Recent news that house prices and sales have started to rise slightly has triggered further interest, getting the chains moving and helping buyers in all areas of the market. New spaces New build properties have always been a popular choice with buyers, offering contemporary designs in covetable or newly developed areas, and chic, durable finishes inside and out. For first time buyers new to decorating, visiting a show apartment or property kitted out with furnishings and interiors, can be an excellent idea to find out how they can best make use of their space to suit their family size and lifestyle. For those buying a home at a new development currently under construction, there may even be an option to help design and alter aspects of the layout – for example in enlarging the kitchen space, adding a conservatory, or in making bedrooms en-suite. They also have the advantage of a 10year warranty.” A survey of 1,000 housebuyers conducted by www.smartnewhomes.com placed the low maintenance of new build properties at the top of the list of advantages, closely followed by competitive pricing among developers, the choice of interiors and the new build warranty. For those with time at a premium, the appeal of a new build is obvious – making the moving in process much smoother and leaving you with more time to enjoy your surroundings. The recent outlawing of the traditional 100 watt lightbulb has made the headlines lately, and developers are increasingly turning to ecofriendly and energy-saving appliances and fittings in their properties. Figures released by the House Builders’ Federation (HBF) show that a new build property is six times more energy efficient than an older house, and produces only 40 per cent of the CO2 emissions – the equivalent of driving 10,000 miles less, every year, per household. Improved energy efficiency can also reduce utility bills for gas and electric by more than £500 a year, with better insulation and energy saving fittings. After leaving university I trained as an independent financial advisor. I worked for a consultancy of independent financial advisors before becoming a financial planning manager with HSBC bank. I’d always been interested in property and, when the opportunity arose to join a private developer, I leapt at the chance. At first I worked as the company’s development manager, looking for alternative investment avenues, but I wanted to become more involved in property purchasing. I became the valuations manager before moving up to become director of purchasing. How has your career progressed? In 2006 I joined Maritime Housing Association (The Regenda Group) as part of their home ownership team, assisting current homeowners affected by the redevelopment plans in Liverpool. The Access scheme had just received funding to cover the much larger Housing Market Renewal Initiative Area. I applied for the new role as access officer and have since expanded the project with great successes along the way. Why Liverpool? I definitely think it’s an exciting place to be, with the recent Capital of Culture and the positive changes you can now see taking shape. Q. I hold six buy-to-let properties in my own name, last year they were tenanted all year and because of reduced interest rates they made a good profit. I am also a partner in a property partnership with 2 friends. The property partnership has only 2 properties which were empty last year so we made losses. Can I offset the losses from the partnership against the profit from my own properties to reduce my tax bill? A. The six properties you own yourself will generally constitute a single rental business in HMRC’s view; that means that the income and expenses can be pooled, so that profits on one property will automatically offset losses from another. The situation for an investor who owns some properties in his/her own name and others jointly is less straightforward. There are a number of possible scenarios here. If an investor simply owns some properties jointly, for example with a spouse, then there should not be a problem with aggregating the share of profit or loss from the jointly owned properties with the solely owned properties. However for a partnership the position is potentially more problematic, as HMRC may take the view that the partnership is a separate business, which would mean that the losses from the partnership cannot be used to reduce your tax bill this year. Q. How do I decide whether this applies to me? A. This will depend on the level of what HMRC call ‘the degree of business organisation’ in the partnership. If a partnership bank account is operated, annual accounts drawn up and a partnership tax return prepared then these factors would all indicate that a separate business may exist, as would the provision of significant additional services. If none of these factors exist you may be able to argue that no ‘partnership’ exists, and rather that the properties are just jointly owned. This is also a situation which will affect all of the partners, so it is important that you discuss matters and that you all adopt the same treatment. As always good advice will be essential. As with many decisions you really do need to take independent financial and tax advice. Her will, which was made 10 years ago, before the onset of the dementia, now reveals that the house (which of course no longer exists) had been bequeathed to me. I have been told that because the house was sold prior to my aunt’s death then I will not receive any benefit at all. Is this correct? A Usually when a testator or testatrix (a person making a will) makes a gift of a specific item (in this case a house), then the gift will lapse if it does not exist at the time of death. However, there is a little known provision contained within mental health legislation making an allowance for these special circumstances when a house has to be sold because of the will maker’s incapacity. In such a case, the law states that if the house has been converted into another form e.g. cash, then the original beneficiary can take the cash instead. Of course, this depends upon whether the cash still exists e.g. whether it had to be used to pay fees in a care home etc. Therefore, it would ultimately really depend upon whether your aunt had any debts or fees to discharge during (and perhaps after) her lifetime and if so, whether she had other finances/assets at her disposal with which to pay the same. Your Solicitor should be able to advise accordingly as to this.

Movers Tell us about the property... It used to belong to an elderly lady who had died. There was quite a lot of work required and it needed re-wiring and re-plastering. I just saw a lot of potential in it and relished the challenge.

Tell us about the bedrooms... The only one we’ve completed is the master bedroom, which has been finished with powder-blue wallpaper. We have a black metal frame bed and traditional dark walnut furniture. The other room has just been plastered, papered and carpeted, while the box room is mainly used as a dressing room.

What’s the layout? As you enter there’s a small hallway with stairs, a lounge through to the kitchen with a small dining area, the bathroom and a large storage space through to the garden. Upstairs there are two bedrooms and a box room. What have you done in the garden? When we moved in it was all over-grown. We’ve put in decking and borders, hanging baskets and flowers and we’ve just had Indian sandstone installed. And the kitchen? We’ve just had that done too. I don’t like high gloss, so it’s cream units with chrome handles, oak work top, grey slate flooring and grey tile around the border of the units and one feature wall. The dining area used to be a pantry before we knocked the wall out and fitted it with BoConcept interiors.

She recently moved to a three bedroom town house in Garston with fiancé Paul Kaufman and, since arriving in her new home, she has used her style expertise to include a range of BoConcept pieces in the property.

What about the bathroom? I love the bathroom. It was the first thing we did in the house and unusually it’s downstairs. It’s beige from floor to ceiling, with white units including a curved bath and glass shower screen. We’ve finished it with ornaments we picked up in the Caribbean. There’s a wooden palm tree and wooden fish on the window ledge and a wooden soap dish from Antigua. We’ve also added vibrant orange and lime green cushions from Zara.

What’s your favourite item in the house? That would probably be the chandelier in the living room. And finally, what would be your dream buy? The hallway has a really high ceiling so I’d love to have a crystal chandelier in there. Perhaps we should get the wedding out of the way first!

What’s your theme in the living room? The living room is purple and there are some more of my favourite BoConcept interiors, such as the TV unit. There are purple curtains and purple interiors and a subtle texture to the wallpaper. We’ve got a marble fire surround which we’ve put candles and lights in and that looks lovely.

Steve Newsham Interview //// TALENT IN THE CITY

A new direction Genial Preston man Steve Newsham was recently appointed as the Regenda Group’s regional director for the Merseyside area. He brings to the role a wealth of experience and a passion for his adopted city. He told Your Move of his hopes to drive forward Regenda’s ambitious housing and community initiatives in the region.

What are your impressions of the area? I’m used to working in districts in local authorities, so for me this is the opportunity to work in a big city that has developed over the last few years. Culturally it has a lot to offer and of course there’s the passion and humour of the people and all that goes with it. There’s a great diversity within the housing associations and they’re doing something really unique to help people. Any local gems you’ve discovered? The bar at 3345 Parr Street is one that stands out. I’ve been with my wife a couple of times and seen a couple

of bands. I’ve also been to a couple of business meetings there because you can have a coffee first thing in the morning. How does your new role differ from your previous work? I was formerly director of smaller district housing associations. Now I’m not only looking after Merseyside, but also the Fylde Coast in Lancashire. We’re managing a completely diverse range of services, including front-line housing, tenancy support services, regeneration activity and sheltered and supported housing. What’s been your career path? I started with housing associations in 1984 after sort of falling into it by mistake.

My first job was working on a housing estate as a landscape gardener earning about £23. After that I got a job with the local housing office collecting the rent. From then it’s been a steady climb to my current role. I’ve worked in all areas to the point where I’m regeneration director. Academic theory wasn’t for me but I’ve always had a “can do” attitude towards working life. What are the daily challenges you face as regional director? The big challenge for us is making sure we make a difference to people’s lives in Liverpool. With that come a lot of difficulties. We’re making sure we can deliver first class services and can get our team out onto the street rather than working behind desks. Do you enjoy the role? I love it. This is the best job I’ve had. The big reason is the opportunity to work in a big city which has been in my heart since I was about 10. Even though I’m from Preston I’ve always been a big Liverpool fan and I’ll always remember watching the 1974

cup final as a youngster. I’ve got obvious affection for the city and I’ve always chosen Liverpool for nights-out ahead of Manchester. What are some of the initiatives you’ve been particularly proud of since you’ve been in Merseyside? The regeneration services, in particular a service called Youth Voice. It gives young people a vehicle where they can have a voice and debate issues that affect them. I have a particular affinity for younger people and I’ve found that project really rewarding. Another service is the Access to Home Ownership scheme. That helps people who want to buy properties in the regeneration areas of Liverpool and we’ve had a dedicated team over a number of years providing a fantastic service to get them into other homes and properties.

Which policies are you looking forward to implementing in the future? Our future initiatives will be about developing neighbourhood management services and working with partners to make sure we have a real strong focus on improving the lives of people in neighbourhoods. There are action plans within the city to make a difference and there are exciting times. I think we can make a real difference to people’s lives.

What are your interests outside of work? I’ve got five kids between the ages of 16 and 23. They’re obviously a big part of my life, although sometimes I feel like a bit of a walking speed bank! Football is one of my major passions and I’ve been coaching a local football team for the last five years. It’s nice to think I’ve had an impression on their lives. My other passion is holidays and I’m looking forward to heading off to the Algarve with my wife soon.

I would recommend that you first divide the room into separate areas as getting the plan right is essential. Teenage rooms work well divided into three separate sections for different lifestyle needs. The first area should be for sleeping so, if the space is available, I would advise investing in a double bed. The next area could be a study section, and the third section can then be an area for relaxing, perhaps with room for books, a TV and games consoles. For this area, it’s important that you have enough plug sockets to avoid trailing extension leads, which can be dangerous. Table Talk //// LUCY OLIVER INTERVIEWS DEBBIE TAYLOR AT THE ORCHARD

The just out of the city centre venue, The Orchard, is rapidly establishing itself as a business meeting point and a relaxing evening venue. Branded a restaurant, bar, and cider tavern, its name reflects its abundant offering of real ales and ciders on offer, and a home-cooked menu. When Debbie Taylor, director of Whitegates’ Walton Vale branch and the auctions business, joins me for lunch we’re both spoilt for choice. Head chef Dave, remembered by restaurant-goers from his time at L’Alouette, is certainly still on form and Debbie chooses The Orchard duck salad, served with a poached egg, while I opt for the vegetable and stilton pancake, which comes in a rich cheese sauce. Whitegates Auctions has been going from strength to strength since its inception just over 12 months ago and the new venue is expected to make the business even more of a success. Based at the Walton Vale branch of the Whitegates franchise, Debbie and her team bring a combined wealth of experience, covering sales and lets to the board across Anfield, Fazakerley, Walton Vale, Bootle, Aintree, Seaforth and Kirkdale. An accomplished businesswoman, property is a relatively recent avenue for Debbie: “I was always interested in property and have been building up my own property portfolio since my early twenties. I’ve always run my own businesses in a number

of industries, but I really got into estate agency about five years ago – and that’s become my passion. Our branch is a market leader; we have strong competitors in the city centre, but we’re aiming high.” An ARLA and NAEA registered firm, Debbie is also a qualified domestic energy assessor, able to provide vital information to vendors and buyers on their properties. Food and Drink //// AUTHENTIC ITALIAN CUISINE ON DUKE STREET

Forza Italia! Jonathan Kearney savours a taste of Italy at Il Forno If Forno on Duke Street will be one of the eateries engaging in the Liverpool Food and Drink Festival in September and for traditional Italian cuisine the city’s diners need look no further. The popular city centre venue meets the requirements of a genuine taste of Italy and warrants its burgeoning reputation. With no disrespect to the young British wait-on staff that are the bedrock of the restaurant industry, I always find it promising to encounter experienced Italian service, if nothing else but to add a sense of authenticity to the occasion. The staff at Il Forno do not disappoint and are happy to elaborate on the extensive menu and advise on the carefully crafted wine list. To accompany the feast to follow we selected a Domaine Montrose Cabarnet Syrah, a soft fruity red from the Languedoc region of France. Like the starters this did not disappoint. I chose the penne all’arrabbiata – a spicy dish of penne with tomatoes, garlic, chilli, basil and olive oil with the optional and most welcome accompaniment of Italian sausage. My partner selected

Both dishes were crafted with simplicity and flavour and made for handsome portions as we absorbed our inviting surroundings. The subtle blend of interior styles in Il Forno are reminiscent of the designs of Charles Rennie Mackintosh, with a delightful cacophony of fun and sophistication so fitting for an Italian venue. The display of produce as you enter puts you in mind of a west London delicatessen and serves as a reminder of the fresh ingredients on offer. The mixture of seating arrangements lends itself to an array of occasions, with the curved seating area around the giant sculptured head stone pizza oven a charming focal point. My choice of main course was entrecote di manzo alla griglia, a grilled sirloin steak in a balsamic dressing garnished with rocket and parmesan shavings and served with chunky Il Forno fries. This dish leant itself to more subtle tones, offering contrast with the pasta dish. My partner again selected from the

appetising choice of specials with creamy risotto with asparagus and porcini mushrooms and once more the policy of carefully selecting the freshest ingredients was in evidence with this tasty helping. With little room to manoeuvre, we were eventually enticed to the desert menu by the attentive staff, safe in the knowledge that our genuine Italian experience would be incomplete without sampling a rich Italian sweet. I opted for the vanilla ice cream with chocolate shavings and Bailey’s Irish Cream, a bold and lavish indulgence, while my partner enjoyed the Macedonia di frutta, a generous salad of seasonal fresh fruit. Now bordering on the hedonistic, we could not resist a sample of Il Forno’s extensive cocktail menu, with the Bellini and Rossini proving delicious accompaniments to desert. The joyous atmosphere and comprehensive offering that’s been created at the Duke Street venue simply leaves you seeking more of the same. It’s little wonder then that this authentic Italian has emerged as one of the city’s most popular choices.

Live music in Liverpool

Lie ability The Invention of Lying is Ricky Gervais’s latest foray into Tinseltown

The sizzle of Ricky Gervais’s sweeping critical acclaim has diminished somewhat in recent times, owing predominantly to his involvement in unremarkable money spinners. The Invention of Lying is the Office-creator’s first Hollywood project as actor, writer and director and is hoped to have more of Gervais’s individual mark that catapulted him beyond the majority of his comic contemporaries. The film is set in an alternate reality in which lying doesn’t exist. With every spoken word assumed as truth, this offers Gervais’s character Mark the edge over

everyone else as he lies his way to fame and fortune. The romantic twist, which is usually treated with care in Gervais’s productions, is that he is not able to lie his way into the heart of the woman he loves. The pedigree of the cast certainly offers promise, with American talents such as Jonah Hill, Tina Fey and Rob Lowe joined by British cameos from Gervais’s old friends Stephen Merchant and Karl Pilkington. Patrick Stewart teams up with Gervais, as narrator of the movie, for the first time since his legendary appearance in Extras.

A strong cast isn’t always a recipe for success but Gervais is undoubtedly a talented writer and comic and the premise of the film lends itself to his unique brand of humour. He realises the importance of romantic storytelling as an anchor to the comedy vehicle and his unlikely on screen relationship with Jennifer, played by Jennifer Garner, will be crucial to the film’s integrity. Verdict? Sure to have comedy fans flocking to theatres in their droves when released in early October.

Bird watching Acclaimed story soars into the city The stage adaptation of the Bafta-award winning Kes flies into the Liverpool Playhouse from September. The bittersweet story centres on one boy’s love for the kestrel he nurtures and trains. Billy Casper, played by Stefan Butler (All the fun of the fair), lives in a tough Barnsley community and faces bullying and hardship in his daily life. His beloved kestrel offers him hope and respite and so, as the bird grows, so too does the boy’s spirit, as he soon discovers a world beyond the confines of his backyard. The Playhouse production includes a cast of Daniel Casey, who played Sgt. Gavin Troy in Midsommer

Murders, David Crellin (Emmerdale’s Billy Hopwood), Mike Burnside (D.A.C Hicks in The Bill), and Hollyoaks actors Katherine Dow Blyton (Sally Hunter) and Oliver Farnworth (Will Hackett). A Kestrel for a Knave by Barry Hines was an acclaimed novel at the time of its publication in 1968 and is still popular to this day, remaining a favoured GCSE text. The Ken Loach directed film of the beloved tale celebrates its 40th anniversary this year, and the Playhouse

production will involve children from four Liverpool schools to help recreate Billy Casper’s 1960s Barnsley classroom.

Liverpool music lovers can look forward to an eclectic mix of sounds in the coming months, with a wealth of talents arriving in the city during October alone. Indie boys The Twang will storm into the O2 Academy on 1 October, following the launch of their successful second album “Jewellery Quarter”. Newly appointed Strictly Come Dancing judge Alesha Dixon brings her electrifying mix of dance and song to the Liverpool Phil on 26 October, with the shimmying star likely to score highly with fans. On 28 October, the legendary Elton John brings his Red Piano tour back to the Liverpool Arena for its final UK performance. The concert, which has proved such an overwhelming success in Las Vegas, is sure to be one autumn’s most extravagant shows, among a raft of exciting Liverpool line-ups to come.

Verdict? Kes, which runs at the Playhouse from Friday 18 September to Saturday 10 October, is a production not to be missed. For fans of the film the play is sure to encapsulate the spirit of the story. Your Move 73

My Favourite //// DR ROBERT – SINGER

Dr Robert, front man of ‘80s innovators The Blow Monkeys, brings the band to Liverpool as part of a ten date tour. Purveyors of simian soul and primate punk, The Blow Monkeys came to prominence with hits such as ‘Digging Your Scene’ and ‘It Doesn’t Have To Be This Way’. Their arrival at Live Lounge at Baby Blue, follows the success of ‘Devil’s Tavern’ – the groups first tour and album for 18 years.

Singer My favourite singer would have to be Bobby Darin. The man had such great timing and versatility. Album Here My Dear by Marvin Gaye. It was beautiful music to pay for his divorce.

Actor Richard Widmark. He was a vintage leading man who starred in films such as Kiss of Death, which was shown on BBC4 recently. He’s an underrated class act. Place in Liverpool The Adelphi. What else can you say! Food I would have to say sushi. It’s clean and light and best washed down with a nice warm sake. Delicious. Way to relax Listening to test match special. It certainly made for some exciting entertainment recently!

Gig I saw The Ramones play in Sydney circa' 1978. That would have to be the most memorable gig I’ve ever attended. It changed my life. Film I saw the Nicolas Roeg film Walkabout just before moving to Australia. It’s about two young kids who find themselves lost in the Australian outback. It’s a really gripping story and I’d highly recommend it. Item of clothing They would have to be my stage shoes!
