Thomas Porter Architects along with the Toledo Mud Hens renovated three vacant, dilapidated buildings into a vibrant entertainment district known as Hensville. The buildings on the west side of St. Clair St. serve as a main entrance to 5/3 Field, and include a bar, restaurant, retail space, leasable office space, banquet facilities, and roof top decks. The Fleetwood Building on the East side of St. Clair St. includes a bar, restaurant, leasable office space, ball park suites, banquet facilities, and a roof top deck. The roof decks offer fantastic views of the ballpark and the city skyline. The project also converted a parking lot into an event park to be used for concerts, festivals, and other events. Exterior dining patios for the restaurants were also created along the St. Clair streetscape. The project complied with the National Park Service’s requirements for renovations to historic structures and received over $7.7 Million in Historic Tax Credits from both the State and Federal Government. Renovations included the complete replacement of the roofing system and extensive masonry tuckpointing, replacement, and repairs. Windows were historically restored and incorporated insulated glazing to improve energy efficiency. Doors were also repaired and replaced. An abandoned skylight was also returned to use.

Thomas Porter Architects along with the Mennel Milling Company renovated this existing building, breathing new life into a turn of the century industrial warehouse. The corporate headquarters site, located adjacent to the company’s grain towers, is a key asset to the company’s functionality, giving direct views and access to its milling operations. The two story, 22,000 square foot building features a mix of both traditional and open office spaces strategically positioned to maximize the company specific workflow. Each building level is provided with several “Huddle” spaces for general use while each department was given their own individualized group spaces, providing a hierarchy of team collaboration to fit their growing needs.
