FA L L 2 0 1 2 As you've traveled through many of Atlanta’s neighborhoods, you've likely noticed a once-familiar site – construction trucks, framed-out structures and newly placed insulation awaiting siding. New home construction in metro Atlanta surged 38 percent in the second quarter of this year, according to the industry research firm Metrostudy. In that same quarter, closings on single-family houses showed an increase.

As opposed to the recent past, today's market of prime Atlanta homes is increasingly balanced; buyers are benefitting from extraordinarily low interest rates, and those seeking to sell fine properties can expect better returns than they have in many years. The reason? Lack of inventory and pent-up demand on the part of homebuyers, especially in prime metro locations.

Atlanta has always loved tradition while embracing the new … as long as it’s not “too” new. While our attire tends toward contemporary, at times even edgy, we’ve played it safe with our homes. After all, shoes are easy to change. But perhaps magic’s more to blame for our devotion to classic abodes: we have been blissfully spellbound by the residential masterpieces of architects such as Neel Reid and Phillip Trammell Shutze. With that force long in play, even those who were unabashedly drawn to modernistic styles knew not to go there. It was common knowledge that trying to sell a truly modern house in Atlanta was a fool’s errand. Like a wayward cousin, modern homes in our region have been tolerated, at best. Thus, the supply of them has remained exceptionally thin … until now. Look around town, and “suddenly” everything’s changed. Strong undercurrents in play for several years have tipped the trajectory. What began as an avant-garde movement, fueled by intown condo, office and hotel developers intent on wooing hip, worldly professionals, has transitioned into a revolution led by local artists, designers and architects. In a sea of Cape Cods, Tudors, bungalows and colonials, the once-disdained cousin has laid down roots and has produced some show-stopping offspring. It’s enough to wonder, has Atlanta gone mod? Today, modern homes are proudly shooting up all over town, and many of Atlanta’s ubiquitous ranch homes, long cast as outdated, are being transformed into modernday wonders ... and finally earning some respect. The 'Ansley Glass House,' within walking distance to Midtown's Woodruff Arts Center, reflects the owners' desire to be enveloped by nature and the city skyline. To that end, the Atlanta architectural firm BLDGS designed a series of shifted floor plates around a central stair that links all levels and that leads to a partially covered roof deck with a fireplace. "The stair's thinness from certain angles makes it virtually disappear, where a typical stair would block light and views," says architect Brian Bell. The 2008 renovation and replacement resulted in a smaller footprint and energy efficiency through the use of zinc siding and triple-glazed, low-e insulating glass.

Why is Atlanta embracing modern now? It’s due to a confluence of forces: the city’s youthful urban influx, a vibrant arts and education community, the recession, the strained environment, and new technology that has both inspired us and cleanly packed our essentials into the palm of our hands. Major institutional forces abound. Key among those are the Savannah Collage of Art and Design; Georgia Tech’s School of Architecture; design-centric hotels and restaurants (W, the Westin, Two Urban Licks); a burgeoning of modern retailers (SwitchModern, Fontana Arte); the High Museum of Art (Picasso to Warhol was a huge draw); the Museum of Modern Atlanta (now prominently across the street from the High); and most notably, Modern Atlanta. Each year since 2007, the Modern Atlanta Home Tour has showcased metropolitan Atlanta’s coolest new offerings in bold, new urbanism. Its popularity was so immediate that the weeklong event each June has blossomed into a multifaceted, nationally touted affair featuring lectures, design competitions, fashion shows and more. Other Modern Atlanta events have burst forth as well. In September, for example, MA’s “Nature Into Urbanism” offered a guided tour of sustainable and contemporary landscapes. Midtown and Midtown West are the epicenter of Atlanta’s mod movement, but the momentum has pushed eastward, especially with the creation of the Edgewood Design District, which hosts Modern Atlanta exhibits and Whitespace gallery. Modernism is not new, of course. It emerged in the early 20th century with the rise of industrialization. It was fueled by Germany’s Bauhaus school (1919-1933) and was strongly influenced by the Japanese, who have long favored clean,

elegant and functional design. Following World War II, the design style flourished in the United States and Europe, when functionality and minimalism took precedence. In California alone, Frank Lloyd Wright protégé Joseph Eichler constructed some 11,000 homes from 1950 to 1974. One of those homes housed a young Steve Jobs, who credited Eichler and Buddhism for his devotion to stark, minimalist aesthetics. But isn’t modernism cold and uncomfortable? Not today’s version. We’re too accustomed to comfort for that. Today, Modern means visually spacious, even in small spaces, welcoming and above all, uncluttered. In an increasingly networked world – Atlanta is the nation’s #2 most wired city – we want less confusion … less stuff. Today’s modern also emphasizes warmth through the use of honest, natural materials, such as wood. Bamboo and newly developed sustainable materials are common components. Furniture, though clean-lined, is soft. And modern doesn’t take itself too seriously. It’s sophisticated with a twist of fun. A palette usually includes light and dark tones accented by a favorite rich color. It also allows for a broad spectrum of creativity, economy and nostalgia. While the ruffles and excessive ornamentation are absent in today’s modern styles, your family’s heirloom farm table can look smashing when strategically placed within eye range of a stacked-stone wall. The key ingredient in modern is economy. Less is more. Form follows function. Gone are the days of decorating just to fill a space. The outcome is order, balance, peace and tranquility. Georgia horticulturist’s masterpiece is destined to become one of America’s greatest gardens

magine awakening to remember that you dreamed of being in a wonderland of endless gardens, waterfalls, water lilies, gentle ponds, Japanese maples, a deciduous forest and millions of flowers, too varied in species and color to recount. You even crossed the bridge in Monet’s Garden at Giverny.

That “dream” for some Atlantans is not a dream at all. It’s a vivid memory of their recent visit to Gibbs Gardens, a world-class 300-acre formerly “secret” destination that opened in northeast Cherokee County in March.

The public gardens are the life’s work of Jim Gibbs, the retired founder of Gibbs Landscape Company and a founding member of the Atlanta Botanical Garden. The nationally renowned horticulturist (twice honored at the White House) first dreamed of creating the oasis 40 years ago as he designed the Japanese-style grounds at the Buckhead home of philanthropist Dorothy Fuqua. Over the next 15 years, Gibbs’ quest led him to visit the world’s most enchanting gardens. He spent another six years finding the perfect setting, one with ample fresh water, rolling topography and proximity to Atlanta. In 1980, Gibbs and his wife Sally purchased their 300-acre Ball Ground estate. The first endeavor was building a Tudor-style home, which sits atop one of Cherokee County’s highest peaks. By 1986, the Manor House garden, in which Gibbs had transplanted many 20- to 30-year-old Japanese maples, American hollies and willow oaks, landed on the cover of Southern Living Magazine. Today, the glorious grounds comprise 16 masterfully designed gardens featuring roses, dogwoods, cherry trees, cypress, daffodils, ferns, wildflowers, crape myrtles, azaleas, hydrangeas, lilies, rhododendron and more. There are 24 ponds, 32 bridge crossings, 19 waterfalls and a bronze sculpture garden honoring each of the Gibbs’ 11 grandchildren. The gardens cover 220 acres and are carved into pockets and surrounded by acres of deciduous trees. There are no sharp edges; plantings flow in curves, following the hillsides. The stream dividing the valley is fed by hundreds of springs surrounded by millions of naturalized ferns. And you’ll find no placards on the grounds; nature reigns here.

• The Monet Water Lily Gardens, the nation’s largest display of water lilies in a natural environment, host more than 140 varieties of lilies and an exact replica of the famed wisteriadraped bridge outside of Paris. (Gibbs measured the original himself, to be sure.) • The Arbor Crest Manor House Gardens feature seven flowering terraces and a view of the North Georgia Mountains. • And then there’s Gibbs’ famed Daffodil Gardens: 50+ acres of hillsides carpeted with more than five million daffodils representing more than 60 varietals. Upon the garden’s opening this spring, Southern Living Magazine called it “the most spectacular display of blooms this side of Holland.” Gibbs’ gardening roots run deep. His grandmothers in Georgia and South Carolina, as well as his aunts and mother, all showed him the way. (One Christmas a grandmother asked for and received a load of horse manure.) Some of Gibb’s large boxwoods, in fact, grew from cuttings from Appomattox Manor in Virginia, his maternal grandmother’s ancestral home for 340 years. (In June 1864 Gen. Ulysses S. Grant set up his headquarters on the front lawn.) A visit to Gibbs Gardens costs $20 (senior and group rates are discounted). For visitors who desire it, a tram is on hand. There’s also a gift shop becoming known for its unique jewelry, an art gallery and a café, which serves sandwiches on bread baked on-site daily. And as if the beauty of gardens weren’t enough, on many days your ears will feast upon the music of violinists, cellists and flutists stationed throughout the grounds. Plan on a three to four hour visit to take it all in … and then dream of it evermore.

uwanee’s claim to fame used to be the headquarters and practice home of the Atlanta Falcons. The birds flew the coop several years ago (they landed 14 miles northeastward in Flowery Branch) and now Suwanee has a shiny new reputation – as one of the nation’s most desirable communities. In the past decade, the northwestern Gwinnett County city has emerged as a regional model for smart new urbanism. This year Kiplinger ranked it the third best place in America for raising families. In 2007, it was named a “Top Ten” small town by Money magazine (and it remains a Money favorite).

plaza. Preserving the community’s railroad and agricultural heritage, Town Center connects to “Old Town” via a pedestrian railroad underpass. Suwanee’s focal point is its new City Hall. Art-deco style with an arching glass front, it was the first city hall in Georgia to be LEED certified by the U.S. Green Building Council. Your eye is drawn next to Town Center Park, a 10-acre track with a 1,000-seat amphitheater and a Centennial-park style interactive fountain that sprays up to 1,400 gallons of recycled water per minute through 43 jets.

RESIDENTS ANTE UP FOR GREENSPACE

Beyond being affluent – the average family income is nearly $105,000 and the medium home is valued at $263,300 – Suwanee stands out for being progressive, art-loving and excessively playful. Town leaders all but mandate that residents “play hard” and “live well.” More than just a slogan; Suwanee walks the walk. In a fashion that would please King Arthur, this modern-day Camelot has provided the infrastructure (or perhaps we should say the “infunstructure”) for happy-ever-aftertering.

Fifteen miles southwest of Lake Sidney Lanier, Suwanee is less than 11 square miles, but it has more than 500 acres of greenspace. The Suwanee Creek Greenway meanders through four miles of woods, wetlands and wildlife habitat. It connects nearly 400 acres of parkland, including Town Center Park, the 85-acre Suwanee Creek Park and Sims Lake Park (with a seven-acre lake).

Downtown Suwanee, though 2.5 miles off of busy Interstate 85, is enchanting. Its Town Center artfully combines green space, retail, offices and a mix of housing into one multiuse

The greening of Suwanee came as a mandate from citizens; they elected to double their taxes in 2001 to expand play space. To make the dream a reality, the tenacious city

manager and the mayor appealed to the civic-mindedness of prime parcel owners. In some cases, the city was competing against national retail chains and developers eyeing the upand-coming community. Today, the residents are enjoying their expansive parks and the benefits of smart fiscal growth: city taxes have been lowered for the past two years. Suwanee’s unemployment rate, about 4%, is impressively low as well. Like knights at the roundtable, Suwanee citizens are fully engaged. More than 800 residents helped formulate the city’s 20/20 Vision strategic plan adopted in June. Even Playtown, the city’s 10,000 square-foot Main Street playground, with a “magical” bus, castle, boat, climbing wall and more, was built by volunteers – 1,200 of them – in 2004. The city’s population is diverse and educated. Nearly half (46%) of Suwanee residents who are 25 years of age and older have a bachelor’s or more advanced degree. The children are headed that way, too: GreatSchools.org rates every school in the district a 9 or 10 (out of 10). In 2011, North Gwinnett High School students earned an average of SAT score of 1,557; Peachtree Ridge students scored 1,538, ranking both schools in the top 50 in Georgia.

SculpTour, an elegant installation of 15 larger-than-life sized sculptures created by artists from six states. When Suwanee’s Public Arts Commission floated the idea of SculpTour four years ago, recession-spooked would-be donors flinched. But sponsors stepped up, enabling the commission to issue a national call for submissions and rent works of selected artists. The sometimes whimsical, always impressive three-dimensional forms, on display each May through March, are found along a 1.25-mile stretch of the city. (The guided walking-tour podcast is a free download on in iTunes.) The cast bronze and steel Oracle, for example, depicts a wise elder weighing human civilization in one hand and nature in the other. Each spring, a new crop of sculptures is unveiled, and throughout the year citizens choose their favorite through online voting and the city purchases it for its permanent collection. The program earned Suwanee a 2012 Trendsetter City Award sponsored by the Georgia Municipal Association and Georgia Trend Magazine. A wide range of arts is celebrated in Suwanee. For example, this year’s Arts in the Park festival was performance-themed and showcased 48 acts, including a Cirque de Soleil-like showstopper by the Imperial OPA Circus. Festival-goers were also invited to participate in a group project called the Pollock Painting Canvas and have their photos taken in a cut-out of Edvard Munch’s The Scream. (Whimsy is a recurring theme in Suwanee; it’s even pronounced in the city’s 2011 annual report.)

Rockers flock there, too. In 2011, Atlanta Rhythm Section, Better Than Ezra, Little River Band, The Lovin’ Spoonful and Sister Hazel all took to the Town Center stage. Acts this year have included The Smithereens, Yacht Rock and Vertical Horizon. The health-minded community is also earning fame for its… flash mobs. During last fall’s Suwanee Day festivities, some 800 people joined the Royal Dance Academy in a mob dance from the fountain to the stage – "the largest in Suwanee history", the city website exclaims. Residents have been getting a lot of practice. Flash mobs broke out during the city’s 2011 Broadway in the Park event and during the 2010 Suwanee Day festivities. (It’s all on YouTube.) As you would imagine, resident satisfaction is sky high in Suwanee. In a 2010 National Citizen Survey, 98% of residents said that they’re pleased to live there. They also ranked it #1 among a benchmark of 500 jurisdictions nationwide for keeping natural areas natural and engaging citizens. The news is spreading quickly: Suwanee’s population has swelled to nearly 16,000, up about 80% since 2000.
