THE FINE PRINT from the Home Builders Association of Owensboro

So you’re thinking about buying a new home? Good decision. But, doing your homework is the first step to choosing the right home. Through the Home Builders Association of Owensboro home buyer information, you’ll get tips on learning the home buying lingo, shopping around, choosing a builder, communicating with your builder, taking charge, wrapping up the sale and caring for your home after purchase. The first step homebuyers should take in their search for a new home that provides lasting satisfaction is to select a professional builder who is known for quality construction and strong customer service. Most home builders construct fewer than 10 homes per year and as small local business persons, rely heavily on referrals from previous customers to generate new business. As such, a home building company is only as good as its reputation. Most home building companies are in business to stay and they can only do so to the extent that they have satisfied customers. In fact, many builders live in the communities they build.

Devise a well-written building contract

Disputes between parties often involve good faith issues that their contracts do not adequately address, either because the parties did not consider these issues or because the failed to write them in the contract. A well-written contract is a critical tool for reducing liability. It should: 1) be a product of the parties’ negotiations, 2) describe in detail the rights and obligations of the parties, and 3) fairly allocate the risks inherent in the project.

Such a contract provides the parties with a mutual understanding of contract terms and conditions, thereby improving the chances that each party’s expectations will be met. A well-written contract helps prevent disputes from arising during construction because the parties have settled potentially troublesome matters such as the scope of work, the materials to be used, and the time and method of payment before the project begins. Although a well-written contract requires communication between the parties, it is no substitute for ongoing communication between the buyer and builder during the project. This is another reason to select a builder from the start with whom you can communicate effectively and who you are comfortable with.

Get a clear, defined warranty

Many builders also include a limited warranty in their contract. Such a warranty can also help prevent disputes after construction is completed. The warranty, like the contract, should clearly express the intent of the parties. The limited warranty describes the problems and remedies for which the builder will be responsible after completion of the project and the duration of the warranty. It also defines the mechanism for addressing disputes. If a builder covers workmanship and materials in a warranty, the warranty should also provide some guidelines or standards against which to judge the builder’s compliance. One of the best sources of such guidelines is “Residential Construction Performance Guidelines for Professional Builders and Remodelers.” (Available from www.BuilderBooks.com)

Research, speak with reputable home builders Homebuyers should begin their search by discovering who is building in the area where they want to live. Below are several sources homeowners might find helpful: • Some of the best builders rely on referrals and do not advertise. Talk to friends, relatives and colleagues at work who have recently purchased a new home or had one built. • Local chapters of the National Association of Home Builders can provide names of companies who are members. In Owensboro, start by visiting hbao.com. • Area real estate agents, familiar with new home construction, can offer builders’ names and insights into quality and customer satisfaction. • To narrow their prospective list of builders, buyers should look closely at each builder’s finished work and work in progress, including models, occupied homes (if interested in a custom-built home) and homes under construction. • Meet with the builder or the person who would be in charge of building your home to learn more about the company and the homes they build. Are your questions answered clearly and completely?

• Remember that your relationship with the builder will continue through the warranty period, so choose someone with whom you will be comfortable for the long term. • As part of the interview process, review the contract, warranty and warranty standards that the builder provides. Note the amount of detail provided. The same attention to detail usually flows through the construction of the home. Don’t hesitate to ask questions about any items that you don’t understand. • Many builders today provide a homeowner manual that guides buyers through the homebuilding and purchase process. This type of manual can familiarize you with the procedures the builder follows in working with his/her clients and is often an indication of the builder’s commitment to customer satisfaction. • To determine how a company treats its customers, it is important for prospective homebuyers to talk to previous buyers of the builders’ homes. Visit communities on weekends when people are more likely to be outside and ask several different people how the company was to work with and how satisfied they are with their home.

PLANNING AHEAD Remodeling projects are significant undertakings. Homeowners must consider a host of variables before any such project can begin. While planning ahead may take time, it is essential to ensuring successful completion of a renovation project. Consider these prerenovation planning pointers to help any job go smoothly.

Determine your motivation for renovating

Renovation projects often involve balancing needs and wants, and determining if a project is a necessity or a luxury can set the timeline and course of the project. Is the roof leaking? If so, immediate action is necessary. Could the kitchen be a bit more functional? If the kitchen is still manageable, a homeowner may be able to wait a little bit to get better prices on appliances or contracting services. Separating needs from wants helps homeowners map out a viable timeline that maximizes productivity and affordability.

Get advice from a professional

Many homeowners are under the impression that doing the work themselves can save a considerable amount of money. This may be the case for

14

homeowners with renovation experience. But by and large, professional contractors are an asset to any renovation. They can provide a realistic overview of the project, map out projected costs, point out areas that could be troublesome, and may have industry contacts that can keep supply costs low. Even if a homeowner will do a portion of the job, a contractor can do the bulk of the work and keep the project on budget.

Get necessary permits

Permits are designed to ensure the work is being done to code and in a safe manner. However, they are not without additional costs and processing time, and that can cause some homeowners to skip this step. According to the home information site The Spruce, building permits cost anywhere from $400 to about $2,200 for new home construction. Building permits for smaller projects can cost $100 or less, and typically are based on a percentage of the anticipated cost of the project. A permit may be issued the day the application is submitted, while other cities and towns may issue permits up to two or more weeks later. Factor permit fees and processing times into the renovation plan. If it comes to light a

homeowner did work without a required permit, he or she may face penalties; may have to tear out work done to have it inspected or redone; some may be unable to sell a home until permits have been obtained and work has been done to code. Homeowners insurance coverage also may be affected if homeowners do not obtain the proper permits.

trending now A brief Google search for 2022 home trends brings results ranging from minimalism to maximalism, retro to modern, sleek functionality to soft comfort. How does one navigate trends when seemingly everything is trending? Of course, personal preference should take top priority when building, renovating or redecorating. Do you like everything to be put away or to have your things out and about? Do neutral colors calm you or do you find yourself craving jewel tones? Defining your objectives at the start of your journey will help you, your contractor and your designer bring your vision to life.

Minimalism

Current minimalism trends veer toward neutral, monochromatic color palettes, but incorporate a variety of shapes and soft textures. The result is pleasing to the eye and soothing to the mind — but never boring.

Hutomo Abrianto, unsplash.com

Maximalism

On the other end of the (style) spectrum, maximalism is trending. Bold colors and big patterns bring a visual representation of a person’s personality. Think bigger than color. Bold, layered textures and patterns also come into play here, and wallpaper is making a comeback — bigger and better than ever.

Smart Solutions

Spend just five minutes on social media and you’ll likely come across a video that starts with “Things in my home that just make sense.” Generally, these are modern solutions to modern problems — trash cans and soap dispensers hidden away in cabinets, miraculously functional storage and small space miracle workers. The right contractor can help you choose the best solutions for you, be they forgiving kitchen cabinet finishes or soapstone counters, custom shelving or creating better access for someone with limited mobility.

UPGRADE YOUR OUTDOOR LIVING SPACE Plant to your advantage

Upgrade walkways

Make fencing work for you

Well-maintained perennials grow back each year, making them ideal for homeowners who don’t have the time or desire to map out new gardening arrangements each spring. Planting perennials also is a great way to add color around the property without breaking the bank. Plants and trees can also help create privacy — whether you have fencing or not. Speak with a local landscaping professional, who can survey the property to see which trees might thrive and provide the privacy homeowners want. TRY • River’s Edge Lawn & Landscape: https://www.riversedgelawn.net/ • S&S Earthscapes: https://www. ssearthscapes.com/

Though it’s more expensive than adding planters and planting perennials, upgrading old and cracked walkways is a great way to give a property a whole new look. According to the renovation experts at HomeAdvisor, homeowners typically pay between $6 and $12 per square foot for new concrete walkway installation. Homeowners working on a budget can target spots where walkways have already cracked and fix those areas first before continuing the project piecemeal until all the old walkways have been replaced. TRY • Affordable Concrete Solutions: https://welevelyourconcrete.com/

Not only can fencing add to the style of your outdoor space, it can create privacy, add security and help keep unwanted animals out. A variety of fencing styles are available — wood, vinyl, metal — all of which can be customized to suit your needs. TRY • Mr. Fence: https://fenceprosinc.com/ • Fence Pros: https://www.gomrfence. com/

Don’t forget If you plan to spend as much time as possible outside this year, make sure to keep the critters away. TRY • Action Pest Control: https://www. actionpest.com/
