Artificial intelligence took a quantum leap forward in 2023 and many tech news outlets predicted that it would continue to dominate headlines — and business agendas — throughout 2024.

Implementing AI tools wasn’t without its challenges, Eveloff said, although the company anticipated the major hurdles and therefore enlisted a partner to address them accordingly.

Eveloff is also anticipating new AI video production tools to be a game-changer.
“The advent of broadcast-quality video creation through AI is on the horizon, and a handful of enterprise-level companies like Coca-Cola are testing the solutions,” he said.
Justin Haugen, chief operating officer at law firm Koley Jessen, agreed that implementing AI into daily operations can take some time to get used to.
“While purchasing a tool is easy, ensuring that it is utilized effectively and that people understand the benefits is something that takes time,” he said. “This sort of training and change management takes place whenever a new software tool is rolled out.”
Additionally, having teams set up to mitigate potential risks is important, Haugen said. At Koley Jessen they have a Data Security Committee and a Risk Management Committee.
“Across the legal industry you see a wide range of adoption of AI from firms refusing to allow it to be used at all, to those who embrace it and are building their own tools,” he said.
At present, the applications the firm has already deployed include back-office business operations, such as generative AI.
“We are continuing to pilot new solutions as they develop to enhance workflow, from document automation to analysis,” he said. “One of the major legal research providers has launched a tool to enhance legal research and there are other tools we are piloting that assist with

contract review, as well as tools like CoPilot and ChatGPT that are utilized to assist with brainstorming, idea generation, summaries and more.
Perhaps not surprisingly, AI usage is rampant in the IT field where companies such as HubWise Technology have not only adjusted to the technology to achieve operational efficiencies but also to assist clients adopting the technology.
“We’ve got hundreds of clients in and around Omaha, some national, and they’re asking us a ton of questions about AI and where this impacts their business,” said Kyle Swanda, CEO.
Swanda said chatbots, for example, are a great fit for companies that need a customer service component but can’t dedicate a single staff member to the position.
“At the same time, you’ve got to have that chatbot trained on the appropriate data to provide the responses that you’re looking for. You
still have to monitor those things,” he said.
Swanda said his company uses AI tools in a variety of applications, from sales to customer satisfaction to helping jump-start projects that require a lot of code. He predicts that as more technology companies refine AI, it will become more common in consumer products.
An example could be Microsoft’s partnership with ChatGPT, which spawned Microsoft Copilot. Essentially, Microsoft Copilot is trained in ChatGPT and will pull data from across your Microsoft products.
“Let’s say you store all of your data in Sharepoint, all of your emails are in Office 365 and all of your conversations, video calls, voice calls, and chats are in Teams. This Copilot will start to train itself on all of the data that it has access to inside of your Office 365 tenant,” Swanda said.
“If you’ve got budgetary Excel spreadsheets or if you’ve got performance metrics, even data that you didn’t know you created years ago, this AI is going to get trained on it. It will build an Excel spreadsheet for you without you having to go find that data that already exists somewhere within your data storage.”

Finances are often among the biggest stressors for American households. Gaining knowledge on how to manage money effectively leads to better outcomes for many. Local financial organizations are addressing the prominent challenge of financial literacy in communities throughout the Midlands.
GOBankingRates reports that 63% of Americans have less than $50,000 set aside and the personal finance hub found that 40% of female survey respondents and 10% of males surveyed had no savings whatsoever.
For 15 years, the Financial Hope Collaborative (FHC) at Creighton University has delivered financial education and coaching to increase savings, income, financial confidence, and promotions while decreasing financial stress, late fees, shut-off notices, and overdrafts.
“The rise of the gig economy, volatile work hours, and deregulation make it much more difficult and complicated for many people to successfully navigate America’s current financial reality,” Executive Director Julie Kalkowski stated. “Providing accessible financial education and coaching could help people experience better health outcomes, increased income, and financially stable households.”
Decreased financial stress and improved monthly cash flow management often result in better credit scores.
“Many FHC graduates are finding better employment and housing opportunities with their higher credit scores,” she added.
At present, FHC is collaborating with Creighton’s Cura Project, a program helping individuals with Type 2 diabetes.
“The goal is to determine the impact reducing financial stress has on A1C levels through these interventions: financial social worker, food pharmacy, health coaching, and financial education and coaching,” Kalkowski explained.
Previously, Creighton led one of the first clinical trials in the country to measure the impact of financial education/coaching on single mothers’ health.
“The findings were surprising, with statistically significant reductions in smoking, financial stress, and avoiding health care due to cost,” she noted.
Such discussions underscore a communitywide challenge.
“Many major areas of our lives — education, health care,
employment — are siloed and separated from each other,” Kalkowski said. “Failing to see the connections between chronic financial stress and health problems or lack of financial education opportunities and detrimental financial decisions prevents holistic problem solving to these all-too-common financial problems in Omaha.”
Jon Alvarado founded Teach Financial Literacy, a bilingual program designed to break barriers for students and families.
“We have a comprehensive on-demand student program with over 40 lessons available in English and Spanish,” Alvarado explained. “Our adult program is available in English and Spanish and provides content in the three needed categories: budgeting, shopping, saving; loans, lending, debt; and investing.”
He highlighted how the organization addresses the need for bilingual access to financial literacy.
“A challenge for any community or region is, how is your community or region growing and developing?” he said. “Financial literacy plays a part in the growth and development of a community by equipping individuals with financial skills that will reap a lifetime of benefits.”
At some point, financial literacy will impact every person.
“The impact is exponential for an individual, family, and community with stronger financial literacy skills,” he said.
Alvarado likes to say, “If it’s not working for you, it’s working on you.”
“When individuals go through our program, understanding the concept and principle of compound interest working for you is powerful not only in financial development but in personal development,” he said. “This quote and compound interest connection has deep meaning and changes lots of lives.”
Cobalt Credit Union also recognizes the need for educational resources for underserved communities and areas of economic disparity.
“Cobalt’s approach to addressing these challenges is providing accessible financial education materials and resources,” said Carol Sherrow, chief marketing officer. “Cobalt’s seminars and lunch-andlearns ran by our wealth management team are open to the public, not just our members.”

The credit union is actively tailoring outreach efforts to reach diverse audiences and address specific needs.
“Cobalt has recently obtained two important designations that will help in these areas: Juntos Avanzamos (Together We Advance) and Low-Income designations,” Sherrow said.
“With Juntos Avanzamos, we join a network of credit unions committed to serving and empowering Hispanic and immigrant consumers by helping them navigate the U.S. financial system and providing safe, affordable, and relevant financial services.”
With the latter designation, she said Cobalt provides and helps fund services in new territories/rural areas. Furthermore, its Individual Taxpayer Identification Number (ITIN) lending program reportedly allows credit unions to offer financial services to individuals who may otherwise be excluded from traditional banking channels (including immigrants, foreign students, and those on dependent visas).
“By offering lending products to members with ITINs, we enable them to access credit for various purposes such as buying a home, a car, or starting a business,” she said. “This can be crucial for them to achieve financial stability.”
Cobalt is also revamping its financial education webpage for seamless access to budgeting, savings, and money management resources, and it partners with the likes of local schools to develop such skills early on.
For instance, Branch Manager Jade Brown partners with Sacred Heart, Metropolitan Community College, and the federal TRIO program on courses to support students’ “safe, confident and efficient relationship
with money early on.”
Sherrow also noted how such relationships help individuals avoid pitfalls: excessive debt, predatory lending, and financial scams.
Heather Seaman, manager of retail banking at Core Bank, indicated education on debt management, budgeting, saving, and investing is fundamental to Core Bank’s financial products and services.
“We also focus on the education and training of our teams to deliver exceptional experience for each customer and design a banking experience to help them succeed,” she said.
She spoke to free apps and resources; for instance, Core Bank’s personal finance management tool to keep all finances and accounts in one spot.
“It, among others out there, is customizable from the financial expert to the beginner that is building a strong financial future,” Seaman said.
Literacy education extends to community partnerships with, for example, Omaha Street School.
“We have discussed budgeting and saving as well as future plans as they start building their lives in our metro area,” Seaman said. “Sharing our financial knowledge in the community is an integral part of not only our customers’ success but our future customers’ success.”
Core Bank, she continued, leverages social media to get info out to protect customers and communities from fraud and, likewise, to convey favorable financial opportunities.

It gives them the idea of patience. Setting aside your immediate needs and wants for a long-term goal.
Before financial literacy became a hot topic, John “Buzz” Garlock was already considering how he could help more kids understand the power of investments. With that, the Boys Town Stock Picking Contest was born 33 years ago.
Hundreds of kids from 6th to 8th grades have participated in the contest, which teaches participants the basics of stock investments.
“We show this cartoon where it shows the building blocks, and then we let them ask questions,” said Garlock, managing director of The Garlock Wealth Planning Group.
In recent years Garlock’s son, Cory Garlock, has joined the pursuit. Together they encourage students to pick three stocks of companies they’re familiar with to track over three months.
Stephanie Combs, Boys Town middle school math teacher, said a lot of students are passionate about their shoes therefore companies such as Nike and Adidas were popular choices.
By the same token, she explained why researching historical returns is important; if you love a company, but its stock has been erratic in the last several years, it may not be the best investment.
Combs admitted that the stock market doesn’t come naturally to her, so it’s been interesting to learn alongside the kids.
For example, each student checks their stocks every other day and then has to determine if there was a gain or a loss between the dates.
“Sometimes they’ll go ‘I gained $30 in two days,’ and that’s a big jump so we’ll see what happened in the news; did a company get bought out or did someone go bankrupt,” she said.
At the end of the contest, the three students whose picks have gained the most win a cash prize directly deposited into their Boys Town Credit Union account.
Because gains and losses are determined using decimals, students can understand the real-world application of the math they’re learning.
Discussing stocks also provides a segue for Combs to talk about careers as a financial advisor or stockbroker and the importance of 401(k) plans.
Watching the stocks ebb and flow also teaches another critical skill.
“It gives them the idea of patience,” Combs said. “Setting aside your immediate needs and wants for a long-term goal.”
This skill is being taught outside of the classroom as well with chores and allowances, said Herb Hames, director of development for Boys Town in Nebraska and Iowa.
“The Stock Picking Contest is something a little bit different,” Hames said.
RBC Wealth Management, which is the parent organization of The Garlock Wealth Planning Group, funds the program through the RBC Foundation’s community grants.
“The real fun is when we go back at the end of the year and announce the winners,” Garlock said. “Some of these kids have never had $1 to their names, and for them to win $20, $100, or the $200 Grand Prize … it’s like they’ve won the lottery.”
MBJ asked The Garlock Wealth Group Financial Advisors Cory Garlock and John “Buzz” Garlock for their top five tips for teaching kids about savings. Here’s what they said.
1. Start with purchasing your kid a piggy bank and depositing spare change in it.
2. As they get older, help them set up a savings account at a bank or credit union. Make it a point to look at the monthly statement with them so they can see how money grows.
3. Teach kids about earning money by setting up chores and an allowance. Bonus points if you teach them to save a portion of their allowance each week.
4. Open a 529 college savings account. Nebraska has four state-sponsored plans that are tax advantageous and can be added to over time. Friends and family members can contribute to the account, making it a great way for everyone to support a child.
5. As children grow, be open about finances and lead by example. When a child becomes an adult, share with them your estate plan.

BY TIFFANY BRAZDAI grabbed a book off the shelf and called the publisher from the title page and I said I’m a school counselor who just wrote a book on tattling and it’s working.

Chances are if you have kids, you or your child has read a book by Julia Cook. The former teacher and school counselor, who resides in Fremont, has written dozens of children’s books on important life topics. Her latest book, “I Am Money,” pulls insights from personal finance New York Times bestselling author Garrett Gunderson.
Cook’s journey to author started with a conundrum many parents, teachers, and entrepreneurs face — a product she was looking for was not available.
“I started looking for a book on tattling. I couldn’t find one, so I wrote a story,” she said.
Cook followed the advice of a former professor who recommended approaching lessons through a child’s perspective by using books as a resource. She started using the story as teaching material at her school, and it was so successful that other teachers and eventually other schools were asking to use the material.
“I grabbed a book off the shelf and called the publisher from the title page and I said ‘I’m a school counselor who just wrote a book on tattling and it’s working,’” Cook said.“They told me to send it in, so I overnighted it on a Monday, and they called me on that Wednesday and said, ‘We want to publish your book, do you have any more?’”
That book has since sold over 3 million copies. Following that success, she has written numerous titles for Boys Town’s social skills program and travels across the U.S. to speak at schools. These speaking gigs are what led her to her next chance encounter — sitting next to Garrett Gunderson on a flight out of Eppley Airport.
Cook was in disbelief when Gunderson asked for her autograph for his sister who was a teacher, but what neither realized at first, was that he also had a business proposal.
“He said, ‘I’ve always wanted to write a book on money for kids, but I don’t speak kid,” she recalled.
Coincidentally Cook had the idea to write a book on money, so by the end of the flight, they decided to make the book a reality.
“He’s phenomenally talented, and I wouldn’t have this book without him,” she said.
Many executives may have Gunderson’s book “Killing Sacred Cows: Overcoming the Financial Myths That Are Destroying Your Prosperity,” on their desks. So the next step was getting their book “I Am Money” on the desks of teachers. Through Gunderson’s connections in the publishing world, the book is now available through the likes of major booksellers such as Amazon, Barnes and Noble, Target and Walmart, and locally at Fat Brain Toys and The Bookworm.
To prepare for the book, Cook interviewed industry professionals, including millionaires, to get to the root of the importance of money. Through the lens of money itself, the book takes the reader through scenarios in which to use money responsibly.
“The book focuses on the fact that your value in life has nothing to do with how much you can buy and there are four things kids need to know about money: how to earn me, save me, spend me and most important of all, how to give me away.”
While Cook’s partnership with Gunderson brought on industry connections, she said the hustle of an author is what gets books on shelves.
“Nobody represents your book better than you do,” she said. “So when you have a publisher, a publisher is not a publicist. They are a publisher. So there’s a huge time commitment on your part to make this book a success unless you already have a famous name to start with.”
As a children’s author, Cook said she must balance meaningful words with pictures that convey the message of the story.
“I think about when I get finished with a book, what are the takeaways?” she said. “I make a list of all the things that the reader gets out of the story first, and then I come up with a really good beginning and a phenomenal ending, or try to, and then I weave those takeaways into the story. So it’s a little bit different approach.”
She said authenticity is always a key metric when writing for children.
“If you’re going to write for kids, you have to sound like a kid,” she said. “If a child doesn’t say it, you don’t put it in a book. The kid automatically tunes that out. Because why would I want to read a book that doesn’t speak my language?”

Why on Earth would the Business Ethics Alliance take on a topic like regulating artificial intelligence (AI)? After our very successful August Signature Event with Dr. Kathy Meier-Hellstern, director of Google’s Responsible AI Department, we knew we needed to follow up on the ethics of AI discussion. Exploring the boundaries of regulation against innovation and the business ethics involved with both, seemed to be the natural progression. Laurel Oetken, director of Tech Nebraska, Ruthie Barko, regional executive director for TechNet, and Jack Horgan, shareholder and attorney at Koley Jessen formed the panel for the morning’s discussion sponsored by Koley Jessen, Google, and Cox.
Framed against a quadrant matrix of doing the right thing for the business (even though it might not be ethical), and doing the right thing ethically (although it might not be the best for business), the room of 100 participants had several opportunities to network, ask and answer questions, and hear the latest in trends about what the impact of AI regulation means for their organizations.
Trends- Oetken started the discussion noting that traditionally, Nebraska has a risk-averse culture, which explains the hesitancy to “dive in” and adopt AI technologies. In a workforce shortage, this hesitancy to engage with AI, coupled with unclear and developing regulations might continue to impact current workforce availability. Barko noted that AI regulation will be a significant part of the 2024 elections. She sees bi-partisan alignment and support for regulating AI across the region at the federal level although at the state level, regulation might resemble more of a patchwork of laws focused more on data privacy regulation. Horgan brought up the progress made in the European Union (EU), which is completing its Omnibus Regulation Act concerning data privacy and AI. When it comes to AI, Horgan noted, the EU had much more stringent regulations protecting the individual whereas the United States tends to overall be more lenient regarding individual data privacy, instead supporting organizational business needs. All three panelists identified industries more likely to be impacted by AI regulation including innovation industries like science and technology, which rely on the ability to “push” boundaries of knowledge and practice, creative and content-driven industries where copyright laws cannot keep up with AI, and small

businesses which may not have the capacity to fully utilize or understand the implications of AI use.
Ethical financial practices, and knowledge of them, contribute to financial success for individuals and the community.
Top of Mind Questions- The panel learned that issues regarding AI regulation that keep executives up at night revolve around continuing to innovate in “unknown” areas if compliance with regulation is expected and when non-compliance is the ethical thing to do, especially when human life and safety are at risk. To the latter, Horgan mentioned the concept of humans being out of the AI loop (highest ethical risk), over the AI loop (moderate ethical risk), or in the AI loop (which is the lowest ethical risk if humans are ethical).

Should Care- This area served as framing questions for action moving forward regarding ethical obligations when considering AI technology as the ultimate responsibility for AI implementation falls to senior executives. AI is the first general-purpose concept in decades that will affect
almost every aspect of an organization. Horgan compared AI to the advent of discovering something akin to “nuclear” technology (an appropriate comparison given the recent “Oppenheimer” movie!) and needing to ensure some guardrails are in place during the emerging stages of the newer technologies. Oetken reminded executives that understanding their own mindset is critical when working with AI: How much risk are they willing to take on? What are the biases/and/or discrimination aspects their organizations risk implementing by using AI? At what point is the human CEO critical and irreplaceable? Barko asked those in the room to consider how they might ethically influence regulation through lobbying and organizational policy.
I ended the discussion for the day by sharing this quote about the role of AI in determining ethical behavior: “AI can be used as a tool to assist in determining ethical behavior, but the determination of what is ethical ultimately relies on human judgment and values. AI systems can be programmed to follow ethical guidelines or principles, and they can be used to analyze complex ethical dilemmas and provide insights. However, AI lacks the ability to make inherently ethical judgments without human input. It can only process information based on the data and instructions it has been given.” The author of this quote? ChatGPT. Now that is insightful AI.

-JEANNINE BRYANT, OWNER, CHANGING SPACES SRSWhen Jeannine Bryant came upon an opportunity to become a business partner for Changing Spaces SRS, a senior relocation service based in Lincoln, she immediately knew it was a perfect fit for her.
Established in 2008, Changing Spaces helps individuals and families downsize and sell items. Bryant, who has a knack for organization and a natural connection with seniors, came on board in 2010 to help the business grow. Following her partner’s retirement, she became the sole owner in 2014.
In addition to downsizing services, the company also offers estate sales and online auctions. Due to the personal and emotional nature of the process, Bryant and her team must balance empathy with practicality.
“The majority of our clients are older adults who have been their home for decades and are downsizing to a senior living community, and they’re overwhelmed,” she said.
Many of her clients had already moved and the company was contracted to do the sales. She turned to her husband to develop an online auction service on the website. With quick customer buy-in, the transition was a success and is now the most profitable part of the business. She credits the rise in interest in shopping secondhand as well as the reach beyond the Heartland for its continued success.
As the business continues to grow, Bryant has turned to Entrepreneurs’ Organization Nebraska for a support system.
Bryant and her staff of 25 help clients through transitions and notably, dealing with the attachment to objects.
“It’s nice to have compassionate people who know how to get things done, but who also understand the emotional side of it as well,” she said.
Being forced to think on her toes during the start of the pandemic, Bryant didn’t anticipate she’d be on the cusp of exponential growth.
“In March of 2020, we had 11 estate sales scheduled over the next eight weeks,” she said.

NOTICE IS HEREBY GIVEN that a meeting of the Board of Trustees of Sanitary and Improvement District No. 346 of Sarpy County, Nebraska will be held at 8:30 A.M. on April 16, 2024, at 11773 Highway 6, Gretna, Nebraska 68028, which meeting will be open to the public and held in accordance with the Nebraska Open Meetings Act. BE IT RESOLVED that the Board of Trustees of Sanitary and Improvement District No. 346 of Sarpy County, Nebraska find and determine that it is advisable and necessary for the District to pay the County of Sarpy for cost share in connection with the 180th St. & Giles Road Improvements (CONNECT Sarpy Project C-77(17-01)(1801), pursuant to Exhibit “J” of the previously approved Subdivision Agreements for Windsor West – Phase II, Windsor West – Phase III and Windsor West – Phase IV, said payment being in approximate sum of $783,780.73.
The outer boundaries of the area which may become subject to special assessments for said improvements are proposed to be the same as the outer boundaries of Sanitary and Improvement District No. 346 of Sarpy County, Nebraska.
The total costs of fees to be paid to Sarpy County by the District in connection with the above for cost share in connection with the 180 th St. & Giles Road Improvements (CONNECT Sarpy Project C-77(17-01) (18-01), pursuant to Exhibit “J” of the previously approved Subdivision Agreements for Windsor West – Phase II, Windsor West – Phase III and Windsor West – Phase IV, including engineering fees, legal fees, fiscal fees, interest and other miscellaneous costs, is estimated to be in the sum of $950.000.00.
To pay the cost of said improvement the Board of Trustees shall have the power to issue negotiable bonds of the District after such improvements have been completed and accepted; said bonds to be called “Sanitary and Improvement District Bonds” and shall be payable and bear interest as provided by the Statutes of the State of Nebraska.
The Board of Trustees shall assess to the extent of special benefits, the cost of such improvements upon properties specially benefitted thereby. All special assessments which may be levied upon the properties specially benefitted by such improvements shall, when collected, be set aside and constitute a sinking fund for the payment of interest and principal of said bonds. The District shall also cause to be levied annually a tax upon the assessed value of all of the taxable property in the District except intangible property, which together with said sinking fund derived from special assessments shall be sufficient to meet payment of the interest and principal of said bonds as the same become due; said tax shall be known as the Sanitary and Improvement District Tax and shall be payable annually in money.
If a petition opposing this Resolution, signed by property owners representing a majority of the front footage which may become subject to assessment for the cost of the improvements as set forth herein, is filed with the Clerk of the District within three (3) days before the date of the hearing on this Resolution, this Resolution shall not be passed.
