MARKET DISCUSSION WITH WALLY KIDD SPECIAL SECTION

⟩ When you think trends, what is the first and foremost trend that pops to your mind? If there’s a trend, it’s that our inventory levels are slimming down, We are transitioning from a buyers market to a sellers market, but we’re not quite all the way there. The best thing is that real estate prices have stabilized and in some cases are even increasing.

⟩ Give us some back story on that … what’s causing that market situation? A couple of things. As far as the economy goes, the demographic of who we sell resort real estate to, the economy has been very, very good to those people. And in addition, Northern Michigan has had lots of exposure nationwide. On top of that, every 10 years or so, there is a surge in our regional economy here and things really start to click hard. We are in one of those times now.

The takeaway: It’s all about the now. Estate Agent category this year. Tapping into his insight and expertise, we asked him to take us to the ground here in Northwest Lower Michigan. What is happening now, and what is likely to happen in the coming year in the real estate market?

KELLY HOFMAN

With interest rates staying low (for now), and demand outstripping supply, everybody is calling this a seller’s market. To learn more, we checked in with Petoskey-based Realtor Wally Kidd, who garnered the most votes in our Red Hot Best Real

⟩ So, the resort, secondary home market is hot thanks to wealthy people doing so well in this economy, but what about the primary home market, houses in which working families live? The primary market is also very healthy, although the inventory levels are not high there either. What’s helping there is more people want to live in Northern Michigan now because you can work from virtually anywhere. If you were given the option to work in suburban Grand Rapids or Northern Michigan, which would you choose? And, by the way, you are seeing a similar thing in the second home market. Technology allows people who still want to live in Cincinnati or Chicago or wherever, to come here far more frequently and stay longer than ever before because they can continue to do their daily business from here. They will work a portion of their day, and then they go out to get on the water, golf, hike, bike, whatever. The bottom line to me is people are living these hectic, fast-paced, very intense lives in equally intense workplace environments. Their daily grind is stressful to say CONTINUES PG. 7

the least. So it’s a very appealing idea that you can come up here and disengage from that immediate stress in life and re-ground yourself, refresh and recharge the batteries. That is what Northern Michigan is about. It used to be you’d sit on the dock to recharge. Today people want to mountain bike, run … they recharge by being active.

⟩ When the new lending laws went into effect after the crash, where people could not use paper equity from an existing home as down payment on a second home, some speculated that the second home market would take a big hit. Has that happened? Not really, we’ve really seen very little lasting impact from the crash of a couple years ago. We do see a disproportionate number of people purchasing homes with cash today. Sometimes they might get financing after the fact, but buyers are coming to us with tremendous resources today.

⟩ What will we see when interest rates go up? Interest rates are so low that I think any minor adjustments will have little effect on our marketplace. When I bought my first home I thought I’d hit a home run with a 10.5 percent rate. I just don’t think a slight bump in rates would have a significant affect us.

⟩ We hear a lot about the need for workforce housing, more affordable homes. Where do you see that happening? It’s hard to build something on a piece of land in Northern Michigan and make it affordable. But yes we have an affordable housing shortage. We are trying to work with state and federal agencies that do provide some grants and TIF money. Also, we will see bedroom communities grow. Look at other communities like Aspen and Martha’s Vineyard—when places get out of reach, bedroom communities develop

for those places. Here we are starting to see it as well.

⟩ What about now, this summer. What’s the mix? I would say we are in a very strong economy in Northern Michigan. That translates to a pretty strong real estate market. The thing for people to remember is that we live in an ever changing world and we’re linked inextricably to the world’s events. That being the case, We counsel people that now is the time. Now is the time to buy. Now is the time to sell. Take advantage of the market we are in now, whether that is a cottage on the waterfront or affordable intown home. The current conditions bridge all of those markets. –JS

THE SHAPE OF THINGS TO COME

SPECIAL SECTION

More tech, more comfort, more density. How are national housing and at-home lifestyle trends playing out in home designs here in Northern Michigan? We caught up with Kim Pontius, executive vice president of Traverse Area Association of Realtors when he was fresh from a national conference about home trends and predictions.

⟩ For a while now we’ve been hearing about smart homes that you can basically operate with your smart phone from wherever you happen to be. Is that something that finally is becoming widespread? Yes, that is a definitely a design trend to watch. There is way more technology in homes, and it’s increasing by the year. Security systems, surveillance systems, thermostats, lighting ... all of it can be operated from a distance. Something I like, you can have a video surveillance system that you can monitor from your phone.

⟩ How about something that’s making homes just more fun? Outdoor living spaces, like really well designed decks and patios or even fully equipped outdoor kitchens. We are really starting to see a lot more of that. People are talking about expanding beyond the building envelope. It also ties into the small home movement—outdoor spaces offer really enjoyable extra living spaces.

⟩ You mentioned smaller homes, something that has really been building momentum since Sarah Susanka’s Not So Big House book back in 1998, and the “build better not bigger” philosophy it set

DREW WARNER

in motion. Are we seeing that movement here? People really want high quality homes with interesting design features, that is becoming much more appealing. Builders are seeing more and more requests for that. Example, out on Arbutus Lake, Dan Adamas built side-by-side cottages out there, with 2,000 square feet total living space. I was there during a home tour, and I can’t tell you how many people said they’d take that house in a heartbeat.

⟩ What about a trend that just makes living in a home more pleasant, a better experience day to day? Well, healthy homes is the phrase. As we move forward, and environmental health issues become more apparent, you will see a continued reduction in the amount of toxins being used in building materials. And this is an evolution more than revolution. So, expanded use of low-VOC paints or even no-VOC paints. More natural fibers in carpets—and a continued reduction in PVC in carpet fibers. We’ll see more air purification systems as people become more and more aware of indoor air quality, following the rises in asthma and sinus infections. We’ve seen this trend for a while now, but it will become more and more prevalent.

500 ft and 5 acres on Lake Michigan’s Good Harbor Bay

Sale will help the Leelanau Conservancy protect more land and water! This is an investment of a lifetime – the last long private stretch of superior beachfront and woods along Lake Michigan’s prized Good Harbor Bay. From the road to the water, the land gently ripples, creating a corduroy effect that, along with acres of native forest, buffers sight and sound. Here you will experience brilliant sunsets and dramatic views of Pyramid Point, Whaleback Mountain, North and South Manitou Islands. Between the islands and the shoreline is the Manitou Passage, a lane that freighters sail during stormy weather for safe passage. Here you will also find beautiful building site options. There are no environmental restrictions and the parcel can be divided. It is located along a Scenic Heritage route between Leland, Glen Arbor and the Sleeping Bear Dunes National Lakeshore, and it is an easy drive to Traverse City. Remarkably, a generous family with deep ties to Leelanau has gifted their half-ownership interest in this spectacular parcel to the Conservancy. Their wish is for the Conservancy and the family member who holds the other half interest to sell this parcel, and use the sale proceeds to protect more land and water quality in Leelanau. ⟩ We’re all supposed to be shrinking our energy / CO2 footprint. What are builders doing to help people move down that path? Yes, energy efficiency is definitely becoming a much higher priority for people. We will be seeing more and more high-efficient heating and cooling systems. And even here in the cloudy north we will see more solar panel development. Tankless hot water heaters are more prevalent. One trend that will appeal to all the homeowners here with holding tanks for their sewage is the spread of gray-water recycling systems, so, for example, recycling the water from your washing machine to flush your toilet.

⟩ Now that the big crash is nearly a decade behind us and new construction is on the rebound, what are we likely to see as far as new developments? Back when the crash happened, we had a lot of developers out there with subdivisions started and they fell by the wayside. The subs went dormant, but the infrastructure was already installed in many cases. So we have that inventory, we have those vacant lots, and we don’t have a need for new greenfield subs. Also, it’s clear from the Grand Vision process (a community-based visioning process that revealed how people would like to see the Grand Traverse Bay region develop) that people do not want sprawl. They want infill. So we will be seeing higher density in our existing towns and villages, which is what the Grand Vision said.

⟩ So, case in point, the nine-story residential building that has caused so much debate in Traverse City. Yes, exactly. That is an example of what the Grand Vision suggested people wanted, and then when it is proposed, people object. We are dealing with a three-axis world—if you are going to build, you will either build up or you will build out, and the people already said they don’t want to build out, so we have to go up.

⟩ But Traverse City’s experience shows that nine-story buildings are likely to be a tough or even impossible sell in our smaller towns. Sure, but this is also a real opportunity to do three- and four-story buildings in our smaller towns, where you’d have commercial retail on the bottom and residential above. We have an abundance of open space here—beaches, parks, state lands—so not everybody needs or wants a yard. And you need retail on the streets of our towns. You can’t fill that space with professional services or there is nothing for people to do when they come to town. A town needs retail to be a destination, so you basically scuttle the downtown when you put professional services where there should be retail. –JS
