THE ANNEX Martin Fenlon Architecture Once a crowded property with an aging bungalow and a commercial storefront, this live/work complex accommodates the architect’s growing family and practice. The expansion to the recently remodeled bungalow includes a new family room, exterior courtyard and deck, an attic conversion and stair hall. The storefront building, with its several bootleg additions, previously took up half of the site, exceeding the allowable floor area for the property and leaving little open space. In order to make space for the new yard and the 620 square feet of additions to the house, over 600 square feet of the storefront was demolished. To keep costs down, the architect did all of the construction with the help of a two-man crew over the course of almost 5 years.

After the initial bungalow remodel, the attic was converted to a habitable floor consisting of a new bedroom and den. In order to provide access to these new rooms, a compact stair hall was added to the side of the house which leaves a minimal footprint. The ascent up the new spiral staircase is flooded in natural light from the skylight above while connecting to the new exterior deck below. A spacious family room was added between the house and storefront, connecting the two and forming the new courtyard. The new roof deck, built atop the family room addition, is also accessed by the new stair hall. The family room and stair hall are clad in the same materials as the original house remodel; torched cedar, clear cedar and white plaster. The expansion transitions the original house to the new yard and existing storefront, making one integral with the other. It maintains a separate identity from the original house and storefront while obscuring the boundaries of inside and outside.

Restore and renew with Eurobrick There are many dilapidated buildings around the UK that just need a little care and attention to either restore them to their former glory or to give them a whole new lease of life. Eurobrick has been leading the brick slip cladding sector for nearly 30 years and has extensive experience of supplying redevelopment projects that aim to rejuvenate these older properties. X-Clad is an external wall insulation (EWI) brick slip cladding system that is suitable for both new build and retrofit projects and includes the option to add different thicknesses of insulation to help meet the U-Value targets of a project while maintaining a lightweight, slim profile. With a huge variety of brick slips available, and the flexibility to use alongside other finishes such as timber or render, any number of traditional or contemporary finishes can be achieved. The Cotton Exchange is a recent project that involved the sympathetic conversion of a redundant warehouse building into residential apartments. Situated in London, the old warehouse building was unattractive and falling into disrepair, as the ‘before’ photo from the architects, Hale Brown, shows. The redevelopment of the site transformed the existing building into thirty four 1 & 2 bed loft-style contemporary apartments. Eurobrick supplied a total 2400m² of X-Clad system for this project, which was installed by RDK Dry Lining Ltd to both the side and front elevations. This included around 1970m² of the 17mm insulated backer panels and 430m² of the 50mm insulated backer panels. The panels are lightweight, easy to handle and cut to size and were mechanically fixed directly to the existing walls.

Victorian Townhouse Highgate, London LLI Design LLI Design have recently completed a total refurbishment of a 3 storey Victorian townhouse on a leafy residential road in Highgate, a desirable residential area of North London. The brief was to create a warm, comfortable home with modern touches. Although the house was in reasonable condition, the joinery and fittings throughout the house were dated, had been well used and looked tired. Many of the period features had been stripped out and those that remained had not been maximised. The house lacked character and personality although it benefited from “good bones”, nicely proportioned rooms, a delightful garden and a handsome exterior. LLI Design felt that more could be made of the period features, enhancing some and reinstating others to bring out more of the Victorian feel of the property as well as adding more contemporary elements to the scheme. LAYOUT The house comprised of c. 2500 sq ft/230 sqm spread out over 3 floors including a cellar and a lovely rear garden. The ground floor comprised of a generous hall leading to 2 connecting reception rooms and at the end of the hall an extended kitchen. There was a small WC and stairs down to the cellar. It was decided to leave the cellar as it was and use it for additional storage. The first floor is divided into 2 bedroom suites. The Master Suite; comprising of a good size principle bedroom with steps down to an ensuite and off the master bedroom, a small dressing room. A Nursery Suite was created at the front of the house comprising of a sizeable bedroom and an ensuite bathroom. On the half-landing up to the second floor was a children’s bedroom and on the top floor a family bathroom, guest bedroom and a generous study room. GROUND FLOOR—ENTRANCE HALLWAY Although the entrance hallway was a good size, it lacked character. To address this the stained glass in the fan-light window above the front door and side window was reinstated, in a bespoke design, bringing light, colour and texture into the hallway. The original tiled floor had long been removed so a period style crisp black and white tile with a border pattern was specified.

This immediately visually increased the size and lightness of the hall area. Considering the overall size of the house almost no provision had been given to coat storage. So as not to compromise the size of the hall a small amount of space was nibbled out of the generous

dining room adjacent to the hall in order to create a cloaks cupboard. This created a small return in the dining room; so that this wasn’t visually intrusive in the dining room the coving, skirting and dado detail wrapped seamlessly around the new return. The new return had the added advantage of creating an alcove

for a sideboard, thus making the whole alteration seem natural. Nigel Tyas were commissioned to produce a dramatic copper and glass pendant light in the stairwell that hung from the top floor ceiling down to the ground floor, giving a visual connection and really creating a wow factor. Â

GROUND FLOOR—LIVING & DINING ROOM In the living and dining rooms new light greyed oak parquet floors and traditional white marble fireplaces were specified. Bespoke pale grey lacquer joinery was designed and installed either side of the fireplaces in both rooms, incorporating plenty of storage, with asymmetrical shelving which was lit with individual accent in joinery spotlights. At the side of one of the fireplaces a black steel log store was incorporated. Both the dining and living rooms had the original ornate plaster ceilings. However they had been painted white throughout and were visually lost. This feature was brought back by painting the plaster relief in close, but contrasting, tones of grey to emphasis the detail.

GROUND FLOOR—KITCHEN The kitchen extension, although a good size, was rather dark, with a wall of folding sliding doors on one side at the back overlooking the garden. The architectural style was traditional and in keeping with the architecture of the house. The rear extension was enhanced by adopting a contemporary aesthetic, installing folding sliding doors in dark grey aluminium on 2 sides, which allowed in copious amounts of light and gave a real sense of connection with the garden. The existing kitchen was completely redesigned to suit the family. Creating a bespoke joinery kitchen in lacquer with walnut drawers and interiors. The styling was contemporary classic in soft colours with plenty of storage, including a generous larder and breakfast cupboard to house a kettle and toaster as well as a small wine fridge. Thus eliminating all clutter with everything being behind doors when not required. A Boston sink was specified along with a composite worktop and colour was added to the backsplash with ceramic deep blue tiles. Bespoke metal brackets were designed to suspend 3 glass pendant lights over the island below the glass skylight. FIRST FLOOR—MASTER SUITE—DRESSING ROOM The dressing room was redesigned with bespoke oak full height joinery units to make the most of the space.

FIRST FLOOR—MASTER SUITE—MASTER BEDROOM The existing alcoves either side of the bed where stripped back and reinstated with lacquer interiors and a shadow gap detail around. Delicate downlights in the shelves added interest to the room. An accent ceiling light was added for dramatic effect. FIRST FLOOR—MASTER SUITE—MASTER ENSUITE The master ensuite, which overlooked the garden, was redesigned and fitted with a large double wall hung vanity unit, with elegant composite basins on a thick natural stone shelf with a lacquer vanity unit underneath, wall mounted taps and double mirrors above. A sculptural composite freestanding bath sits near the window. A large matt tile was

specified for the floor, steps and wall, with a contrast ceramic polished narrow rectangular tile for the shower enclosure. Dramatic lighting under the vanity unit and in the shower alcove added to the sense of well-being. FIRST FLOOR—NURSERY SUITE (BEDROOM 2) The Nursery suite was redesigned,with playful illustrated “cloud” Roman blinds and a colourful “watercolour dot” wallpaper. The ensuite bathroom was redesigned featuring a wall hung vanity unit with deck mounted basin and a bath with a shower over. SECOND FLOOR—BEDROOM 3 Bedroom 3, on the half-landing, was designed as a fun playful child’s bedroom featuring a playful illustrated fox Roman blind.

LIGHTING DESIGN To enhance the interiors a new lighting scheme was designed and specified including new fittings and garden lighting which added to the feeling of the garden and terrace being an additional “Outdoor room”. An intelligent Rako lighting system was installed in order to create moods, ambience and timed events internally and externally, controlled from wall mounted keypads and also by iPads/iPhones. As with the majority of LLI Design’s projects, the construction, joinery, home automation and landscaping were carried out by the teams from LLI Design’s vertically integrated sister companies —Pegasus Property & Pegasus Automation.

Schöck makes thermally efficient balcony retrofit a reality

The replacement of thermally inefficient balconies, or the retrofitting of balconies on both old housing stock and office-toresidential conversion is in demand. The challenge though is to meet the same thermal insulation standards as new build. One of the most effective solutions is the Schöck Isokorb. A load-bearing structural thermal break that allows cantilevered steel balconies to be connected to the reinforced concrete slab. With its 120mm insulation thickness, the Isokorb minimises thermal bridges at concrete-to-steel cantilever connections. It is a ready-to-install component and residents can remain in the building during external renovation, with no damage risk to internal finishes. Installation utilses a template Positional drill holes are marked with a template on the building face. Holes are then drilled into the concrete slab, adhesive injected and the load-bearing reinforcing rods slipped into position and anchored by means of the pre-injected adhesive. Structural screed is poured into a pocket between the Isokorb and the concrete slab, ensuring a perfect contact between the two structural elements. Once the screed has cured, the structure is ready for the new balcony to be connected. The Schöck design team is on hand to provide full technical support, as product selection for renovation is subject to certain restrictions and depends on specific project requirements and the building structure.

Dependable and verifiable performance The Isokorb range meets full compliance with the relevant UK building regulations and offers BBA Certification and LABC Registration. When incorporated into residential buildings, the required fRsi value (the temperature factor used to indicate condensation risk that must be equal to or greater than 0.75) is comfortably met. There is also full compliance with the Government Standard Assessment Procedure, SAP 2012, concerning CO2 emissions from buildings and respectively heat losses through non-repeating thermal bridges. Elfort Road House Amos Goldreich Architecture This project, a Victorian terraced house in Islington, comprises of a side and roof extension, as well as extensive internal refurbishment. Featuring open-plan kitchen, dining and living areas on the ground and lower-ground floors, Elfort Road House has been transformed from dark and cluttered into light and spacious. Our clients, a young family of three, required a larger property with extensive space. The brief was to create a light, airy, familyfriendly environment: an abode featuring sophisticated simplicity, clever uses of space, an open-plan feel for entertaining, contemporary touches, yet with a respect for the original period style and featuring high-quality, timeless design. The spaces for eating, living and working are arranged over an open series of half-levels, exploiting volume and light. Removing the third bedroom at the first halflanding resulted in a study half the depth and a spacious double-height living room.

This creates a visual connection between the dining room, kitchen, front living room and study. Energy efficient features, including LED lighting and new plumbing with underfloor heating in the kitchen and dining area, also add aesthetic uniformity and reduce clutter. All windows were replaced with doubleglazed, timber windows. The selection of materials was kept to a minimum so that the house would feel ‘streamlined’ and not too busy. This restriction was echoed in the choice of colour palette to enhance the space in terms of size and fluidity. Oak flooring was laid throughout, except in the bathroom and WC where we used patterned porcelain tiles. Plywood is used for all the bespoke joinery as it is a common material which can be used in different and extraordinary ways. It is relatively cheap, stable, flexible and very strong. We exposed the edges of the ply to add warmth to the design, while covering the faces with a scratch and heat-resistant, anti-bacterial nanotech material called Fenix NTM that can be used in both dry and wet areas. Due to these properties, it was also used to cover all kitchen surfaces. Externally we used coated zinc on the side and roof extension as it blends well with the surrounding context, and for its physical properties. We chose a colour similar in tone to the neighbouring tiled roofs. Zinc has the ability to resist continued corrosion and its protective barrier provides longevity that protects a building’s exterior for years to come. Zinc is also a very environmentally friendly metal for a number of reasons. It is 100 percent recyclable and can be reused. Hill House, Brigsteer Chetham Architecture Design Location: Hill House is situated in the small village of Brigsteer, on the edge of the Lake District National Park. Although not listed, it is reputedly the oldest property in the village. It is built on a rocky outcrop, overlooking the Lyth Valley. Brief: The existing property had an attached barn, which was used as a Workshop/Store. The brief was to convert this outbuilding into habitable accommodation, accessed from the

existing dwelling. The accommodation was to include a new Lounge at Ground Floor level, with an En-suite Bedroom above. Concept: The existing dwelling currently faces North/South. However, there are magnificent views over the Lyth Valley to the West. Consequently, the concept was to try and reorientate the building, so that the occupants could enjoy the views from within the new accommodation.


Design: The original design entailed raising the ridge of the barn in order to maximise headroom and facilitate access from the existing property at first floor level. However, this was rejected by the planners as they felt it would have an ‘overbearing’ effect on the properties below. Consequently, the new accommodation was designed to fit within the existing envelope of the outbuilding. Construction: The existing structure was retained as far as possible. However, the roof structure was not suitable for the conversion and had to be replaced. In addition, the gable-end of the barn and existing balcony were not structurally sound, and so had to be rebuilt. A glulam ridge beam supports the new roof. The beam is supported by a structural mullion at the gable end and is left exposed to form a feature.

Materials: Due to the sensitive location and age of the property, materials were chosen to match the surroundings, with slate roof and stone walls. However, the opportunity was taken to incorporate large areas of glazing to increase the sense of light and space, and take advantage of the magnificent views. Sustainability: Using traditional local materials is a sustainable from of building, as they are readily available and do not have to be manufactured or transported long distances. The local labour force is also familiar with their use, which facilitates the build. The fabric of the new accommodation was insulated to exceed the current Building Regulations, with the walls designed to have a maximum U-value

of 0.23W/m²K and the windows 1.2W/ m²K. Due to the size and position of the new windows, solar reflecting, self cleaning glass was specified. Due to its location, the property is dependant on oil central heating. Consequently, underfloor heating was incorporated into the new ground floor, in order to provide a more efficient use of energy. Also, a wood burning stove makes use of the ample supply of wood in the area and provides a more sustainable heat source in the Lounge Conclusion: This was a relatively small project, with a tight budget, however it illustrates what can be achieved, with a strong concept and careful design. The client can now enjoy all the beauty of this stunning location, from the comfort of his home.

Custom-Built for an Inside-Outside Connection Centor For the first ‘proper house’ they’ve ever owned together, Justin and Heather have set the bar high. They’ve created an exceptional home near Portland – and they couldn’t be happier with the outcome. The couple moved to Oregon to enjoy the lifestyle that it had to offer. “We love the slower pace and friendly feel here,” explains Justin, who previously lived in the area. “People in Portland have a very different quality of life and also a different view on life.” Justin and Heather loved the plot as soon as they saw it – surrounded by mature evergreen trees and adjacent to an area of woodland. They quickly realised its potential to fulfil their dream of a beautiful open space that helps them to feel connected with the natural world around them. The couple designed and built their home from the ground up, working closely with local firm Olsen Group Architects. “It’s a

completely custom-designed house,” says Justin. “We walked into our first meeting with a 138-page Keynote presentation of design inspiration and things we like to see in a home. The large glazed doors were a big piece of that research.” Heather adds: “We spent months researching different doors. We do get a bit of rain here, and we saw a lot of doors that weren’t as robustly weatherproof as Centor Integrated Doors. And in our opinion, they just didn’t seem as well considered as the Centor doors from a design perspective. And that’s a big thing for us.” The couple had challenged their builder to meet an exacting list of requirements. They wanted doors with a screen, which ideally provides some shade; they wanted the doors to be fully open and operational; the doors also had to survive the rigours of the Pacific Northwest winter; and they also wanted a smooth transition between inside and outside floor levels.

“It was a pretty tough brief, but Centor Integrated Doors delivered on all fronts,” says Justin. “They offer an easy, flush transition. The weatherproofing is great. They have the built-in screen and also a shade, so we didn’t have to compromise on an unsightly secondary system. And the doors open up the whole way.” “The design of the doors was also important to us,” adds Heather. “Because of the height of the glass, we wanted to have slim frames and stiles for as few visual distractions as possible. We didn’t want our views to be divided in any way.” So the decision was made. And the couple are hugely pleased with the look and feel of their new home. “The insect screen is particularly great,” says Heather. “Some mornings, I’ll just open two panels of the door, slide the screen across and the whole house benefits from a free flow of fresh air. It’s not intrusive at all.


You see the light through it and it turns the room into a wonderful space.” The couple are also impressed by the design of the hardware on Centor Integrated Doors. “If it looks simple and works well, that’s typically down to good engineering on the inside,” says Justin. “We love the fact that the only hardware you can see on these doors is the door handle itself.” He adds: “Our doors are the perfect solution for all the requirements we had. THE IMPORTANCE OF THE FIRE DOOR INSPECTION SCHEME

A survey conducted with people with formal responsibility for fire safety in their organisations, were asked if they were fully aware of their legal obligations. Nearly half of those surveyed said they either did not know or admitted they were unclear. This worrying statistic reveals that despite the Regulatory Reform (Fire Safety) Order being introduced in 2005, many organisations and individuals who are deemed the Responsible Person under this legislation, do not follow the necessary procedures to produce a Fire Strategy for the building or buildings under their control. This has led to large fines being imposed, and in some cases, custodial sentences given to people falling foul of the law. Undertaking a Fire Safety Audit in a building can be a formidable task, when one considers the amount of potential fire hazards that might arise when attempting to put a strategy into place. Fire alarms, fire extinguishers, clear means of escape, sound fire compartmentation, are

just a few topics that need to be addressed. One area that appears to be constantly overlooked is the condition and working function of fire resisting doors. This problem was recognised in 2012 by the Guild of Architectural Ironmongers, and the British Woodwork Federation, so they formed and launched the Fire Door Inspection Scheme. This scheme is the first of its type in Europe, with its initial aim to transform people’s knowledge about how and why fire doors work and the potential dangers of getting things wrong. The scheme has since progressed, and now has 40 Certificated Inspectors situated around the UK, who can carry out on- site inspections of doors in existing or new buildings. This is an essential part of any fire risk assessment. Certificated Inspectors carry out detailed inspections of each door and prepare written reports to assist and advise building owners and managers as to the condition

of the door. As part of this, they can also advise on remedial action that might need to taken.

Welcome to the retrofit revolution

Rising fuel bills are fast making insulation and secondary glazing essential for period properties. Mitchell & Dickinson has developed groundbreaking solutions and its director Mukti Mitchell tells the story of glazing one of the most beautiful estates in the UK

‘W

e’ve had significant experience of secondary glazing windows in period properties since we launched our unique CosyGlazing system seven years ago,’ says Mukti.

‘And while we’ve secondary glazed lots of domestic properties, an area for development has been working with listed buildings on private estates. We’re currently in the third year of insulating the entire village of Clovelly on the North Devon coast, with three years remaining. ‘The stunning listed village by the sea gets a battering from the elements in winter, and so the objectives of estate owner John Rous were to improve warmth and comfort

for tenants, reduce heating bills and raise the Energy Performance Certificate (EPC) ratings to E or above. ‘John commissioned a number of test properties before proceeding with the insulation of the entire village of 114 homes. Due to the heritage of the village, we chose to start with measures that least affected the historic fabric of the buildings. ‘We focused initially on those that attract the highest level of grants under the ECO scheme, which were sloping ceiling insulation and loft installation. In the first phase we completed 50 properties with these two measures, complemented by draught proofing. In phase two we added an advanced secondary glazing system.’ Loft insulation is relatively straightforward, but key concerns are avoiding burst pipes

and condensation. 100mm or less of insulation allows warmth up from the house which stops pipes bursting, so when this is topped up to 300mm, loft temperatures can drop significantly. Therefore all pipes must be meticulously lagged, ensuring every single inch is covered and all joints must be taped. Many bedrooms in the village have either a small area of flat ceiling above the middle of the room and sloping ceilings going down from there to a low solid wall, or vaulted ceilings. The slopes have no more than a sheet of plasterboard between the room and the space between the rafters through which external temperature air flows up to the loft to keep the rafters and beams in good condition. 


‘Plasterboard offers almost no insulation so the sloping ceilings lose a lot of heat,’ says Mukti. ‘We decided that the best insulating technique for Clovelly was to screw 75mm PIR board onto the room side of the sloping ceilings, followed by plasterboard, and then re-plaster and paint.’ Around 30 per cent of heat loss in old properties is through draughts, so draught proofing is essential but old buildings need ventilation to avoid damp. The traditional Clovelly window design is unusual in having a removable bead that the hinged casements close against, just like a door stop. In properties with normal window frames and no stop bead, casements were removed and routed in a plastic pile-carrier on all four sides of the casement, into which an appropriatelysized concealed brush can be inserted. To reach E rating (39 points), some properties also require measures such as floor insulation above cellars, tank lagging where not already installed, blocking up unused fireplaces and a small amount of external wall insulation. ‘The programme to insulate Clovelly is still in progress,’ says Mukti, ‘and we’ve had very positive reports from residents so far. One tenant, who lives in a four-bedroom house, had all four types of insulation installed over a year ago and reported that her fuel bills had dropped by 50 per cent, from £2,400 per year to £1,200.’

The genius of combi boilers is that you buy a box, you fix it to the wall, connect some pipework and they work. Everything is in the box. There is no pump sizing. There are no intricate settings or wiring. Its plug and play every day. The result is that these packaged units sell in their thousands. The price falls as volumes rise and as a knock-on effect they become more and more popular. It’s very much the difference between a kit car and one built in a factory. So why do heat pumps still come in a huge

With all of this said, the Samsung unit is like all the others; you must buy lots of accessories, pumps, valves, etc to get it to go. Our team spend our days on the phone and skype explaining to the poor engineers on site what goes where, how to wire it up and how to set the unit up so it works properly. So, a couple of years ago we introduced a Pre-wired, Pre-plumbed and Pre-set package. We worked very closely with our

manufacturing partner on the design and manufacture of this cylinder to ensure that all the loose parts were bolted onto the cylinder and it was all set up before it left our warehouse in Southampton. Now your plumber and electrician can install the outdoor unit outside, put the tank on the floor, connect the interconnecting pipework and wiring, flick the switch, and you are “cooking on gas” (refrigerant gas that is!). What’s the drawback? Well there is only one drawback; we don’t get to speak to as many installers on site as it’s so cheap and easy to install. Gaia’s underfloor heating can benefit everyone When specifying heating in domestic properties, underfloor heating (UFH) is increasingly seen as the system that offers the levels of energy efficiency and comfort required. In design terms, UFH provides the added benefit that, unlike radiators, it does not have an impact on interior aesthetics and layouts. This leaves just one perplexing issue; whether to opt for a wet (hydronic) system or an electric system. Both offer advantages and disadvantages. Wet UFH systems circulate water heated to around

45-50ºC through loops of pipe laid into the screed of solid floors or the joists of suspended timber floors. The low temperature of the water used makes these systems energy efficient and ideally suited to use with air or ground source heat pumps or district heating systems. Electric systems use a continuous cable, either laid within the screed or supplied as a mat which is laid above the subfloor. A new study has today revealed that natural light is the key to homeowner happiness, with 70 per cent of Brits claiming it improves their mood and wellbeing all year round. The survey of over 2,000* homeowners by aluminium glazing specialists Express Bi-folding Doors was conducted to find out the importance of natural light to potential homebuyers and homeowners across the UK. It reveals that 84 per cent value natural light greatly when buying their dream property, with homeowners in Edinburgh (91%) seeing it as being the most vital, closely followed by Liverpool and Bristol (both 89%). But what price would homebuyers pay to have the luxury of a home with good natural light? On average, Brits would pay £4,786 on top of their budget, with seven per cent willing to fork out an extra £15,000 - £20,000 above the asking price.

Limerick House Solomon Troup Architects  Limerick House is a modest addition to an existing dwelling on a rural Victorian property. The new addition orientates the home towards the expansive country hillside views, providing a connection to its surrounds not evident in the existing dwelling. The form of the addition was inspired by the dilapidated timber shearing sheds that inhabit the local area. These lean-to structures inspired the design of Limerick House, both in form and material. The exterior of the addition is clad entirely in spotted gum decking boards, stained black to enhance the resemblance the materiality of the dilapidated shearing sheds. The aging of the timber as it silvers off will further enhance this resemblance. Silvertop ash lining boards were used extensively internally to contrast the dark, timber clad exterior, and to encourage the traditional notion of a warm winter weekend cabin.

The gabled form of the addition responds to the existing pitched roofs of the existing house. The new addition has the same dimensions and shape as the existing three railway cottages used to build the existing house, but is sloped on the eastern boundary to create a doorway, used to link the house to another existing house on the property. Set on a large plot of rural land, the existing house was insular and failed to respond to the expansive views of the surrounding landscape. The new addition sought to exploit these opportunities by increasing the dwellings connection with its surrounds. Two large steel doors serve in winter to frame the view of the undulating country hillside, whilst in summer they can be opened to allow the internal spaces to become an extension of the outdoor area.

Architectural intervention transformed this massive building, once a barrier standing between the neighborhood and the park, into a public portal that reconnects the two zones. A passageway carved out of the masonry structure creates a pedestrian conduit between Water Street and the

waterfront. A four-story, open-air courtyard excavated from within the center of the building serves as an immersive public space for building tenants, community members, and park visitors. Glass curtain walls line the courtyard, blending the contemporary and the historic to make visible the building’s striations: shopping and a public food court at grade, galleries for the Brooklyn Historical Society on the second floor, and multiple floors of open office space above.

Terrain Aeration has provided soil decompaction services at Hyde Park

Terrain Aeration has provided services to relieve compaction of soil at Hyde Park. The company used its Airforce Terralift and SuperScamper machines. The latter works in conjunction with a towed compressor is therefore a lighter machine producing less weight on the turf surface. The primary areas to be treated were north of the Bandstand, an area of 10,200 m2 with sycamores and elms, and the ash tree circle north of Serpentine Road, an area of 892 m2 Before work started it was necessary to radar scan for underground services and mark out the areas to be treated. The Terralift hammers a hollow probe one metre into the soil, releasing a blast of compressed air to fracture the compaction and injecting dried seaweed which will expand and contract with the moisture content in the ground. The probe is inserted in spacings of two metres on a grid pattern, to ensure the underground fracturing overlaps. The resulting holes are top-filled with Lytag, lightweight aggregate to provide a long-term aeration and ventilation shaft which will encourage air and water into the root zone. The result is a healthier soil structure, the compaction is relieved and a stronger root growth is promoted. This particularly applied in Hyde Park in the areas around the trees.Terrain Aeration have also treated the area around the Horse Chestnut group in Kensington Gardens to the east of Broadwalk and in Regents Park, the area beneath the canopies of the first and second line of trees between

Chester Road and Ready Money Fountain. An area of two thousand five hundred square metres beneath canopies of Norway maples at the southern end of Marylebone Green has also had the Terralift treatment. “We have used Terrain Aeration’s services for a number of years now,” says Ian Roger, Royal Parks’ Arboricultural Manager, “and their programme of decompaction of the soil beneath some of our most stressed trees will have long-term benefits, extending their viable lifespan, and ensuring their continued contribution to the amenity of the park and the environment.” Terrain Aeration | www.terrainaeration.co.uk | 01449 673783
