Uncertainty has been the buzz word for 2017 and this was reflected in sales of property over £750,000. After a slow start, the market started to move with some optimism, but the snap general election in June meant that the market hit a brick wall with the shockwaves being felt throughout the South Hams area. Positivity eventually returned in August and the last quarter has seen a more positive conclusion to the year. Stock levels have been challengingly low this year as confirmed by The Royal Institute of Chartered Surveyors (RICS) who said: “Record low stock numbers,

political uncertainty and the aftermath of tax changes are obstacles hindering the UK housing market, with price growth and sales activity subdued during the month of July.” [The Guardian] On the flip side, “the off-market share in £1m plus sales across the UK also rose from 14% in 2014 to 20% this year.” [The Financial Times]

Marchand Petit continues to sell properties prior to actively marketing them, achieving exceptional sales prices.

So in summary, 2017 was a challenging year for everyone, however, focus and determination prevailed!

A few simple changes to your property can make a big dierence to potential buyers and often achieve a higher price and a quicker sale. Here are our top five tips for creating the best first impression.

1. Show off your house to its full potential. Make sure each room contains the appropriate furniture – a desk in a study, chest of drawers on a wide landing and bedroom furniture in additional bedrooms. Be careful to avoid ‘overfurnishing’ and give plenty of space for people to move around your home. Wall mirrors can be used to great effect to create an impression of more light and space. 2. Living spaces are most important to your property. Allow buyers to envisage where they could place their furniture and belongings and really imagine themselves living in the house. 3. Make your home sensually appealing. Use warm neutral colour tones and lamps in dark corners to create a feeling of cosiness and warmth. Bring your kitchen to life with the aroma of coffee and welcome people with fresh flowers in the hallway. 4. Pay attention to small details as these can make a big difference to a prospective buyer. Clean the windows, fix broken light bulbs, even add a fresh coat of paint – this will present a ‘ready to move into’ home. 5. Sell the exterior of your property as much as the interior – first impressions count. Ensure that driveways and front gardens are well presented. Where possible, demonstrate how the back garden can be used as an extension of the home with dedicated space to entertain, relax and play. Make your home as appealing to others as it has been to you.

From ugly duckling to elegant swan

There aren’t many houses where you can look out the window and see the sunrise over the sea, lightning over the bay, glorious rainbows, a murmuration of starlings, a lighthouse or even a pod of whales passing by! At Higher Ley you can!

It was the view that fascinated David and Victoria Hillier when they first saw the property and 3 months after moving in, work started in earnest to transform the house from ugly duckling into elegant swan. “It was all about creating the new terrace” Victoria said. “It was with some trepidation that we started to remove bit by bit the original, now rotted, wooden balcony that accessed the front door.” They found a massive wisteria growing through it but undaunted they took up the challenge of taming the exteriors and garden, at the same time as remodelling and transforming the interiors.

The result is a stunning contemporary house in a glorious location. They even found a secret garden and created an impressive dry-stone feature, unearthing an attractive old wall in the newly created back garden. A 5 bedroom house has now become a 4 bedroom coastal gem. The kitchen was relocated, so the open plan reception rooms enjoy panoramic water views of Start Bay.

Having sold it in March 2016, it was a pleasure for Marchand Petit to see the transformation of Higher Ley. The property now has the wow factor and with the garden sympathetically opened-up and landscaped, Victoria and David can really make the most of the spectacular sea views!
