This year started with an amazing high, doubling our sales of property over £750,000 in the first 3 months. This year has certainly been one filled with surprises and little did we expect to double our turnover in the first 3 months of 2018. In fact, with all the talk of Brexit, we were bracing ourselves for a difficult 12 months; instead we’ve had an extremely positive year; agreeing sales on 69 properties, with a total market value of £117,339,450.

2018 has gone from strength to strength with the emergence of high-end purchasers looking for property over £2,000,000, a market which has seen little action over the previous two years. Sales have been made at anything from £3,000,000 plus – with purchasers clearly unconcerned over the Brexit conversation.

One of the unique ways in which we can maximize your property is through the use of our “Whisper List”. This has grown in popularity, firstly for our vendors as many like a private and discreet service, and for our purchasers who know we will go that extra mile to find them something special. We appear to achieve premium prices, for our vendors, using this service.

Recent research conducted by Anglian Home Improvements, ascertained exactly what buyers look for (and notice) when viewing a property, found that: 27% of buyers focused on furnishings and decor when viewing, while a similar 24% focused on clutter and mess. So, it goes without saying: Tidy personal items away and declutter – Clutter is a big distraction with 28% of female house viewers focusing on the clutter within a property. Clutter, mess and personal items drew potential purchasers’ eyes away from the property, distracting them from the important elements of the room. 32% of men focused on the structural features of the building and the grounds so – Keep an eye on the detail - Make sure boundaries are easily definable and that the gardens are well presented. An exterior of a property can tell many stories so a lick of

paint, clearing the guttering as well as tackling any of those nasty maintenance issues will help buyers focus on the positives of the property and not any negatives. Internally make sure everything is in good working order. Blown light bulbs replaced, shutters shut, sliding doors open and close with ease, light fittings secured. Every time a buyer notices something which is negative their concerns grow over the integrity of the property and their vision of themselves living there diminishes; so attention to detail is key. The view from your windows – With nearly a fifth of the house hunters’ time spent looking out the window, one of the top tips was to make sure the view from your windows is up to scratch.

Whatever you do - do it well If your mind can conceive it, and your heart can believe it, then you can achieve it. However, when you throw into the mix of your house transformation a little mystic from being Grade II Listed, remember you have to apply to the Local Authority if you want to make any ‘material changes’ to the Listed fabric of your property. When Simon Hales bought Herrings, situated on the edge of the charming Devon village of South Pool, he was inspired by the versatility of the detached property but knew they would be under scrutiny from the Conservation Officer when they set about renovating their 3/4 bedroom house. So, they invited him in early. Simon elaborated: “We were looking for a project that we could make our own, Daniel and Prunella where instrumental in the process. Herrings was the right sort of size and, although we weren’t familiar with South Pool, we instantly understood their recommendation - it’s a quintessential South Hams village benefiting from being on the water in a picturesque, quieter

location upstream from neighbouring Salcombe with a fabulous pub.” “We had a Project Manager and using local trades transformed the two cottages back into one integral home. By removing one of the three staircases, we maintained the character and enhanced the flow of the house.” “One job we hadn’t anticipated, was sanding down the whole house to remove the badly applied previous external paintwork. We are delighted however with the finished project, especially the kitchen dining area where we can now comfortably seat twelve, it’s a very sociable room where we can convivially shoot the breeze with friends and family.”
