Migrants trigger optimism Strong population growth good news for local property market, reports SCOTT WOODSIDE WESTERN Australia’s surging population will help fuel demand for property over the coming year, managing director of Wilson & Hart homebuilders Anthony Kinder says. “The latest ABS figures show that last year, WA recorded the largest population growth rate in Australia at 2.1 per cent,” he said. “Migrants made up 24,700 persons of the overall growth in population for the State (47,409 persons) during 2010. “The large number of migrants moving to Perth will help boost demand for property, especially in coastal locations.” Mr Kinder said that coastal

Anthony Kinder, managing director of Wilson & Hart.

suburbs were popular with many migrants because of the lifestyle they offer. “In the northern suburbs for example, the latest census shows that in the City of Joondalup some 34.8 per cent of residents were born overseas,” he said. “The Fremantle area is another favoured location for migrants with the census showing that 29.6 per cent of

residents were born overseas. “Wilson & Hart finds that many of these overseas migrants decide to build a new home after renting for a few years – in particular, our company is getting inquiries from overseas migrants regarding new homes in Illuka,Yanchep, Wembley, Fremantle, Coogee, Rockingham and Mandurah.” Mr Kinder said there was currently $225-$250 billion earmarked for development and expansions in several major mining and petroleum projects in WA. “It is estimated that some 240,000 jobs will be needed to support these projects up to 2017,” he said. “Many of these new jobs will be filled by people moving here from overseas. “Despite a very challenging real estate market at the moment, our company is confident that WA’s rising population will inevitably result in a surge in demand for housing over the coming five years.” ■

TOP TIPS FOR BUYING A COASTAL PROPERTY PRINCIPAL of Acton Coastal Chris Jonker (pictured) offers the following tips to property buyers considering purchasing a coastal property: ■ If the property is within a 1km walk to

the beach it has potential for strong capital growth because people who purchase a home near the coast want to walk to the oceanfront. ■ Invest in ocean views. If your home has the potential for ocean views it can substantially increase its value over the longer term and you should consider engaging an architect who can advise you on maximising your ocean views. ■ Focus on location rather than the house. Some styles of properties in coastal areas are less favoured than others. Tuscan and Mediterranean houses tend to be more popular than Federation style. However, if you find a Federation style home in a good location at a competitive price this might provide a lower cost entry point into an expensive area. ■ Any rental properties being sold by investors should be considered because

they may be superficially in a poor condition yet have the potential for strong capital growth through cosmetic renovations. ■ Check if there are any future zoning changes planned by the local council that would allow the property to be subdivided. If the property does not have mains sewerage, check with the Water Authority if there are future plans to connect the sewerage. This could also influence whether the property could be subdivided. ■ Talk to the planning division of the local council to determine if there are any plans for a new marina, hotels, restaurants or cafes in the coastal area you want to buy a home. This type of new infrastructure will add significant value to surrounding property, as has been the case with the Hillarys Marina. ■ Always check the wind conditions. Many people buying coastal properties underestimate wind conditions. A good tip is to view the coastal property in the afternoon because wind can be stronger in the afternoon when the sea breeze occurs.

Full of charming surprises It really has to be seen to be believed. By COURTNEY NOTTE IT is impossible to do this home justice in writing – it really must be seen to be believed. Surprising is the best way to describe it. You would not guess that behind the charming but modest facade is a tri-level home with rare rustic charm. It oozes old-world appeal from the street, with a creeper vine adorning the textured rendered exterior and arched windows. The gardens are well kept and the lush greenery sets off the cream finish of the facade. Agents Roger Shead and Andrew Pekin have described the home as outstanding and that is true. Purpose-designed for the streetfront strata lot, the three-bedroom house is incredibly and deceptively spacious. It helps that it has been cleverly designed with lots of glass that floods each room with natural light and double-height ceilings that enhance the sense of space. To carry the rustic theme inside, the walls have been finished in a light textured render, similar to the facade. Cathedral ceilings and big windows in the formal lounge room at the front bring the

tranquillity of the front garden inside and lead the way for the seamless integration of other indoor-outdoor areas of the house. The Mediterranean flavour is most apparent and impressive in the open-plan living, dining and kitchen zone. Here, a double-height ceiling void above the dining table maintains a visual link to the firstfloor mezzanine. Terracotta-hued floor tiles infuse the area with warmth and textural depth, which the kitchen upholds with its bold blue tiled splashback and matching bench tops. Glass doors extend along two walls here, connecting the living areas with the leafy courtyard, featuring patio cover and limestone paving. One of the best features of the exotic outdoor area is how surprisingly low-maintenance it is. Upstairs, two double built-in robes offer ample storage space in the master bedroom. Plantation shutters are a nice touch to the high windows in the bathroom, which let light in while maintaining privacy. For a home with character and convenience in spades, you need look no further. â–

Understated design speaks volumes Sleek, ultra-modern Churchlands home is simply beautiful. By COURTNEY NOTTE

$1,590,000

CHURCHLANDS 3 PAPERHEATH PARADE AGENT

WHILE some homes aim to impress with an array of‘ mod cons and high-tech gadgetry, this home in Churchlands Green lets the beauty of its simplicity and clever, streamlined design do the talking. It was built in 2009 by East Perth-based company Ian Collins Homes, but has maintained its fresh, contemporary allure and presents as new. It is full of natural light, thanks to the extensive use of glass, including many louvered panels, that helps set up the ultra-modern aesthetic and maximises ventilation, reducing the need for artificial cooling. This use of glass also facilitates the integration of the indoor-outdoor zones, connecting the first floor living areas with a big balcony and separate ground floor living rooms with courtyards. The living is easy and the entertaining even more so, thanks to the upside-down design of

the house, which capitalises on the great view of the park opposite from the first floor balcony. An angled roof shelters the balcony, with a glass balustrade for an uninterrupted park outlook, while native gardens and a stone feature panel add dimension to the rendered facade. Through an oversized glass pivot door, the foyer sets the tone, with polished concrete flooring and crisp white walls with several decorative niches.

Straight ahead is the open staircase, with steel and glass supports. It is next to a study nook with a kitchenette and a living area with bi-fold doors to a central courtyard featuring a retractable awning for shelter when required. Upstairs, the free-flowing kitchen, meals area and family room connect to the main balcony as well as a smaller balcony at the side of the house, for enhanced privacy. Storage in the bedrooms comes in the form of a walk-in robe in the master suite and builtin robes in the two minor bedrooms. Both bathrooms adhere to the ultra-modern standard of the rest of the house. The ensuite to the main bedroom has a stone-topped vanity with two square basins, while the main bathroom has a floating single vanity unit and a big shower recess with feature tiling.

Stone finishes are also a feature of the kitchen, in the form of white waterfall-edge benches that complement the white high-gloss cupboards, glass splashback and stainless steel appliances. A wall of stacking glass doors opens right up to connect the living areas and the balcony, and the same polished floor tiles that define the living areas flow outside, making it seem like one big entertaining zone. The 302sq m home comes with many extras, such as a rear double garage with a storage loft, airconditioning and two video intercom systems. â–

Award winner relishes the smiles on customers’ faces Going the extra mile is his creed, writes SCOTT WOODSIDE

David Speyers.

WITH a passion for his chosen profession and a keen focus on providing excellent customer service, Davey Real Estate agent David Speyers offers his clients local knowledge and reliability. “I have lived in Perth my

whole life and grew up in City Beach and Doubleview,” he said.“I got into real estate after realising my B Comm degree at UWA was not something I wanted to pursue as a career. “I was a attracted to real estate because I had a genuine interest in houses and thought I could succeed in trying to turn around negative images sometimes associated with real estate agents, by providing a reliable friendly service.”

Mr Speyers now lives in Scarborough and specialises in the area, as well as selling all over the northern suburbs. His success has been driven by a desire to always go above and beyond to see a great result for buyers and sellers alike. And this simple approach saw him win the award for ‘Top Unassisted Sales Representative’ for Davey Real Estate in 2010. “Awards are great but per-

haps the most rewarding facet of the job is seeing smiles on clients’ faces when they are happy with the outcome,” he said. “It is important to offer a level of personalised service to people as that really is all that we have to offer as an agent – if the client isn’t happy with the service levels, you won’t succeed in this industry.” Despite uncertainty in the current market, Mr Speyers

RCD deadline has come and gone

Property seen as a ‘must’ to supplement superannuation

THE Director of Energy Safety Ken Bowron has issued a reminderthat all residential rental properties must be fitted with at least two Residual Current Devices (RCDs) protecting power point and lighting circuits from August 8. “The two-year transition period for continuing tenancies to have the two RCDs fitted is coming to an end,” he said. Mr Bowron said installing RCDs in every rental property would significantly increase safety for all tenants. An RCD is an electrical safety device fitted at the main switchboard of a house or business. Visit www.energysafety.wa.gov.au/rcd or call 9422 5200. ■

Young Investors Club launched in Western Australia, writes SCOTT WOODSIDE THE Young Investors Club has been launched in Western Australia for young people wanting to create long-term wealth through investing in property. The club is part of the Investors Club, which over the past 15 years has created more than 1200 property millionaires in WA. President Kevin Young was confident the club would encourage younger people to start investing. “Our research shows that the average age of first time property

investors in WA is 45.We find people start to think about property investment in their forties when they become more focused on their retirement. “During their 40s, people realise superannuation is simply not enough to help fund a quality retirement and they decide to look at alternatives such as property.” Mr Young said it was never too late to invest in property and even at this age investors can generate significant wealth through property investment.

sees a positive change in the near future. “Already we are seeing the market on the improve after a tough last 12 months – especially in the under $600k price bracket,” he said. “There are more buyers visiting home opens and there seems to be more confidence in the way buyers go about purchasing property. Also, the high stock levels are also redu cing.” ■

“However, the Investors Club is now encouraging younger people to get involved and start investing in property at a much earlier age. “Like the Investors Club, the Young Investors Club is focused on providing a free mentoring service to new members from our experienced investors, all of who who have a proven track record in buying properties.” Information on the Young Investors Club can be found at www.yic.tic.com.au. ■

Elegantly understated Built in 2010 to highest standards, writes COURTNEY NOTTE DISCERNING buyers will be impressed by this contemporary townhouse, built in 2010 and perfectly suited to modern family living. Finished to the highest standards and stunning for its simplicity, it easily accommodates a big brood, with four bedrooms and two bathrooms over two levels. It exudes quality and class, from the sleek facade to the stylishly appointed interior and lowmaintenance, landscaped outdoor spaces. Privacy is paramount in the home, which comes complete with a range of features that enhance the security of the property. A timber-slat perimeter fence hides the front courtyard, with a small grassed area and native plants in border gardens, from view of the road. Overlooking this relaxing alfresco area and the streetscape is a huge first floor balcony, perfect for entertaining friends and family or simply kicking back at the end of the day. Residents are welcomed to the home via a shopper’s entrance from the undercroft garage, while visitors enter through a side door to a light and bright foyer. It sets the tone for the elegantly understated home, with polished floorboards and a crisp colour scheme. On the right, through double doors, is a lounge or theatre room that connects to the front courtyard through bi-parting glass doors. This home follows the upside-down

design trend, and offers good separation between the free-flowing living areas and sleeping quarters upstairs and additional living rooms on the ground floor. A wall of windows in the meals area, opposite the gourmet kitchen, makes the open-plan zone seem even bigger than it is. Lots of small, high windows let natural light in while preserving privacy in this part of the house. White cabinetry and stone benchtops in a complementary hue continue the streamlined aesthetic in the kitchen, which is completed by two stainless steel wall ovens, rangehood and gas cook top. The family room connects to the huge balcony, but no matter which of the living zones you are using, inside or out, you will always feel like part of the action. The main bedroom has an ensuite, while the minors are convenient to a cleverly designed shared bathroom. The tucked-away home is close to shops and public transport and offers approximately 204sq m of living space and a 25sq m balcony that looks over the area to the city. ■

THE modest facade of this home, nestled behind lush gardens that act as a natural privacy screen, belies the ultra-modern interior, which has been rejuvenated by extensive and meticulous renovations. If the owner’s aim was to create a home that is stylish and serviceable in equal parts, they can be satisfied with the outcome of their efforts. The updates and improvements were clearly made with comfortable and convenient family living in mind. Eye-catching tile-clad walls make a statement in the entry, and hint at the new modern standard of the house. In a metallic grey hue, the tiles contrast nicely with the polished floorboards and crisp white walls here. Behind these tile clad separation walls are the carpeted formal living areas, where many windows take in a leafy garden aspect. The sunken lounge room is carpeted, while the elevated dining area has wood flooring and an ornamental light fitting suspended above the table. For a timeless finish, the floorboards

extend to the central, free flowing living zone that comprises the family room, meals area and the stunning kitchen. No expense was spared in updating the now sumptuous designer kitchen. Miele and Ilve stainless steel appliances blend well with the stone waterfall-edge benches, white cupboards and drawers and striking metallic tile splashback. Clever, compact storage options, an integrated dishwasher and stylish pendant lights complete the wet area, which overlooks the fenced pool. The pool area comes with a surprise extra – a large area perfect for a home gym. The master bedroom has a walk-in robe and its own ensuite. The shared bathroom that services the minor bedrooms is one of the highlights of the home. It is on a 709sq m block close to schools, shopping centres and the beach, and comes with airconditioning and reticulation to the gardens. ■

Versatile home with timeless appeal Clever combination of classic and modern impresses COURNTEY NOTTE IT was with a keen eye for detail that the owners of this impeccable home fitted it out. The simple, subtle decor throughout creates a sense of space and openness. Best of all, it is a clever combination of classic and current so the home will never date. Its versatility is just one of its many advantages, as it suits a range of lifestyles from couples to families and even people looking to downsize. A wide foyer welcomes you to the home in understated fashion. Solid double doors open to a carpeted theatre room and straight ahead, doors with white wood frames and glass panels open to the free-flowing living family room, meals area and kitchen, which maintain the stream-

lined aesthetic. In keeping with the rest of the decor, the soft furnishings chosen by the current owners enhance the sleek effect, with prolific white, jarrah and stainless steel finishes. These living areas connect to the extensively paved rear courtyard through sliding glass doors. Potted plants under the cedar-lined patio make for an alfresco area to delight visiting friends and family with its easy-care chic. Polished and pristine is the order of the day in the kitchen, which features stone waterfall-edge benchtops, white cupboards – including some high display cupboards with frosted glass panels – and stainless steel appliances with a matching splashback behind the gas cook top.

The theatre room that completes the level could be used as a fourth bedroom, depending on the needs of the new owner. Upstairs, the bedrooms are positioned for space and privacy. They branch off a carpeted living area on the landing, with access to a balcony overlooking the street. Mirrored built-in robes in a walkway between the main bedroom and the connecting ensuite offer ample storage. The bathroom has a dual vanity with semi-recessed basins and a shower recess with a glass pivot door. The two minor bedrooms are spacious. They share a bathroom with a single vanity unit and separate shower. On a 453sq m block, the home offers 280sq m of living space. ■

While the outside features impress, it is the warmth and comfort of the living areas that make the home so appealing. The living rooms flow into one another, from the spacious formal lounge and dining rooms at the front, to the open-plan living areas.

As well as unifying the living spaces, Kempas timber flooring anchors other prolific timber accents, such as matching door and window frames and a built-in home entertainment station. The formal lounge has french doors to the family room, which in turns connects to the kitchen. Through here, the formal dining room is perfectly positioned for entertaining and connects to both the outdoor area, through sliding glass doors, and the lounge room via an archway. The master bedroom maintains the chic simplicity that defines the home, with plush mocha-coloured carpet and crisp white walls. It has its own ensuite with a corner vanity and shower recess. The minor bedrooms, all with built-in robes, share a bathroom, and a games room. ■

In class of its own Craftsmanship is king, writes SAMANTHA JONES FEW homes are as lovely as this one, with exquisite craftsmanship permeating every facet of the luxury masterpiece. Just 100 metres from the Old Dunsborough foreshore in the high growth zone at the north end of Bayview Crescent, its idyllic location adds to its immense appeal. On a 488sq m easy-care block, the property is landscaped with auto reticulated gardens and water wise plants. It has an exposed aggregate driveway and there are feature limestone cap rock walls and retaining walls. A spacious foyer is impressive and welcoming and leads through to the open-plan lounge with Jetmaster fireplace, huge formal dining area and gourmet kitchen. The kitchen has French marble stone benchtops, lacquered soft closing cupboards and drawers with Miele double fridge and Bosch dishwasher integrated into cabinetry all enhanced with silver glass splashbacks. Appliances include a Smeg 900mm induction cook top and a Smeg 900mm oven. All four bedrooms have their own private balcony and ensuite and there are two powder rooms. An upstairs home theatre with balcony access is a highlight and

has Nannup jarrah flooring, while Travertine flooring features through the downstairs living areas. There is also a study niche with built in American oak furniture and a laundry with lots of storage. Jarrah bi-fold doors open to the alluring alfresco area, which has twin pavilions at each end and a huge space incorporating an outdoor dining, living and built-in barbecue area. Some of the quality features include an alarm system, under floor heating to all main living areas and all bathrooms, reverse cycle ducted air-conditioning throughout, C-Bus to all living and alfresco areas and a Bose integrated sound system to the main living, lounge, dining, master bedroom, balcony and alfresco areas. â–

Great kitchens that cut the mustard Western Cabinets’ run of awards is testament to quality. By KEREN BELLOS

The showroom

WESTERN Cabinets transforms ordinary kitchens, bathrooms, bedrooms and living rooms into the extraordinary by providing all the magical bits and pieces of cabinetry technology and lighting that make living spaces work beautifully. Its stunning kitchen store in Osborne Park is one of the best in Australia, with the Housing Industry Association recently awarding the business for Excellence in Showroom Display. Western Cabinets was also triumphant in the Renovated Kitchen Project of the Year category and Renovated Kitchen Projects in each of the $30,000-$40,000, $40,001-$50,000, and $50,001 and over categories, with designer Kia Douglas winning the Kitchen Design of the Year award. It’s an impressive array of wins for the local company, which brothers Tony and Dominic Caccamo began 30 years ago. The store is the showroom of their dreams and each of the six display kitchens showcases stateof-the-art innovations from one of the world’s leading cabinetry technology suppliers. “We put a lot of thought and love into our work, and want to associate our products with the very best – that’s why Hettich is one of our preferred suppliers,” Western Cabinets Design, Sales and Marketing Manager Simon Cox explained. “The greatest feature of the Hettich products is their soft-closing drawer system and the endless options for drawer inserts and

organisers. Fittings such as chef’s pantries and pull-out storage units also make kitchens more functional while offering a solution to limited storage space.” Western Cabinets’ customers are spoilt for choice, selecting from an extensive range of layouts, styles, materials, colours, textures and finishes. Timber doors can be crafted in jarrah, European beech, maple or reconstituted veneer to name just a few, with granite, marble, Caesarstone and laminate among the benchtop options. Mr Cox said one of Western Cabinets’ exciting designs was a stainless steel benchtop with an integrated sink, which features in the store’s central island kitchen. Technology is also on show, with the touch of a magnetic splashback causing it to open and reveal storage behind.

The showroom’s bolder designs include a contemporary Europeanstyled kitchen with bright yellow splashback, and a lime green cabinet with colour-changing lights underneath. Mr Cox said while clean, minimal lines were on trend, the French provincial style appealed to character home renovators. White kitchens also remained popular. He told Residential that Western Cabinets prided itself on efficiently managing projects from the initial consultation and design phase to manufacture and installation, creating units for indoor and outdoor kitchens, as well as bathrooms, bedrooms, studies and bars. For an original, functional, practical and beautiful design, visit the company at Unit 1, 9 Sundercombe Street, Osborne Park or phone 9445 2677. ■
