Paying off the mortgage in its entirety may seem like a distant dream for the majority of us, but increasing the equity in your property is a readily attainable goal. Your Move looks at ways to increase the equity in your home in the current market.

WORDS BY JONATHAN KEARNEY EQUITY MATTERS Equity is simply the market value of your home, less the debts owed on it. Increasing the equity in your home will enable you to increase the market value if and when you do come to sell, and there are a number of ways to achieve this. Paying off as much of the mortgage as possible, as quickly as possible is a sure means to increase equity. A 15 year mortgage term will of course leave you with heftier monthly repayments than the more popular 25 year term but will also bring you closer to outright ownership if it’s within your means. Paying off more on your existing loan may also be an option, although early repayment charges will apply to many mortgages. 28 Your Move

BRANCHING OUT A more palatable option may be to get busy around the home. There are a number of home improvements that will more than likely increase the equity in your property, often significantly. Not all the work or the money spent around the house will be reflected in its value however, although it may broaden the homes appeal when you come to sell. Where practical it would be more economical to do as much of this work yourself as possible, although the larger jobs, and those most likely to increase equity, will more than likely require some professional assistance. These include extending the size of the property, introducing it to more lucrative markets in the process. Mike Black, from Blacks Estate Agents in Litherland, commented: “The main way to increase the value of a property is by adding bedrooms, by either minor or major work. Two bedroom

houses are hard to sell, whereas three bedroom houses are a lot more popular and four bedrooms are always in demand as they are rarer. The way to do this without major extensions would be to do a loft conversion, preferably with an en-suite. If you cannot afford to do the above without adding to your mortgage then you should consider a general upgrading of the property. Although decor and flooring do not add equity to a property if it helps to sell it, when you decide to do so, it is the easiest and cheapest way to make improvements, which is always recommended.” HOUSE PROUD The addition of high quality materials to the property, such as hardwood flooring rather than carpet, is more likely to yield an increase, but must again by weighed against the initial outlay. Adding windows to the side of the house will allow more light in to the

property, which should make it more attractive to prospective buyers. The general appearance of the property’s exterior is also an important consideration when it comes to selling. You should ensure the roof is in good condition and that the drive way is well maintained, while relatively straightforward tasks such as attending to the external paintwork are more likely to catch the eye of buyers. A landscaped rear garden is also likely to add value to the home. ROOM FOR MANOEUVRE While areas such as living rooms and bedrooms can be tended to over time, renovations to kitchens and bathrooms can cause significant disruption to a home, particularly families. Ensuring the attractiveness of these vital rooms will increase the equity in your property. James Kersh, director at Sutton Kersh, commented:

General maintenance and repair work can also assist in retaining the equity in your home. By preventing problems

such as dry rot and keeping leisure areas such as the garden or swimming pool in good condition, not only will you make your home aesthetically more appealing, but it will also mean that a buyer will have to spend less money on improvement works should they buy it and so will give them less scope to negotiate.” COST EFFECTIVE If you are seeking to increase the equity in your home the

key considerations should be which undertakings will achieve the desired effect and which of those are financially viable. Jane Murray, operations director at Good Moves in Woolton Village, commented: “Don’t overspend on any improvement project and research your decision to improve to check you’ll get a return on investment. Don’t embark on a costly project that’s not essential. You might want a garage conversion to get extra living space, but will

a buyer be put off because there’s no garage? If it’s obvious that your property needs a major expenditure, check with the selling agent that you can still get a good price in its present condition and let the buyer sort out the work. This will keep your money in your own pocket which you can then use to improve your next home – the one you will be living in, not someone else!”

SUBJECT:CHECK LIST I’m a first time buyer and I’ve seen a lovely house I want to buy, but I have been told it’s listed. What does this mean to me?

You shouldn’t be afraid of a listed building. I am always surprised at the amount of buyers who shy away from buying a listed property simply because it’s listed. In older parts of Liverpool there are lots of listed properties. Gateacre village has the most listed buildings within its small square footage, of any small village in Britain. So if you buy one of these buildings what do you need to be aware of? If a building is listed this usually means that you will not be able to alter the exterior of the building in any way without going through a rigorous and expensive planning process involving not only the usual planning office, but also a conservation specialist and in some cases, English Heritage. Contact your local planning office and speak to the conservation officer and engage a property consultant and an architect who specialises in listed building renovations, or who have had plenty of experience in dealing with these types of projects. Maintaining a listed building means matching existing finishes and materials and this can add to your maintenance bills, so this would need to be factored into your running costs budget. Internal alterations may also need permission. Most listings are Grade II and do place certain restrictions on the owners and therefore owners need to have some sympathy with the building’s history, but owning a listed building need not be any more onerous than owing a non listed building. Whichever service you decide to use your agent should advertise the property and conduct viewings. They should also reference any applicants to ensure they find a suitable tenant. The agent should then prepare a full inventory and tenancy agreement. If you decide to use a tenant find only service it is usually just a one off fee that is paid to the agent, however when the tenant moves in to the property you are then responsible for everything and you will not have any assistance from the agent. This may be difficult, especially if you are moving out of the area and you haven’t let out a property previously. If you decide to use a fully managed service the agent would usually deduct a percentage of the rent collected each month and a set up fee for each new tenant placed in the property. By using a fully managed service the agent will be fully up to date with all current legislation and ensure that correct procedures are followed. They will then collect the rent for you and chase arrears on your behalf, if necessary. They will also know the correct legal procedure if a tenant does need to be served an eviction notice or even worse, legal action is required. What’s your favourite room? I love the living room and how open plan it is. All the photos of friends and family have gone up now to really make it feel like home.

What’s your favourite item in the apartment? I love the sofa and the large mirror in the hallway.

Tell us about the apartment... It’s a two bedroom apartment with a terrific view. I don’t think there’s much chance of them knocking anything down or building anything in front of it. It’s pretty quiet and it’s only a 15 minute drive from work. I’ve bought a parking space here, which is really handy to have.

Where did you get the inspiration for the decor? The interior was designed by Francis Guinan from Design That Room. He’s worked with quite a few of the apartments at One Park West. He works to the budget you set and even picked out things like the kitchen pack and the prints in the hall for me. It took a good couple of months to get it just the way I wanted it but I’m really pleased with the way it’s worked out.

Any future plans for the place? I could do with buying a few more plants. The one I bought for the living room is doing too well! Other than that I’m really happy with it.

What’s the theme? Reds and greys have been used extensively, while the kitchen is charcoal grey with white units. There’s a charcoal grey and red floral rug from IKEA and a grey sofa which I love. A lot of the interiors are from Next, such as the red lamp, while the large black unit is from IKEA.

Tell us about the bedrooms... It’s the same furniture in both rooms. I love the wallpaper in the bedroom. It’s sort of a metallic crocodile skin design. Suzie’s is bigger although mine has the en-suite! It’s a big change from four years of being a student! There are fitted wardrobes, so there’s plenty of space.

Following a four year “sabbatical” in Paris, Garry Christian reunited with the band that bears his name in 1999 and, to the delight of fans, has been performing with one of Liverpool’s most critically acclaimed groups ever since. The band which produced chart successes such as “Harvest for the World” will return to the Philharmonic in September. Ahead of the gig lead singer Garry discussed The Christians’ musical journey. You play a real cross-section of venues. How much consideration goes into the particular arena? We just like playing. In a way it could be detrimental to our profile but I just believe in playing. If somebody wants us to play then we’re going to play, whether it’s a little pub in the middle of nowhere or someone like the Philharmonic Hall. Do you always look forward to playing in Liverpool? Well Liverpool’s my home town so it’s a great place to play. Ever since we started people here have been coming to see us. We’re very relaxed about it all now. Twenty years ago it was all about the pressure of doing great performances, so that got in the way of the show and got in the way of us enjoying ourselves on stage. It’s great now because we don’t have people at the back with their little black books. We don’t really care. We just do our thing and people understand that. Considering the impact of The Beatles, do Liverpool bands have to work that little bit harder than other acts? I don’t know. I always refer to The Beatles. My older sister Pam had all The Beatles’ stuff. She even went out with John Lennon for a few weeks in the early ‘60s. It’s kind of like they’ve been with us all my life. Thank God that they came from Liverpool because I don’t think they would have been The Beatles if they hadn’t been from Liverpool. I’m very proud that they were from Liverpool. How old were you when you and your brothers were becoming interested in music? I started singing when I was 12. There was so much music in the house all the time and you just find yourself singing along. It was a good upbringing musically. Even though I wasn’t classically trained it was just great to

listen to various types of music from an early age. I wanted to sing and that was that. Nothing was going to stop me. What’s the situation with the next album? I always say “it’ll be in a few months”. That started about three years ago! Time just seems to get in the way and other things come up. We’ve got the tracks but we’re not signed to a label and we’re kind of glad about that. Things have changed so much over the years. I don’t even know what record companies do anymore. It used to be a three album plan where they develop the music, get you into the studio and pay for everything. These days it’s like a kind of conveyor belt. I don’t like the way it works these days. I just see a record company as like a bank. That’s why we’re doing a lot of live work. You lived in Paris for four years. What was that experience like? That came about in the summer of ’95. We were getting together to work on our fourth album and I had this thing in my head that I didn’t want to do it with these guys anymore not for a while anyway. I just wanted to go off and do my own thing for a bit. I left for Paris and the others carried on with their thing. That went on for four and a half years. A guy called Pete Murray asked me to come out and record an album which I was really excited about. I had a lot of songs that I didn’t want to give up as Christians’songs and went out there and just had a great time really. I came back at the end of ’99 and we decided to put a tour together. It was 32-date tour and it sold out, so we thought there’s life in the old dog yet! Basically I haven’t stopped since. Are you happy with the way things progressed? It could have been a much bigger career maybe if I’d lived in London and been at the

centre of everything and all that kind of stuff but it’s not my thing really. I’ve just been happy doing what I’ve been doing. I’ve got kids and there’s been a nice balance in my life. My eldest son is playing saxophone and itching to have a little spot with the band which is really great. My daughter Pippa plays piano and she’s just been taken on by a modelling agency. Things are panning out really well for the kids and I’m really happy and relaxed and just carrying on doing what I do. Could you pinpoint the proudest moment in your music career? Probably meeting Paul McCartney! The circumstances were tinged with sadness but it was great to meet Paul and for him to be around the microphone in the same booth. For me he’s one of the greatest ever songwriters. He was just there being an ordinary guy. Even The Beatles have their detractors but The Christians seem to be universally liked and respected. Do you get a sense of that? I think it’s because we’ve stayed out of the limelight. We never got into that. We have a heart that beats in the Christians. We do care really, without being soppy about it. I feel there is a lot of respect for us and I love that. We didn’t play the game of the record companies. We stayed ourselves and we stayed in Liverpool. We didn’t go and do all the partying because I just find that totally boring really. Probably that’s why we weren’t bigger than we should have been. Firstly I would suggest that you lay a wooden floor in the conservatory. Then to completely extend your living indoor space outside, I would suggest if possible, having your deck built as the same level as the floor indoors. Visually and physically this will join the two areas perfectly enhancing your living space inside and out!

“Nick’s experience in recent months is of an optimistic and buoyant market”

f Nick Stott had wasted valuable student hours watching Neighbours or Bargain Hunt instead of Homes under the Hammer then his future may have been somewhat different. But rather than emigrating to Australia and becoming a famous antiques dealer Nick learnt wisely from his choice of daytime TV and owned four houses in Wavertree by the time he had finished university. Nick, from HOMEsure Ltd, suggested Neighbourhood for lunch as he is already a fan and based just around the corner. He said: “The atmosphere at lunch time is great, it’s always busy and buzzing with people meeting to catch up - and the pizzas are fantastic.” In agreement about how good the pizzas are at Neighbourhood we both decided to go for something we hadn’t tried before. Nick chose Manhattan Eggs and I had salmon and red pepper potato cakes. Both arrived with toasted ciabatta and a drizzled salad. My potato cakes managed to be quite light in texture but also filling; flakes of poached salmon whipped with summer herbs, peppers and finely grated potato. They were browned just enough to have a slight crunch.

Nick was pleasantly surprised that there is now something more than pizza to be tempted by at Neighbourhood. His Manhattan - scrambled eggs with cream cheese and smoked salmon - was lifted from breakfast to lunch with the addition of tiny pan-fried new potatoes. “Gorgeous!” he confirmed. Managing Director of HOMEsure, which covers sales, lettings and property management, Nick has relocated to Woolton Road after five years in Wavertree. He said: “The growth has been organic. We’ve really benefited from word of mouth recommendations since I started the business.” Nick saved up a deposit for his first house when he was in his second year at university. “It just snowballed from there,” he said. The business is now made up of a team of four with the addition of in-house solicitor and mortgage adviser. “We have recently introduced an investment partnership too,” said Nick, “so that people who don’t have any direct experience in property management or renovation work can get involved and learn more.” Nick’s experience in recent months is of an optimistic and buoyant market. He said: “There

is no problem with supply and demand, only mortgage lenders who are still being too strict. People have the necessary deposits and a good credit history and are still finding it difficult to secure a mortgage.” In an effort to free up cash for clients at the point of a sale HOMEsure is currently halving its fee to 0.5%. ‘Rather than compromise on the price too much we are helping them by saving on estate agency fees instead’ said Nick. And even when he’s not in work Nick’s time is taken up with property. He said: “I love renovating houses and my

weekends for the next few months will be taken up with my latest purchase.” Surely he must sometimes want to escape from bricks and mortar? “Well, I do play blues guitar when I get the chance” he said. A rugby league fan (his team is Wigan Warriors – despite coming from Warrington) Nick also enjoys afternoons with his dad watching them play. “That, and spending the rare free weekend I get with my fiancée at our holiday home in Cumbria, are two ways of getting me out of the house and away from work” he said.
