Vicky now focuses on amongst others, the Hamilton Place development in Huyton, as well as a regeneration project coming soon in Anfield. How did you get into property? I was working for The Royal Bank of Scotland as a customer service officer and I went on to train for a customer adviser role. I was also working front of house at the time, and was approached by a local mortgage broker. I joined then as a case administrator, looking after cases from mortgage applications through to completions, meeting clients and dealing with paperwork. I gained valuable experience from liasing with solicitors and dealing with builders and property developers. How has your career progressed? I had greater ambitions and wanted to progress in the industry, that’s why I chose to work for Keepmoat Homes. I was drawn to the organisation as I felt it was somewhere I could really use the experience and skills I had developed. I am now also involved with housing regeneration and the Homebuy scheme. What’s the most romantic gesture anyone’s ever made to you? I once arrived home to be greeted by a gorgeous bunch of flowers, a vivid array of red and orange roses and gerberas, simply labelled ‘from a secret admirer’. It was a really unexpected gesture and made me smile when I realised who had sent them!

£2.7m eco-development takes off Work has begun on a development of ecofriendly homes for the elderly. Housing association Plus Dane has secured more than £1.5m funding from the Homes and Communities Agency to deliver the project, which will feature 24 new apartments on Oriel Road in Bootle. The development will meet Level 3 of the government’s Code for Sustainable Homes, ensuring the properties will be eco-friendly and cheap to run and sustain. Residents should be able to move in to the new apartments in around a year’s time. The Oriel Road project follows the £6.4m Regency Park development, a partnership of Evolve Neighbourhood Regeneration, Plus Dane, Cosmopolitan, Sefton Borough Council and NewHeartlands. Jack Costello, chairman of the Evolve Residents Advisory Panel, commented: “I’m delighted with this great

Q&A Chris Harmer, Partner Dispute Resolution Department Q I am a leaseholder of a small residential block of flats. Our landlord has failed to maintain the roof of the block for a considerable period of time. We have now received notice from our landlord setting out proposals for repairs. One of the leaseholders wants to argue that the landlord’s failure to previously repair the property has resulted in necessary repairs being more extensive than they would have otherwise been and the costs of repair being greater also. The leaseholder wants to seek a declaration that the proposed works are unreasonable in scope and cost and they should be disallowed. Is the leaseholder able to do this? A I confirm that the leaseholder would be able to do this and would be able to take their complaint to the Lands Tribunal. However, a case will not be made out unless expert evidence is obtained, i.e. A surveyor confirming the claims that the leaseholder is making and providing evidence concerning the cost and reasonableness of the work. Movers What do you like about the property? It’s absolutely beautiful and it’s in such a lovely, quiet community. The house has solar panels and so even when the heating is turned off the rooms are piping hot, making the running costs really low. There’s so much light as soon as you walk in. We just love it. What’s the layout? There’s a living room, kitchen, dining room and toilet downstairs which I’m absolutely delighted with! Upstairs we have a bedroom each and the master bathroom.

What about the gardens? There are lovely gardens front and back. The back garden is huge, with a rockery down the side and all JJ’s toys on the patio. There’s also a couple of big sheds for storage. The front garden is smaller with a nice big wide drive, with a border and plants along the fence.

Tell us about the living room... The living room has cream walls, wood flooring and a lovely feature fire place with chrome and brown ornaments on the mantle. It’s very homely. We have massive floor to ceiling windows throughout the house which hold the heat and let in so much light.

Barbara Keenan, daughter Lian, and grandson JJ, are delighted with their three bedroom new build home at the new Sevenoaks development in Rock Ferry. The eco-property, one of 283 two, three and four bedroom homes built by developers Lovell, was constructed as part of the NewHeartlands Housing Market Renewal scheme on the Wirral.

Take us upstairs... The bathroom has white units and tiles and we chose cerise accessories to add a splash of colour. Our venetian blind is silver because we couldn’t find one in pink! They told us the shower wouldn’t be too powerful because the house is so environmentally friendly, but my goodness it’s powerful!

How is it finished? There’s a 60” TV that looks as if it was made for the corner and we have a picture of JJ and another of the Twin Towers in a beech wood frame. There’s also a brown leather suite and a beech wood glass cabinet with all my glass ornaments in. My favourites would have to be the little animals and the Christmas tree design. With the room being so light it looks lovely when the sun reflects against the glass. Our bubble glass lamp fits in nicely and it all seems to complement each other. We didn’t put up a lot because I think it looks nice as it is.

What are the bedrooms like? The bedrooms are quite a decent size – the large windows really give a feeling of space. The baby’s room is taken up with all his toys and he’s really into Thomas the Tank Engine at the moment. Mine is blue and I have a full beech wood bedroom suite from Littlewoods and a couple of pictures on the wall including a photo of me in a lovely hexagonal wooden frame. I don’t go for dark wood because I like everything to be light. Lian’s room is all done out in red and she has a large red rose canvas print on the wall.

“Suddenly you were allowed to write a character role and you didn’t have to be from the upper classes” Tell us a little about the Clapperboard Project and your involvement with it. It’s to interest and aid young people in the arts and to me that’s fabulous because it opens a lot of doors for them. If you’re working on a film it’s not just as an actor or a cameraman, it’s everything that goes with it. You’re all working as a group and you learn to work together and I think there are certain things that maybe they wouldn’t have even thought they’d be interested in. It stimulates them and also at the end of it you’ve achieved something. They’ve got something to show for it. I think any person likes that, whether they’re younger or older. You’re in town for a screening of ‘A Taste of Honey’. How important was that film? Without it I wouldn’t have been in film. It was at that time they were starting to use different types of actors because different types of plays and films were being written and suddenly you were allowed to write a character role and you didn’t have to be from the upper classes. It broke the whole class system. You stood out for having an unconventional look compared to actresses that came before you. Has progress been made in that respect? We had a different look. We weren’t too well kept or anything like that. If the wind blew your hair it blew your hair. They were really different characters, quite gritty. People were writing about different stories and people. The thing is you can have the right looks but you’ve

got to be able to produce the goods. I think so many people now think that if they get famous or they’re on telly then that’s the answer to everything. I was looking at a list the other day of certain things people wanted to be when they grew up. It used to be a train driver, a doctor, a nurse. Now it’s a pop singer, or just to be famous. What does that mean? To be famous for what? What’s the most thrilling production you’ve been involved with? I’d say I haven’t done it yet! I love doing what I’m doing. There’s always the same amount of enthusiasm for whatever you’re doing next. Any recent films or plays you’ve seen that have captured your imagination? I was very impressed with ‘A Doll’s House’. I love to go to the theatre and to be taken by it and not be conscious of the fact that there’s a performance going on. I love what the Coen brothers do. The Americans produce some real quality, although we only see the best, like we only see the best French films or in America they’ll only see the best of the British. What do you think of the state of British cinema? I think there’s so much talent. If only there was more money I think there would be more British films. We’re going through tight times at the moment and obviously people are not going to want to give to the arts if other things are suffering but we’re giving a hell of a lot to the Olympic Games which is creaming off certain projects. It’s great to encourage that as well but you just wish there was more of an injection into the arts.

You’ve appeared with some fantastic talents, such as Alec Guinness. Were there any that have been particularly influential on your career? Alec Guinness and Peter Finch I loved. David Lean was amazing to work with and of course Tony Richardson, my first director. I’ve done a couple of things with Lynne Redgrave and I worked on a film coming out next year with Paul Bettany, who was very nice to work with. I’ve worked with a wonderful German director called Horst Königstein and also Pupi Avati, an Italian director. I love the fact that I work with different nationalities. The great thing about this job is that it takes you to all sorts of different places. You’ve lived in a number of places around the world. Do you have a favourite? Liverpool is my favourite because I’m a Liverpudlian. I also lived in Toronto and enjoyed that a lot because it’s a very modern, civilised city, in such a beautiful country. Everyone seems to mix very well. I like Canada a lot. Where do you like to go when you’re in Liverpool? I like to go and see my brother and my sister-in-law in Woolton. I love to go past my Mum’s house and round St Peter’s Chuch and the lovely parks. And finally, what’s the best piece of advice you’ve ever been given? Keep grounded. If you believed everything people said about you you’d see yourself as a saint. You can’t get swept away by it. You have to stay grounded because acting is just a job.

Flower Power I live in an old property and over the years I have been lucky enough to find and to furnish my home with beautiful antiques and interesting furniture. However, I’ve now been searching for over a year for a large footstool/table but sadly haven’t found anything that excites me - could you help?

At the fantastic Design Show, Tent (which was recently held in London), I saw a piece of furniture that I think would excite you greatly. The furniture is made by the Lebanese company Bokja and is called the flower power table. The company specialises in one-off pieces that combine Middle Eastern textile craft with modern design classics. Each piece of furniture comes with its own provenance passport that tells you where the furniture comes from, and also the sources of fabric that have been used. Sliding Doors Having lived in our apartment for over a year now, we have noticed that are doors are taking up a lot of room. We know this may sound ridiculous but, believe me, it’s true. We have thought about the option of sliding doors - do you think they could be the solution we are looking for? Sliding doors are a brilliant way to save space, but I would be careful when selecting the type you use. Before you begin any work it’s important to check with your local authority building control office, or your management company, to check there are no limiting regulations in place. If everything is ok, most doors can be changed to sliding doors. A majority of doors, however, run on the outside of a wall, which can limit your wall space and result in everything being on view in the room all the time. It may be better to look at having a hidden system, as this kind of product allows for the door to recess into the wall. If you are going to look into this option I would recommend having a builder look at the wall to see if it’s load bearing or not, first of all.

Design Classics I have inherited an old wooden kitchen table which I love, and I’d really like to buy some chairs to go with it. Could you recommend any that are interesting and fun? I have two small children so the chairs would have to be hardwearing. I want my children to grow up with great memories of this table, just as I have done.

Ones to watch Jaeger has added its name to the growing list of fashion brands at Liverpool One. The Olive Press has remained a busy weekday venue, popular with professionals and families alike. Mark Duffy, managing director of Marx Insurance and Marx Estates and Lettings, joins me for lunch at the Castle Street venue to discuss his latest venture into lettings. To start, we order tiger prawns for Mark, which arrive in their shells, accompanied with a lime and chilli sauce, and I enjoy a watermelon and ham salad with feta cheese, mixed leaves and balsamic vinegar; a refreshing appetizer. With a background in insurance and over 23 years’ experience in the city, the move into the lettings market was precipitated when one of the insurance firm’s major clients found itself in need of a property management service. “We found ourselves under pressure from our own clients to offer this kind of service, and they trusted us with the business because of our credentials.” says Mark. Set up in June 2008, Marx Estates and Lettings works with landlords

across the city centre and the suburbs, taking on with multilets, student accommodation and specialising in housing benefit clients. He adds: “We’re a chartered insurance broker, and that means our firm is monitored by the Financial Services Authority – and they do a better job of that in insurance than they do with the banks!” The Olive Press’s new menu is attracting diners in the know, with any pizza, salad or pasta dish and a drink for £7.60 before 6.30pm. Mark chooses the tagliatelle bolognese, and I opt for fiorentina pizza, topped with mozzarella, spinach and a freerange fried egg. Mark’s own background as a chartered insurance broker inspires confidence in his clients and contacts, and he enjoys networking. He recently exhibited at the inaugural Merseyside Landlords’ Expo Show in the Floral Pavilion and is looking forward to the next Your Move Property & Home Exhibition. “Our

services are based on meeting the individual landlord’s needs before negotiating the lowest fees possible, and clients obviously benefit from lower fees from our insurance side to the firm. Paul Evans is our lettings manager, working with Laurence Evans, who oversees facilities, and our ancillary staff, and the team – while small – is doing very well in growing a sizeable a business. They’re shareholders in what we do, so they’ve an incentive to perform.” Over coffee, Mark tells me that away from the office he enjoys producing and performing with operatic theatre companies, and is set to play the title role in The Mikado at The Brindley Theatre, Runcorn, in February. His theatrical side, which I’d guess he rarely hides from view, is certainly an asset to the business, adding energy and professionalism. Mark adds: “At the moment we have 210 lets on the books. We assess fees on a case by case basis - we’re not a one size fits

all firm - so we negotiate fees to get the best price for our clients. That’s our USP.” The personal touch, and the professional approach then, is one that’s sure to make the Marx Estates and Lettings brand a success.
