From the Publisher Hawaiian Visitors The Wheel Goes ‘Round and ‘Round Visitors that travel to Hawaii come either for vacations, conventions or business. Whether they return again depends on their impression from their initial visit. The real estate industry relies on not only repeat visitors (to stay in hotel rooms, condos and homes) but also to buy property in Hawaii, should they feel they will visit often enough to justify doing so.

The tourist authorities recognize a direct link between visitor travel and real estate investment since no one buys a home or condo there without visiting that island first. The cheaper hotel rooms and condos are, the longer visitors stay and vice versa. The same applies to property prices; the cheaper it is to buy and maintain a home or condo, the more likely it is the visitor will stay on one of the islands when compared to vacation or living costs at their primary residence or other vacation destination. The downside is once market share is lost it is seldom recaptured so hopefully the prices to visit Hawaii AND to live there, either short term or long term, will remain a good value when compared to other destinations worldwide. Ironically buyers seem to follow the same cycles that the tourism industry exhibits; in markets where prices are soft buyers wait till prices drop further and when prices are rising they buy quickly so they don’t risk paying more if they delay their purchase.

According to the Hawaii Tourism Authority there are already signals that the tourism boom over the past few years may be tapering off, which SHOULD relate to lower prices for hotel rooms, condos and a trickle-down effect on home prices on all islands.

According to Mike McCartney, HTA President there is a decline in arrivals to the island, and reduced spending during visitor stays from 2013 and into 2014. That can only mean one thing; sooner or later that will equate to lower property prices on all islands, due to slower demand. According to their reports there should be additional flights from Asia, Europe and Latin America, as well as direct flights into Kona and other airports. So far the only foreign flights into Kona originate from Vancouver, Canada. As other flights are added the market will see increasing property values from more visitors that decide to buy a first or second home there.
