Some rich pickings First-time buyers want to stay close to home YOUNG people in Plymouth who are flying the nest are not getting very far – instead choosing to buy their first property just a few miles from home. A survey conducted by One Poll, on behalf of leading housebuilder Barratt Homes, has revealed that almost 70 per cent of first-time buyers in Plymouth under the age of 35 are likely to move within a 20 mile radius of their family home. Female buyers are even keener to stay close, with 25 per cent preferring to only move up to 10 miles away, compared to 32 per cent of males who would consider moving up to 20 miles away. The figures have been released to mark First-Time Buyer Fortnight. The nationwide campaign, running from February 17, gives potential homebuyers advice on taking their first steps onto the property ladder and ways to afford a first home. And the survey coincides with a recent report from the Halifax, which revealed there were about 265,000 firsttime buyers in 2013, a rise of 22 per cent from 2012 and the strongest increase since 2001. Barratt sales director, Lee Monk, commented: “Buying your first property is a huge decision and location will play an enormous factor. “By staying close to home, buyers already have knowledge of the neighbourhood and established local connections, which can be very appealing. “For any buyer though, our advice is always to research the area you are thinking of moving to and think what is most important to you, such as commuter links and local facilities.” Barratt currently has a range of developments in Plymouth including PL2, Unity Green and Reflections, pictured. GOVERNMENT initiatives such as the help-tobuy scheme and the ever buoyant buy-to-let market have both helped to give the housing market a much needed boost in recent months, but is this filtering through to properties at the higher end of the price scale? Local agents say that while it is taking longer for this sector to recover there are now sure signs of greater activity with one of the biggest problems being the lack of supply to meet the demand for homes priced at £300,000 and above. Mark Flynn of Julian Marks, which is based on Plymstock Broadway, produced figures which show that his agency sold more properties in this price bracket during the last 12 months than any other in the area and said: “This market is very good for us because that is the sector which we specialise in. “There are definitely plenty of serious buyers around and we are finding that properties in this price bracket are selling well. “As always we could do with more properties to sell but I can list a catalogue of homes which we have sold costing £300,000-plus in recent months and we have every reason to believe that this will only continue as the year progresses.” James Clarke, managing director of Lang and Co, which also handles a lot of homes in the higher price range, tells a similar story. “The market is really good for us in this sector at the moment,” he said. “We have had offers on two houses in that price bracket in the last few days, both in the late £300,000s. “One came to the market on February 4 and we had an offer within 14 days while the other took only ten days to get an offer and there ■ The America’s Cup on Plymouth Hoe back in 2011

have been others which have had offers in the last few weeks priced at between £325,000 and £400,000. “As it happens in both those cases I quoted the offers came from people who had nothing to sell so it wasn’t a case of moving up through a chain. “They had sold and had been in rented accommodation trying to find the house that was right for them. “I think there are a few people out there who have been biding their time and have now decided that now is the time to buy. “There is still a lack of stock. It is the same old story; I know that if I had enough good houses I could find buyers for them because the buyers are out there and looking seriously. “It is still necessary to price accurately and present your house well but there are more buyers than properties available at the moment. “Houses in the £450,000-upwards price bracket have also started moving and I expect that to continue to improve as spring approaches.” Also experts in marketing homes at the higher end of the market are Stags who have branches across the South West and Roger Punch of the Plymouth office says that he has seen a definite return of the out-of-area buyer keen to capitalise on the high quality lifestyle on offer in the city and the surrounding countryside. “There is certainly a lot of activity from people outside the West Country who want to buy in the region,” he said. “There is definitely a revival of people wanting to move to this part of the world and landmark events such as the America’s Cup have

provided Plymouth with a much higher profile and people are recognising what an excellent city it is in which to live. “It has a lot to offer in terms of quality of life and good facilities. “More jobs are also being created in the city and these are drawing more people in and there are excellent schools making it a very attractive prospect for families.” For those selling up in London and the Home Counties it is a pleasant surprise to discover how much more property they are able to get for their money in Plymouth and its environs and that is another attraction for people wanting to move to the region. While the number of incomers has yet to hit the boom figures prior to the 2007 slump there is a growing stream of those wishing to purchase property here. “We are finding a lot of buyers are coming from outside the area, perhaps having sold a three-bedroom terraced home or semidetached house in the Home Counties or London and are delighted at the type of house they can afford to purchase in that price range in this part of the world,” said Mark Flynn. “Families moving into the area do their research on schools before they start to focus on a particular area and when they see the excellent Ofsted reports from the Elburton and Plymstock areas it certainly draws them here. “We cover the whole of the Plymouth area but because we are based in Plymstock tend to especially market properties in the South Hams, Wembury, and Elburton, and these are very popular areas where houses do attract a premium.” Mr Punch believes that as the weather improves more people will be putting houses in the higher price ranges on the market and considers that now is a very good time to be buying and selling in this sector. “There is a shortage of supply of really good properties at the moment,” he said. “Gradually more are coming on. The demand is certainly very good and we need some fresh properties coming to the market but they are relatively few and far between at the moment. “The weather has been pretty dreadful and I am sure we will see an improvement as the weather improves and spring arrives. “We had a really good end to 2013 and I think sales throughout the region are good but we are still very much at the beginning of the year. “Some people have been holding back in putting their property on the market in the hope of getting a better price but I don’t think that will necessarily be the case. “If they are moving to another property, any increase in the value of their property will be reflected in the price of the property they are buying. “In the case of those who are downsizing it is worth also noting that the lower end of the market is recovering more quickly so the longer they wait the more the price of the kind of smaller property they are wanting to move to will increase.”

But buyers can become unstuck if they fail to budget along the way for these often hidden costs. They range from search fees to mortgage arrangement fees and can add up to thousands of pounds. Many first-time buyers, in particular, can get caught out by the extra fees as they will not have come across them before. Below, we list some of the main additional costs that you will come across. One of the largest chunks of money goes on Stamp Duty, which is charged at 3 per cent for properties valued at between £250,000 and £500,000. It compares to just 1 per cent for properties valued at between £125,000 and £250,000. The rise in house values has pushed the aver-

age property into the higher 3 per cent Stamp Duty threshold, meaning the average buyer now pays £7,677 in taxes. The typical value of a home in England has risen by almost £14,000 in the past year to £255,923. However, this fee isn’t paid until towards the end of the house buyer experience. Perhaps the first cost you will need to consider is a solicitor’s fee. This tends to cost around £1,000 depending on the services you require for the purchase. Make sure that you get a quote upfront before the solicitor does any work as some will charge by the hour, while others will do the job for a set fee. There are then smaller costs that may need paying depending on what deal you have struck with your lender. These include valuation fees paid to a lender for checking the property is worth the amount

they are lending and a booking fee for selecting a mortgage deal. A larger cost is likely to be a mortgage arrangement fee, which can run into several thousand pounds. However, a lender may offer some or all of these charges for free depending on the mortgage deal you have been agreed and so it is worth checking on the details. You will also need to budget for a survey of the property and for searches for anything unusual about property. These tend to cost around £500 each, but it again depends on the details required.
