Welcome… TO OUR VERY LATEST ISSUE OF SIMPLY SOUTH HAMS Positive Moves 2018 Welcome to the Spring edition of our Simply South Hams magazine showcasing a selection of our latest South Hams properties for sale. As I write, the first tentative signs of Spring have arrived and with the first sunny days of the year we are seeing an encouraging uplift of activity in the South Hams property market. Transaction levels are recovering, particularly since the beginning of February, with a marked increase in both buyer and seller activity – an encouraging sign for those wishing to move in 2018. A healthy market is reliant on a good supply of both buyers and sellers. It may well be that the relatively low levels of transactions in the property market, caused by uncertainties created by the economic and political systemic shocks over the last 2 years, are now being factored into the property market. We are probably learning to live with uncertainty and people, literally, just want to get on with their lives – including moving home. An uplift in activity would indicate that the property market has started to adjust to, general economic and political uncertainty. Price stability is continuing, with a relative shortage of stock and low interest rates, largely under-pinning prices, with affordability issues and economic caution creating a counter-balancing equilibrium. The South Hams market however, is still price sensitive and sellers should be aware that setting a realistic price, based on local market conditions, is key to achieving a sale within a timeframe – we are well placed to give specialist advice in this matter. Once again, for those wishing to buy a property in the South Hams, it is worth noting that not all available properties are visible on the internet, including those in the process of coming to the market. Graceful landscaping blends in to meet the waterfront There is a happy buzz in the village of Newton Ferrers, as the ground works and foundations for the landscaping of The Yealm get underway and gather momentum. Red Earth purchased the former River Yealm Hotel site last year and planning consent has been granted for six spacious apartments in the comprehensive refurbishment of the existing building, together with eight luxury apartments in the grounds and one stunning contemporary house that completes the revival of this significant local building. Local enthusiasm is behind the scheme as views, flower beds and vistas of the gardens, long since hidden, spring back to life. Simon Friend, of Red Earth commented: “This is a once in a lifetime project, which is very much design led. We want to breathe new life into this landmark building and restore it - with sensitivity and imagination. It’s exciting to provide new contemporary homes in the grounds which sit so well within this Area of Outstanding Natural Beauty.”
