Provincial capital of Alberta Edmonton is one of the largest cities by area in North America. It’s slightly larger than the country of Cyprus in the Mediterranean. Significant Local Business Landmarks Amazon Warehouse

Online retail giant Amazon.com Inc. is opening a new distribution centre in Leduc County, just South of Edmonton, with plans to create 600 full-time jobs by 2020. The e-commerce company says the approximately 92,900-square-metre (one-millionsquare-foot) centre in Nisku, Alta., will be the company’s 11th distribution facility in Canada, and its second in Alberta. It already operates a similar facility in Rocky View County in southern Alberta, where it employs more than 1,500 full-time workers.

West Edmonton Mall

Spanning the equivalent of 48 city blocks, West Edmonton Mall is the largest mall in North America. At 5.3 million square feet, the Mall is the size of a small city and is accredited as a zoo. West Edmonton Mall is home to more than 800 stores and services including nine world-class attractions, two hotels, over 100 dining venues, the widest variety of oneof-a-kind retailers, and entertainment for all ages. Average yearly visitation is approximately 30.8 million, making West Edmonton Mall the province’s number-one tourist attraction.

Edmonton International Airport

Edmonton International Airport (EIA) is Canada’s fifth-busiest airport. It serves 8.2 million passengers per year and offers non-stop service to 50 destinations around the world. EIA is Canada’s largest major airport by total land area! The airport offers scheduled non-stop flights to major cities in Canada, the United States, Mexico, the Caribbean, Central America and Europe. It is a hub facility for Northern Alberta and Northern Canada. The airport has a catchment area encompassing Central and Northern Alberta, northern British Columbia, and Yukon, the Northwest Territories and western Nunavut. Buyer’s Market We’re currently in a strong buyer’s market, and we expect this will continue into 2020. A Younger Population Along with a strong buyer’s market, Alberta also benefits greatly from a younger working population than the rest of Canada. Over 70% of Alberta’s population is of working age, meaning Alberta has more millennials than baby boomers, and half of those millennials intend to enter the housing market in the next two years. Consumer confidence in these groups is also way up, with 84% of millennials feeling that home ownership is a “very good or good investment.” Even among the older baby boomers, there’s encouraging news. A poll taken this year reveals that 19% of people aged between 54 and 72 in Alberta are planning to purchase a home in the next five years.

Population Growth Edmonton’s population is growing, which is also a healthy sign. In fact, in 2018 Alberta was the third fastest-growing province in Canada. This is due partly to new Canadians settling in Alberta as the government maintains its immigration target of 300,000 per year, and also due to inter-provincial migration, which has seen a positive upswing for the first time in a couple of years. This continues into 2020, and the growing population will, in turn, drive new home sales across the province.

Affordable Compared to Other Areas It’s important to note that it’s good to be an Albertan right now, the markets in Ontario and British Columbia, for instance, are much more volatile. We’re lucky to be in Edmonton!

HOME BUYING PROCESS OFFER

If you choose to put an offer on any of our units you can simply email the following us.

Financing

The financing condition is a usual term included in the agreement. It should not exceed 3 weeks after the formal offer date. The condition is being removed based on TWO documents:

BUILDER AGREEMENT This will be the primary document that will enclose all the information and terms about the unit. It may include additional schedules with possible upgrades, sooner possession requests and similar. Mozaic’s office will docusign the documents directly with the clients and will guide through the entire process!

DEPOSITS The builder requests a deposit of 10% of the purchase price upon the condition removal, paid by wire, electronic transfer, or certified bank draft to Rohit Communities Inc. (the name as needs to appear exactly on the draft) if under 35 days to close. The deposits are protected under a special program that we can elaborate if necessary.

1. A letter from the lender: MUST have the purchase price displayed on the letter. In case the lender’s system does not allow that, the lender’s representative may put the price by hand and sign additionally. 2. Waiver on the builder’s form: Mozaic’s office will docusign that waiver with the clients directly after we receive the above letter.

WALKTRHOUGHS The builder and Mozaic conduct joint walkthroughs for the client. The number and the type of the walkthroughs depend on the stage when the home was purchased. Pre-possession walkthrough – 2 hour meeting with the client, usually one week before the possession. The client has the opportunity to examine and mark the deficiencies in the unit with the expectation to be fixed before the possession day. Possession walkthrough – the final walkthrough confirming that all deficiencies are fixed.

WARRANTY The law in Alberta requires every builder to provide a warranty for every produced new home. Under the Alberta New Home Warranty Program, you are getting coverage on the following with your brand new home.

• Labour & Materials for the first 12 months.

It includes such items as flooring, trim and fixtures: most of the items that are outside the walls.

• Distribution Systems (heating, electrical etc.) for the first two years.

It covers defects in labour and materials related to heating, electrical and plumbing systems: most of the items inside the walls.

• The Building Envelope (e.g. the roof and exterior walls) for five years.

It includes such components that separate the controlled interior air from the exterior, for example, the wall framing and cladding, roof and window installation.
