Buying a Second Home or Investment Property Now is a good time to buy a second home or investment property since interest rates are still low by historic standards and some geographic areas are still recovering. Mortgage requirements for a second home purchase versus investment property have different guidelines. It is very important to finance it with the correct "purpose" when obtaining a mortgage so you are not committing occupancy fraud. You will be signing documentation to indicate how you plan to use the property. Misleading information could result in the lender calling the loan due at a later date. To be classified as a second home the distance from the primary home is a consideration by the lender. It must be occupied by the borrower for some portion of the year and suitable for year-round occupancy.

If you're going to rent it out when you're not vacationing there, and report that income on your tax returns, it is an investment property. If you are considering a property near a beach, lake or reservoir, you may need to factor in the cost of flood insurance. Investment properties will have higher rates and typically higher down payment requirements due to higher risk for lenders. Second home mortgages enjoy the same low rates as a primary home. Lenders assume you're less emotionally committed when buying an investment property and performance statistics on investor loans are worse than those of primary or second home loans. If money gets tight, more people walk away. Rental property also suffers more wear and tear than a personal home, which lowers the value. Condos will typically have the highest rates and have to follow stricter mortgage guidelines. Financing is not always available depending on the status of
