April 2023 - Market update

Sales levels in the first quarter of 2023 look to be returning to pre-pandemic levels, although we have seen a drop in prices achieved Pricing is more sensitive than ever and must be the correct value to attract interest.

A cautious March - UK house prices fell in March at the fastest annual rate since the financial crisis, mortgage lender Nationwide said on Friday. Residential property prices dropped by an average of 3.1% year-on-year, the largest such drop since July 2009, Nationwide said. Compared with February this year, prices were 0.8% lower. According to Nationwide, the housing market is still feeling the effects of a “turning point” last year caused by the mini-budget in September 2022, which adversely affected the mortgage market.

More choice- After two years of limited new supply to the market, there are signs of more balance as supply returns to normal levels. Zoopla report a 60% increase in stock year on year, creating choice and giving prospective home buyers options and more room to negotiate on price. There may be a pause in demand if anticipated falls in mortgage rates encourage buyers to hold off and hedge their bets.

“March’s fall in house prices is not unexpected, but all signs point to this motivating buyers as the housing market starts gearing up for the traditionally busy Easter period. An early indication came from the Bank of England this week as mortgage approvals in February rose for the first time in six months.” – Nicky Stevenson, MD, Fine & Country

“With an increased level of properties on the market, buyers have far greater choice. When selling, ensuring it’s priced correctly and that you have the very best marketing possible, has never been so important.” – Miles

At Fine & Country, we offer a refreshing approach to selling exclusive homes, combining individual flair and attention with the local expertise of independent estate agents.

We understand that the more prestigious a property, the smaller the number of potential buyers. Buyers of exclusive properties are generally not constrained by such influences as specific location. In today’s market, the mobility of buyers is greater than ever and they could come from, quite literally, anywhere.

With this in mind we have created a marketing strategy to target suitable potential buyers around the world, supported by our international network of over 300 offices worldwide.
