Affordable Home Décor Tips and Tricks By Miki Bass Decorating your home can be affordable and even free with a few tips and tricks I have gathered from experts. You don’t have to break the bank to give your home a fresh new feel. Let’s dive in to a few ideas to brighten your surroundings. • Mirrors- Whether you find a bargain mirror at a flea market or yard sale, mirrors match ANYTHING, and brightens up ANY space. Using a mirror makes your space feel much bigger and more open. • Pillows- You could have an old, plain couch and if you toss some pillows on there, it completely brightens up the entire space. Gather pillows from around the house and arrange them to add comfort and color. Choose pillows that have different patterns in complementary colors for a perfectly mismatched look. • Kid’s Art- Instead of hiding away all of your kid’s masterpieces, put them on display in beautiful frames. There is always new art coming in to change up your gallery from time to time. • Paint- Painting your walls is one of the most cost-effective decorative updates you can make to your home. You can save more and have more of an impact by just painting an accent wall. • Candles- Candles look best when massed; the larger the surface, the larger the candles should be. Group four or five pillars of same colored candles with different heights in glass containers. • Fixtures- Updating old fixtures is an easy way to make your home sparkle. Knobs, handles, drawer pulls, and light switch plates are small, inexpensive details that can give your home a high-end feel • Greenery- Having plants in any room makes you feel more alive. Whether it’s fresh blooms from the grocery store or potted plants, sprinkling in greenery to your decor will give it a layer of texture that makes your home feel more livable. It has simple yet modern appeal. In your kitchen, add a small herb garden to your win-

dowsill to add life to the room. • Bring the outdoors in- If you see something outside that you love like a rock, a branch, etc. bring it home with you and use it to decorate. Use these creative finds as accent details. • Art on the shoestring- An inexpensive piece of art can have the appearance of a masterpiece with oversize matting and framing. When surrounded by an eight-inch matt, a small print gains the presence of something valuable. Consider investing in original artwork by local artists and find out when they are having showings of original works at affordable prices. • Finally- Shop your own home- Look around your own space and see if you can repurpose furniture. You probably have some accessories that you can use in a different place or for a different purpose. Use books as decor accents, switch up your lamp shades, recover old throw pillows, etc.

Realtor’s Spring Checklist

By: Juli Gates, Director of Communication

Spring has finally arrived and with that comes the spring time chores. I always love to have a spring checklist to help me stay on track with all of my spring time chores. Listed below are a few ideas/tips that I like to add to my checklist to help me stay on track both indoors and outdoors. • Get your air conditioning unit serviced by a professional. There is nothing worse than the weather starting to warm up your home and come to find out your air conditioner is broken/not functioning properly. • Clean out all rain gutters and downspouts and make repairs if need be. As the old saying goes, “April showers bring May flowers”! Make sure that your rain gutters are clear for the rain coming in! • Check those windows out. Clean those windows and repair any screens. It is also important to clean and lubricate the window tracks. Nothing is more irritating that trying to open up your windows and the window getting stuck or bugs flying in your home due to holes in your window screen. • Reverse your ceiling fans to counterclockwise to blow the air down. As the weather warms up, you will want the air to be flowing. • Flip or rotate your mattresses. Flipping your mattress can improve your health, extend the longevity of the mattress, and help reduces CMYK

CEO of Horticare Landscaping “aerating is recommended to help get the watering deeper in the summertime”. Olsen suggests that “early Spring is the best time to pre-emerge to keep out common summer weeds, and it is important to fertilize your lawn around April here in Arkansas to help the lawn green up”. • Take all of our indoor plants outside and clean them. Remove any withered blooms and leaves that fall on the soil to prevent mold. • Mulch those flowerbeds! “The one thing that will give the most curb appeal to your home is mulching the beds; mulch keeps weeds down and holds the moisture in during the summer” according to Olsen. • Turn on your irrigation system. Olsen suggests turning on your system April 15th as it is “the last frost date for here in Arkansas, and frost can damage the RPZ”. Watch out folks! Olsen says based on the size of the RPZ, frost damage can cost anywhere form $300-$600 to repair. There you have it! There is nothing more riveting than getting a head start on spring chores and the time is now!

allergens. • Dust those lampshades and ceiling fan blades that you have been avoiding. I know, it is a pain and no one wants to do it, but with all of the allergens coming soon, do yourself a favor and dust! • Clean all lent out of the dryer’s exhaust pipe. Cleaning out the exhaust pipe will help to get rid of allergens, as well as help you save energy. • Pressure wash your decks, fences, siding and driveways. Pressure washing helps improve curb appeal to your home, increases your home value, prevents grime and mildew form breaking down your home’s exterior, and removes contaminants that could potentially make you or your pets sick. • Aerate and fertilize your lawn. According to Buddy Olsen, landscaping expert, and

House to House:

“Use a REALTOR® to help you buy your home” By: Juli Gates, Director of Communication

Buying a home can be overwhelming. There are so many voices telling you to do this or that and unfortunately buyers end up more frustrated than when they began the process in the first place. If you are interested in purchasing a home, use a REALTOR®! Listed below are just a “few” reasons why a REALTOR® is the way to go. • REALTORS® abide by a code of ethics. What does that mean, you might ask? These are a set of rules and guidelines set up by the National Association of REALTORS® to be sure that all REALTORS® are practicing properly and fair in the real estate business with integrity and honor. • REALTORS® never stop educating themselves. Before I started to work with REALTORS®, I had no idea how much continuing education is involved. Along with the state mandated number of hours, REALTORS® go beyond in continuing their education with designations, certifications, and other forms of professional development. • REALTORS® look out for your best financial interests. They will do everything in their power to protect you. This falls back to claim 1, in that they abide by a Code of Ethics to always have the buyers best interest. • REALTORS® keep up with the ever-changing real estate regulations. Each home is different, and the laws vary between states. A REALTOR® will have the knowledge to guide you in the many updates that might have changed since you last purchased your home. • REALTORS® will help you find the perfect home. For example, a REALTOR® will provide you with their knowledge of anything to look for in a new home besides the basics of square footage or the number of bedrooms and baths. While these two things are too very important, a REALTOR® will go beyond the aesthetics and give you vital information that you wouldn’t think otherwise of when purchasing a home.

• REALTORS® know the ins and outs of contracts and negotiations. Your REALTOR® will guide you through all of the complex documents and help make the best offer for you. Negotiating can be tedious and long, but with the help of your REALTOR®, the process will move much quicker and smoother. If you are considering purchasing a home, I challenge you to consider using a REALTOR® and see what they can do for you. House to House is distributed weekly by the Arkansas REALTORS® Association.
