About the EDITOR

Hi, I'm Mary Hill. I'm so happy to live in Colorado, especially in Boulder County. You might have seen me out walking or at the grocery store. I am an author, managing broker of a real estate brokerage, realtor, engineer, entrepreneur, and publisher of papillon magazine.

My articles have been published in the Boulder Daily Camera and ELIFE Magazine. I am involved in many charities including: Grant A Dream, Little Lambs of Hope and Passing Hats. I am an avid fan of Kansas State and the University of Colorado sports. You can find me in March in Las Vegas cheering on the Buffs as they compete in the PAC 12 Conference tournament.

I have resided in Colorado for over 15 years, and am originally from Kansas. I have lived in many other states including New Jersey, Rhode Island, Florida, Connecticut, Oklahoma, and Minnesota.

In my spare time I enjoy spending quality time with my family.

recipe hearty minestrone soup

20 servings

ingredients instructions

2 cups coarsely chopped onions

1 cup sliced celery

1/4 cup minced parsley

2 minced garlic cloves

1/4 cup vegetable oil

5 cups broth (beef or chicken)

1 can (14 oz) diced tomatoes

1 can (15 oz) tomato sauce

1 cup sliced carrots

2 teaspoons dried basil

1/2 teaspoon salt

1/4 teaspoon pepper

1-1/2 pouns ground beef

1-1/2 cups sliced zucchini

1 cup green beans

1 can (16 oz) kidney beans

1 cup uncooked pasta

1 cup grated Parmesan cheese

In an 8 quart soup kettle saute the onions, celery, parsley and garlic in oil until tender.

Stir in the broth, tomatoes, tomato sauce, carrots, basil, salt and pepper. Bring to a boil.

Reduce heat, cover and simmer for 1 hour. Cook ground beef over medium heat until no longer pink and set aside.

Stir cooked beef into soup along with the zucchini, beans and pasta.

Cover and simmer for 15 to 20 minutes or until vegetables and pasta are tender.

Top each serving with Parmesan cheese.

HISTORIC HOMES

The Arnett-Fullen House

This house is located at 646 Pearl St. It was built in 1877 for $4,000. In 2005 it sold for $1.26 M. This historic home featured one of Boulder's first indoor bathrooms. It also had central heating and cold running water. Williamette Arnett was ahead of her time with these modern features! This Victorian style home is on the National Historic Register of Historic Places

The Squires-Tourtellot House

The Squires-Tourtellot House is the oldest surviving house in this area. It was built in 1865. Its address is 1019 Spruce Street and is currently valued at $3.2 M. It was built with local river rock and fieldstone. Its walls are 20 inches thick. It is the only Boulder home with New England rural architecture. It also has double hung windows, wood lintels, and a steep gabled roof with chimneys on each end.

THE WINTER SELLING SEASON

Winter is still upon us. The snow just doesn't seem to want to go away! But, despite this, buyers and sellers are out there wanting to buy and sell houses Ninety-nine luxury homes were listed in January, an increase of 5.8 percent from a year ago, But,the supply of homes is only 2.1 months. This low number of new listings indicates it is still a seller's market.

INVENTORY IS UP AND DEMAND IS DOWN

As you may have heard, inventory is higher than it was a year ago. The number of luxury homes for sale (185) is up 189 1 percent and closed sales (37) were down 28.8 percent. This means it is more of a buyer's market than a year ago with the median sales price down 5.8 percent. However, the average sales price was up 10.3 percent YTY.

HOMES ARE ON THE MARKET LONGER

The average number of days on the market is 84, up 47.4 percent since last year. In a normal market it takes an average of 90 days to sell a house.

MARKET HIGHLIGHTS -- Luxury Single Family Homes

Average Sales Price - $2,040,000

Both the average price per square foot (up 3.2%) and the average sales price were up, a very positive sign for home sellers.

Average Days on Market - 84

Houses sold slower in January 2023 than a year ago-a sign buyers are taking a slightly longer time to buy. This is close to the normal 90 DOM.

Sales to List Price Ratio - 93 1

The sales to list price was down slightly. Realtors are doing a great job pricing homes.

Closed Sales - 37

Contract - 59

Boulder County's luxury market had an interesting January. The number of homes under contract decreased significantly compared to a year ago. This was accompanied by a huge increase in homes for sale. Prices might decrease in February with the larger supply of homes.

CU WELCOMES DEION

Deion Sanders (Coach PRIME) hired as the new football coach at CU

The University of Colorado began a new era of football with the hiring of Deion Sanders (Coach Prime) as their new football coach. They are going All-In in their support for Deion, hiring other coaches from Jackson State to assist him in making the CU Buffs a competitive football team.

Not only is the coaching staff being revamped, the football roster is also undergoing dramatic changes. Deion's youngest son Shedeur, one of the top 2021 class recruits, will also join the Buffs. Deion announced at a press conference that his son would be the Buff's next starting quarterback, but he would have to earn the position. With 20 scholarship transfers on board, CU has the top spot in the transfer class rankings by 247Sports.com
