Not only can they bring high-speed winds, heavy rains and roaring flames, they can also knock out power grids for entire communities, leaving people without electricity when it’s needed most. Extended power outages are more problematic than ever before due to more people working and learning from home. According to a CNBC report, 25 percent of workers are still working remotely in 2021. And the remote work trend is only expected to increase, meaning more people will rely on home technology to do their jobs and help their children with school. So as more Americans remain at home, those in severe storm areas need to keep their lives running smoothly. Electricity is essential to aid our everyday lives and fortunately, being proactive can help reduce the risk of a power outage affecting your livelihood, allowing you and your family to ride out natural disasters in safety and comfort. FIGHTING POWER OUTAGES HEAD ON Here are some ways you can prepare for power outages if you think a severe storm is heading your way:

MAKE SURE YOU HAVE ENOUGH BATTERIES AND BACKUPS Losing your Wi-Fi is problematic, especially during a power outage. Consider purchasing a battery backup for your modem and wireless router so you can stay connected. If your Wi-Fi provider is down, don’t panic. You can still use your electronic devices for work while keeping your family entertained during the outage. Make sure you have plenty of USB power banks and battery-powered wireless chargers on hand to keep cell phones, tablets, laptops and other electronic devices powered up. Also, ditch gas lanterns, candles and other items that can become a hazard. Consider battery-powered lanterns, flashlights, fans and other devices that run on standard-sized batteries.

Parked almost in front of Matthew’s Mattress, at 1551 Soscol Ave., the food truck is open 10:30 a.m. to 9:30 p.m., 365 days-a-year. “It doesn’t matter what holiday,”—he’s open, said owner Rene Gonzalez Jr. “We gotta stay loyal to our customers.”

Americans spent more time at home in 2020 than any other year, inspiring people to take on new interests like baking, crafting or interior design. While some things went oh so right, like a gorgeous new kitchen, some may have fallen a little flat—literally when your sourdough starter never “started.” Maris Park and Malyka Abramson, industrial designers from Delta Faucet Company, were both recently recognized in the National Kitchen + Bath Association’s Thirty Under 30 Program, which celebrates emerging talent in the kitchen and bath industry. Here are Park and Abramson’s tips of what to explore, what to avoid and where to find your own inspiration: TRENDING IN 2021 AND BEYOND‌ While the world works to put COVID-19 in the rearview mirror, its effects on design are here to stay. Americans are using their homes in a completely new way, and their expectations of the home are shifting to meet those new realities. “We expect more of our homes than ever before,” said Park. “People are transforming their homes for their specific needs.” Expect more multi-use spaces to use for cooking, virtual learning, home workouts and more. apa’s Filipino community is coming together during the COVID-19 pandemic to encourage listening, sharing, and techniques for empowerment. The goal is to combat numerous stressors, including anti-Asian hate, the toll on healthcare professionals, the inability to travel to the Philippines, and the isolation of virtual learning. “The past year has been remarkably trying, not just for the Filipino American community, but communities everywhere. The lockdown, COVID, economic concerns, the presidential election, and the social justice movement created a cauldron of reactions that manifested itself in 2020,” said American City Council Member David Oro. Oro said telling the history of the Filipino community is a way to acknowledge the expectations and contributions that Napa County residents have faced, “even as the cauldron is still bubbling.” “Approximately one third of the population of American Canyon is of Asian descent, with many residents being Filipino and Filipino American. You can’t find a street in American Canyon without a Filipino nurse living there. These members of our community were and are the frontline workers. They have continued to care for the sick admirably while they, their families, and the community are caring for them,” said Oro. March 2021 data from National Nurses United, the largest union of registered nurses (RNs) in the U.S., show that approximately 26 percent of RNS who have died from COVID-19 and related complications are Filipino. Another frequent activity was coming up with affirmations and gratitudes, positive statements to acknowledge progress and give thanks. “Next year, we’ll start the program anew. All of the information we’re learning about students’ concerns, what helps them, what they like to talk about, and their personal experiences, helps us understand how to support Filipino students in the group and throughout Napa Valley,” said Mamaril. Mamaril, Moldre, Oro, Luchi Marte Carey, and other members of the Filipino community also worked to organize an anti-Asian hate rally in mid May 2021. The event brought together students, parents, and community leaders to take a stand against anti-Asian crimes and discrimination. At Napa Valley College, administrators and faculty are collaborating to help young adults take the next step to support their peers. Sherry Tennyson, career consultant at Napa Valley College, and Professor Nicollette Morales, adjunct faculty of humanities, have developed a Filipino learning community. Connecting members of the community through classes and discussion groups will ensure these college students have support and feedback from their peers. September 2021

“In 2021, the Filipinx learning community will be about 160 students. Just as last year, we will make every effort to help students identify direct aid, find mental health counselors, and start support groups and discussions within the larger group,” said Tennyson. Morales said one of the objectives of the learning community is to create community within the college setting for Filipinx students. “We also talk about diversity within Filipinx culture, such as the different languages that Filipinx people speak beyond Tagalog. Ilonggo, Ilocano and Visayan are a few of the many languages spoken in the Philippines. We ask our students what’s going with their families as well. We know they have multiple roles in our community. The things we cover together get shared with siblings, parents, and coworkers,” said Morales. Morales said one of the new concepts she is utilizing for this holistic approach is “barangays,” small groups. The word comes from “balangay,” a Malay word that means “sailboat.” It refers to a house on land and a boat on water where families and friends live together. “We plan to divide the class into these different barangays for class discussions. We’ll build rapport within them and the class as a whole. That will help students understand that history starts with them and their story. They’ll get to

write about where they are going and where the Filipinx community is headed,” said Morales. Tennyson said strengthening the support network helps repair damage caused by the pandemic. “In March 2020, so many of our students were left on their own. Their classes went virtual. They didn’t see their peers during shelter-in-place. A number of students and their parents lost jobs. Students had to pause internships and career plans. What we are doing now helps the younger generation find the confidence to form new paths. It also teaches them to be there for themselves, their friends, and their families,” said Tennyson.

Reaching Filipinos Upvalley The majority of Napa Valley’s Filipino population is concentrated in the southern part of the county. Yet there are pockets of Filipino residents in St. Helena, Angwin, and Calistoga, said Karen Verzosa, a Calistoga resident and member of the Filipino community. “The Filipino community in Calistoga is smaller. Usually we keep to ourselves. Yet this is a good time to connect. Then people know there’s someone who’s going through the same things and they can get support,” said Verzosa. Verzosa said there is also a group of Filipino vineyard workers at a certain Upvalley winery. Outreach is needed to help them feel connected to other Filipinos in the

southern end of the Valley. Agnes Ramos, owner of Napa Valley Tea Company and a member of the Filipino community, has made contact with a number of the farmer and vineyard worker groups. Ramos said in years prior to the pandemic, she and other members of the Filipino community brought turkeys to the groups for Christmas and Thanksgiving. In return, the groups shared Asian vegetables such as Chinese Long Beans that they grew on small plots. Ramos, who is a physical therapist, gave back by checking people’s blood pressure and sharing information about healthy diets for people with diabetes. “They are living in close quarters and often don’t seek medical care. This is why we come to offer help. We know where they are and how to reach out to them,” said Ramos. Ramos also reaches out to members of the Calistoga Filipino community from her tea stall. Ramos operates the stall every Saturday at the Calistoga Farmers Market. “We check in with one another, saying hello and making sure we are OK. We talk about all the small things that have changed since the pandemic started. The Calistoga Farmers Market has kept going, giving us that human connection through the pandemic,” said Ramos. Ramos said these uplifting

moments helped carry her through difficult times, such as incidents of anti-Asian racism in Calistoga. “I had people come up to tell me, “It’s because of you that we have the virus.” I let them know that I am Filipino. Then they said, “Well, you’re all the same.” I walked away and told the manager. It’s frustrating when this happens. But we’re resilient. We move on from people who would treat us this way,” said Ramos. Ramos added that there are individuals in and beyond the Filipino community who demonstrate thoughtfulness and kindness. “COVID has motivated a lot of people to open up their minds. They’ve educated themselves about the circumstances of the pandemic. I have seen people become more gracious to people in the service industry and in the medical field,” said Ramos. Ramos said these are the changes that will help Napa Valley’s Filipino community become stronger during the period of recovery. “The idea is for us (the Filipino community) and people outside of it to know we are dealing with so much hardship. We can recognize what we lost and that we need to stabilize now. For good and for bad, these lessons are not new to us. For generations, our families have survived. Inheriting real estate and problems

ou have seen the movie where the patriarch dies, leaving his estate to the caregiver while the siblings fight it out. Or, the trust fund son who has lived off daddy’s money suddenly is cut off and needs to look for a job. Then there are the siblings at the attorney’s office listening to the reading of the will who are not getting what they expected and start throwing punches. These scenarios make for BURT M. POLSON provocative storylines but maybe too extreme in the real world. Or are they? Over the years, I have consulted with clients who inherited real estate, are the executor, or are dealing with their family fighting over who gets what. SELL THE DUMP AND DUMP THE VACATION HOME Tony and his sister Sarah inherited three properties when their father passed. Sarah is living in the father’s principal residence rentfree because she was the caregiver. The second home was a vacation home in Northern California. The third was a trashed vacant rental and is close to foreclosure because Sarah was 34 | DISTINCTIVE PROPERTIES

Tony and Sarah’s father died intestate, without a will or trust. Hence, the courts divided everything equally between the two siblings. Tony lived in the Bay Area while Sarah lived by the two properties. Still, she was not doing her job as a caregiver and did not pay any bills or care for the properties. For Tony, owning a property with Sarah was not an option. Asking me for advice, Tony agreed the best scenario was for Sarah to receive the principal residence. He would take the rental and vacation home. He quickly found a buyer who was a contractor who purchased the vacant rental days before the auction. He thought about keeping the vacation home but has no desire to vacation or live in Northern California, so he sold that property. WE ARE RETIRED; MAYBE WE SHOULD BE LANDLORDS? Martha is the trustee and executor of her father’s trust. She has a brother, John, and a husband, Jerry. The estate includes a rental property over an hour from Martha’s home, a vacation home in a ski area, and an estate home locally.

The trust split everything equally between the two siblings. However, Martha quickly realized she does not want to own real estate with John and essentially be in business with him as a landlord. John made it clear he prefers the cash, so Martha and Jerry considered buying John’s share and becoming landlords. Owning investment real estate can often seem the profitable thing to do. However, one needs to take into consideration their current life circumstances. It soon became apparent for Martha and Jerry owning investment real estate is not the best option as they desired to focus on their family and volunteering. The convincing factor for them is the step-up in basis Martha and John will receive by inheriting their father’s property. An appraisal showing the value at the time of the father’s death is obtained, so when sold, the capital gains tax is paid only on the amount over the appraised values. Therefore, their taxes will be negligible. They can then split the proceeds and use their inheritance as they desire. Burt M. iving and working in Marin for twenty years, designing hillside homes with two and three stories was common. Every so often, a client would ask for an elevator. Often the cost and personal requirements would scare them off, but I tried to talk people into keeping that option available. Today’s new homes are rarely one-story, mostly two and three stories are common. Just providing the shaft space is an easy solution. That space might be a closet in the entry room and later converted to a shaft. CHRIS D. Many of my clients are CRAIKER thinking of the future use of their dream home in regard to the use of space. They think about the outdoor areas, the barbecue areas, how the great room will look or how the kitchen will function for events or family gatherings. But they rarely consider Aging-In -Place or the long-term use of their residence. We might be temporarily in a wheelchair or need crutches. Perhaps we have an elderly family member visit us and we need options. The reality is, we all will age and hopefully live our lives in the habit we have created for ourselves. We need to think long-term. Some years ago, Napa had a City Councilperson in a wheelchair. As a good friend of mine, I could never have him visit my home because I had too many steps. When I designed a luxury community of condominiums overlooking the bay to San Francisco, I insisted on including elevators to all the ground floor units. They were the first to sell. Interestingly, the community was anticipated to be mostly seniors and retirees, but it became a magnet for young families trying to enter the fast pace escalating North Bay housing market. young couple a one-story house with a loft for future family members. They asked for an elevator. The idea initially seemed odd, from a young family, but it made sense to, provide the space on two levels. The power and if necessary, the foundation clearance for the future well. As an architect, we have to design the elevator as if it’s going to be filled tomorrow because we have to include all the details, clearances and power requirements.

It could be built in the future, but it might be a little more difficult and expensive. It’s all a matter of personal needs. There are a variety of elevators out there: some are simple, some are utilitarian, and others are cool to a point of wanting to have them in your living room as a showpiece. Wine Country Real Estate Trends in August 2021

by our Multiple Listing Service (BAREIS), which includes Lake, Marin, Mendocino, Napa, Solano and Sonoma Counties, there is an inventory of 2,064 homes and condominiums for sale at the end of August. Inventory is 10% below that of a year ago (2,795) and it is 3% ahead of the inventory last month (2,007). At times, the inventory has exceeded 10,000 homes in the BAREIS region. There were 1,734 sales for the month of August. This number is 7% below a year ago (1.856) and slightly ahead of the pace of last month (1,726). Prices normally peak in August and stay level through January. National forecasts predict increasing inventory and a slowing of price appreciation in the coming months and into 2022. This seems to be happening across Wine Country NORTH BAY REAL ESTATE and we’ll see if this is a seasonal T R E N D S F O R AU G U S T trend (the end of summer mar2021 ket) or a longer term direction. For all of the areas covered I have been following a data E A R OV E R Y E A R COMPARISONS In mid-March 2020, the COVID-19 pandemic was declared and all parties were told to “Shelter in Place”. This basically shut down the residential real estate industry through the month of April 2020. The market then accelerated rapidly GERRETT in May through SNEDAKER Oc t o b e r. Ye a r over year statistical comparisons are therefore going to be skewed by these market aberrations created last year. The closings of this year are more “normalized” than the closings of August 2020 so it will look like a “slow down” in an otherwise healthy market.

point I call the “Price Reduction Ratio” (PRR) for the past six months, or so. Across the country, one might expect that 30 to 35% of the homes put into the MLS will have a price reduction before they eventually sell. Currently, for the entire country, the ratio is 27% up from a low of 15% in April of this year. For August 2021, of all closed homes in our Wine Country markets, the range was from 18% (Sonoma County) to 26% (Mendocino County). Conversely, the ratio of homes selling in excess of Original List Price (OLP) ranged from 56% (Sonoma County) to 34% (Mendocino County). It was 48% in Napa County. The average Price Reduction Ratio for all areas has gone from 29% in September 2020 to 22% in August of 2021 while the sales of homes in excess of Original List Price went from 33% to 46% over the same period. In our Wine Country market, the low PRR was 14% in May and

the high OLP ratio was 55% in May. Napa County: The inventory of homes and condominiums available for sale in Napa County at the end of August (257) is 14% below the inventory in August 2020 (297) and it is 4% below the inventory last month (267). Sixty-five percent of the inventory in Napa County (167 properties) is priced at $1,000,000 or above. New sales (135) are 26% below the pace of last year (181) and are 7% below the 145 sales last month. There is a 1.9 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 54 days. There has been an increase of 77% for the number of closings (62) of Luxury Homes (sales price in excess of $4,000,000) in Napa County for the period 9/1/20 to 8/31/21 compared to 35 closings in the period 9/1/19 to 8/31/20. There are 64 luxury homes in inventory at the end of August 2021 compared to 63 homes in inventory at the end of August 2020. There were 8 new Luxury Home sales in August compared to 9 last year and 5 last month. This results in a 8 months supply of available Luxury Homes based on the current sales pace compared to a 1.9 months supply for the County as a whole. Days on market for the 6 luxury homes closings in August was 132 days. Over the past four months, Napa County Luxury Homes are selling at roughly 89% of original list price. Napa: Forty-six percent of the inventory in Napa County is in the City of Napa. There are 119 available homes and condominiums in inventory at the end of August in the City of Napa. This is 17% below the supply at the end of August 2020 (143) and it is 7% below the inventory at the end of last month (128). New sales (88) were 32% below the pace of 42 | DISTINCTIVE PROPERTIES

The Days on Market for the 97 closings last month was 46 days. The median price of the homes that closed in the City of Napa in August was $840,000. This is 2% ahead of the median price of the homes closed in August 2020 ($825,000). Up Valley Napa County: The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of August (105) is 21% below the level of 132 in August 2020 and it is 4% below the inventory last month (109). There were 31 new sales this month compared to 38 a year ago and 28 last month. There is now a 3.4 months supply of inventory based on the current sales pace.

The Days on Market for the 36 closings last month was 81 days. Approximately 66% of the Luxury Market inventory (price in excess of $4,000,000) in Napa County is in the Up Valley Market (42 homes). There were 4 luxury home (price in excess of $4,000,000) closings in the Up Valley Market last month and there were 6 new luxury home sales. This makes for a 7 month supply of inventory based upon the current sales pace. In Angwin in August, inventory was 15 homes compared to 8 a year ago and 20 last month. There were 4 new sales in Angwin for the month compared to 5 a year ago and the same as 4 last month. American Canyon: There are 15 available homes and condominiums in inventory at the end of August in American Canyon. This is 50% above the inventory a year ago (10) and it is 25% above the supply last month (12). There were 13 new

sales in the month. This is 18% above the pace of last year (11) and 19% below the 16 sales last month. There is a 1.2 months supply of inventory based on the current sales pace. The Days on Market for 11 homes that closed in American Canyon last month was just 24 days. The median price of the homes that closed in American Canyon in August ($725,000) was 25% ahead of the median price of a year ago ($578,000). The average price per square foot of the homes sold in American Canyon was at $361 last month, This is above the $275 to $300 range where the sales have been over the past several years. In today’s homes, kitchens serve a multitude of purposes beyond being a space to whip up a meal. They’re the heart of your home; the command center; the family gathering spot. So it’s no wonder why kitchens are where homeowners invest their renovation budget and why homebuyers pay a premium for an updated look. And savvy design professionals agree, spicing up your kitchen with stylish, timeless and natural materials—like cypress—is a recipe for success.

LAYING IT OUT Planning a new or remodeled kitchen can be an exciting, yet overwhelming time. Designer Erika Powell from Urban Grace Interiors in Santa Rosa Beach, Florida, says making the process less stressful boils down to ensuring the layout meets your needs. “When starting a project, we first like to sit down with our clients in order to get to know them and how they will be using their kitchen,” she says. “If an architect is involved, we also like to work hand-in-hand with them so that any overarching architectural vision they may have is included in the interior design as well.” 44 | DISTINCTIVE PROPERTIES

Nowadays, homeowners are mostly looking for open concept floorplans with kitchens that open up to living and dining rooms. And because there’s less available wall space, there are fewer upper cabinets. To compensate, modern kitchen layouts feature expansive islands with seating and storage, a pantry for canned and dry goods, and a butler pantry to hide away less frequently used items. “Once we determine the layout, then we get to work on selecting building products and finishes,” Powell says. “While there is a wide range of products to choose from, our style focuses on fine materials and classic design elements. Being near the beach, our clients gravitate toward light and natural materials—and products like real wood are just more beautiful. A wood like cypress is stable and durable with unique charm. It’s a fixture in many of our kitchen projects.” DECIDING ON CABINETS When it comes to choosing cabinetry, architect Ben Patterson from Bossier City, Louisiana, says it doesn’t take long to notice the difference between cabinetry that’s built with solid wood and what

you can find at the big box stores. “In my experience, homeowners value the natural character and quality of solid wood cabinets,” he says. “I’m a full-service architect and usually design custom cabinets for the projects I work on. And I like working with local materials, so my cabinet designs usually have a cypress face with a birch box.” Selecting a finish can be tricky, but Patterson says trends come and go. “Painted cabinets seem to be all the rage these days, but a natural wood finish is tasteful and timeless,” he adds. “And that’s another reason I love cypress. Whether new growth, old growth, sinker, or pecky, cypress is simply beautiful.”

TOPPING IT OFF If your kitchen feels a little bland, luxury homebuilder Matt Cain from Dallas-based Tatum Brown Custom Homes says what’s overhead is often overlooked. “In kitchens, we typically install a wood plank ceiling treatment to add visual texture and aesthetic warmth,” he says. “There are a lot of materials to work with, but I prefer cypress—especially pecky cypress—because it offers such a specific look and homeowners just fall in love with it.
