Estate agents Richard Greetham (above left) and James Muscart of Bradleys estate agents are cycling around all 33 of the company’s offices in the South West to raise money for The Pituitary Foundation. Called the Tour de Bradleys, the 400 mile trip starts on Saturday, June 21 in Bradleys’ Taunton office. The charity has been chosen because Richard has been successfully treated for a pituitary condition. “The Pituitary Foundation does a fantastic job and really needs support and help,” he says. Independent estate agents from across the South West shared a day of networking at a special conference recently. The event was held at St Mellion International Resort in Saltash near Plymouth. Among the speakers was expert John Bonney, who shared some insights into getting properties noticed online. John has teamed up regional newspapers in the dcmedia group including the Express & Echo, Herald Express and the North Devon Journal, to deliver a series of these seminars. The conference concluded with a hilarious appearance by Pete Cohen, a leading motivational speaker from the BBC’s Confidence Lab and many other TV shows.

It also has an indoor heated swimming pool that runs on only £200 of oil a year, thanks to its ground source heat pump. “We have loved living here,” says owner Paul Hewitt, who before retiring ran his own business in the care sector. “I used to travel a lot for work and it is easy to get to the main road from here but it is also completely quiet and private. I don’t think you would find many places with that combination anywhere in Britain. “When I worked from home all I could hear was a woodpecker and the ticking of the clock. It is wonderful. “The wildlife here is superb. We have badgers, foxes, and all kinds of birds, including five tame pheasants who come up for their breakfast. If you forget to put it out for them, they tap on the glass.” The Dell is near Bishopsteignton, Teignmouth, and enjoys views beautiful views down the valley and across to Dartmoor. It was originally a barn on the grounds of Lindridge Estate, a large tract of land supporting a historic manor and landscaped grounds. In the early 1900s The Dell was converted to provide accommodation for the estate’s head gardener. The occupants in the 1970s extended the property to provide more living space. After the Hewitts moved in 14 years ago, they wanted to accommodate their son Russell and his young daughter. When they weren’t allowed

We kept elements of the old stone building and incorporated them into the new design. “One nice thing about it is that one side of the new rooms are mainly glass, so you have the most amazing views over Dartmoor.” Although it could easily be converted back into a single family dwelling, the house now has a 50/50 layout: each level can be self-sufficient, with its own kitchen, sitting room, and

“It is also completely organic – I haven’t used any herbicides on it since we’ve lived here. I should also mention that we have our own source of spring water. It is as good as you’d buy in bottles from the supermarkets. Our water has such a special taste – it’s not metallic like mains tap water.” The jewel in the crown is the indoor swimming pool, with its ground source heat pump. “I was a bit dubious about that, but I have to admit it’s one of the best decisions we’ve made,” says Paul. “It works brilliantly, and it only takes about £200 of oil a year to run. “We were always the most popular house for sleepovers, because all the teenagers loved the pool,” he says. The family is now ready to downsize into something with less ground to manage. Paul admits they will leave with a heavy heart. “It’s been wonderful living here, and we’ve been very happy,” he says. Why I love the su Agapanthus are beautiful summerflowering perennials that can add an exotic touch to your garden. Flowering stems mysteriously appear from bold clumps of strap like leaves during mid to late summer. The many individual flowers are grouped together at the top of a single stem and appear as a complete ball, called an inflorescence. These are ‘rounded’ ‘intermediate’ or ‘pendant’, according to variety or cultivar. The colour of these striking flowers ranges from pure white through pale blues to deep violet blue; there are even blue and white colours together. The size of the flower heads can vary greatly from the giant hybrids measuring 35cms across, and standing 1.5m high, to the dwarf types measuring 3.5cms across and only 30cms high. The long-lived blooms are excellent for cutting. Over the years agapanthus have been given interesting but often misleading common names including Lily of the Nile which is not exactly correct as it’s not a true lily and has its origins miles away from the banks of the Nile. African Lily is at least accurate in part, as agapanthus originate from South Africa. The name agapanthus comes from the Greek word agape, which means “love” and from anthos “flower”. Apparently original inhabitants of South Africa wear its dried roots as part of a ritual necklace. A bride who wears such a necklace is said to bear many children and new mums will continue to wear one after childbirth so that both mother and child will be happy and healthy. New-borns are known to be washed in an extract made from the flowers and it is said the roots have healing properties. Agapanthus have thick fleshy roots and a tuberous rootstock. They do not form a true root ball or tuber, but a tuberous structure. There are both deciduous and evergreen species, depending on their place of origin. If a species occurs in some wild location in South Africa that is dry in winter and where there is rainfall only in summer then the agapanthus will be deciduous. In other regions, where it rains throughout the year, it will be

I have both types growing happily in my garden. Agapanthus have been associated with large English country estates for centuries, usually treated as container plants which are put outside for

I love being able to grow these exoticlooking plants the summer to adorn either side of an entrance or courtyard and kept in the cool but dry orangery for the winter. Agapanthus praecox orientalis was introduced to Tresco Abbey gardens on the Isles of Scilly in 1856. It wasn’t long before they escaped and went native. Now they can be seen growing on the many sand dunes there, flourishing in almost pure sand and very little else. If you are growing agapanthus, they should be planted in full sun, in light, fertile and moisture-retentive but free-draining soil. Don’t plant them in shade as this will either prevent them from growing or they

will just produce loads of leaves but no flowers. Although larger clumps will tolerate drought, it’s important that when in active growth, prior to flowering, agapanthus should be well watered. After flowering reduce watering. Agapanthus make great subjects for pots. I would use a mix of John Innes no 3 compost with added sharp sand and multi-purpose compost. From late spring until the flowers begin to open, feed with a liquid fertiliser. I’ve always been fascinated by agapanthus and I become quite animated here at Otter Nurseries when our herbaceous plant grower Roz issues the new list of agapanthus for our retail areas. This year is no exception and already I been tempted by some delightful varieties. I love being able to grow these exotic looking plants, and as you can imagine I already have several different varieties in my garden, but I can always find a little slot for a few more. Agapanthus Queen Mum looks very impressive. The 1.2m stem carries a huge ball of large white trumpet shaped flowers with a delicate violet blue base. The leaves are thick and broad. Taw Valley has dark ink blue flowers with a darker blue stripe down the centre of each petal. It’s deciduous and hardy and grows to 80cms. I’m also intrigued by Emotion d’Ete, a compact variety with rich blue blooms which it produces continuously from June through to October. Gayle’s Lilac is an old favourite – a reliable evergreen agapanthus that produces very pretty pale violet almost white flowers with a violet midrib. It’ll reach 50cms high. You could also try Jack’s Blue, a tall variety with violet blue flowers. Purple Delight has an abundance of rich purple flowers and reaches 90cms in height. Inaperatus Sky has elegant flower spikes of pendulous sky blue flowers. When it comes to choosing companion planting, I think agapanthus look great with other border plants and will help create eye-catching displays. Try blue agapanthus with penstemons such as Hidcote Pink, or with the bright red crocosmia Lucifer and helenium Moerheim Beauty. The silver-grey foliage of lavandula and convolvulus cneorum look good with white-flowered agapanthus, too. How to propagate agapanthus What you need to do: From seed ● Agapanthus flowers set seed from which they can be easily grown. The seed should collected when the seed heads ripen during the autumn. ● Keep in a sealed container in a cool dry place. ● Sow the seed in John Innes seed compost with added perlite during the spring. ● Germinate at 16C, seedlings should begin to emerge after 3 weeks. ● Transfer into small pots when seedlings are large enough to handle and grow in a cool frost-free place.

● It will be a few years before they reach flowering size. Specificallynamed varieties will not come true from seed, but can yield some interesting variations. By division ● Agapanthus dislike frequent root disturbance, and older plants reestablish slowly, and the overcrowded clumps should be divided every four years. ● Lift the clumps and divide into three or four pieces by using two back-toback forks. ● Trim off any damaged roots. ● Plant the newly divided crowns 5cm below ground level.

What to look for in your perfect equestrian property What makes the perfect equestrian property? The answer is that it depends on whom you’re asking, says Piers Whiting of Luscombe Maye’s Equestrian Department For people new to the horse world and simply wanting to keep a pony for their children, any property with a small paddock could fit the bill when it comes to house-hunting. Other horsey types may be much more specific in their requirements – I often find that eventers, show jumpers, keen Pony Club types and those who’ve just had enough of keeping animals at livery are frequently more interested in the land and stabling available at a property than the house itself. Some people may want an equestrian property which provides an income, such as a livery business or a professional yard. The location of the property will be important. Consider how good the riding is locally, how safe the hacking is, and road access. Anyone who is competing will need good road communications if they have to travel some distance with a horse box or with a trailer.

While properties within 15 minutes of the A38 along narrow lanes may suit those with a fourwheel-drive and a trailer, those with an HGV horse lorry may be happy just to have easy access to the nearest A road. Ten tips if you’re When buying an equestrian property, there are issues that you can alter and improve, but others which cannot be changed. Here are my top ten tips for consideration when you are hunting for a horsey home. These can be split into two groups. The first five important points to consider are those that cannot be changed and are beyond your control, so are more important to the initial search. The second five points are issues which can be altered once you own the property – but may be costly, so you need to give them plenty of thought. Take all these issues into account and you will end up with the perfect equestrian home for you. Fixed elements 1. Location Location is everything, and once purchased, if it proves to be wrong it is an expensive exercise to sell up and move elsewhere. You need to consider what your priorities are. Do you need access to good bridleways and open moorland to ride out? If so, do not compromise on a property which requires hacking on narrow parish roads for half an hour before reaching your objective, particularly if you expect to take children on leading reins, and the dogs. Are there members of the family who do not ride? They need to be considered too – it’s no good living out in the wilds if they aren’t happy too. Are you close enough to activities they will appreciate like beaches, swimming pools, rugby clubs, or a golf course? 2. Access Away from the motorways and main roads, the Westcountry has a vast network of single carriageway roads, often with high banks, hedges and walls. A 4x4 car with trailer copes quite well with minor roads, but big horse boxes struggle to move quickly. So if you are often travelling to events and competitions, the proximity of the main arterial roads – the M5, the A30 and the A38 – will be very important. An hour at the beginning of the day on narrow roads means an extra early start, and doubles up on the

Soil type If horses are to be turned out on a regular basis, particularly in the winter, then consider the soil type. Don’t be frightened by sloping land, horses can cope with it and water

Transaction costs Often an overlooked item when buying all properties. Solicitor fees,

Most equestrian properties with a number of acres are over £500,000 today, yielding an extra tax to government of at least £20,000. (SDLT is 4% on property purchases between £500,000 and £1m) 5. Rainfall Remember annual rainfall in the Westcountry can vary from over 70 inches per annum at Simonsbath on Exmoor to 30 inches per annum on the south coast of Devon. An important point to remember if outwintering stock. Variable elements 1. The dwelling A house or bungalow can, at the extreme, be knocked down and something to your own choice built to replace it. But generally if the accommodation lacks space a carefully designed extension covers most options. Remember planning consent will be needed for anything sizeable, and restrictions in the National Parks may be a constraint. Always take advice from an architect or planning consultant before buying if the dwelling is not going to be adequate for your purposes. 2. Stabling An essential item for any equestrian property. Depending on your intended use and number of horses a row of timber stables is the basis of

any property. Increasingly the use of American barns is the next level up and has many benefits, not only for horses but also for those looking after them. Working in a warmer and better environment with facilities all under one roof is comforting, especially in the higher rainfall areas. Planning consent will be required but with most local authorities is not an issue, provided there is no intended commercial use, such as for liveries, studs etc. 3. Other facilities Again this will depend on what your personal requirements are, and the space you have available. We often find properties that have installed an all weather arena, some of which double up as ‘winter turn out ‘. Hay/ straw barns, horse walkers, and somewhere to park the lorry under cover need to be thought about. Access, wide gates, space to turn round, ground contours all need thinking about if you intend to add these facilities, again planning consent will be required. If acreage allows, then an all weather gallop or cross country course can be a benefit for serious competitors. 4. Acreage Land is in high demand at the moment and has been a wonderful investment over the past 30 years. So buy as much as you can, if it is available. As Mark Twain said years ago, ‘buy land now, they don’t make it anymore‘ and I believe you will never regret having more acreage. It gives you a chance to rotate and rest the fields, assisting with worm control. Complementary grazing of

sheep and horses keeps pastures vitalised and in better condition. Expect to pay at least £10,000 an acre these days. 5. Your budget Work out what your total budget is, not only for the property purchase but also for your intended changes to make it the home of your dreams. Factor in purchasing costs such as stamp duty, solicitor fees, surveys and removals. Plan out the investment in repairs and improvements, perhaps over a particular time scale, and take advice on likely costs. Then add 25% as a contingency as unforeseen issues will arise. If you are borrowing ensure your broker is fully informed of your financial position, to establish how much you are likely to be able to borrow. Mortgages are much harder to obtain these days than you might think and the whole process is much slower. Then you can concentrate your search on properties that you can afford. Good luck. There are wonderful places in the Westcountry to suit all types of equestrian buyer. Have a good look round but remember the core issues of location and access, which are the key points and most expensive to correct. As part of the obligatory Fire Risk Assessment, you need to consider how each room could be evacuated if a fire was blocking the usual exit, remembering guests may be frail or young. If your cottage has more than one floor above ground level, itâ&#x20AC;&#x2122;s worth considering escape ladders, although an external fire escape is not a specific requirement. Look at the exterior of your cottage too; for example, storing flammable material, such as rubbish, near an escape route could be hazardous. If window sills are lower than 60cm the windows should have catches to prevent children falling out, but these must be detachable, and keys for window locks kept next to the windows. External doors should be easy to unlock, preferably with a Yale catch. Guidance on means of escape for people with disabilities is available from www.communities.gov.uk/ firesafety. If emergency escape from a room is difficult, assess how the area can be protected from fire and smoke for up to 30 minutes until the Fire Service arrives; well-fitting, solid timber doors are helpful. Your information folder should include details of what to do if the alarms go off and escape routes. Although extinguishers on each floor are recommended, guests should be advised not to tackle fires except small ones.

One man’s vision Asked to name some of the grand, historic houses in the South West and Poltimore House on the outskirts of Exeter will rarely spring to mind. Powderham Castle, Knightshayes, Lanhydrock or Castle Drogo, all are easily recalled. Not so Poltimore. Despite parts of it dating back to the 16th century and being in ownership of the distinguished Bampfylde family for around 500 years, few know anything of this once-elegant residence. It had its 15 minutes of fame in 2003 when it featured quite prominently in the BBC TV programme “Restoration”, which called for a public vote to decide which ‘at risk’ buildings should be saved for posterity. Alas, it did not win. Poltimore didn’t make it and retreated into a sad, dilapidated shadow of its former self, largely forgotten, but by no means unloved. To illustrate its significance, on its sale in 1921 a few years after the third Baron Poltimore died (The Bampfyldes became peers in 1831), The Poltimore Park Estate was described as a “Compact and highly attractive, residential, agricultural and sporting property” covering 1,960 acres and including five “excellent” farms, 265 acres of woodland and 200 acres of parkland, complete with substantial a deer herd. According to the estate agent’s details back then, the house had a: “spacious hall, seven reception rooms, a billiard room, 46 bedrooms, seven bathrooms and domestic offices”. Today, we would consider this to be a rather more substantial residence than a “compact” one. So what went wrong? Poltimore House first became a girls' school, and in 1940 became the war-time home of Dover College for boys. From 1945-1975 it served as a hospital first in private hands and later as part of the National Health Service. Sold by the NHS in 1975, with its grounds reduced to just 13 acres, it became a nursing home until an arson attack destroyed the ballroom wing in 1987. The ensuing years produced a quite extraordinary saga of, changing ownership, delays, vandalism, theft and neglect. That the house is still standing at all is thanks to the determination, courage and sheer bloodymindedness of one man. Alan Payne was East Devon Dis-

I did get huge support from John Vallender, the then chief executive and from a handful of councillors. But in practice I was left on my own to tackle Pol-

Various schemes were mooted, including an apartment development, which proved to be financially unviable as well as destroying the architectural integrity of the building. Then a proposed hotel complex got nowhere particularly as the

Grade II* listed status of the building put a lot of costly obstacles in the way. The company behind both these plans was eventually dissolved in 1992 and so Poltimore House was ‘escheated’. This rather arcane expression meant the property became part of the Crown Estate after the Treasury Solicitor’s declared it bona vacantia (ownerless goods). Throughout the whole of the 1990s the empty and forlorn Poltimore House deteriorated further and was increasingly subject to theft and vandalism. Artefacts, door cases and even fireplaces were stolen, there was little security and squatters moved into the grounds. What started as a work responsibility for Alan Payne quickly became an obsession. He soon became self-appointed custodian of Poltimore House becoming a one-man life support machine for the ailing property, bridging the gap between his work responsibility and his, mostly unauthorised, remedial work at the house. Alan started by getting some unruly travellers evicted. He then found a budget for buckets in the mid1990s but each time he needed to spend money he had to telephone David Gibbons the chairman of the environment and planning committee who was always helpful. The buckets were placed all over the leaking edifice, with Alan personally emptying them on a regular basis. He also took a grip on security when the council stopped paying for it and personally hammered, nailed, sealed and welded the building, checking on it every day. He removed and stored many at risk artefacts and even tracked down some of the missing door frames and fireplaces to a dealer in London, who gladly returned them. Maintaining the fabric of the house as best as he could became a personal crusade for Alan which was to last a decade. “Not everyone in life gets the chance to make a contribution. I was just lucky to be in the right place at the right time. Each of my senior officers in turn tried to stop me, but I had support from councillors, whilst the press kept the problems of Poltimore in the public eye”. The ownership of the house eventually passed to the Buildings at Risk Trust (BART) with Alan acting as their local representative, but they also struggled to make headway with various schemes. Finally, English Heritage asked Alan Payne to establish an independent Poltimore House Trust (PHT) to own the building and seek solutions for its future. Alan recalls that BART became exasperated with the project and decided to sell the property on the open market before English Heritage stepped in during 2000. He says: “I remain of the opinion that in spite of the fact that the house is a wholly uneconomic proposition there is a

danger that someone might make an offer and the whole disastrous sequence of the problems of private ownership would be repeated.” While a fully-restored Poltimore House could just about make sense economically, it could not carry a mortgage because the cost of restoration far exceeds the finished value. Alan Payne explains: “Sadly, there is no political will and no political advantage in supporting the de-

velopment at Poltimore. It doesn’t feel like part of East Devon but is technically not in Exeter although it could have a massive impact on the social, cultural and economic development of the city.” So what can you do with Poltimore House? Well, Poltimore House Trust published its Strategic Business Plan in 2009 and its vision is expansive and imaginative. Within ten years it aims are to develop the house as a show-

case for the arts and creative industries as well as a home for creative entrepreneurs. The ‘Poltimore Forum’ will provide high-profile lectures, workshops and mentoring sessions while the ‘Club at Poltimore House’ is envisaged as a meeting venue for the region with superequipped meeting spaces for briefings, networking and research. PHT Trustee, Professor Peter Totterdill, explains: “Poltimore House is

an important landmark building. This is an opportunity to create an exciting place to work and visit while trying to get the best balance between sustainable income generation and public good.” This latest vision for Poltimore House is the clearest it has been for more than a quarter of a century and those involved are convinced this great house has a real future. However, they are very mindful that
