• grants addressing important issues like the needs of seniors on Beaver Island and housing all around Charlevoix County;

• youth leaders making a difference through grantmaking and service;

Building a Strong COMMUNITY

Ask any resident to identify one of the biggest local challenges we face, and you will hear “lack of housing” as the common answer. And even more specifically, the lack of affordable workforce housing for year-round residents. Data compiled by Housing North estimates that 2,358 new housing units must be built by 2027 in our county alone to keep pace with demand. With the average cost of a new home at $365,000, home ownership can feel out of reach for hard-working local families.

Because we are passionate about enhancing all aspects of life in our communities to ensure everyone can live, grow, and thrive here, we support nonprofits working toward common sense housing solutions. Four grants in 2024 did just that.

• A grant to Housing North allowed them to continue the Housing Ready Program with dedicated staff who work with partners to create opportunities for a variety of housing options. They do this by working closely with city and county officials, tracking zoning changes, and monitoring housing units and rental vacancies in Charlevoix County.

• Northern Homes Community Development Corporation is building a 6-unit apartment community in Charlevoix to address the “missing middle.” The apartments are one-story townhouse style apartments and are ideal for families, senior citizens, people with disabilities, and roommates.

• A second grant to Northern Homes supported the organization’s development of a new strategic plan. A lot has changed since their last strategic plan was created in 2020 and their organization has grown and become more complex. This new plan will guide them as they start programs, undertake projects, and grow partnerships.

• Northwest Michigan Habitat for Humanity is a local leader in developing housing solutions in our region, growing and changing with our community. To meet the increasing needs of our neighbors, they have expanded their model of building single homes to building entire neighborhoods! Last year’s grant to purchase volunteer management software was critical to their ever-growing operations.

Complex problems like the housing shortage won’t be solved quickly, but C3F is here for the long term to support good solutions that add up to positive change for the future of our community.

SUPPORTING NEIGHBORS of All Ages

Efforts to support aging in place allow older adults to remain in their homes, maintain their routines, and stay in an environment they know and cherish. This familiarity promotes mental and emotional well-being while fostering a sense of independence.

Over 28% of the population in Charlevoix County is 65 years or older and that number is closer to 50% on Beaver Island. At C3F we want good things for our neighbors, which is why we supported the Beaver Island Rural Health Center in their effort to address the need for elder care through their home

health aide training program. This program is critical for older Island residents since there are no nursing homes, assisted living facilities, or home health aide companies located on the Island.

Thanks to the innovation shown by BIRHC and grant support from the Community Foundation, this new program provides caregivers so elderly residents can age in place with dignity.

The Charlevoix County Community Foundation has helped us address vital community healthcare needs. Our relationship will have a lasting impact on the health and well-being of our Island residents.

Creating Access through COLLABORATION

“The vision of a universally accessible trail along the Jordan River watershed and within city limits has been a long-time goal,” says Tom Cannon, City of East Jordan Administrator. Engaged citizens and folks from the City of East Jordan, East Jordan Chamber of Commerce, Friends of the Jordan River Watershed, and Little Traverse Conservancy (LTC) met monthly for years to move the idea forward.

When the project began to gain momentum, the Community Foundation had opportunities to support the collaboration beginning in 2021 with grants for engineering plans, and later for trail construction, overlooks, and seating. “Our East Jordan Grant Advisory Committee saw the potential in this project and supported its progress with 3 grants totaling over $45,000,” says Ashley Cousens, C3F Community Grantmaking.

As the trail construction moved forward with leadership from the City of East Jordan, LTC continued to raise dollars for the project –both for the completion of construction and for an endowment to provide support for the permanent care, maintenance, repair, and replacement of the trail. LTC and the City of East Jordan showed remarkable foresight when they jointly established the Don and Eileen Klein Nature Trail Endowment at the Community Foundation in 2024.

“This project was possible because of shared vision, long-term commitment, and admirable collaboration,” says Kieran Fleming, Executive Director of LTC. “The benefit to the community and those who visit East Jordan is immeasurable.”

C3F was able to respond at all stages of the project, connecting donors with the potential of this trail and with the partners who could make it a reality.

These collaborative efforts, combined with the generosity of Dr. Klein and numerous donors, have allowed for a scenic experience that is enjoyed by all.

Youth should be involved in all places where decisions impact them and their experiences. The youth around us are already leaders who are diverse, passionate, and ready to take action –we just have to ask.

Shaping the Future of PHILANTHROPY

Our Youth Advisory Committee (YAC) was inspired by the idea that young people are experts on youth needs. “I have often been asked ‘What do young people need?’” says Megan Havrilla DeHoog, Youth Advancement at C3F, “and my response is always, ‘you should ask them.’”

The C3F YAC oversees grantmaking from the Youth Fund and Funds for Youth to meet needs and advance opportunities for young people in Charlevoix County. Over the last 33 years, the YAC has awarded more than $1.4 million in grants to benefit this area’s children, teens, and families. “Being on the YAC and listening to organizations tell their stories each year showed me what it’s like to have a driving passion for serving your community and how deeply people care about making a difference for the youth,” says Alyssa Martin, Beaver Island Community School senior.

The YAC is a group of 16 talented and committed Charlevoix County high school students hailing from Beaver Island, Boyne City, Boyne Falls, Charlevoix, and East Jordan. This group is more than just a grant evaluation committee. They also advocate for youth voice in our community and serve as a catalyst for community service projects. Participation helps area youth develop critical leadership skills such as communication, teamwork, and decision-making. The YAC “helps students find a voice. It gives youth a chance to speak out and help their peers,” says Addy Burns, a sophomore at Boyne City High School.

Being part of the YAC encourages our young neighbors to take an active role in their communities, often sparking a lifelong commitment to community engagement.

Leaving a LEGACY

Catherine’s love of Northern Michigan, and Charlevoix in particular, spans her lifetime. She remembers coming to Charlevoix to watch the boats in Round Lake as a child. Years later, her parents bought a retirement home in Norwood, and her love of Charlevoix continued with visits during all four seasons. When Catherine retired in 1992 she knew just where she wanted to be. “I love all the natural beauty here, but I also love the community! No matter where you go, you are apt to see someone you know or meet someone you want to know.”

Being an active participant in her community is important to Catherine and she believes that “when you love something or somewhere, you hope to be in a position to also try and make it even better.” Between reading and playing bridge, she finds time to help her neighbors and volunteer where needed - living by the belief that giving always comes back to you.

When she started thinking about her own legacy, Catherine felt fortunate to discover the Charlevoix County Community Foundation. After meeting with Foundation staff, she learned that through a planned gift in her will she could direct her giving priorities now to make sure they are carried out in the future. By designating a gift to C3F in her will, she made a plan to support the Community Endowment.

“Knowing that my gift, when combined with the giving of others, will make a bigger impact than anything I could do alone gives me great joy.” With her gift to the Community Endowment, Catherine’s legacy will support the greatest needs and opportunities in the community, even as they change over time. “The largest charitable gift I will ever make will be the one I leave after I am gone. I feel secure knowing that the Community Foundation will make sure it will support needs right here at home – forever.”

The Legacy Society is a group of individuals who have included the Community Foundation as a beneficiary of a future gift in their will, trust, or retirement plan. By allowing us to tell their stories, they inspire generosity. The act of giving, in any amount, strengthens communities by offering connection, fostering unity, and spreading kindness with every gift.

It’s easy to include C3F in your will or as a beneficiary of your retirement plan. We recommend a gift directed to the Community Foundation without restrictions.

1. Meet with staff so we may learn about what matters to you most and how you would like to make a difference with your future gift.

2. Complete a simple form that outlines how your gift will be applied after you are gone to meet your charitable goals. These instructions can be revised, if desired, without the need to update your will.

3. Consider whether you would like to be named in the Legacy Society, which recognizes and thanks individuals who have included the Community Foundation as a recipient of a future gift.
