Welcome to our 15th edition of Simply South Hams showcasing our Summer collection of new to the market properties across the region, available through our Prime Waterfront & Country House Department. The dedicated premium property team, working in conjunction with our six South Hams branches, is directed by Prunella Martin MA, a property professional at this level of the market for the past twenty years. Clearly the election has truly reflected current society – ‘Every Nation gets the Government it deserves’ quote Joseph De Maistre/Alexis De Tocquville/George Bernard Shaw/Abraham Lincoln - take your pick, they can’t all be wrong! As I write, the South Hams property market remains stable, if, relatively unexciting. The housing market as with any other market is governed by the laws of supply and demand – these are largely balanced at the moment. The supply side is dominated by the general lack of property visible to the market, Property Industry Eye April 28 2017, claims the number of properties available has hit a 15 year low. The demand side remains firm, due to prevailing low interest rates, but not rising, due to a lack of economic certainty. Neither supply nor demand is aided by further uncertainty created by the surprise declaration of the General Election and resultant hung parliament.

In simple terms, if you are thinking of selling but do not wish to be exposed to the market, the sooner we know the better, as we can start the process i.e. take photos and prepare details, so that when you do see something you would like to buy we are in a position to market immediately. This reduces the risk of losing out to a more prepared buyer. There is, of course, the possibility that we have another seller with a property that suits your needs and in the same position as yourself. This effectively gives you access to a sub-market of properties, consisting of people like yourself who wish to retain control of the sale of their property. This form of discreet marketing is particularly effective at the higher end of the market where our Prime Waterfront & Country House clients value their privacy and have specific criteria for the process of selling their property – either in terms of timing or pricing. Remember, property portals and property websites may not tell the whole story therefore your dream home may be hiding just around the corner, out of sight. We might not know all the answers but we can offer solutions. Peter Gardner

The supply of property being actively marketed i.e. on agents’ websites and internet portals (Rightmove, On The Market etc.), is being restricted, as many sellers cannot see a new home to move to on the internet. This reluctance of sellers to expose themselves to the property market for fear of being pressurised by an anxious buyer, is creating a somewhat illiquid property market. The good news is, that people do still wish to move, and that we are still selling houses. We, at Marchand Petit, are constantly in the process of ‘book building’.

The Fat Monkey The Fat Monkey opened in December 2016 above the Shambles in Kingsbridge, next door to the cinema. The building has a cosy ambience with lots of natural wood and subtle lighting. The cosy bar offers stool and sofa seating for that relaxing drink after work or that pre – cinema drink. The open plan restaurant seats up to 40 people. Cutting back: The cold winter months can really take their toll on the general up keep of gardens and the warmer weather can then leave lawns looking dull and tired if they aren’t maintained. Frequently mowing grass will quickly revitalise your space and keep it looking its best throughout the season. In warmer months, it may be necessary to mow lawns a couple of times a week. When it comes to choosing the best tools for the job, in general, there are two different types of cutting systems within lawn mowers, cylinder and rotary. The latter has one very high speed rotating blade underneath, whilst cylinder mowers have multiple blades at the front – the more blades there are the better the cut. There are pros and cons to both, but worth noting that cylinder mowers won’t cut long grass, so the best option for frequent mowing.


Lawns aren’t the only thing that need to be maintained and it is important to give your mower a regular service. With cylinder designs, the blades need to be precisely adjusted otherwise it will chew grass up rather than cut it, leaving you with a very poorly mowed lawn. The summer months provide a good opportunity to improve the overall health of grass and feeding the lawn is good practice to keep it in tip-top condition. There are lots of products available which help to encourage re-growth and treat common lawn weeds. You should always check the instructions but generally when using feed and weed products, gardeners should not mow the area for three days before applying and then again one day after treatment. Pick Your Own, On Your Doorstep: Living in the beautiful Devon countryside, we are truly spoiled by rural landscapes and delicious local produce. With the latest foodie trend for foraging, menus in around the South Hams are filled with culinary dishes taken from wild hedgerows and sandy shores. Foraging may be big, but what many of us don't realise is that if you are growing the right plants a garden twist on the cooking trend can be right on your doorstep. You don’t need huge amounts of space but we suggest you plan and look at other designs before laying beds and planting.
