ALL EYES ON BLI BLI

Julie Schafer from ES&A Financial Services offers her top f ve pre-retirement tips:

ver 50s lifestyle community developer Halcyon has chalked up record sales of more than $38 million at its latest community at Bli Bli. In just a little over 12 months, Halcyon Landing’s f rst stage has almost completely sold out, prompting the early release of the second stage of the 170-home master-planned development. So why are buyers so keen on Bli Bli? Halcyon joint managing director Bevan Geissmann says the transparent f nancial model and incredible eight-star home energy ratings help. “The f nancial side of the retirement living equation is crucial, especially in the post GFC economy in which people on a f xed income need absolute certainty about their outgoings,” Geissmann says. “Our model wraps body corporate charges up with council and water rates into one f xed cost so residents know exactly what they are up for. This is proving a big hit in an environment where utility costs are on the rise and there is a lot of uncertainty out there.” Geissmann says buyers are also responding well to Halcyon’s lifestyle offerings. “Lifestyle is so important for baby boomers, so we’ve ramped up our efforts at Halcyon Landing with our biggest

Bli Bli offers an excellent lifestyle for retirees recreation club yet and this hasn’t gone unnoticed in the local marketplace,” he says. The 1500-square metre recreation club is complemented by a pool and spa, bowling green, walking trail and natural parklands. The relocation of Horton Park Golf Club, which will soon be just down the road from Halcyon Landing, is also a drawcard. Geissmann says the $550 million in planned infrastructure improvements and future development for Bli Bli, along with Halcyon Landing’s proximity to existing facilities such as the Maroochydore town centre, means residents are taking notice of the once quiet town.

1. YOUR BIGGEST ASSET IS YOUR INCOME. Think twice before you walk away from paid employment. We meet people who have sold great businesses or walked away from a fabulous career because they are tired. Slow down f rst and then reassess whether now is the time to fully retire. 2. HOW MUCH DOES IT COST? Work out a realistic budget to ensure you know your funds will last as long as you do. 3. WELCOME TO THE NEXT GENERATION. Retiring to the rocking chair is so last century. Baby boomers are generally in great shape physically and mentally and have much more energy for life and all the opportunities retirement provides. Don’t assume you’ll be slowing down in your 70s – another reason to make sure you have enough money to see you through. 4. INGREDIENTS FOR LIFE. Having something to do today and something to look forward to tomorrow are the keys to happiness in retirement. Having purpose in life is so important – no matter if you are 18 or 80. 5. CASH IS KING. Never underestimate the value of good cash reserves in retirement. Real liquidity means cash in your pocket or bank account.
