Ten years on… What, in your opinion, is the best residential development to be built in the city in the past ten years? PL: When we initially moved into a small office on the corner of Cotton Exchange buildings in Old Hall Street there wasn’t enough business in town to keep one person occupied. We had one member of staff and there was very little for her to do at that time. Our first development that we were able to secure was Bereys Building on the corner of Bixteth Street and those apartments just flew out the door. It was a new idea and we didn’t know how it would be received but we had people queuing up for those. That was our first dabble into the apartment market really. LA: I would have to say
Elysian Fields, not that I’m being biased! It’s a lovely development, done to a really high specification. We can’t get enough of them at the moment. AB: We’ve been flooded with little developments everywhere. Once upon a time it was all two up two down houses. I think you’ve got to look to the city centre for the best developments because places like the Unity Building and Beetham Tower are simply iconic.

What has been Liverpool’s best moment since 1999? AB: I think we’re sitting in it (Liverpool One). It’s just spectacular. PL: I think the biggest thing has to be Liverpool One. It’s made a tremendous difference to the city, changing the axis Your Move 33

of the city centre. Nobody could visualise it until it had actually happened. LA: I think the Capital of Culture has really brought Liverpool back to prominence as well. Obviously Liverpool has always been tarnished with a bit of a bad reputation but people are seeing the other side of it now. We’ve got the best architecture outside of London, for example. What were your ambitions in 1999 and how have they been realised? AB: Other than being bigger than those two? [All: laughs] I’ve always been a letting agent until recently but I’d always planned to enter the sales market. I’ve survived the test of time with a brand as good as anyone’s. PL: It’s been a test of survival. It doesn’t matter how long you’ve been established, it has been a real test. Still being here and trading is an achievement in itself. LA: Some stats came out recently that claimed one in 34 Your Move
every four estate agents has disappeared in the last two or three years. AB: And there’s still a long way to go for keeping our heads above the water. LA: It’s been hard work and you’ve really got to focus on customer service. PL: I think the past ten years have been really exciting. We’ve gone from having one member of staff to a big double fronted unit with six staff in and it’s not enough to cope with the business. Sometimes you get people queuing at the office to make appointments. AB: For us, moving to a much bigger and better office down the other end of Allerton Road was a big moment. That put the cat amongst the pigeons because there wasn’t really any full blown letting agency down that end of Allerton Road. I thought “I’ll move there and I’ll show them!” It’s the best part of the city outside the centre. PL: It’s the place to be. There isn’t another location like it. It covers such a vast

tranche of the city and some great postal districts. What have been your most memorable experiences during those ten years? LA: When they announced the Capital of Culture our ‘phones were off the hook. We set up a buy-to-let acquisition service. Based on instruction we’d go out and seek a suitable property for investors, but we’d always do the research properly and seek a comparison. We did very well out of it. AB: If I was to put a suburban slant on this, people were phoning from Ireland or whatever asking for however many apartments in the city centre and they were doing the same out in the sticks as well. People were constantly ringing up for advice on what to buy. PL: The City of Culture announcement in 2003 was like lighting the blue touch paper and standing well back because things really did take off at that point. I think prior to that Liverpool had been behind the door. Property values had been
very slow, probably for five years prior to that announcement. The UK was leaving us behind so we were already looking too cheap in relation to the rest of the UK. Once we got the announcement in ‘03 people flocked to the city not just from all over the UK but abroad as well. People were buying five, six, seven, or eight properties without even going to visit the site sometimes, just by looking at the square footage, the location and the price. People would drive up from the south, park their car on double yellow lines outside my office, come in and buy four or five properties off the plan and drive back to London before they’d even got a parking ticket. They’d been to Liverpool but they hadn’t been to the site. They were really quite exciting times and very different to anything we’d seen before. I think I made 28 sales in one afternoon. How has the market changed since ’99? LA: The market has changed
dramatically over the last 10 years with the internet and the way people search for properties now but I also think people prefer to go to an agent rather than direct to a seller because they’re more comfortable with that. I think you need that human contact as well. They want the reassurance. PL: If you win that confidence on day one you’ve got that client. AB: I think the way the market has gone we’ve all had to work harder. Estate agents now are giving a much better service. LA: I think expectations from the customer are a lot higher now. They’re more tuned in as well. PL: It’s the same for people’s expectations on the property specifications. People are impressed when they go and see a show flat and the next developer has to beat that. It’s the same with lettings. Not so long ago you could have let anything. Now people will shop around and say “well it’s a really nice
apartment but can you provide a microwave or this or that.” AB: I think we as agents have been instrumental in making it better as well. We’ve hammered it into landlords over the years that it has to be better. LA: All our properties are professionally cleaned as well. It’s got to be in let-able condition. We won’t do any viewings otherwise; even if someone insists on seeing it. Tenants are negotiating more and more. PL: They’re more particular. AB: They’re more commercialminded and more aware of what goes on. If I was moving into a new building in town I’d be doing the same. LA: I think 10 years ago, you’d get a nice property on the market and people would be fighting for it. There could be ten or fifteen potential applicants for that property, but you don’t get that anymore because of the influx of properties that have come available. There’s a lot more choice.

Do you know your zone? Residents and businesses in the city centre are being informed of their evacuation zones for use in the event of an emergency. Ben Johnson’s Cityscape is being used to illustrate the zones as they’ve been drawn up, on a leaflet distributed to city centre locations. The map divides the city centre into numbered zones, and asks residents and businesses to locate their own property or workplace within the various zones. The leaflets also contain information on what to do should an evacuation be necessary, how to prepare for an incident, and information on
receiving priority alert messages from Merseyside Police. Cllr. Berni Turner commented: “It is not our intention to alarm people but to make sure they are aware that emergencies can happen at any time, whether it is a fire, gas leak, collapsed building or whatever, and can be prepared. Because of the nature of the city centre, with so many businesses and an increasing number of residents, the emergency services and our Emergency
Planning Unit have drawn up a zoning system which can be used if a full or partial evacuation of the centre is needed.” She added: “In recent months we have had incidents such as the fire in Stanley Street and the crane collapse at Chandlers Wharf which meant parts of the city had to be evacuated. These sorts of incidents can happen any time so I hope people will take notice of the leaflet and display the
map showing the zones prominently.” The map with the marked zones is also included as an insert within thousands of copies of Your Move magazine, when distributed in the city centre. The figures represent a 47 per cent increase on the same period last year. The agents claimed the lettings success owed much to the recent improvements to the city centre. Movers Why did you choose this house? It’s a good size and ideally situated for the local amenities and transport. My family don’t live too far away, and the local pub is right across the road. How is the property laid out? It’s a three bedroom property, and downstairs I’ve had the living areas knocked through to create one big space. I have a Shi Tzu, Rambo, and the house has a back garden which is great for him to run around in, with a patio area and a lawn. What’s your theme? The living area is a good size so I’ve taken advantage of this and chosen rich reds and purples and heavy curtains. I’m always lighting candles, so it’s a bit of a boudoir really! How have you decorated the downstairs? I have a real wooden floor which I sourced through the timber company my dad uses, and I’ve found a really heavy wooden coffee table with metal legs and feet from Zen on Bold Street to complement it. I also have a round glass dining table with straw seated, brush metal chairs, and a black corner couch, part leather and part fabric.
What’s your favourite item? I’ve bought a multi-coloured clock from Urban Outfitters which is all made up of different cubes, and it looks great in the kitchen. Take us into the kitchen… I chose it myself, as I like the white gloss units, black marble worktops and silver sink. The tiles are black and I want to keep it simple and fresh, and add a dash of colour with the accessories. I’ve got counter lights to add some atmosphere.

It has a black slate floor, the walls are painted silver, and I’m going to jazz it up with a quirky patterned toilet seat.

The European funding has also had a significant impact and has improved the quality of stock in to the city.”

Adrian Edmondson Interview //// TALENT IN THE CITY
A lifetime fan of the music of The Sex Pistols, The Clash, The Jam and The Stranglers, comic legend Adrian Edmondson stumbled home one afternoon to discover he had managed to acquire a mandolin. The culmination of this booze-fuelled episode was the formation of The Bad Shepherds, a fusion of punk and toe-tapping Celtic folk music. Before the Shepherds wreak havoc at Baby Blue, the ‘Bottom’ and ‘Young Ones’ star talked to Your Move about everything from his comic influences and marriage to Jennifer Saunders, to his passion for lower league football..
Young atheart Are you looking forward to the Liverpool gig? I certainly am yeah. I find the north-west always has the best audiences, from Liverpool right up to Glasgow. The people there seem to go out for the most fun. Have you always been in bands? I’ve always tried to be in bands from when I was a kid. Since then I’ve been in a lot of comedy bands and now I’ve finally got a proper band. I’m living out my 13-year-old fantasy. Is music your big passion? Yeah I annoy the t*** off my family while they’re watching telly, playing my guitar and riffing to the theme tunes. I can riff to anything! Do you find it preferable to acting? I certainly do and always have. 50 Your Move
It’s very different. I can actually be myself on stage. I find it more fun. I fell into comedy by mistake and you just tend to follow that path. Mind you, the band kind of developed by accident when I woke up with a mandolin one morning! How did you find your sound? I was playing songs from these ‘teach yourself ’ books that you buy and one day I started to play the kind of punk songs that I’d always played on my acoustic guitar. It sounded very different all of a sudden. And now your daughters are following in your footsteps... Yes my daughter Ella will be supporting us at the Liverpool gig. In fact she’s just received a nomination for ‘Best Breakthrough Artist’ in the Festival of the year Awards. She’s up against Lady Gaga
and Florence and the Machine. My middle daughter Beattie is a comedienne. We’re proud of them all. What matters is whatever makes them really happy. There’s no point in pushing them to be an accountant if that’s not what they want to do. What’s the best advice you can give them? It’s very hard to give advice because everything in the business changes so quickly. I can say when I think something is really funny and help out financially but I’m not qualified to give advice. Do you tend to avoid talking about the industry when you’re at home with Jennifer? I find we hardly ever talk about business unless it’s something particular. It only makes up a small part of your life. Who’s your best friend in show business? I’ve never been asked that before! Ben Elton. People often don’t realise we were close at uni’ and we’ve been close for 30 odd years. We meet up all the time. We both like a drink and we just tend to jabber on and have fun. Best friends don’t give it a second thought. Will we see a ‘Bottom’ reunion on our screens any time soon? I don’t think that will ever happen. It worked out well and we left it near the top of its class. Do you still see much of Rik Mayall? I saw him last week for a bit of lunch. We have a pipe dream of doing a sitcom where we’re retired and living in a nursing home. We could hit each other with sticks and Zimmer frames and pinch nurses’ bottoms. It’s just a bit of a fantasy really! We’d have to be proper old and wrinkly first though. Any other TV projects in the pipeline? I’m kind of devoting myself
to the band at the moment. That’ll keep me occupied through October. Who are your comic idols? Bottom was inspired by Wile Coyote and Laurel and Hardy. They’re where it all started. It’s the same gags you see today – so modern. Laurel and Hardy just have some of the best violent slapstick. They really hurt each other. How do you find touring with a band? Well I’ve been touring all my life but it’s definitely more fun. There are more of you for a start. Rik and I got a bit bored of each other by the end because we knew absolutely everything there was to know about each other. We’d kind of exhausted every topic of conversation. You lived in some exotic places as a child. What was that experience like? Yeah we lived in Cyprus, Bahrain and Uganda while my Dad was attached to the army. I had nothing to compare it with so I thought it was regular but I suppose it was kind of weird, looking back. We associate Eddie with being a QPR fan. Where do your allegiances lie? Yes, Eddie was a QPR fan. The reason for that is we had to think of something to decorate Eddie’s bedroom with and we tried to think of the absolute worst football team knocking around, which at the time happened to be QPR. When we moved down to Devon I started going to watch Exeter City and became intrigued. I saw them drop out the league and the cup ties against Man United. It’s great in the lower leagues.

Vintage Vionnet I moved into my city centre apartment last year when I brought all new furniture, and everything is black and white. I love the contemporary feel to my apartment but feel that I need a change and maybe move towards a more vintage look, but I want to keep the furniture and stay within the black and white theme where possible. If I was to redecorate, could you recommend wallpaper to help me achieve the vintage look?

Liverpool is holding a fantastic show, The Liverpool Eco Design Show, from 30 October until 01 November. Local designer IIsa Parry, who is currently competing in BBC2’s Design for Life, is displaying some work there and I think the Kaspa light she has designed could be just what you’re looking for. The glow version of the light, that looks like a friendly ghost, acts as a child’s nightime guardian and helps ward off complete darkness. Eco Designs on show No compromise on style Liverpool Design Festival is bringing the latest eco designs and fashions to the Crypt Hall at Liverpool Metropolitan Cathedral. A full range of interior products created from locally spruced, recycled and reused materials will be on display, including ceramics, furniture, lighting, jewellery, bags and accessories. Festival director Sarah Elderkin commented: “The Eco Design Show is all about showing off the best in high quality design to challenge the common misconceptions that exist. We’ll also bring together the work of over 25 British designers in one place.” The show runs from 30 October to 01 November, from 12 noon on the Friday and 10am Saturday and Sunday, until 6pm each day. Retail update Liverpool One is welcoming another raft of retailers. Crosby-born entrepreneur and retail giant George Davies, famous for designing collections for Next and Per Una at Marks & Spencer, has opened a new high street brand in Liverpool One. GIVe, his fourth fashion range, offers luxury fashion on a budget. The new store will also offer a style advisory service to add the personal touch. Mr Davies commented: “I’ve not got sales assistants, I’ve got style advisors and trained tailors in every shop so it’s the whole service element that is very special.” Other new stores signed up to occupy space over coming months include Hollister clothing, The Entertainer toy shop, Aveda professional skincare and styling, and Reiss luxury clothing.

Apples remain ripe for several weeks in a cool, frost-free environment such as the shed or garage. Pump action For a beautifully crafted pumpkin lantern to brighten up your outdoor space, slice a hexagonal shape from the top and scoop out the insides, preserving the flesh for soup and the seeds for roasting. Scrape the inner walls clean and hollow until the walls are around one inch thick to assist with the carving. Select the flattest side of the pumpkin and mark a pattern with a marker pen for a simple design, or use a stencil for a more detailed feature. For this method prick small holes around the outline and carve the chosen pattern with a sharp kitchen knife. Ensure the base is flat before inserting a small candle.

As the autumn nights draw in, take a moment before you reach for the radiator switch to ensure that your home is prepared for the cooler weather. If you arranged your furniture over the summer to enjoy the sunlight and blocked your radiators, move your chairs and sofas around so that they’re positioned to benefit from your heating source. Up to 70 per cent of the heat produced by your radiators is lost through the walls so, to save more energy over the winter months, try positioning a reflective foil behind your radiators. The foil reflects the warmth from the radiators back into the room, rather than letting it slip away through the walls. You can create your own using cardboard cut to fit the back of your radiator. Cover this with leftover polystyrene ceiling tiles and tinfoil, with the shiny side reflecting outwards. For a sturdier alternative, look for Reflectafoam in your local DIY store or shop online to save heat loss by 50 per cent.

Table Talk //// LUCY OLIVER INTERVIEWS PAUL SUTTON, AT FRANCO’S BAR ITALIA
“some of our staff have been with us for a really long time and it still has that feel of a family firm” Franco’s, as Bar Italia on Castle Street is affectionately known by regular patrons is, like Your Move, celebrating its tenth anniversary this year. Proprietor Franco Colangeli is right to be proud of the delicious, traditional Italian dishes on offer in the warm and welcoming venue, maintaining its popularity throughout a flurry of successive restaurant openings. Paul Sutton, managing director of Sutton Kersh estate agents and chartered surveyors, joins me for lunch to discuss the firm’s exciting developments and cast a glance over the past 10 years. Sutton Kersh began over thirty years ago when Paul set up a practice of chartered surveyors with Stuart Kersh. The residential and commercial property firm now has seven branches of estate agents across the city and suburbs, and has built up a reputation as a family firm delivering a professional service. With a background in chartered surveying, allied to RICS, Paul has ensured that the firm is well-qualified to provide valuations, homebuyers reports and building surveying reports. Says Paul: “We’re essentially a one-stop service for everything to do with buying and selling property. We’re chartered surveyors by training, so first and foremost we’re interested in
providing a professional service.” Our waiter arrives with avocado and prawns for Paul and smoked salmon with salad and lemon juice for me, with iced sparkling water. The past 10 years have seen growth and change in the Sutton Kersh business. The merger with Thomas Moulton, which incorporated an established lettings and management brand under the Sutton Kersh umbrella has really taken off. The firm acted for the Superlambananas auction in 2008, at the end of the city-wide event, and for a sparklingly successful diamonds auction, in addition to events for residential and commercial property lots. Paul comments: “The auctions were an exciting development, and the team worked really hard to achieve that success; some of our staff have been with us for a really long time and it still has that feel of a family firm.” Our main courses arrive in style, the Dover sole presented to me before it is expertly filleted, and drizzled in a lemon, parsley and butter sauce, and Paul’s pollo marsala, a mushroom rich chicken dish, is served with selected seasonal vegetables. Paul reflects on the past ten years at Sutton Kersh, established thirty years ago in the city: “In 2002 we moved premises to bring together
all the major departments under one roof to offer a comprehensive service to clients, and the attendance at our 2003 auction at the Adelphi exceeded all expectations. The local press reported on it as a lock-out – that was completely unprecedented.” Over cappuccino, Limoncello, biscotti and chocolate, Paul tells me he’s now spending time working for a charity providing debt counseling, something he feels strongly about having run a business through two recessions. He’s a believer in stricter regulations for estate agents, but he’s also a supporter of the city’s cultural heritage and enjoys walking holidays and travelling abroad with family. It’s clear that balancing important business decisions with family life is his well-deserved priority: “Changes we’ve seen in the way we’ve done business have also been dramatic – with the growth of the internet for example. We were proud to win the Your Move Award for Best
Website in 2008.” With this year’s awards at the Hilton Liverpool approaching, Paul is passionate about the city’s changing face: “Liverpool has become a fantastic regional centre, and the regeneration we’ve seen in the city centre will have far-reaching benefits in the longer term for the city as a whole.”
