WHAT WE WILL PAY For a claim under this policy we will pay your rent arrears, payable by us 30 days in arrears as shown under the RENT GUARANTEE section of this policy. The most we will pay for all claims resulting from one or more event arising at the same time or from the same originating cause is ÂŁ2,500 per month with an overall limit of ÂŁ25,000.
WHAT WE WILL COVER RENT GUARANTEE We will pay your rent arrears while the tenant or ex-tenant still occupies the property. Upon accepting a claim we will seek to repossess the property as soon as possible. Upon gaining vacant possession of the property, rent will be paid after the deduction of the balance of the deposit. If the deposit is subsequently required to meet the cost of dilapidations, this will be returned to you. The cost of agent fees, general cleaning or re-letting fees must not be deducted from the deposit. Provided that: (a)

you have obtained a satisfactory reference for each tenant and each guarantor from a licensed referencing service before the tenancy started and that all the terms of the reference have been complied with; and you have a detailed inventory of the contents and condition of your property (with supporting photographs) which the tenant has signed; and you have kept clear and up to date rental records; and the tenant is 18 years of age or more; and there is an appropriate and correctly executed tenancy agreement in place that has been signed by all parties; and one months rent and a deposit of at least one months rent has been collected prior to the occupation of the property by the tenant; and the property has been let in accordance to the Housing Acts. the tenancy agreement start date is not more than 60 days after the date of issue as stated on the policy schedule unless otherwise agreed in writing by Let Alliance.
WHAT YOU ARE NOT COVERED FOR 1
Any claim reported to us more than 60 days after the date you should have known about the claim.

Any disagreement with your tenant when the date of occurrence is within the first 60 days of the first period of insurance and the tenancy agreement started before the start of this policy.
