A Change of Space I particularly love the cover of this issue of Northern Home & Cottage because of what it says about how one simple change in a room can enrich a lifestyle. That change happened when designer Vee Mossburg pulled the dining room table from its unimaginative nook in the kitchen and put it in front of a fireplace in what used to be a seldom-used formal living room just off the kitchen. Enjoyed in the glow of fireplace, dinners in this home—whether they are for two or 10—are now intimate experiences.

Indeed, re-envisioning how spaces are used is a theme that threads through this issue. In the story Vision Quest, a Harbor Springs couple used knotty pine paneling and a natural color palette to turn a once-boldly painted interior into a living space that is simultaneously soothing and worthy of their extensive collection of Native American art.

On an even greater scale of change, we take you inside the iconic former Suttons Bay schoolhouse to show you what the new owner, Cheryl Hutchinson, did with it. This incredible building—constructed in 1907 of stones from surrounding farm fields—sat abandoned for a decade. As anyone who looked at it knew, dreaming up a use for it—not to mention retrofitting it to that use—seemed well nigh impossible. Then Cheryl came along and imagined four two-story condos where there were once classrooms. Condos filled with those sturdy architectural elements of wood and stone that make this building so magnificent. And then, working with a team of skilled Northern Michigan subcontractors, she pulled it off. Those units are going to make a lot of people very happy over the years. Not to mention how thrilled the people of Suttons Bay are to have their landmark preserved.

Not many of us are going to make changes as drastic as a historic renovation. But most of us could use the inspiration offered in this issue to take small steps that make coming home that much nicer. Could some of those dining room chairs be replaced by big overstuffed ones? A bench with pillows? Maybe there is room for a table in front of that fireplace …

There’s no place like home—especially in February. Here’s to rethinking spaces to make them feel more like, well, home.

Just a few years ago, selling a house in Northern Michigan wasn’t easy. Anything detracting from a home’s appeal became a stumbling block for buyers who had plenty of options. So it was with a 12-year-old house in the woodsy Birchwood neighborhood, north of Harbor Springs. The large, stone-and-clapboard contemporary had plenty going for it: thoughtful architecture, solid construction, perfect setting and a popular countryside neighborhood.

However, one simple but powerful feature repelled potential buyers: color. The owner, a summer resident, had painted the walls in a rainbow of hues more suited to Miami than Michigan. A chartreuse and cherry red foyer gave way to a buttery yellow great room and a vibrant purple kitchen. With stark white trim and sparse furnishings, the home felt cold and disconnected from its forest surroundings.

It was unlikely, then, that a couple seeking a cozy, rustic home to showcase their large collection of Native American art would see potential here. in Palm Desert, California, are impassioned decorators. The sluggish real estate market gave them and their broker, Sue Schwaderer of Coldwell Banker, ample time—four years, in fact—to study the house and imagine how they could make it their own, and to consult with local contractor Adelaine Construction. 4 Northern Home & Cottage

In 2013, equipped with a clear vision for renovation and a budget bolstered by the home’s bargain price, the couple finally bought the colorful house. Instead of moving in completely, they prepared to ride out the inconvenience of a major remodeling project in the home’s daylight basement. They credit Adelaine for making the process smooth and efficient.

But this project was about much more than mere logistics. Having a contractor who shared their vision was critical to the couple, both of whom are adept at designing their own interiors to fit their art and their lifestyle. Their large Native American art collection, 40 years in the making, is well curated and represents many American tribes, particularly those of the Pacific Northwest.

Taking inspiration from their art, the homeowners envisioned a drastic turnabout from the home’s original jewel-box appearance. Adelaine’s team executed the mostly-cosmetic remodel on a grand scale, starting with the board-by-board installation of a knotty pine ceiling at a height of about 20 feet. Existing cabinetry and trim were refinished. A paint palette of tan and deep taupe with wide swaths of golden grasscloth wallpaper complemented the art’s natural materials, and new stone veneer made the towering fireplace an ideal backdrop for a life-sized deep-relief sculpture of a ram on a mountainside. 4 Northern Home & Cottage

How to Warm Up a Northern Michigan Interior Take a few tips from these DIY decorators who celebrate every season Up North and know how to create cozy.

Look to your surroundings. Your color palette is already decorating the woods and meadows.

Create soft transitions. Avoid abrupt changes of color, surface and style throughout the home.

Ceilings are the fifth wall. Painting them a warm color or covering them with wood can transform the room.

Add texture. Wall coverings, fabrics, art textiles and plush accessories all add warmth.

Use natural materials. Wood, stone and natural fibers like wool and cotton are comforting.

Proportion is important. A large-scaled space requires large-scaled furnishings and accessories to feel comfortable.

Keep a sense of humor. A painting of a family of bears whooping it up in a classic Chris Craft? Of course!

On the exterior, a full paint job and a new Trex deck with glass rail tied the house to its natural setting and to its new, warm interior.

Surprisingly, many of the home’s more expensive original fixtures and materials fit right into the new decor plan: Brazilian cherry flooring, stone and ceramic tile, granite tops and some hardware remain unchanged.

When the five-month project was finished, the construction team helped the art collectors hang paintings and place three-dimensional pieces, understanding that the job wasn’t complete until the art was in place. Colorful geometric blankets drape over a railing, ceremonial masks add dimension to large walls, and many paintings and photographs lend a gallery atmosphere to spacious rooms. Because of careful design decisions, the home now appears as if it were customdesigned for this remarkable collection.

The owners celebrated their renovated home with an open house for 55 guests, including the Adelaine team. It all started with a clock, says Vee Mossburg, the lead designer at Cottage Company, a designand-build firm in Harbor Springs—the antique, light blue Swedish Mora clock that is tucked into a niche in the front hall of this gracious home on Little Traverse Bay, to be specific. The home’s owner, Linda Orlans, a Birmingham-based entrepreneur and lawyer, had long coveted 19th-century Mora timepieces and knew she wanted one to serve as the centerpiece of the renovation of the vacation home she calls Glenn Beach.

“I was calling antique dealers all over the world,” Vee recalls. She eventually found just the right clock in Texas and had it shipped to Northern Michigan. “Once we found it, everything else fell into place,” she says. The homeowner and designer went on to develop the home’s color scheme from the clock’s creamy blue palette, mixing it with crisp off-whites and other soft tones for an easygoing elegance. The color can now be found in varying amounts in each room of the renovated house. “We wanted it to be casual, but it had to have a certain level of sophistication,” Vee says.

With its enviable Lake Michigan site, the home, built in the 1980s, was inspired by the area’s Victorian resort vernacular. bought the furnished house in 2010, however, its room decor had never been updated and was weighed down by the heavy floral draperies, printed upholstered furniture and intense, saturated hues popular three decades ago. The home’s cloying attitude didn’t deter Linda.

“It was love at first sight,” she says. “The moment I walked through the door I knew it was right. The neighborhood is great, on the water and walking distance to town … the bones of the house are well thought out and the quality outstanding.”

It also had “big gathering places and amazing light,” and “windows in all the right places, so the light streams through the house from morning to night,” Linda continues.

With such great bones, the renovation path and palette was clear. “People today want cleaner lines,” Vee says. “They come up here to escape, so they want a place to calm down, a place of sanctuary.” To accomplish that forward-thinking style, Vee looked backward. In the late 19th century, cottage owners seeking for a similar escape from their busy lives eschewed the fussiness of Victorian cottages for the more cleanlined Shingle architectural style. Taking her cue from history, Vee, working closely with Linda, exchanged the home’s mauve exterior for a crisp navy-and-white color scheme, replaced the conventional roof shingles with natural cedar shingles, swapped the sunburst motifs over the windows for shingled awnings and lost the gingerbread in the eaves.

With the backdrop set, Vee went to work finetuning the interior. While the only major structural change was enclosing one of two waterside porches to make a sunroom, every room was treated to new variations of beadboard, wainscoting, elegant trim work and moldings painted in creamy colors. Vee also changed the function of several spaces, including converting the formal living room into a dining/library area. a creamy facelift, replacing natural wood backsplash with fresh white cabinetry and marble on the backsplash and island. The team went on to convert the former dining nook on the kitchen’s waterside into a sitting area creating an open, expansive great room. “Our goal was to open it up so that Linda could really live and play in here,” Liz explains.

With its lake views, the great room is now Linda’s favorite spot in the house.

“There’s also plenty of room for multiple cooks and tasters,” she says.

While she did away with many of the home’s heavier French antiques, Vee was careful to punctuate each room with at least one antique. “I like to mix for a sense of timelessness,” she explains. The designer considers the project, one of her favorites, some of her best work. She loves the layers of texture and is proud of the transformation. “I could definitely move in here,” she says. “I asked Linda for first right of refusal if she ever sells.”

Cheryl Hutchinson’s historic house renovations have taken her throughout the United States—the

West

Coast,

Colorado

and

Washington, D.C. They’ve also taken her to the Leelanau Peninsula, where she grew up. One of those projects, the renovation of The Union School in Suttons Bay, will always stay dear to her heart. That’s because Cheryl and her two brothers attended kindergarten through second grade in the school during the 1960s.

The schoolhouse was already a half-century old by then. Built in 1907, the massive structure situated on a hill above this picturesque Lake Michigan village, is constructed of fieldstones delivered to the site by area farmers. The Union School served kindergarten through high school students until 1952, when a new high school was built several blocks away. It continued as an elementary school until 1968, and then went on to be used in a variety of ways, including temporary housing for workers in cherry production and later as a single-family dwelling. A planned restoration project in 2004 didn’t come to fruition, leaving the building vacant for the next decade.

Two years ago, Cheryl and her husband, Ian Hurlock-Jones, were at their winter residence in California when an online real estate listing for the building caught their attention. “We immediately thought of renovating it and giving it a new life,” Cheryl says. The couple soon found that while the building’s thick (3-feet thick at their base) stone walls were sound, the interior was falling apart. Despite the prospect of a daunting renovation, Cheryl and Ian purchased it, with a plan to convert the two levels of the building that once contained classrooms into four spacious, two-bedroom condos. Preserving the integrity of the building’s architectural elements—its stone and woodwork, brick chimney, classic bell tower, 14-foot ceilings and expansive 9-foot-tall windows-would be paramount. Using sustainable building practices was also essential.4 Northern Home & Cottage

While Cheryl was the general contractor of the project, she credits her skilled team for solving the many issues that come with renovating a century-old structure. “The most impactful contributor on the project was the engineer, Brian Ross, of Practical Engineers Inc.,” she says. “We had to do a lot of on-the-spot changes with floor plans given hidden treasures like plumbing that was tucked in old walls. Brian was brilliant at figuring how to maintain structural needs within the building code and retain the historical beauty I didn’t want to lose.”

More credit, she says, goes to Brent Buning of Northern Lakes Services and plumber Mike Kroupa for their creation of an almost invisible and silent heating and ventilation system—a challenge she says in a 100 plus-year-old-building. Kroupa went on to incorporate high efficiency, sustainable fixtures and radiant heat. “The building is super efficient due to over-the-top insulation and highly effective systems,” Cheryl says. “Heating for the almost 6,000-square-foot building has been minor.”

Architect Andy Rink was another principal team player. Having grown up in Suttons Bay, Andy was very familiar with the building prior to Cheryl purchasing it. Sharing her vision for the old building, he crafted clean, simple floor plans, yet met all code and engineering requirements.

Matt Quigley, of Quigley Custom Carpentry, oversaw the salvaging and repurposing of the building’s original woodwork and flooring. “All the flooring we could save was planed and refinished, so we have original flooring throughout,” Cheryl says. Mason Frank Padella of Padella Building Company stepped in to refurbish the historic stonework—including exposed stone walls in the lower level bedrooms. 4 Northern Home & Cottage

With the bones of the building clean and sound, Cheryl turned to Doug Martin of TileCraft to design the bathrooms and the hip, streamlined kitchens. Finally, Peggy Miller of the Suttons Bay home decor shop At Home outfitted the units with pieces that blend a rustic and modern aesthetic.

As a final touch, Cheryl worked with artist Angela Saxon to source and enlarge old photos of the school for display in the building’s foyer, along with an old pump organ and school desks. “It was a way for us to capture what the school is all about,” Cheryl says.

Finished in just a year, the four units have the trendy, eclectic feel of urban loft apartments—except that they are in a village schoolhouse.

“This was a big labor of love,” Cheryl says. “ It made a lot of people in town happy.” It also made Cheryl and Ian happy—so happy that this summer they plan to move back to Northern Michigan permanently, making one of the units their home.
