Marbella Homes takes up residence in Canyon Village

Congratulations to Paul Skelton, General Manager of The Country Club at DC Ranch who has been named the recipient of the 2012 Mead Grady Excellence in Club Management Award. One year ago, two leading Arizona real estate professionals joined forces to create a unique organization in the home building industry incorporated as Marbella Homes. Brian Hegardt and John Wittrock had served in different professional capacities before teaming up to specialize in the new real estate venture. Hegardt served as a corporate attorney at Del Webb and Wittrock served as president of Communities Southwest. Merging decades of real estate experience in their previous fields, the duo is focused on carving out their own niche in north Scottsdale’s high-end housing market while delivering custom homes in the $1.3 million to $2.2 million range. Marbella Homes recently moved their headquarters into a luxury office space at Canyon Village to be in close proximity to four houses currently under construction in Silverleaf. Working near the job site was crucial when selecting an optimal office space, but they also had a personal tie to the area: Hegardt’s wife, Jill Hegardt, served as Vice President of Entitlements for DMB. What makes Marbella Homes unique in the marketplace? “John and I pride ourselves on being value-oriented,” Hegardt said. “Our strategy is to deliver a new home at a price at or below existing older homes in the same neighborhood.” In addition to delivering spec and build-to-suit homes, the duo will also partner with clients needing an exit strategy to accelerate the sale of a vacant lot. Marbella Homes will build a turn-key house on the vacant lot with their construction financing. With projects currently under development in Mirabel, Desert Mountain, and Silverleaf, the partnering real estate developers predict some positive developments. “We see Arizona’s residential real estate market in recovery,” Hegardt said. “Prices are red-hot and new homes are hard to come by, with an increasing scarcity of inventory.” —Ruth Rosenquist
