may be able to be purchased with a cash buy for a quicker sale and moving in process – providing peace of mind for the buyer and their family. Keep it clean Once the family has left the nest, many couples feel daunted by the prospect of maintaining a family home. By

moving to a house more in keeping with their requirements, they will have fewer rooms to maintain, and surfaces to keep clean. In general, a smaller property brings with it less to clean, maintain, cool and heat. Modern properties have little call for updating and tend to be more energy efficient.

Apartments require no external upkeep and are usually comfortably compact to minimise cleaning endeavours, and it can be very pleasant for an elderly couple to mix with like-minded neighbours. City centre style Downsizing may provide the opportunity to move to a

Much of the time there is the benefit of gated access and the peace-of-mind of on-site security and concierge service. Residential letting agent King Sturge offers a range of such of properties, including those at the popular One Park West and Colonnades developments. Martyn Green, a partner at King Sturge, says he has witnessed a surge of downsizers taking advantage of prices in the city centre over the last couple of months. He commented: “We’ve seen a significant influx of mature couples purchasing city centre apartments in the current financial climate. People are finding city centre apartments are good value and low maintenance, with no gardens and external guttering to maintain. As a result this has driven sales of two bedroom apartments up over the past two months, with cash rich mature couples looking to enjoy a low maintenance exciting life in the city centre.” Tax incentives Downsizing at retirement age can even be construed as doing your bit for the younger generation, releasing some much needed family homes onto the market. With careful planning you are also able to assist your family by reducing the amount of inheritance tax they would be liable to pay in the future. Julia Casimo, a tax partner at John Kerr Chartered Accountants in West Derby, commented: “This very much depends on what you

do with the excess funds generated by the sale of the larger house. If you keep them in your own names, for example in a bank account, or invest them in other assets then there is unlikely to be any inheritance tax saving at all. Making an outright cash gift, with no strings attached, for example to children, will save inheritance tax. You will need to survive seven years from the date of the gift for it to be fully effective from a tax perspective. There are some financial products such as discounted gift trusts and loan trusts which can also achieve inheritance tax savings, but these can be complex and expensive. It’s worth remembering that home-made inheritance tax strategies often fall foul of the ‘Gift with Reservation of Benefit’ rules and are rarely successful. Pitfalls Downsizing isn’t a lucid choice for all, however. Despite the added costs, space is a luxury and offers somewhere to stay

for visiting children and grandchildren. Spare rooms always offer the potential for an alternative use and you can never have enough storage space or comfort. To ensure the move is financially viable, the costs of moving should also be factored. For those who do choose to downsize, remember that you have the upper-hand in the current market and be prepared to hold your ground to find the right property in the right area for you. Right time to act That said, for those considering downsizing, there has never been a better to act. City centre apartments and small modern homes are priced particularly competitively at the moment, while large family homes in suburbs such as Allerton and Woolton are retaining their popularity. Such factors equate to handsome profit margins and the opportunity to secure a bright and healthy future.

The proposals would extend the remit of the Tenant Services Association to regulate both housing association and council landlords and set common standards across all social housing providers. New housing future

Students in the slammer Liverpool’s Main Bridewell has been snapped up by Wirral-based Students Lettings Point. The Wirral firm will convert the Grade II* listed building into low-cost accommodation for students after securing the building for £450,000 at auction. The old prison, which was formerly owned by Merseyside Police Authority, was the city’s main lock-up for more than 130

years. Students Lettings Point has said they plan to create “at least 100 low-cost rooms” at The Main Bridewell, on Cheapside, off Dale Street. A spokesman for the company commented: “All the work would have to be done sympathetically because this is an important and listed

building and we want to maintain the integrity of the original features.” The Main Bridewell was built in the early 1860s and was used to detain petty criminals overnight before they appeared at the neighbouring magistrates’ court.

The network, made up of Riverside, Affinity Sutton, Places for People, Gentoo and London & Quadrant, will present the key findings of its report ‘Homes for Tomorrow: New Direction for Housing Policy’ at the three main political party conferences. The report makes the case for a ‘new purpose’ for state subsidised housing, outlining the changes required. Deborah Shackleton, chief executive of Riverside, said: “Our aim is to stimulate debate and influence all political parties to be bold when considering the future direction of housing policy in the run up to the general election and beyond.”

The agents sold just short of 70 per cent of the 87 lots offered at the Crowne Plaza event, with more sales expected postauction. Sutton Kersh director James Kersh commented: “The room was very busy and there were some great bidding wars going on. Competition has returned to the auction room and this is a good sign for the property market. The general

competitive bidding war, the property sold for £141,250. Lot three, a two bedroom terrace house on Albany Road, Kensington guided at £55,000 and eventually sold for £71,000. Private companies looking to set up waste facilities really need to take this into account when looking for land to use.”

“No. Statistics show that the increased volume of traffic could well lead to more road traffic accidents, which is a problem for the residents. The actual plans may look squeaky clean but it’s the infrastructure around the plant which is set to be a problem. This flies in the face of what the council has been trying to do and puts the brakes on further regeneration.”

A WASTE-RECYCLING PLANT

A dumping ground? Residents in Garston have voiced opposition to Jack Allen Holdings’ proposed wasterecycling centre near to their properties. Should we allow waste disposal to take place near housing and areas of regeneration?

“Nobody wants to live near a waste recycling plant, because of the problems associated with them, such as noise and traffic. With the new housing and regeneration plans in Garston over recent years really bringing the area up, it seems foolish to choose that site and I wouldn’t be surprised if it had an adverse effect on all the surrounding area, in terms of living conditions and house prices.”

“No. Without having seen this site it’s good that Liverpool city council has held out against mass incineration. But as I understand it, it is a 25 year contract and what we need is a lot of smaller and more flexible treatments for residual waste with shorter term contracts so that we dispose of less, reduce the amount of waste and increase re-use and recycling.”

“This is a radically different process that will treble Liverpool’s recycling outputs and divert 100k tons of our rubbish from landfill. Green technology should not be a source of nuisance to its neighbours. The process will take place inside a specially insulated building at Garston Docks, and the company must satisfy stringent safeguards before they can obtain an operating license from the Environment Agency.”

Movers What drew you to the property? I’ve lived in the area before and it’s really handy for the motorway. The style of the house was a big pull and it was also bigger than all the others we’d seen. We wanted a new build and Keepmoat’s financial offers were an added incentive.

How are the bathrooms laid out? There is a shower, bath, sink and toilet in the master suite, which is decorated with small mosaic tiles. We use the ensuite mostly, which has a big shower and a great cupboard for storage. Tell us about the master bedroom... We’ve finished it with an oak bed from BHS and a selection of various oak chests of drawers from IKEA. I think the master bedroom would have to be my favourite room in the house.

What’s the layout? The kitchen and the lounge are on the ground floor, with two spare bedrooms and a master bathroom on the first. The second floor has the master bedroom with an en-suite. Do you have a garden? Yes there’s a front garden and double doors in the lounge leading to the back garden. At the moment there are a few flags in front of the doors and borders at the back, although there are no plants in there at the minute! We’ve painted the fences and we’ll be decking it next spring. Tell us about the kitchen... It’s quite a large kitchen, with room for a dining table. The stainless steel appliances are built in and we have cream units, with wood effect worktops and floors.

British Gas engineer Daniel Blackall and girlfriend Alison Whitehead recently moved into a new build three bedroom townhouse at Keepmoat Homes’ Hamilton Place development in North Huyton. The couple secure the property with Keepmoat’s shared equity deal – paying for 75 per cent of the property, with the remainder not payable for another 10 years.

And finally, what would be your dream buy? I’d have to say the decking for the garden. I’ve got it all mapped out in my head – stretching about two metres from the house, with a hand rail all around. What are your plans for the spare room? I’ve bought two chests of drawers for the spare room and a bookcase for the smaller room. The larger of the two has a bed in it now, which will be great for guests.

And the living room? It’s a square shaped living room, with light brown sandy coloured walls and a feature wall with dark brown and light blue wallpaper. The cream coloured carpets were included with the house and our stone coloured sofa came from BHS. There are pictures of our families and the TV on the wall and we’ve decorated with a light fitting from Homebase with damask shade and an oak sideboard from Next.

From humble beginnings as a Pop Idol reject, electro-pop princess Little Boots has experienced a dizzying rise to fame and acclaim over the last year or so, storming the charts with hits such as ‘New in Town’ and ‘Remedy’. Since she was hailed as the BBC’s ‘Sound of 2009’, the Blackpool girl has embarked on a punishing international tour to meet her new-found demand. She chatted to Your Move before a date at the O2 Academy on 27 October.

Are you looking forward to the Liverpool gig? Yeah I’m really looking forward to it. I’ve got a lot of friends in Liverpool and I really love the city, particularly around the Lark Lane area. I’ve played before at the O2 Academy and I really enjoyed it. When did you first become interested in music? I started learning to play the piano since I was five. You were in a band (Dead Disco) before your solo career took shape. Which do you prefer? Being a solo artist definitely suits me a lot better. It allows me to be a lot more creative. When you were sixteen you auditioned for ‘Pop Idol’. Would you warn people away from the show after 42 Your Move

I’m off again tomorrow in fact! How did you find growing up in Blackpool? It was a good experience. There’s a lot to do and a lot going on. It’s certainly not a bad place. Do you enjoy performing there? I’ve only done one gig in Blackpool and it was great to see all my family there. I’d love to do another one. The only problem is unless you’re playing somewhere really big like the Winter Gardens there aren’t many suitable venues for a gig. What would be your dream venue? Probably somewhere like Blackpool Tower. I think that would be very me! Who have been the big influences on your music? People like Kate Bush, David Bowie and The Human League. When I was younger I used to listen to people like Kylie and Brandy. It’s quite an eclectic mix really. Is there anyone you’d really like to collaborate with? I don’t really plan it out. I think you meet some people for a reason and it might work out. You can’t really plan it out. What are your ambitions for your career? Just to keep making music. I want to keep writing and I’d love to be involved in creating soundtracks. I suppose my ambition is to keep being creative and write another album. What are your interests outside of music? I don’t really have time for very much but I really like gardening. That’s become a big passion of mine recently. I just take pleasure from seeing my friends and all the people that I’ve missed.

your elimination experience? No I think if that’s what you want to do it’s fine. It was just an experience but it wasn’t really for me. I was very young at the time. The problem I have with it is there’s just a lack of control and creativity involved. You’re not given a chance to display your musical ability. Do you have any advice for budding young artists? Just to be really pro-active. If you want something, get up and do something about it rather than just talking about it. If you have an ambition you just have to keep it up. What inspires your music? The people that I meet and my experiences when I travel. Will you continue to experiment with a mix of styles?

I’ll try anything, I just love music. I don’t really care what kind. How much has your life changed over the past year or so? It’s pretty different and it’s certainly very busy. I don’t really see friends and family as much. Do you enjoy living in London and being at the hub of things? I love living in London. I’ve wanted to live there since I was young. Unfortunately I don’t get to spend much time there! You travel the world with your music now. How do you find that aspect of the profession? That’s one aspect of the job I don’t like much. It gets me down a bit I have to admit.

Turning your garage into a live-in space is a really good idea, a relatively simple job and reasonably affordable. Before starting, you need to look at the quality of the building. Older garages may not be easy to convert as they may have asbestos problems, however structures which have been built during the last 25 years should be fine. Firstly I would contact the building control department at your local council ask them for advice. You will need to apply for Building Regulations and in some areas you will need planning permission, especially if you wish to change the exterior look by adding windows, doors etc. Other factors to look at before you begin the work are heating, insulation, plumbing lighting and security.

Autumn Schedule I want to revamp my lounge and hallway before Christmas. The rooms need re-decorating and I need to order furniture, curtains and flooring. I’m desperately trying to save at the moment for all of this! When do you think realistically I should start the work? It’s really good that you are already starting to plan for this work. I can’t stress enough that now really is the best time for you to be proactive. You should at least be planning and making time schedules. Make appointments now for the work to be carried out by the decorator and flooring contractor etc. If you’re having curtains made, contact your curtain maker and ask them to come and measure up, this way you will know how much fabric to order. I would recommend ordering the furniture you want now as many stores and designers have payment plans, which may help you spread the cost. Although this may sound exhausting it’s the most direct way to make sure you have everything you want before Christmas!

A host of golden daffodils Daffodils, the seminal sign that spring has sprung, can be planted from now until the end of October. Bulbs for the popular plants are readily available and should be planted at a depth of around five or six inches and spaced eight to ten inches apart. Replant your hanging baskets to bring autumn colour to your porch with vibrant oranges, rich greens and burgundy shades. Line a coated-wire basket with moss or wool, then, to help retain water, cut a circle from a compost bag for the basket bottom, before adding multipurpose compost. Try adding typically seasonal varieties from the colchicum family, with some pink blooms, or an autumnflowering crocus specimen such as the rich, purple, speciosus oxonian. Attach the basket with a strong wall bracket that can take the weight of the flowers and the watered contents. Be sure to trim and tidy regularly for maximum effect.

Table Talk //// LUCY OLIVER INTERVIEWS IAN MARSDEN AT THE ITALIAN CLUB FISH

“my mantra has always been that it’s the team behind the name”

Ian Marsden is the lesserspotted director at Capricorn Kitchens and no less important for his low-key approach to business, which usually means sidestepping interview opportunities even when lunch is offered. It was a unique glimpse into a longstanding family firm then, which I found upon meeting him, and a rare opportunity to learn about his passions, his work ethic, and what makes him tick. Capricorn Kitchens, often referred to by the brand name, No Name Kitchens has earned a reputation, quite rightly, for its professional approach, winning contracts to which much larger companies aspire. Now employing 25 staff, it’s certainly grown and evolved over the years to find a winning formula, manufacturing, supplying and fitting kitchens both to developers of new properties and to the general public across the city and the wider region. After being dropped off by senior contracts manager Ronnie Cowen, who clearly gets all the best jobs, Ian joins me at a new addition to the city’s excellent restaurant

offer, The Italian Club Fish, on Bold Street for lunch. Set up in order to complement the popular Italian deli, The Italian Club, the ‘fish caffé’, is a welcome arrival and certainly the ‘plaice to be seen’, with large windows, bright pictures of a pretty fishing village adorning its walls, and a collection of black and white framed classic images from Scorsese’s ‘Goodfellas’ - just in case there was any mistaking the Italian feel to the place. Ian’s experience shows him that business at its most successful brings diverse personalities and skills together, and finds a level at which they can operate. “The firm’s success is all down to the team, from the delivery team to those working in the factories. I wouldn’t want to take the credit for what they do; my mantra has always been that it’s the team behind the name. Some of our staff have been with us for 15 or 20 years, and have all sorts of different skills; they might be starters, finishers, or great at resolving problems. The trick is to allow people to test out their capabilities to find

what they enjoy and what they’re good at, and allow them to develop,” he says. Ian started work at Capricorn Kitchens after leaving school aged 16. Born and raised in Croxteth, his favourite subjects at school were woodwork and metalwork, but it’s his business acumen and management skills which have powered his career. A self-confessed ‘control freak’, although an amiable one at that, Ian usually enjoys a quick lunch, making today an exception. Our main courses arrive; fish pie for Ian, which consists of fish in a creamy sauce, topped with mashed potato and Parmesan before being lightly browned on top. I opt for the special grilled fish of the day; sea bass served on spinach, with a lightly flavoured saffron risotto. While the classic fish dishes went down a treat, it’s the hearty portions and relaxed family atmosphere which belie its Italian influence. Over coffee, Ian speaks passionately about his take on life, and business. When he’s not working, retired cricketer Ian enjoys golf and lengthy summer

trips to Spain with family and friends, but when he’s in the office, it’s all straight-talking, all systems go: “My father was in the Marines and he worked hard, and that’s something I’m proud to say that he taught me, and which I want my daughters to follow. I’m at that stage in my life now where I only do what I want to, and keep the company I want to keep. People might disagree with me about that, but I think I’ve earned the right.” It’s an honest, no nonsense approach that keeps the firm successful, and with its integrity uncompromised – and who can argue with that?
