Welcome to our latest edition of At Home, showcasing our most recent selection of properties newly available throughout our network of six strategically located offices in the South Hams. Despite persisting political and economic uncertainties, the South West property market is remaining stoically stable, primarily because the levels of property supply and demand are largely balanced. We are finding that, whilst activity levels are somewhat muted, there are opportunities for realistic buyers and sellers alike. The recent Bank Base Rate rise from 0.5% to 0.75% will affect sentiment but realistically only directly impact 3.5 million borrowers nationally, who have tracker or variable rate mortgages. Although there is a perception that rates may be set to rise further, they remain at historically low levels and somewhat ironically, present buyers an opportunity to take advantage of fixing borrowing at relatively cheap rates. Somewhat reassuringly, the latest RICS survey has shown that there is an increase in the supply of property coming to the SW market but that demand for those properties “appears to be unwavering’’ and that the number of transactions is forecast to rise in the final quarter and into 2019, with prices predicted to remain firm. The immediate economic and political outlook is set to remain unpredictable. However, the longer this situation persists, the more likely any resolution will lead to an increase in overall activity. Indeed, we at Marchand Petit are still dealing with plenty of buyers and sellers who are busy getting on with their lives and taking advantage of opportunities.
