. “Although usually relatively well-built and with the character of original features, fireplaces, and well-proportioned rooms, the legacy of these houses is that 100 years later, our living styles have changed, and they need to be reimagined for life in the 21st century.” He says that many clients find space in the middle room - the former dining room – of a Victorian house and removing the chimney breast makes a considerable difference to the layout options. “It can often be essential to maximise any shared light from the back to the front of the house (and vice versa), so keeping this [middle room] open-plan and having rooflights in the rear or side extensions can aid this,” he says.

Bespoke furniture solutions come into their own in these open-plan spaces, and good solutions include a drop-down desk built into a media wall or bookshelf unit. Rebecca Bethell of Bethell Projects has other advice: “Make sure you have enough drawers to help de-clutter your desk. A carpenter can build them into even tight or awkward spaces,” she says. And she adds: “Consider hiding ugly printers inside a cabinet. We put ours on runners so they can slide away.” Other considerations for home office spaces are sufficient natural and artificial lighting - both overhead and task lighting - electrical sockets close by, a good wi-fi connection and depending on where the workspace is situated in your home, you

One of the reasons designers love tiles is their versatility. They can be used on almost any surface and in any room, they combine well with a variety of materials and can become a feature in their own right. Combining tiles with different floor finishes allows you to define spaces; using tiles with wood works especially well. One way is to tonally integrate the different floor surfaces, and another is to use hexagonal tiles and cut into wooden planks. Using tiles floor-to-ceiling is becoming more popular. Interior designer Irene Gunter has done this with glossy white ones in a recent project. “I adore using tiles on kitchen walls from floor to ceiling, it has a very relaxed vibe and can create an incredibly hard-wearing environment for a young family with pets.” Interior designer Yoko Kloeden recently used glossy green tiles on

Our love of metro or subway tiles shows no sign of abating - if anything we are exploring new ways of using them. “While the classic shapes, oblong and Metro tiles, are still popular the difference is in how and where they are placed,” says Matt Pazder of Cast London, who have recently launched a new tile range. While we’ve seen herringbone and basketweave metro tile formations in bathrooms in recent years, now people are using them in the kitchen as a splashback, opting for reflective finishes and even pastel shades. Another new way of tiling that is popular for bathrooms is a bespoke statement design. This playful approach uses a freestyle method to position the tiles in a deconstructed formation. It’s a great way of upping the style stakes in a small bathroom and can be

more cost-effective than running tiles floorto-ceiling. This works best with hexagonal designs to create a fluctuating finish. Materials traditionally associated with outdoor living, such as terracotta, are finding their way back into the home. “A timeless look perfect for classic and contemporary interior projects, this rustic surface solution has seen a huge surge in interest with consumers, designers and architects alike,” says Grazziella Wilson of Artisans of Devizes. A step up from flagstone, terracotta offers texture, warmth and durability. Sticking with an outdoor theme, using tiles on external walls is a welcome alternative to brickwork - it brings texture and pattern, and breaks up the monotony of an expanse of painted or pebbledash wall. In particular, tiles used to clad a new extension add character with an unexpected twist.

Focus on aesthetics alone and you can be blindsided with a huge quote that you simply can’t afford, but don’t let that put you off the project entirely. Here are the duo’s top tips on where to splurge and save when extending into your loft and side return to create your dream home, and still come in on budget. Loft extensions continue to be a popular way to maximise space and value. What you want needn’t be at odds with what you can afford. Roof terraces: Create your own green space at home, ideal for London houses with small or no gardens at all. Privacy glass provides you with your own botanical sanctuary whilst bifold doors bring the outdoors in.

Lots of windows: When it comes to windows, don’t scrimp! It is important to optimise the light and if it’s in the budget, consider a Juliet balcony. Savings can be made elsewhere. Bathroom: Intricate and unusually sized tiles are in vogue, but they are significantly more expensive to hang. Use them on a feature wall rather than the whole bathroom for a designer look without the haute couture prices.

Utility rooms: Not to be overlooked, utility rooms or walk-in larders can be accommodated even in small extensions. Windows: Bespoke fully-glazed side returns are all the rage, but they come with a hefty price tag. Don’t discount other solutions such as glass panelled roof lights, domed roof lanterns, Velux windows and glazed doors maximising light without compromising on design.

Side returns are fantastic for creating bigger kitchens without compromising on all too valuable outside space. Bear in mind that you can fit in more than you think, even in small spaces. Downstairs toilets: They don’t take up much space and the additional cost to the build is minimal - a no brainer.

WHEN HANGING ART... • Try not to deliberately line pictures up with the door frame, it’s all about the art not the door! • Almost everyone hangs pictures too high. You shouldn’t have to raise your chin to view the work • If the wall is covered in a fabric wall covering, don’t use a drill until you’ve cut back to the wall or you’ll end up with a tennis ball-sized clump of fibres on your drill bit. At the heart of the home, kitchens have evolved into multi-functional working, schooling, playing, cooking, dining, entertaining and chill out zones, and we are spending more time than ever in them. Anna Sadej, owner of Kitchen Connections highlights five long lasting ways kitchen design has changed over the last year. Broken-plan kitchens: Demand has shifted from open-plan kitchens to broken-plan kitchens. “We still keep that openness,” explains Anna, “but create clear zones for working and schooling, cooking and relaxing, with clever designs to define the areas or provide privacy by varying ceiling heights, wall colours, floor textures, or even using glass partitions, plants and furniture.” More storage: With so many people working from their kitchens, designers are being asked for clever storage solutions to tuck away work paraphernalia at the

GBG Building Services Ltd was established in 2005 by Mariusz Gawecki, with his father Eric. His main duties are running sites and leading other site managers within the company, and his specialities include interior fit-outs and refurbishments, antique furniture restoration, and electromechanics. A loft extension is a relatively cheap and quick way to extend your home. It offers the perfect floor for a master suite or home office with the potential to install a roof terrace.

Depending on the size of your loft, the complexity of the conversion, and the extent of post-construction installs like white goods, transforming your loft can cost anywhere from £25,000 to £50,000 or more, so making sure you’ve chosen the right conversion for you is an all-important first step. Bear in mind that dormer conversions with a protruding extension tend to stand out a little bit more from street level, and they rely heavily on the slope of your existing roof on one side. GREEN FINGERS, RED TOMATOES

OUTSIDE SPACE

Now is the time to start off your tomato plants from seed. To save on using plastic pots, why not try starting them off using old toilet roll cardboard tubes, cut in half and filled with seed compost. Put one seed per tube, water well and place somewhere warm for the seed to germinate. Once the plant has grown and you can see a good root system, plant out into bigger pots or borders from the end of April. Plant alongside marigold plants which act as a natural deterrent to pests, reducing the need for chemicals. Feed with a good tomato fertiliser once a week, pinch outside shoots, and by the summer you will be enjoying fresh juicy flavoursome tomatoes better than anything you will buy in the supermarket.
